News April 2018

We are... Spring is Here – Time for Home Improvements! As the days get longer and thoughts turn to spring cleaning, many homeowners start making plans for home improvements. Remember that HRCA is here to help! Homeowners are required to submit plans for approval to the Community Improvement Services Department for all exterior improvements prior to any work beginning including fence staining, house painting, installing air-conditioning equipment or putting in a deck. Twice a month, the Architectural Committee (ARC) meets to review improvement application plans submitted by homeowners. To maintain high property values, HRCA continually looks at the condition of yards, fences and homes. In relation to this, the Board of Directors asked the ARC to provide recommendations to address the inconsistencies in street facing fencing condition and colors throughout the community. Some of the fencing is in fact over 30 years old. The ARC has recommended the implementation of a uniform stain color that would provide for consistency over time and will be in collaboration with the Highlands Ranch Metro District (HRMD) and their continuing fence maintenance efforts. The HRMD has selected a new stain color "Highlands Ranch Trex Brown" because it closely matches to the color of the new Trex fencing that is being installed throughout the community. The ARC recommendation is currently under review, but if you are considering a fence project both replacement or staining the ARC encourages the use of “Highlands Ranch Trex Brown,” the new suggested color. All local Highlands Ranch based retailers have been informed of this new stain color. Finally, if your home is located in a sub association, please check your local guidelines as many sub associations have their own allowable paint and stain colors. The HRCA is here to help with this potential new change. For more information, go online to www.HRCAonline.org/Covenants, call the Community Improvement Services Department at 303-471-8821, or email covenant@HRCAonline.org prior to beginning any work.

Happy April showers everyone! It would be nice to have some more precipitation ahead of the warm summer temperatures and fire season, wouldn’t it? We are coming up on the most active part of the year so dust off the bike and lawn chairs and get ready for some outdoor fun!

Events: April is full of fun events for you and the family! It is the perfect time of year to hold our annual Home & Garden Expo. This event provides you with fresh ideas in landscaping, home décor, and do-it-yourself projects. It is being held on April 14-15 at the Eastridge Recreation Center. HRCA and Davidsons Beer, Wine & Spirits present a NEW wine event for our 2018 beverage tasting line-up called the International Wine Tasting. Grab your friends on April 21 and take a trip around the globe trying different wines! Tickets sell out quickly so get yours today. Check our web site for other great events at www.HRCAonline.org/Events.

Board Election: The March Board of Director's election was completed at the Delegate meeting on March 20. Thanks to all five candidates that ran in the election for the three open seats: Dan DeBacco, Kurt Huffman, Scott Lemmon, Melissa Park, and Krystal Woodbury for your investment and dedication to our community. Current Board Members Scott Lemmon, Melissa Park, and Krystal Woodbury have been re-elected to their seats. We look forward to another two years working with them to make Highlands Ranch an even better place to live, work, and play!

Northridge Tennis Pavilion: Construction is underway at the Northridge Tennis Pavilion. A new outer skin was installed late last year and additional improvements are being worked on this year including the addition of glass roll up doors, the installation of thermal equalizers that will help improve on energy efficiency, new insulation, and a lobby/office renovation. These updates will not only enhance the appearance of the structure, but will also allow for a better temperature-regulated facility for all tennis players to enjoy! Member Education: Last quarter I wrote about the differences between the HRCA and HRMD. This quarter I wanted to provide some information about how the Community Improvement Services Department operates. The Department has four areas of emphasis that are guided by committees made up of homeowners. These committees include the Architectural Review Committee, the Design Review Committee, the Commercial Review Committee, and Tribunal. All of these Committees play an important role in the review and appeal of residential and commercial guidelines. The enforcement of these design guidelines and standards are carried out by staff. The majority of complaint calls are generated by concerned homeowners within the community. When a complaint call is received, a staff technician follows up and all complaints are verified before a letter of non-compliance is generated. The committee members and staff of the Community Improvement Services Department work very hard to help ensure the design guidelines are developed and enforced to preserve the beauty of our community and to also help uphold our high property values.

Backcountry Happenings Here’s the lowdown on things happening in the Backcountry:

Riding Basics (April 7, 14, 21, and 28): Whether your kid is begging for a horse or you never got the horse you wished for as a kid, our Riding Basics course is a beginner level class for newbies of the equine world. In this one-hour course, we’ll teach you how to groom, halter, saddle, and bridle a horse before you hop on for a riding lesson.

Night in the Backcountry (April 12): Dinner al fresco, a natural free-play area, and a Rocky Mountain sunset…right in your backyard! Come out to Night in the Backcountry and spend an evening outside with the whole family. Bring a picnic dinner and spend the evening exploring the Base Camp as a family. This Night in the Backcountry will include a short hike to look for and discuss some of the crepuscular creatures- those that are most active during twilight- that we see in the Backcountry!

Golden Eagle Viewing (April 28): Join the Backcountry Wilderness Area and South Platte Park guides to seek one of the largest and most powerful raptors in our skies, the golden eagle. We'll view a golden eagle nest from afar and hopefully get a good view of these majestic hunters. Once we make the easy half-mile hike in, we'll stay put. We'll have spotting scopes available, but we encourage you to bring your own binoculars and a camping chair if you'd like to sit.

Adult Dance Now that summer is quickly approaching and you’re bound to have a wedding or two to attend in the coming months, consider taking one of our popular adult dance classes. This month we’re offering Salsa and Jitterbug Dance. Our Adult Tap Dance class for adults 18 and older is growing and becoming a popular and fun class to join. Our adult Belly Dancing class is also going strong and is an exciting class to participate in. Whatever the class, bring a friend and learn a new skill! For more information, please call 303-471-8853.
