Big Changes Coming to Northridge Get ready for big changes at Northridge! HRCA is thrilled that the Northridge Recreation Center renovation project began construction in June and is expected to be completed by the end of November. The renovation includes transforming the oldest, outdated parts of the facility into modern, welcoming, open areas by expanding the entrance/lobby, usable space, ceilings, lighting, flooring, and finishes. A drop-off area will be constructed outside the new entrance and fresh, colorful landscaping will add to the exterior of the building. Offices and the cardio-exercise area will be expanded, and new features will be added including a conference room, hot yoga studio, martial arts studio, and golf simulator. The existing fitness studio will also be completely updated. The gym, running track, locker rooms, lap pools, tennis pavilion, and the outdoor tennis courts remain open during the construction. The cardioweight areas and fitness studio will stay open until it’s their turn to be updated. Members can easily access Northridge through the cabana located adjacent to the outdoor lap pool and back parking area. Updates will be posted throughout construction at www.HRCAonline.org.

Third Quarter Assessment Payments are due July 1. The main reason community associations exist is to keep property values high. HRCA tries to go beyond and provide our residents with first-class amenities. Assessments go toward the maintenance of our facilities and are an important part of making our community a desirable place to live. Fines, liens, legal fees, and even foreclosures can come from non-compliance with paying dues and abiding by the legally binding contract that each homeowner agrees to when buying a home in Highlands Ranch. Please help us make this process as simple as possible

Trash Talking: Please make sure your trash is covered when you set it out for pickup. Also, with it being summer time and more pedestrians out on the sidewalks, remember to keep your trash cans on the curb during pickup day and off the sidewalk. This will help pedestrians from having to cross into the streets. After pickup, trash containers must then be properly stored either behind your fence or in your garage. Your neighbors will thank you for your consideration. Enjoy the July 4 holiday and stay safe!

Community News Ensuring HOA Compliance With Recreational Vehicle Parking With summer upon us, many HRCA residents are bringing out boats, campers and jet skis, etc., for summertime fun. However, HRCA covenants prohibit parking any such recreational vehicle at any Highlands Ranch property for more than 72 hours in one week. The “72 hour rule” is intended to allow residents to bring their boats, campers, etc., to their property for loading/packing up before use, and unloading upon return. The expectation is that homeowners have a permanent storage/parking space for recreational vehicles that is out of Highlands Ranch. Such vehicles are not allowed to be parked in the street, on a driveway, or at parks or any other parking lots within Highlands Ranch. One of the great things about living in Highlands Ranch is the beautiful Colorado summers, and all that the Colorado outdoors offers for fun and recreation. We ask that all HRCA residents do their part to comply with the HRCA guidelines regarding recreational vehicles. Enjoy your boats, campers, jets skis, etc., but be mindful that you are adhering to the covenants that apply to all residents. Violation of the 72 Hour Rule is one of the most frequent complaints HRCA receives during the summertime, and we do enforce the guideline as diligently as possible. If you have a question about this guideline, or any other, please contact Community Improvement Services as 303-471-8821 or visit the Covenants and Improvements section under the Property Owners tab on our web site, www.HRCAonline.org.

Maintaining Landscaping All Highlands Ranch property owners are required by the Residential Improvement Guidelines (covenants) to maintain landscaping on property. This maintenance includes removing vegetation that has died, including trees, bushes, and shrubs. Most landscaping has a life expectancy – Aspen trees tend to live for about ten years, for example – and homeowners will be asked to remove dead landscaping, whether it is due to storm damage or just the natural life of the vegetation. As our community ages, more and more landscaping has reached its natural lifespan, and as such HRCA’s covenant enforcement staff has been asked to be diligent about enforcing the guidelines which require landscaping to be alive and healthy.

Join us as we celebrate our nation’s birth with live music, games, inflatables, food trucks, a hot dog eating contest, and of course, fireworks! The event will run from 4:00 - 9:30 p.m. with the fireworks show launching at approximately 9:30 p.m. (weather and fire ban permitting). Parking is very limited, but free shuttles will be available continuously throughout the event from 3:30 - 11:00 p.m. from both Highlands Ranch and Rock Canyon High Schools. We encourage attendees to take shuttles, walk, or bike to the celebration. Douglas County Sheriff’s office will be helping manage traffic throughout the event. While the event and entertainment are free, tickets are available for purchase for games and activities, and cash is required for concessions. You must be 21+ and have your ID to purchase and consume alcohol; no exceptions. Bring the whole family - there is something for everyone at this year’s celebration! Solicitation in Highlands Ranch The HRCA covenant department receives occasional inquiries from residents about whether Highlands Ranch has rules regarding door-to-door solicitation in our community. The short answer is no, Highlands Ranch does not have any guidelines or covenants that address solicitation. Because HRCA is a homeowners association, and not a municipality or public entity, we have no authority to regulate or prohibit solicitation in our community. If you have concerns about solicitors approaching your residence, you may contact the non-emergency number of the Douglas County Sheriff at 303-660-7500.

Backcountry Base Camp If you’re headed to Backcountry Base Camp for Outdoor Discovery Camp, a program, or a trail ride—here are some tips for getting there. First, put (6005 Ron King Trail, Littleton, CO, 80125) in Google Maps. Google Maps works better than other GPS options to find us. Once you turn on Ron King Trail from Santa Fe Drive, turn OFF your GPS and follow the Backcountry logo signs. If you’re hopping on a horseback ride, you’ll turn left at the Horse Corral sign shortly after you set out on Ron King Trail. If you’re headed to Base Camp, follow the Backcountry logo signs as you drive the windy road beyond the Law Enforcement Training Center until you a road block sign shows you to veer right onto a dirt road. Just keep following the signs until you cross into Backcountry Base Camp! See you there!
