News April 2017

We are... Spring is Here – Time for Home Improvements! As the days get longer and thoughts turn to spring cleaning, many homeowners start making plans for home improvements. If so, remember that HRCA is here to help! Home owners are required to submit plans for approval to the Community Improvement Services Department for all exterior improvements prior to installation including painting, installing air-conditioning equipment, or putting in a deck. While some improvements do not require approval, there may be parameters that need to be followed. Every month, the Architectural Committee meets to review improvement plans submitted by home owners. In the busy spring and summer seasons, the Committee reviews six to seven hundred submittals during a meeting. Because HRCA has 30 days to respond to any request, remember to build this time into your project timetable. For more information, go online to www.HRCAonline.org/Covenants, call the Community Improvement Services Department at 303-471-8821, or email covenant@HRCAonline.org prior to beginning any work.

HRCA Election of board members At the March 21 Annual Meeting of Delegates, the HRCA Delegates elected Jim Allen and Brock Norris to serve a two-year term. We would like to congratulate them on their successful election. These two directors join Dennis Seymour, Scott Lemmon, and Melissa Park as the HRCA’s Board. For more information about the HRCA’s leadership go to www.HRCAonline.org/Leadership.

Spring is a good time to get outdoors and tackle some larger home projects. The effort and expense you invest today on home improvements can save you big repair and energy dollars in the future! • After the last frost has passed, it’s important to have your gutters and downspouts cleaned and repaired to help prevent damage from spring storms.

Jim Allen

• Wood decks, fences, railings, trellises, pergolas and other outdoor structures will last longer and stay in better condition if they’re stained or resealed every year or two. Take this opportunity to make any needed repairs to woodwork as well. • Inspect your roof. Look for missing shingles, metal pipes that are damaged or missing or anything that simply doesn’t look right. If you notice anything that needs closer inspection or repair, call a roofer. • If you’re planning to repaint the exterior of your home this year, spring is a good time to set it up. • Check sprinkler and irrigation systems. If you don’t know how to maintain your sprinkler system, call a professional to do it. You’ll save money on your water bill and protect one of our most valuable natural resources. For more ideas, stop by the Home Improvement Expo on April 21! See page 5 for details.

Please check out our web site for other great events at www.HRCAonline.org/Events.

Covenant and Assessment Compliance: Enforcement, dues payment, and compliance are never fun topics to write about but I thought that this month I would call attention to them. After all, the main reason community associations exist is to keep property values high. When purchasing property in Highlands Ranch, every homeowner signs a legally binding contract to pay assessments and comply with covenant controls which are designed to enhance the quality, value, desirability, and attractiveness of all property. This topic is one of constant debate. Many say we don’t enforce enough while others say we are over-bearing and difficult. On top of all that, real consequences in the form of fines, liens, legal fees, and even foreclosures can come from non-compliance. Why am I writing about this, one might ask? Because it is so much easier to abide by that contract than to fight the system that we all agree to uphold. There are many subtleties that can be argued on both sides, but suffice it to say it is much easier to comply with a notice one receives than to ignore or reject it. Ninety-nine percent of you already do this and I personally thank you for living up to your civic responsibilities. I am hoping to appeal to that one percent that choose not to comply and encourage you to try to work with HRCA to resolve complaints, rather than against us.

Board Election: The March elections were held for the two open seats, and our new Board members are recognized on the front page. We recognize the efforts of outgoing President Jeff Suntken, who served as a Delegate for several years and most recently a Board member. Jeff resigned from the Board just last month because he relocated out of Highlands Ranch to Denver. We wish him the best in his future endeavors and thank him sincerely for his years of service to the community! With regard to the election, incumbent Brock Norris re-ran for his seat while District Delegates Jim Allen, Kurt Huffman and Barbara Salisbury submitted their paperwork to run on the same ballot as challengers for the two open seats. All of their service to the community is much appreciated. We look forward to working with the new Board members to make Highlands Ranch an even better place to live, work and play! Please check our web site (HRCAonline.org/Board) to learn more about our Board of Directors.

Taste of Highlands Ranch The Taste of Highlands Ranch is celebrating its 22nd year of excellence in food, wine, beer, and spirits. Davidsons Liquors will provide samples of alcoholic beverages while more than 30 area restaurants will show off their best cuisine. Due to its popularity at last year's event, an outdoor beer garden with food and music will once again be held outside the gym doors at the Recreation Center at Eastridge. Each year a silent auction benefitting a local nonprofit organization rounds out The Taste. For 2017, the Muscular Dystrophy Association is the recipient. MDA is leading the fight to free individuals – and the families who love them – from the harm of muscular dystrophy, ALS, and related muscle-debilitating diseases that take away physical strength, independence, and life. Together with their supporters, MDA is helping kids and adults live longer and grow stronger by finding research breakthroughs across diseases, caring for kids and adults from day one, and empowering families with services and support. HRCA is proud to have this organization as our silent auction beneficiary. The Taste of Highlands Ranch will be on Friday, May 5, from 6:00 - 9:00 p.m. at the Recreation Center at Eastridge. Tickets are $30 early bird, $35 week of event, if not sold out and are available online at www.HRCAonline.org/Tickets, by visiting any HRCA recreation center, or by calling 303-791-2500. You must be 21+ to attend, IDs will be checked. No children will be allowed. The ticket price includes a 2017 Taste of Highlands Ranch wine glass while supplies last.

BOYS BASKETBALL LEAGUE WRAP-UP The HRCA Boys Basketball League wrapped up in March and had a wonderful season. New this year, HRCA partnered with the Denver Nuggets to bring Jr. Nuggets jerseys to all basketball league participants. In addition to rocking Jr. Nuggets gear, all teams were offered the opportunity to attend a Denver Nuggets game at a discounted price. One lucky team was chosen to compete in a half-time game on Pepsi Center court! That lucky team was second grade Team Warriors coached by Ryan West. Also included in the partnership was an opportunity for all head coaches to attend a coaching session offered by Positive Coaching Alliance. The coaches had the chance to tour the Pepsi Center and shoot around on the Nuggets practice court. Afterwards they listened to Anthony Roby with Positive Coaching Alliance speak about the importance of creating a positive team culture and encouraging lifelong sports in our youth.
