Adventure, Mystery, Culture and More Yours to Discover in Costa Rica

A

bounding with adventure, mystery and culture puts Costa Rica on the top of many people's lists to visit or move to. (See our survey on what brought you to Costa Rica.) The Latin American market for North Americans is still unknown to a remarkable extent. When you ask a person from North America about Latin America, often you receive a response like, “Yes, I love Mexico! We have vacationed in Mexico and stayed at allinclusive resorts in Cancun.”

Well, this is the first indicator that they have no idea how much culture is harbored throughout the many countries making up this sector of the planet. Howler has many articles about the arts and culture of the continent; yet, we have still only scratched the surface. The arts and festivals express the colors and enthusiasm and romanticism of the people.

Agriculture and other consumables are in abundance and the world is embracing the products supplied. Costa Rica is no exception to this growing market. Howler has featured articles about organic shrimp farming, and also the production of pineapples that are being shipped around the world. With concerns about being sustainable and regenerative, Costa Rica — with the notoriety of people such as Eduard Müller — has advanced in leaps and bounds over many of its Latin American counterparts. With no mining or drilling of natural resources, Costa Rica has remained a very clean and natural country. As a culture, Costa Rica loves nature and showing it to the world. The natural resources are more valuable to Costa Ricans than strip mining, drilling and the denigration of old forests that absorb carbon and other gases but emit oxygen. The forests are the lungs of the world.

Within the ever-changing world, Costa Rica is experiencing a boom of people wanting to live here. This is causing issues with overcrowding and displacement of animals due to the loss of their natural habitat. If you are looking for a place to establish a second home or to live full-time, do your research. Look at the projects offered, then Google the project founders and directors by their names, followed by “Costa Rica”. Example: Joe Blow Costa Rica. This is a good place to start your research. Always ask questions. Buzzwords like “eco,” “environmental” and “sustainable'' are being thrown around as a marketing tool. But it is very often misused and misunderstood. Visit Costa Rica and enjoy its wonders.

Vibrant Spirit Widely Missed

H

owler was saddened by the news of Ellen Zoe Golden’s untimely passing on March 10, 2022, in Tamarindo. As a long-time contributor of diverse Surfing CR content, she had a knack for writing that appealed to mainstream readers, along with avid participants and followers of the sport. In addition to Ellen Zoe’s extensive coverage of local and international surfing events, we were proud to feature her profiles of Costa Rican wave riders — from up-and-coming youth contenders to globally celebrated surfing personalities. Ellen Zoe’s vibrant spirit will be profoundly missed in the circles of friends, colleagues, clients and family members whose lives she touched over many years. Condolences pouring in from far and wide span many of her life and career chapters, in the U.S. as well as Costa Rica. Her entertainment industry achievements — notably as a publicist to Billy Idol — are highlighted in this Variety tribute.

We are grateful to Tamarindo’s Teresa Okecki for sharing a blog post about Ellen Zoe, published five years ago when the two worked at Costa Rica Vacations. Excerpts appear below.

IN MEMORIAM

Life in Costa Rica Red haired, surf style, tattoos, fine tan and a pura vida attitude. Few people could guess that Ellen Zoe Golden lived in the Big Apple for 13 years and that she worked in the entertainment industry for stars like Billy Idol. Now, she has her life in Costa Rica, speaks Spanish, eats gallo pinto, surfs and runs. While Ellen lived in New York, she worked at JLM PR Inc. for clients and campaigns that included groundbreaking music and clothing entrepreneurs like Russell Simmons and his Hip Hop Summit Action Network. She also worked for Billy Idol’s return after a 12-year absence; Chumbawamba, Violator Management (home to 50 Cent, Missy Elliott, Busta Rhymes, N.O.R.E. and more), NFL Properties, Major League Baseball, United States Tennis Association, Cowboy Mouth, among others. Some years back, Ellen visited Costa Rica and only after a few weeks she knew this country would be her future home. At the beginning, she still worked from her room and through a dial-up internet connection for some clients in the U.S. But after a few years, the manager of Best Western

Tamarindo Vista Villas, offered her to be the reservations manager in his hotel. Ellen took the job and had great results. Since March 2014, Ellen Zoe has been our star sales manager and the one that keeps the entire Costa Rica Vacations team up-to-date with music and the film industry. She is the one who will always ask you how you are doing and be actually interested in your answer. Ellen is constantly looking for new adventures to offer to our clients. She knows most of Costa Rica by heart and has a special sense that allows her to know what´s the best plan for every individual customer. She will be on top of every single detail of your trip and will not rest till she knows you are enjoying your days in this paradise. Ellen has her principles and one of them is to never recommend a place without having a personal experience. If she hasn't been there, she will definitely tell you.

Mike Shannon

Unforgettable Passion, Talent and Energy

I

t didn't take you very long when you met Mike Shannon to learn of his passion for music and meeting new people. He could connect with you on some level — songs, politics, Canadian history, Miami Dolphins, graphic design, people in general. In the early hours of March 7, Mike drew his last breath after fighting a challenging health issue for two years. Just the week before his passing, I visited with him and he was optimistic about returning to his "home" in Flamingo. During the celebration of his life at Playa Flamingo, so many members of Mike’s family, musicians, fans and friends expressed so many condolences, as he had made an impressionable impact on everyone he met. The old school rocker always gave his all for every performance. It didn't matter the size of the crowd or venue, he put his talent and energy into ensuring the event was musically masterful. Among Mike’s many other creative ventures, he was a writer for Howler who sometimes helped us with the page layout and design of his own and other articles. Along with all who knew him, we will sadly miss Mike and fondly remember him. -Terry Carlile

W

hile travel and adventure often go hand in hand, that’s virtually always the case in Costa Rica, where the two words might as well be synonymous. Even if you’re not a thrill seeker, adventures await around every corner here. There’s no need to stray too far off the beaten path, but the rewards of doing so are abundant. Costa Rica’s ever-increasing popularity as an adventure travel destination speaks to the best of both worlds converging: nature and human nature. The win-win benefits are diverse and easy to appreciate.


Timeless allure For countless generations, legacies of literature, philosophy, art and science have been inspired by the allure of venturing outside your own backyard. Unfulfilled wanderlust has enriched the imaginations of those who could only travel that way. Traveling for pleasure dates back more than 2,000 years, when well-to-do Romans flocked to the coast of Italy for the earliest known version of a summer vacation. The modern concept of tourism originated in the 17th century, with the young elite classes of northern and western Europe. So-called “grand tours” were customary for educational purposes, encompassing the artistic, cultural and historical attractions of France, Germany, Italy and Greece. As travel for its own sake has become more accessible in modern times to people from more walks of life, so has there been greater recognition that it’s good for us. Seasoned adventure travelers nowadays may have any number of personal reasons for wanting to chalk up new experiences. Or perhaps they’ve never stopped to ponder their adventure quest motives. Either way, there is no shortage of scientific research to justify your passions and preferences.

According to Candice Gaukel Andrews, an award-winning nature-travel author, adventure travel is good for your body, mind and soul. It’s also a way to benefit society and help save the planet. Below is a synopsis of her Natural Habitat Adventures blog post dated July 7, 2015: 10 Reasons Why Adventure Travel is Good for You. 1. Getting dirty is healthy because it strengthens your immune system. 2. Outdoor activities can prevent (or treat) a wide range of health problems. 3. Adventure has no age limit. 4. Walking reduces the risk of memory loss by expanding your brain. 5. Adventures make you better equipped to deal with uncertainties. 6. Adventure travel lets you safely “be” someone else. 7. Adventures foster reflectiveness, a mental skill that is commonly deficient today. 8. Adventure travel feeds your dreams and builds your confidence. 9. Adventures are a societal ill remedy, counteracting the loss of adventurous children and wanderlust. 10. Adventure travelers have a vital part to play in saving the planet. M

y kayak-angling story starts about five years ago, in 2017, when I went on an expedition organized by a kayak fishing group in Costa Rica. I had no notion or knowledge whatsoever about either sport — kayaking or fishing. No techniques, no skills, no experience or knowledge of the vast variety of gear, kayaks or tackle … nor of the risks involved in what is considered an adventure risk sport.

FEATURED ADVENTURE

So I started from zero and gradually acquired experience and skills, while I fell in love with the sport and lifestyle. As I gained friends and confidence within the group, I met many different people from all walks of life and backgrounds. They happily passed on to me the knowledge they had, basically teaching me the trade. All the while we visited the most exotic, spectacular, jaw-dropping places Costa Rica has to offer — some that precious few visitors get to see or even imagine exist. In my view and experience, kayak fishing is an extreme sport, requiring physical fitness, cognitive skills and constant situational awareness. It turns you into an ad-hoc biologist, botanist, meteorologist and strategist, observant of your natural surroundings. It teaches you about different animal and plant species, and the hydrodynamics applicable to different offshore or inshore bodies of water, such as rivers, estuaries, canals and lakes. Ignored advice When I saw one of the most prominent local kayak anglers fly fishing, I was instantly smitten. I decided — against almost everyone’s advice — to start with the most challenging angling technique, fly fishing.

I have been blessed with the opportunity to befriend some of the best and most renowned fly fishing anglers, both locally and worldwide. They have taken me under their wing and are teaching me the art and science of fly fishing. I’ve been learning everything: from how to hold the rod, cast my line and read the water to the vegetation, along with creating and tying my own fly lures imitating the natural things and insects that different fish species go after. This made me evolve from the kayak fishing group I had started in, which included only a handful of fly fishing anglers, towards another local group made up exclusively of fly fishermen. In both groups, I came to serve as a member of the board of trustees. This, in turn, presented me with the challenges that come from being held to a higher standard, making me strive harder to grow as a sports fisher by perfecting my skills and knowledge. Natural treasures Personal experience has shown me that Costa Rica is a veritable treasure trove of natural wealth and beauty, offering many options to enjoy this great sport. As a woman, I have been very well received by my peers, brought into the fold and treated like just another member of a group that has come to feel more like a very large family. That’s saying a lot in the context of a predominantly ¨boys only club.¨

am a retired cop from New York. You move around using pedals — just like a bicycle — so your hands are free for holding the rods, tossing the lines, catching/ netting the fish and changing bait. There are hand toggle switches for steering and even a function on the foot pedals so you can go in reverse. They are super quiet and nimble. f you are looking for somewhere really different to visit, but close to Costa Rica, the southernmost state of Chiapas, Mexico should be top on your list. It’s a land of contrasts, from high cool pine forests, charming colonial cities and delicious food to epic natural sites and the amazing history, culture and ancient ruins of the Maya. Plus, Mexico is an easy place to travel, and prices are only about a third of what you find in Costa Rica.

Plan on at least a week to 10 days to see them all, to savor the many flavors of Chiapas. 1 Visit the Pueblo Mágicos Mexico bestows the title of Pueblo Mágico to special towns that contain unique and ancient culture and architecture. There are several in Chiapas that you must see.

San Cristobal de las Casas

San Cristóbal de las Casas This is the biggest tourist town and cultural center in Chiapas, a wonderful 500-year-old colonial town. Sadly, it was almost totally destroyed by an earthquake in 2017. The rebuilding and reconstruction of the ancient baroque churches continue to this day. Shops, ancient cathedrals, Mayan influence and restaurants with food beyond belief make it one of the top places in Mexico to spend a couple of days walking around through its many neighborhoods.


Chiapas de Corzo With its 16th-century plaza and fountain built on the site of a Mayan ceremonial center, this sometimes overlooked town needs to be on your list, especially because it is more authentic — you may easily find yourself in a local celebration. It’s the gateway to the natural wonder of Sumidero Canyon.

Comitán de Domínguez You’ll find this hidden jewel on a high plateau close to the border of Guatemala. It has a rich history of art and music, with one of the oldest theaters in Mexico. Enjoy a truly authentic experience, with a wonderful plaza alive with locals every night, and interesting restaurants that take advantage of the many milk-producing farms in the region. It is also the gateway to Lagunas de Montebello National Park. 2 Marvel at the Mayan pyramids and sites Chiapas is home to many of the most famous and important cities and sites of the ancient Maya. Palenque is the third most visited site in Mexico after Chichen Itza/Tulum and Teotihuacan. The city, rising out of the jungle and carved into the hills, is famous for its unique architecture. The Green F Flash

or centuries, mariners have shared ominous tales of magical bursts of green light directly above the sun as they watched it set on the water. But naysayers have brushed off their stories, claiming them to be a myth.

Fable, Fiction and Fact

The stuff of real and Hollywood legend, its name traces back to the famous science fiction writer Jules Verne’s 1882 novel, Le Rayon-Vert (The Green Ray), in which the heroine searches for the mysterious phenomenon. While most pirate’s lore can be chalked up to fantastical fiction, the green flash isn’t. It is a real — albeit rare — scientific phenomenon. And, if in the right spot at the right time here in Costa Rica, you can see it … if you are very, very lucky.

When the sun is high in the sky, light has a shorter distance to travel and the colors are not well separated. However, as the sun dips to the horizon, the light must travel farther through the atmosphere. As a result, the colors are more easily split up, just like a prism. When the conditions are exactly right, green wavelengths can reach our eyes, while the other colors are filtered out. But it is very rare … and conditions need to be perfect.

A green flash is a phenomenon in which part of the sun appears to suddenly change to bright green for about one to three seconds. The brief flash of green light is seen most often at sunset, but has been known at sunrise. It is caused by the earth’s atmosphere acting like a prism, separating sunlight into different colors. As the sun rises or dips below the horizon, the light bends and is dispersed into the atmosphere.

Conditions must be almost perfect to see the flash. You must have a straight, unobstructed view of the sunset and the horizon, and there cannot be anything — including clouds — in the way. With these conditions, your best chance to see the flash is looking west over the ocean at sunset, unobstructed by clouds. There are plenty of places to watch the sunset here in Costa Rica, but clouds often

ruin your chances. The best place to see one is on a Nicoya Peninsula beach, especially during the dry season, when the hot, dry air keeps the clouds to a minimum.

We always look for the flash when we travel to the ocean at sunset. We have tried hundreds of times to see it, to no avail. Our luck changed on March 17, 2022, when we traveled to Santa Teresa to visit with an old friend who was in Costa Rica for a conference. We decided to stop at Playa Santa Teresa for the sunset. I have taken sunset photos for decades, so I was enjoying this beautiful one when it happened. Luckily I had the camera on high-speed shooting. The green flash happened and we recorded it. A rare phenomenon and even rarer to capture it! So the next time you stroll along the western beaches on a totally clear day near sunset, sit and wait for it. You may be treated to one of the rarer events on the planet. Enjoy hunting the green flash.

Because the country is so small, you’re never too terribly far from one of its amazing beaches. Whether you like to surf, party, or just soak up the sun, you’re guaranteed to find a beach (or five) that suits your needs. Even better, there are very few Costa Rican beaches that are clogged with tourists, meaning that getting your own spot of sand and sea is completely within the realm of possibility.

Fresh — and sometimes crazy-looking — fruit

Hikers, nature enthusiasts, and photographers alike won’t be able to get enough of Costa Rica’s endless green mountains. If you know where to go, you can find some beautiful waterfalls and rivers nestled between them. Those looking to spend a few days — or more — away from society can rent rooms in fincas (basically agricultural summer homes) and trade in the real world for some peace and quiet.

A trip to the feria (farmers market), or verdureria (corner fruit and vegetable stand) will make your visits to the produce aisle in the U.S.A. seem incredibly lackluster. In addition to having the sweetest, most flavorful “normal” fruits, such as bananas, mangoes and pineapples, you can also find some pretty alienlooking treats in Costa Rica. Even if they look a bit crazy, trust me — they’re all delicious. And best of all, they are dirt-cheap. Now that’s how you encourage people to stay healthy!

Wildlife

Some travel companies like to exaggerate the number of cool, exotic animals you’ll see while on vacation, but here, there is no exaggeration. A trip to Manuel Antonio National Park is guaranteed to get you up close and personal to sloths, colorful birds, raccoons, and monkeys (which may try to steal your food). But no matter where you go, chances are you’ll encounter some incredible fauna. After all, even though it covers only 0.03% of the earth’s surface, Costa Rica contains 5% of the planet’s biodiversity!

Cloud forests

Traveling to the cloud forests of Monteverde might be the closest you ever get to walking through a fairytale forest. Their high altitude, abundant foliage, and chilly, damp air might surprise those who think that Costa Rica is all beaches. But the most beautiful characteristic of the cloud forests is the fog that rolls in over the trees and mountain tops. Sometimes, it’s so thick that you can only see up to a few meters in front of you.

Like many Latin American countries, Costa Rican meals normally have a base of rice and beans. Gallo pinto, possibly the country’s most famous dish, is a breakfast made of rice, beans, cilantro, peppers, onion and the drool-worthy Lizano sauce. It’s normally consumed with corn tortillas, eggs, white cheese, and sweet fried plantains. Lunch and dinner also include rice and beans, frequently alongside chicken, pork or beef. The dishes are all rooted in simplicity, but something about them tastes absolutely magical. Sampling them at a local “soda” will enhance your enjoyment.

riginally from New York, my wife and I knew that retiring there wasn't the best option for us. Warmer weather, fresher air, better quality of life, less expensive cost of living ­— these were just a few of the ideals we were hoping to achieve. Properly Cleaning Your Tongue How, When and Why

E

very morning, before brushing your teeth and before breakfast, use a tongue scraper or a spoon (reserved only for this purpose) to gently scrape your tongue from the back to the front. Try to scrape the entire tongue width, gently but firmly. Why do this? We are looking for ama. Ama is Sanskrit and translates as "unripe," "uncooked," "raw," "immature" or “undigested." Ama is a form of non-metabolized waste, and evidence of its presence can be seen on the tongue. The formation of small amounts of ama is normal. But when it is not cleaned and removed regularly, the ama becomes a big problem — or in other words, "the cause of all disease." The ama looks like a sticky white coat that covers the tongue and can smell like the food consumed the previous day.

By cleaning your tongue every day in this way, it is possible to learn more about yourself and your digestive process. This part of the challenge is also to raise awareness. Signs and symptoms of ama excess: • Canal obstruction (sinus congestion, lymphatic congestion, constipation, etc.) • Fatigue, heaviness, cloudy brain

Then you can make the appropriate changes to create balance in your body.

inter was a period of thoughtful reflection for members of the team at Roca Mística. The March full moon and spring equinox have marked a new beginning, with the execution of hard work and attention to detail that will allow their joy and excitement to be shared with more people. There’s a sense of anticipation by many, if the interest they’ve been receiving from clients and guests is any indication.

After a grueling design process, the pending improvements at Roca Mística are exciting. “Once completed, we will host retreat groups, a focus since the beginning.” says Alexis O’Reilly, Director of Business Development. “Though we are loved as a venue space already, most of that credit should be given to the event hosts and wonderful attendees creating that energy. We believe in continuous improvement; improvements to onsite lodging will provide guests with an intimate or communal experience depending on our offering.” Heading into what is considered the low season in Costa Rica is usually the perfect time to renovate. However, Alexis admits that “low” is relative at this point, and that Costa Rica doesn’t have what was once considered a traditional low season.

hen Carlos was 15, he would ride his bike 6.5 kilometers (4 miles) to Playa Grande. He watched. He listened. He learned how to surf. When he was 17, he owned two surfboards and would occasionally teach tourists how to surf. With a lot of hard work, 10 years later, Carlos is a 5.0 star surf instructor. He owns 24 surfboards and four paddle boards.

The surf lesson lasts about two hours. Carlos provides the surfboards and rash guards. You begin on the sand, where Carlos will demonstrate the proper surfing stance and explain how to safely control the board in the water. He will have you practice getting up and make sure you know the correct positioning before taking you to the water.


In the water, Carlos will watch the waves and push your board at the perfect time. All you need to do is stand up when he instructs you to — which is easier said than done. Thankfully, that is why you have Carlos to give you feedback. Once you get good at standing and riding the wave, that is when he will teach you how to paddle and time the waves. Like all sports, surfing takes practice. You will ride the waves on your first lesson, but you won’t master surfing in just two hours. Carlos offers a discounted price for those who want multiple lessons.

Since the age of 13, Carlos has been assisting his father with turtle tours. The turtle tour begins after dark. The tour guides work together looking for turtles on three different beaches (north of Playa Grande, south of Brasilito). While you wait patiently and quietly, you can enjoy the calm sound of the ocean and the beautiful stars. When a turtle is spotted, you will wait at a distance until she finds a comfortable spot and begins the laying process. You will go up very quietly, in small groups, and watch her dig a hole in the sand and then lay her eggs. You will also watch as she goes back into the ocean. If you are lucky, you might also see baby turtles make their way from a nest to the ocean. The best time for a turtle tour is from December to March.

What are the Most Common For of Holding Real Property Interes by Rick Philps

I

n Costa Rica, the three common forms of holding real property interests are: registered title properties, right of possession properties and concession leasehold properties. Each of these three real property interests has distinct characteristics and should be clearly understood by a wouldbe property purchaser during the legal due diligence process. Registered title properties

DOING BUSINESS RIGHT

Registered title properties are clearly the most secure manner in which to purchase a property in Costa Rica. These properties, which are by far the most common manner by which property interests are held, have a unique registered property identification, known as a folio real, and a registered property survey plan, known as a plano catastro, in the National Property Registry. This form of holding a real property title is most similar to the “fee simple” title, in countries utilizing an English common law legal system, such as Canada or the U.S. The Costa Rica government guarantees the property registration to be as registered in the National Property Registry, except in the case of fraud. A property registration extract is available to obtain online for each property. It will set out any financial encumbrances, such as mortgages, or annotations on the restriction of enjoyment and use of the property.

When such a property is being purchased, it is the lawyer and the notary who carry out the legal due diligence with respect to a property title search. Title insurance companies do not exist in Costa Rica. Right of possession properties Right of possession properties are very different in the manner of holding the real property interest. There is no registration of a property title in the National Property Registry. A purchaser will only have the right of possession granted in an unregistered notary public deed, prepared at the time of the property sale and based on the declared possession rights by the seller. There is no guarantee of these possession rights by the government and such rights may be the subject of unrecorded claims by third parties. In brief, these are risky properties to acquire an interest in. In many cases, protracted lawsuits are brought against an unsuspecting right of possession holder by such third parties. In this circumstance, it is virtually impossible to conduct the exhausted legal due diligence of the property necessary, prior to the purchase. Concession leasehold properties This form of real property interest exists in beachfront areas on both coasts of Costa Rica. The first 50 meters proceeding inland from the high tide line on each coast is constitutionally protected as public property.


rms sts in Costa Rica? It cannot be owned, alienated or in any way developed as residential or commercial property. In 1977, the Maritime Zone Law was passed, which governs the next 150 meters going inland from the public zone in beachfront areas. If the property in this area was a registered title property when the Maritime Zone Law was passed, it was “grandfathered” as such and remains capable of being owned and alienated as in any other case of such property. However, if the property was not a registered title property, it can become a concession leasehold property, leased from the government for periods of 20 years, renewable in good standing. This can occur as long as the municipality where the property is located passes a zoning by-law respecting the development of the property for touristic residential or commercial purposes. Such leasehold interests may be passed mid-term to qualified third-party purchasers. Restriction on foreigners holding a concession leasehold property interest What’s interesting about concession leasehold properties is that it is the only form of real property holding interest where foreigners are treated differently. For a foreigner to hold a 100% interest or a controlling interest, the foreigner must have five years of legal residency in Costa Rica.

For a foreigner to acquire a concession leasehold property interest before meeting the five-year requirement, a Costa Rica company may be incorporated to hold the concession leasehold property interest. The foreigner holds a 49% shareholder interest and a Costa Rica person or entity holds a 51% percent shareholder interest in trust, until the foreigner has met the five-year residency requirement. After meeting the residency requirement, the entire 100% concession leasehold property interest may be transferred in favor of the foreign purchaser. Mortgage Registration in Costa Rica

U

nlike in some other countries, anyone can buy real property in Costa Rica. The buyer is not required to have Costa Rica citizenship or residency, nor even be permanently present here to own land in Costa Rica (except for concession land).

If you want to buy a property in Costa Rica, you might need a loan and to execute a mortgage (hipoteca). In Costa Rica, you can get this type of financing from one of the following: 1. The banks (most require CR legal permanent residency) 2. Private lenders 3. The real estate seller, who will grant a loan directly to their buyers

The mortgage must be granted and executed as a public deed (escritura pública) before a CR notary public, then recorded in the National Registry as a mortgage lien (gravamen hipotecario) against the property. The lender’s lawyer/notary public is responsible for the drafting, execution and recording of the mortgage deed. The borrower pays all the fees and expenses. The mortgage shall clearly state all terms and conditions governing the financing. That might include: • The term of the loan • Interest rates (current and default) • Whether fixed or variable interest (example: based on the U.S. prime rate plus x points) • Payment due date

Whether the installments include principal or only interest Any balloon payment Mode of payment (cash, wire or bank transfer, certified check) Contractually agreed on legal domiciles so the parties can be legally notified Permissions for prepayment without penalty The extent to which the security includes future improvements the insurance policy (fire, natural disaster, contents, etc.) to cover the loan amount and any new construction Options to rent or lease out Authorization approval before selling

To avoid any errors in the terms and conditions agreed between the parties, verifying that the mortgage lien was duly and correctly registered within the National Registry is highly advisable. The mortgage can be modified if both parties agree and execute the public deed to amend the terms and conditions before it expires. The amendment deed needs to be submitted before the National Registry for registration. If the debtor defaults, the lender is entitled to enforce the mortgage and can proceed with foreclosure proceedings before the respective court, following Costa Rica law. Verifying that the mortgage lien was duly and correctly registered within the National Registry is highly advisable.

We need to stop for a moment and check where we are, what is going on around us, and how we feel about it. Analyze your present moment: What is happening in your life, and what are your problems (as well what makes you happy)? Contemplate how the people around you are, and how this influences you.
