“So what happened to it?” by Terry Carlile

“G

randpa, what is this word?” a young child asks his aged grandfather as he holds his little finger on the word in his storybook. Grandpa adjusts his readers and stares at the word. “Oh that word used to be a widely accepted practice, demonstrated all the time and expressed in so many ways. It didn’t matter who you were, what you believed, what you did or do … everyone was shown it,” the grandpa responded. His little grandson looks up at him and asks, “So what happened to it?”

“Well, people started being taught the opposite of that word,” the grandpa replies with a sound of sadness. “To hate, be angry, just be mean. Be a bully and hostile to anyone who didn’t believe what they believe. To pick fights with people, be an agitator, call others demeaning names and just be ugly.” “But Grandpa, what was it like before that?” the curious boy inquires. Grandpa paused for a few seconds, took off his readers and stared out the window … pondering his response. After a few moments he looked back at his grandson and began to express to him all the great results of the attitude of the word. The actions by family, friends and even strangers when the word was honored.

Kindness: the quality of being friendly, generous, and considerate; an act, attitude, action.

The attitude of people that made the home, work, school, even driving a more enjoyable experience. After a few minutes of undivided attention, the little boy looks up at his grandfather and asks, “What happens if I practice that today?” Grandpa shook his head and a little sarcastic “hum” came from his mouth. “Well son, you’ll discover how people now respond to those who practice that word. It may not be pleasant, you will be made fun of, ridiculed and picked on.”

“But I don’t want to be those other mean people. I think I will choose to do the right thing anyway,” the little boy said with determination as he stared at his grandfather. Grandpa picked him up in his arms and gave him a big hug as he whispered in his grandson’s ear, “You go son, be the difference!”

HOWLER T r o o p

oin us for a walk on the wild side this month, as Howler takes a perspective on Costa Rica’s biodiversity that’s vaster and deeper than anything we’ve featured before — but still only scratches the surface. Knowing how hard it is to cover this topic in a way that’s somewhat comprehensive but also concise, we had fun coming up with February’s cover story collection of flora and fauna facts, figures and photos. There is plenty for readers to explore in the way of wildlife articles, videos, puzzles and tour deals.

However far and wide you’re inspired to travel for unparalleled exposure to nature, this magazine issue highlights a variety of options. Our road trip series concludes with the author’s all-time favorite route — La Fortuna to Monteverde, around Lake Arenal.

As always, Howler keeps Costa Rica connected with the world on other fronts too, from eco-initiatives and fashion to lifestyle, business, legal and real estate topics.

FEATURED CONTRIBUTOR As a child, Carmen María Montero Blanco dreamed of becoming a National Geographic photographer. Today finds the San Ramón native as happy as we are to share her love of nature with Howler readers on our February magazine cover. This extraordinary close-up image was an easy choice for that purpose, showcasing the photographer’s passion for capturing all the details.

In addition, get glimpses at a variety of Latin American locales — all based on recommendations from locals. Our “top 5” sampling of attractions in five unique spots begins in Cartago, Costa Rica. Then on each side of the border, we take you to Lídice, Panama and San Juan del Sur, Nicaragua. Venturing a bit further away, find out what experiences await in two distinctive Colombian centers: Cartagena and Bucaramanga.

HOWLER

As a means of expressing part of who she is, Carmen strives behind the lens to help people feel and appreciate the beauty of the world. Many more of her extraordinary wildlife images can be viewed on Instagram.

WILDLIFE of Costa Rica

COVER STORY

t’s no wonder that nature is the key reason why four in 10 international tourists come to Costa Rica. That’s because the country’s extraordinary abundance and diversity of flora and fauna is no secret: more than half a million species in total. If the allure of exquisite seascape and mountain vistas weren’t enough, along with the ever-hospitable climate and welcoming Tico culture, geographic history has been especially kind to this tiny piece of the planet. A biological “united nations” of sorts evolved from the continental bridge connecting North and South America several million years ago, situated on present-day Costa Rica and Panama. This is a simplified partial explanation of how such a rich mixture of plant and animal types ultimately came to coexist here. Otherwise, their ability to thrive is owing to the variety and complexity of ecosystems within a dozen different climate zones. Occupying less than 20,000 square miles altogether is an exceptionally compact blend of tropical rainforests, deciduous forests, Caribbean and Pacific coastlines, cloud forests, and mangrove forests.

by Debbie Bride

Showcasing Costa Rica’s commitment to biodiversity conservation in recent decades, more than a quarter of the country’s terrain is designated as protected space — by some counts comprising 32 national parks, 51 wildlife refuges, 13 forest reserves and eight biological reserves. Add to this some of the world’s most magnificent marine ecosystems, and you can understand why there is no such thing as too many locales for nature lovers to explore in Costa Rica, or too many return trip incentives. While feature story titles like this one may suggest otherwise, there’s no need to trek very far or wide in Costa Rica for remarkable wildlife encounters to occur. Even when visitors are not consciously looking or listening, the kind of exotic creatures they’ve only seen or heard about on Animal Planet documentaries could be an astonishing footstep or window glance away. Whether it’s the raucous presence of howler monkeys in a beach resort treetop or the lone tiny gecko scurrying across the bathroom ceiling, rarely do any travellers leave Costa Rica disappointed by the lack of critter sightings in their midst. So whether you live in Costa Rica or are just visiting — during an adventure, daily routine or down time kicking back — keep your eyes and ears open!

A Few Fun Flora and Fauna Facts • As home to between 4 and 5% of the plant, animal and fungi species known to exist on earth, Costa Rica ranks among the world’s top 20 most biodiverse countries. • When biodiverse density is factored in — with the country occupying just 1/30 of 1% of the world’s landmass — it’s deemed to be No. 1. • Of Costa Rica’s estimated 500,000+ plant and animal species, a little more than 300,000 are insects and 493,000 are invertebrates (including spiders and crabs). • Flora and fauna species endemic to Costa Rica — that is, not found anywhere else in the world — number in the hundreds. Endemic animal types include frogs, snakes, lizards, finches, hummingbirds, gophers, mice, cichlids, and gobies.

Good for the Economy There’s no overstating the economic importance of biodiversity in Costa Rica. • Ecotourism — commonly defined as encompassing wildlife observation and conservation — contributes more than $1.4 billion USD in revenue annually, according to National University of Costa Rica data published in 2019. • Activities related to national parks and biological reserves account for more than 3% of Costa Rica’s GDP, with 48% revenue growth in this sector between 2009 and 2016. • While nature is cited as the main attraction for 39% of Costa Rica’s international tourists, just over half actually visit a national park or a biological reserve during their trip. The number of local and foreign visitors to parks increased by 13% between 2015 and 2016, as recorded by the National System of Conservation Areas (SINAC).

osta Rica is famous for its biodiversity. Some animals seem as though they are begging to be seen. The scarlet macaw is practically a giant flying rainbow and the mantled howler monkey is literally screaming for your attention. However, most wildlife has evolved over thousands of generations to be extremely difficult to see in the wild. Guanacaste Wildlife Monitoring uses remote motion sensor camera traps to capture HD videos of the wide variety of wild animals that are otherwise almost impossible to see. We offer customized monitoring packages for anyone seeking to learn more about the wildlife on their property.

On the Road Again in Costa Rica

The Original and Still the Best: La Fortuna to Monteverde, Arou D

rum roll, please: Howler’s On the Road Again series of selfdriven adventures concludes this month with the best that we’ve saved until last. This grand finale in our countdown from No. 4 in the November 2021 issue, brings us now to what is still my favorite road trip in the country, and one of my favorites in the world. The traditional “see Costa Rica in three to five days“ trip — years before the rush to the beaches took precedence — was composed partially of this drive, around Lake Arenal to Monteverde. I first drove this route 20 years ago, and have done it several times since. The trip starts in La Fortuna. I will not expound on things to do or eat there, or places to stay. There are many other articles written about those attractions.

From there, you take the back road to the new park entrance called The Peninsula. This new park entrance has beautiful trails that take you out on a small peninsula that juts out into the lake. Enjoy wonderful photo opportunities here! From The Peninsula, you drive back out to the main highway and cross the Arenal Dam, which created the lake. Until recently, this was the largest hydroelectric project in Central America. At one time it produced 70% of the nation’s power, but now only supplies about 16%. RAVEL & ADVENTURE Community reborn

You cannot visit the town of Arenal — it is on the bottom of the lake — but the next stop is the town of Nuevo Arenal. The inhabitants of Arenal were relocated to this new location when the dam was built in the 1970s. Nuevo Arenal has grown every time I have visited over 20 years, and is now a thriving and still-growing tourist town — a quieter destination for some than La Fortuna. My favorite spot to stop in Nuevo Arenal is the German Bakery, which has been there since the start of the town. It’s ideal for breakfast or lunch, or to buy pastries or pretzels for the road, and unbeatable German breads. Read more and see the map:

REAL ESTATE

Can I Make Money Renting My Property in Costa Rica?

Sponsored Content

I

REAL ESTATE FEATURE

n almost every property development in Costa Rica, the breakdown of ownership is about the same. One-third of all the owners live here full-time; they are expats who have made paradise their permanent residence. One-third of them are your typical snowbirds; they spend three to six months a year here, when the weather turns in North America, and then spend the summer months back home. Some of them rent their properties when they go back north, but many of them just lock the door and leave. They don’t need the money and don’t want anyone “sleeping in their bed.” The last third don’t live here at all. They either have a three-to-five-year plan to become one of the first two, or they have no intention of ever living here at all, they just own the property as an investment. They come down as often as they can, depending on their lifestyles and their incomes, and they rent the property the rest of the time. So, can I make money renting my property in Costa Rica? For this analogy, pick up a pencil. Hold it in the middle. This is your investment spectrum.

On one side of the pencil — the pointed side— is the money side, the ROI side. How can I make the most return on my money? I don’t care where it is, or what it is, as long as I can get the most bang for my buck. It could be stocks, real estate, commodities, businesses, etc. As long as I am making a 10% return, I am happy. The problem with this end of the spectrum is it is just money. There is no enjoyment, no satisfaction, just ROI. You look at your portfolio, smile briefly, and go back to figuring out how to make more money. Most of our clients have been doing this their entire life. The other side of the pencil is the eraser, the soft side. We will call this the enjoyment side. This side of the spectrum makes you no money at all, but is a ton of fun. We spend our money on vacations, cars, clothes, watches, boats, restaurants and entertainment. But we get no return on our investment and usually lose money in the process.

Photo courtesy of Tres Amigos Realty Group: Casa Buena Vista Cacique

Most of our clients are in the middle. They want to make “some” return, but also enjoy life as much as possible. We call this middle place “lifestyle.” That is Costa Rica. If you are looking to maximize your return and make as much money as possible, Costa Rica is not the place. Keep your money in the stock market or buy more gold or Bitcoin.

You will make a decent return, and your portfolio will grow, but you will also have the opportunity to enjoy an amazing vacation when you come to your place. Mud baths, hot springs, whitewater rafting, ocean, sun, rainforest and massages on the beach — all while making a small ROI on your original investment.

We tell everyone that this is a lifestyle Investment. It’s as simple as that.

T Cartagena, Colombia

Top 5 Things to Experience

COOL PLACES

One of the great things about Cartagena is its location.

Sponsored Content

he coastal city of Cartagena in Northern Colombia has long been a popular tourist destination. Its famous walled colonial city is a UNESCO World Heritage Site, and it offers everything from great ocean activities to delicious food and amazing architecture. If you're thinking about traveling to Cartagena, check out these top five things to do there.

1. Explore the islands One of the great things about Cartagena is its location. It is close enough to the ocean that you can easily take a boat to explore some of the nearby islands for the day. Of these, the best-known are the Rosario Islands, where you can go scuba diving, swimming, and exploring. 2. Enjoy the historic and colorful architecture The Walled City of Cartagena is a sight to behold, which you can enjoy on foot or in an old-fashioned horsedrawn buggy. You'll love the colorful, old-fashioned apartments and street food. If you enjoy historic locations, you should see the Castillo de San Felipe de Barajas, a large structure which stands on San Lazaro Hill and once guarded the city from enemy attack. Mar Vista: Living la Pura Vida With Security and Comfort

C

Mar Vista is family-friendly in every sense.

osta Rica is indeed a magical place and almost everyone visiting feels it on day one. It’s a natural and rustic place that’s grown up into a country with modern conveniences and solid infrastructure. And this causes many to consider, “Why not live here?” From a solid democracy to great healthcare and direct flights from many northern cities, what’s not to like about Costa Rica? But uncertainty is usually what drives people off that notion. They’re apprehensive about how hard it might be to pull up roots, leave your home cookin’ behind and move to a Spanish-speaking foreign country.

SSPONSORED CONTENT

Mar Vista is a spectacular oceanside community that completely understands that. Nestled on a mountainside facing the spectacular Gold Coast of Guanacaste — Costa Rica’s northernmost province — Mar Vista is family-friendly in every sense. It offers Pacific ocean-view lots and custom-built homes with security, amenities and a sense of community that most northerners require to make the decision to relocate.

At the heart of this concept is Mar Vista’s concierge service. They are there for you during every aspect of your move and well past your arrival. Mar Vista has taken every step to ensure your move will be uneventful … except for, perhaps, your housewarming party. Seasoned team After living and working here for decades, the team at Mar Vista has seen it all and taken steps to make sure you don’t — unless it’s howler monkeys in the treetops during your morning coffee. The Mar Vista experts have ironed out all the issues that sometimes plague property buyers when relocating to Costa Rica. Those details might include all legal proceedings, power and water service hookups, and fiber optic internet connections. They can also assist in the tedious, yet important, things like buying a car, opening a bank account, applying for residency and obtaining medical care — all of which can be a harrowing experience for newcomers. You will move in with full ownership, all services up and running and in complete control.

Mar Vista offers a plethora of activities just within the property boundaries alone. The ocean-view restaurant is well reviewed, and the fantastic community pool is a popular meeting place for every amazing sunset the Gold Coast is famous for … which is all of them. There’s also a fitness center and yoga studio, plus a gym and hiking trails for the more active folks.

World-class ocean views, beautiful custom homes and security in a community all surrounded by the most amazing country this writer has ever seen. Mar Vista found a way to eliminate all the pitfalls that come with relocating to paradise. You’re home here.

PLAYA FLAMINGO:

The Jewel of The Gold Coast by Mike Shannon

P

laya Flamingo is famous for its crystal azul waters, gentle family-friendly surf and clean white sand. This is why it’s considered one of the best beaches in Costa Rica. This, and dozens of beaches like it, dot the country’s north Pacific Gold Coast from Brasilito up to Potrero. It’s an area bustling with activity and growth, all well anchored by the well-established oceanview community of Mar Vista in Flamingo.

Evidence of rapid expansion is the new world-class marina that is well underway in Flamingo. This marina will attract visitors from all over the world, and will feature a hotel, shops and boardwalk, as well as condos in future phases. With the project only half done, the surrounding vicinity has taken notice, as commerce is already booming.

Right next to the marina is Flamingo’s Plaza development, with shops, nice restaurants and other attractions. The Moonlight Market on Monday nights is very popular, showcasing the wares of local artisans and vendors. Vibrant variety A little further north is Surfside/Potrero, a seaside community of expats from around the world, all enjoying the many lovely hotels and restaurants. Night times are lively here on “the strip,” with many venues featuring live music any given night of the week.

Further south to Brasilito, you’ll find much of the same but more in the style of a quaint fishing village. There’s never a shortage of things to do throughout the Flamingo area. For instance, on a whim, you can rent an ATV and tour the inland jungles, or a jet ski to tour the beaches and do some snorkeling. Or perhaps horseback riding on the beach is more your speed. Adventure seekers can quench their thirst on a day trip to any one of the many national parks and preserves that make Guanacaste the most visited province in the country. For all these reasons, construction is up, land sales are brisk and the boom is here.

The “jewel” of this area is its pure natural beauty, and it is fiercely protected. Though development is trending up, the coastal nature remains untouched, and by all accounts, unaffected. This ensures longterm appeal to attract visitors and residents alike.

Evidence of rapid expansion is the new world-class marina. Click here for more.

You Are What Yo Clothing directly affects our mood, attitude and confidence.

I

by Patricia Sterman

love the phrase “You are what you eat,” as the composition of our bodies reflects the nutrients we put into them. So what about our attitude? Is it affected by what we wear?

There’s nothing new about the widely held notion that our “look” influences the way others perceive and respond to us. How we dress can sometimes be the only reason people approve or reject us. But new studies affirm that what we wear not only has an effect on the outside but also on the inside. Clothing directly affects our mood, attitude and confidence. It can enhance our psychological state and improve our performance of tasks. We can achieve more when we feel we are dressed for the occasion.

FAHSION FLASH

The style, material, color and shape of our clothing choices can express different emotions. Baggy clothes and big sweatshirts are related to depression, while dresses and jewelry are associated more with a happy or positive state of mind. Colors also influence the way we behave. For example, sport teams wearing all black are deemed to be more aggressive. The idea that mood-lifting clothes could reduce the need for antidepressant medications may not be far-fetched. This subject is especially interesting and relevant to me as a mother, in addition to the fact that I’m in the fashion business. I began checking my daughter’s moods in relation to how she is dressed. A teen girl’s self-esteem can be affected not only by the way she looks, but also how she feels about her appearance. It’s a difficult time of life, when there’s a need to belong but at the same time a need to stand out.

ou Wear Let’s try to teach our kids how to improve their moods and sense of well-being through wardrobe choices. Caroline Adams Miller, a University of Pennsylvania master’s graduate in applied positive psychology, cites “the science of happiness” in her analogy of fashion as a deliberate self-intervention for changing our mood. The professional coach and author of “Creating Your Best Life” says we can be happier “by wearing things that evoke positive feelings, positive reactions from others, or that remind you of positive experiences.”

CO N S C I O U S AND S U BCONSCIOUS LE ARNING — PART 1

U

nderstanding how your brain works can provide valuable insights into your behaviors, beliefs and habits.

Let’s start off with an understanding of how both minds work: we humans have developed a conscious mind and a subconscious mind.

MINDFULNESS

Our conscious mind, being creative, can learn in a creative fashion. Suppose we read a self-help book — reading engages the conscious mind — and this one reading serves to educate us on the topic.

And then, when nothing changes as a result, we wonder, “Well, I just read this book and I understand how it all works. And yet my life is still exactly the same. What is happening?” This is where the subconscious mind plays a big role in bringing about changes we may be seeking. The challenge is that our subconscious mind is a “habit mind.” In fact, reading that self-help book did educate you and enhance your conscious awareness. However, it did not touch you on any subconscious programming level.

In other words, your subconscious mind did not learn anything from that one reading of the self-help book. Basically, that illustrates how both minds learn in different ways. How can I teach the subconscious mind? First, when attempting any connection with your subconscious mind, it’s important to understand that there’s nobody “in there.” Think of your subconscious mind as a machine, like a CD recorder. And this is very relevant to new learning on a subconscious level. Why? Because the machine on its own can only go so far as a learning tool. Let’s say I record a program on a CD, put it in a machine and push “play.” However, I realize that I don’t like the program. That program will continue to play regardless; it doesn’t matter how much I talk to my subconscious mind requesting something different.

Trying to talk yourself into change is not going to be the most efficient way for changing and adopting new healthy habits. That’s because the subconscious mind running all your programming has nobody to listen to your conscious suggestions. So how can you make it receptive to change? How does the subconscious mind learn? I will share with you three things that will help you rewrite your subconscious mind. 1. Theta brainwaves During the first seven years of life your brain was in a low vibrational frequency called theta — essentially like hypnosis. So if I use hypnosis, I can download a new program or change an old one? The low brain wave vibration level of theta — below consciousness — is an imagination phase. If you’ve ever seen children younger than age 7 mixing their real world and imaginary world seamlessly, well, they are in theta brainwave.

Our subconscious mind is a “habit mind.”

PURA VIDA / LIVING CR

Here is the trick to access theta in your adulthood: every day when you wake up, you’re coming out of sleep, when you feel a little groggy, that state is theta. That’s where imagination, hypnosis and reality start to mix together. So guess what: every day when you’re going to bed, or when you’re waking up, you go through a zone of theta, naturally from sleep. The idea is that you can put earphones on and play an uplifting program or affirmations, as you’re going to bed or as soon as you wake up. (Avoid using bluetooth … you don’t want those frequencies blasting your brain as you fall asleep).

MINDFULNESS

Theta is engaged in those moments.

What it is doing is taking the program/ affirmations and downloading them into your subconscious mind. 2. Of two minds Can I use my conscious mind to rewrite a program in my subconscious mind? I will be answering this question, and talking about another possibility, in my next Howler article. Make sure to stay tuned!

Yoga and Wellness Retre What Makes Costa Rica an Inspiration Destination by Jenn Parker

WELLNESS FEATURE

W

e’ll begin today’s practice in a comfortable seated position. Gently rest your hands on your knees with your palms facing up. Touch your index fingers to the tips of your thumbs. Imagine your spine is straight and tall like a palm tree as you roll your shoulders back and down like fronds giving in to gravity. In this sacred space among the ancient trees, find comfort in the clouds hanging in the tangled branches. Let the past and the future roll off like raindrops and the present fill your pool.

Many of us live in places where our yoga practice is more often than not indoors. We create spaces, or seek naturally inspired shalas, where we can reconnect with the present. For that hour and a half or so, we are there … or nowhere or anywhere that we want to be. If the “anywhere” part of your subconscious takes you by the sea, deep in a tropical forest, in a mystical cloudscape, or overlooking verdant valleys, and within earshot of waterfalls, rivers or animal symphonies, your anywhere is Costa Rica.

The practice of yoga is not supposed to be as much about our physical or geographic location as it is about places in our mind. Ideally, however, practicing somewhere that enkindles present mindfulness through the space itself — the energy, the scents, and the sounds — only helps us deepen our practice.

The selection of yoga and wellness retreats is extraordinary for such a small country that has so much more to offer tourists from all over the globe. Costa Rica’s reputation in that regard encompasses a vast gamut, from ayurveda, self-awareness, plant medicine, and sustainable living workshops to cleansing, healing guidance, energy balancing and reiki. Other retreats offer all manner of massage and spa treatments, and even cooking classes and nutrition counseling.

Any of these attractions could be taking place anywhere in Costa Rica at any given time. Nosara, Santa Teresa, Montezuma, the Osa Peninsula, the Central Valley, and the southern Caribbean coast are especially popular locales. Retreats are commonly offered at boutique beach hotels, jungle-surrounded ecolodges, Bali-inspired villas and other types of Zen-infused accommodations. Resources and infrastructure are what enable these places to offer guests, on an individual or group basis, a comprehensive wellness experience. It requires the right spaces to practice yoga and meditation, satiate on healthy and organic cuisine, indulge in holistic treatments, embark on easily accessible nature and adventure tours, and at the end of the day slip into a deeply restful sleep in a cozy room.

According to Global Wellness Institute statistics, wellness travel is on the rise. In 2017, the wellness industry accounted for $3.7 trillion in world market revenue, with wellness tourism contributing $563 billion and $542 billion from the fitness and mindbody sector. Costa Rica has long been on the forefront of not only ecotourism but wellness trends. The Institute of Costa Rican Tourism has documented a steady increase in wellness being a major motivator for booking trips to Costa Rica. It reports that in 2017, 36.4 percent of tourists were inspired to come here for wellness reasons. Costa Rica has ranked globally in the top 10 destinations for yoga and wellness travel according to BookRetreats.com, ACTIVE, BookYogaRetreats.com, Women’s Health and The Trend Setter.

The selection of yoga and wellness retreats is extraordinary for such a small country that has so much more to offer.

Contact Linda Gray: linda@coldwellbankercr.com Purchasing a property in a foreign country – Costa Rica, can seem risky to many buyers/investors. The Four Seasons Resort, Papagayo Gulf, was recently purchased by a major investment company who viewed the country as a secure place to invest. The buying process in Costa Rica involves an escrow company (holds and distributes 3rd party funds) and a buyer is represented by a notary/attorney. All notaries are attorneys but not all attorneys are notaries. It is necessary to retain the services of a notary because only a notary can register/transfer a property in the Costa Rica Public Registry. The notaries we recommend all speak English and are very diligent. How are Property Purcha Calculated in Costa Rica? by Rick Philps

F

DOING BUSINESS RIGHT

or expats moving to Costa Rica and purchasing a home, it is useful to have ready information available to calculate the amount of funds that will be required for closing on any given property purchase transaction. The exact calculation of closing costs is based on several different formulas that a Costa Rica lawyer or notary public will employ. However, the approximate closing costs calculation is relatively simple for would-be property purchasers to determine for any given purchase transaction.

Calculation of closing costs Closing costs involve a calculation of government established property transfer taxes, National Registry property title registration stamp fees (timbres), and Value Added Tax (VAT) on lawyer/notary fees. Lawyer/notary fees are established on a sliding scale tariff established by the College of Lawyers, and escrow company fees, based on a tariff calculated on the amount of the funds to be placed in escrow for the purchase.

ase Closing Costs All of the various closing cost assessments are tied directly to the purchase price of the property. All of the various closing cost assessments are directly tied to the purchase price of the property, as a percentage of the price, or on a sliding scale basis tied to the purchase price. The exact calculation of these costs is determined by the use of online, pay-for-service, closing cost calculation sites, usually, only accessed by lawyers and notaries involved in real estate transactions. The easiest way to approximate these costs on a transaction-by-transaction basis by a would-be purchaser is to use 4% of the property purchase price as a reasonably accurate cost calculation guide. Should it be determined that the acquisition of a registered property owning company’s shares, be the most advantageous manner for a purchaser to proceed, the National Registry property title registration stamp fees, amounting to approximately 1% of the property purchase price, may be deducted from this calculation. It should be noted, the payment of this closing cost amount is customarily shared equally between a purchaser and a seller on a negotiated basis and should be specified in the interim purchase and sale agreement. My opinion Often, internet presentations on this subject go into a complex diatribe of the various component parts considered in the calculating of closing costs. While such

information may be interesting to some would-be purchasers, most, I believe, are interested in knowing the “bottom line” costs for any given real estate transaction, with as little complication as is possible. The use of 4% of the purchase price approximation of these closing costs is a reasonable and useful manner for the majority of would-be purchasers to proceed on their initial transaction-by-transaction consideration. Also, various real estate-oriented websites and other internet presentations offer closing cost calculators as part of their information. These calculators may or may not be current in their application, and should be used with caution for such calculations by would-be purchasers. Important Update: Tax Filing For Inactive Corporations In 2022

L

ast year, on January 22, 2021, the Costa Rica Tax office announced the resolution DGT-R-02-2021, which modified the previous resolution DGT-R-075-2019. This latest resolution ratified that the “inactive corporations” are required to: 1. Register with the “Ministerio de Hacienda” in the Single Tax Registry (RUT) under code number 960113 and 2. Submit annual tax returns of their assets, liability, and shared capital. In the past, only active corporations — meaning those producing income — had a filing obligation with the Tax Office.

LEGAL EASE

The definition of an inactive corporation is “… those companies incorporated in the country that do not have lucrative, income producing, activity of a Costa Rican source.” The definition includes all commercial companies, branches of foreign companies, and individual limited liability companies. Effective January 1, 2022, following the resolution noted above, all inactive corporations will need to file the Simplified Income Tax Return (Form D-101) for fiscal years 2020 and 2021. To comply and avoid heavy fines, inactive corporations must file D-101 before March 15, 2022.

There are two steps required: 1. File form D-140 “Declaración de Inscripción en el Registro Único Tributario” via the Virtual Tax Administration (ATV), available on the website www.hacienda.go.cr. This form covers information such as the legal representative, address data, contact information, etc. 2. File the “simplified income tax return form D101” via ATV. The information regarding assets, liabilities, and equity is simplified from the version for active corporations. It will be necessary to have formal accounting to support the reported amounts and information. NOTE: The process to file and submit the tax forms is through the Tax Department’s online Virtual Tax Administration portal called ATV. The only way to have an account with ATV is if the taxpayer: 1. Has a CR identification card or residency card or 2. Applies for a taxpayer identification number (NITE) and has a CR digital signature card, “firma digital”.

To comply and avoid heavy fines, inactive corporations must file D-101 before March 15, 2022. by Ivan Granados

If for any reason you cannot get access to ATV, then you must have an authorized person or accountant access the account to file the forms on behalf of the corporation.

Deadlines

The corporate books should be updated with the same information that will be declared on the tax forms to reflect all agreements related to the corporation balance, assets, liabilities, and equity value.

The details of this law can be complex, and we are here to answer any questions you may have. Please feel free to contact us at info@ gmattorneyscr.com

Watch one of Ivan’s videos:

The first filing for the “inactive corporations” will be no later than March 15, 2022.

Becoming Unstuck Create a Successful Simultaneous Professional and Personal Plan by Joanna Blanco

D

ear entrepreneurs: Let’s welcome February with a positive vibe. A new month brings a unique opportunity to get a new project done. This article is for anyone needing to get liberated from carrying heavy baggage on your shoulders. You have a plan, but you feel stuck from moving forward with it. As a health coach, I always talk about the importance of having balance in your life: being mindful of the way you eat, getting enough hours of sleep, moving your body, doing what you love and trying to love what you do. It seems like a lot, I know. But all are important parts of our life.

ENTREPRENEUR CR

Whenever you feel that your plans are not advancing, you need to pay attention to each part of your life. Look at what’s bothering you and standing in the way of fulfilling your project or objective. We need the feeling of freedom to be productive and successful. I want to share my story to give you an example. Starting three months ago, I became unable to perform my daily physical activity. Anyone who knows me is aware of my belief that moving our body helps detox both our body and mind. This creates new energy that allows us to be productive and happy. So physical activity is an essential part of my routine. However, I got stuck! I found myself unable to wake up every morning for my walks or runs, as I had been doing for the past three years.

This became my plan to get unstuck. I encourage you to try the same approach if something similar in your way is blocking any particular objective you want to fulfill. 1. Freedom You need to get your mind free. Through mindfulness, you can analyze your thoughts to explore what is blocking your way to doing what you want to do. Sit in silence, and pay attention to the ideas in your head. If these ideas get you into a dark, uncooperative, fatalistic place, sweep them away. You might keep all thoughts that are constructive, enthusiastic, and encouraging. In my own story of being stuck, any plan that I tried for getting up earlier was unsuccessful. So I kept thinking there must be another way to get my physical activity done. I kept my positive thoughts, but gave up on the idea of waking up early because it took my energy away. 2. Place your plan Take those constructive ideas and create a plan for implementing them. So, I started to look for yoga, pilates and functional training class schedules to know my options. Waking up at 5:30 am was not working for me.

We need the feeling of freedom to be productive and successful. 3. Be enthusiastic

5. Communicate with others like yourself

Always add exclamation marks to great new ideas, good results, positive attitudes around you and what you do. Positive feedback encouragingly supports your mindset.

You are not alone in this world; people like you would like to share and express their thoughts. It will give you accountability.

I came up with the idea that the best time of day for my physical activity is when my kid is in her after-school classes. Yay! I found the perfect time … cheers! 4. Have compassion for yourself You are human and can make mistakes. “Ok, you,” I said to myself. “If this plan doesn’t work, let’s go for the next project.”

Whenever I talked with my friends and colleagues about my desire to start my physical activity again, they shared good information. They gave me positive feedback, and even my idea helped them be mindful of the importance of moving your body. Resuming, I got stuck trying to keep my healthy routine. Then I got unstuck — free from the idea of waking up at 5:30 am. Now I am trying a new plan to get my physical activity back into my days again.
