HOA Compliance: We all choose to live in a covenant community to protect our property values. When each of us signed our closing papers, we agreed to follow these covenants, which also requires us to adhere to these guidelines. Please take the time to keep your home and landscaping in tip top shape to help us preserve our community image as a premier community to live, work, and play. Always check with our Community Improvement Services office before you begin any home improvements. Put a Lid on it and Curb it!: Trash pick-up days can be unsightly, and also a hazard to our pedestrians. Please help us to keep our neighborhoods clean by putting a lid on your trash containers and covering your recyclables. This helps keeps trash from blowing down the street and into the greenbelts. Place your trash containers in the gutter area next to the curb. This keeps the sidewalks clear for pedestrians and children going to school.

Community News Property Inspections by HRCA Compliance Staff Covenant enforcement is no one’s favorite topic, but HRCA is here to ensure that property values remain high in the community and that Highlands Ranch remains a great place to live, work, and play.

Annual Maintenance 2017 2017 Annual Maintenance closures at the recreation centers are completed. The staff appreciates everyone’s patience during the closures and are fortunate to have this time to keep the facilities looking first class.

As a covenant controlled community, HRCA is bound by the Community Declaration and other governing documents to enforce the covenants of the community. HRCA is tasked with regular residential and commercial property inspections to ensure compliance and respond to complaints.

During these closures, staff performs maintenance functions that can't typically be done with members in the facility. Tasks include:

Residents may encounter HRCA technicians walking on or around properties in the community. Compliance technicians drive HRCA-marked vehicles, or may be on foot, but will always have an HRCA-issued employee badge. Technicians are happy to verify that they are on a property in connection with HRCA business (following up on covenant compliance violations) and will also be able to provide a business card with HRCA administrative phone numbers.

• Fire, security and sprinkler inspections • Painting • High dusting • Pool cleaning • Hardwood floor refinishing • Facility and equipment cleaning and maintenance • Floor sealing and waxing • Parking lot crack filling and sealing • Annual fire drill and emergency procedures training for staff

Many times, to verify a complaint, technicians will take photographs, and may inspect properties by looking over backyard fences. Technicians will only photograph property, not persons. A technician will never enter a backyard without prior permission from the property owners. Anyone with concerns about HRCA compliance should call the Community Improvement Services Department (CIS) at 303-471-8821.

Keep Your Property Compliant... As mentioned above, we live in a covenant community and that requires each homeowner to comply with the residential improvement guidelines and covenants of our community. Some items to note that will ensure our property and our neighborhoods are kept beautiful:

Landscaping: Please make sure your landscaping is clean and clear of weeds and your grass properly watered and maintained.

Unsightly Materials: Keep your property clean and clear of equipment, toys, and improvement supplies, by properly storing materials in an approved shed or garage. Remove Dead Trees and Branches: It is every homeowner’s responsibility to have the dead trees and branches removed from their property in a timely manner.

Fencing: Regular physical and aesthetic maintenance of private fencing is required. Fences may be left natural, sealed with clear stain, or stained a basic approved cedar color.

Trash Containers: Trash should be properly contained with a lid and placed on the curb (not sidewalk) the day of pick up. Containers not properly stored away after pick up are subject to fines.

Paint: Homes should be well maintained with no bare or faded spots or peeling paint anywhere on the base or trim areas. Paint colors must be approved by the committee. Homeowners with compliance issues will receive a letter of non-compliance asking that the issue be resolved promptly. Residents cited for prolonged covenant violations can incur penalties and the risk of fines and loss of recreation privileges. If you have questions about the HRCA Residential Improvement Guideline, you may contact the HRCA CIS Department at 303-471-8821.

Some of the facility specific projects that were completed in 2017 include: Northridge • Installed paneling on two racquetball courts • Refinished flooring in locker room showers • Ongoing renovations to entire facility Southridge • Replaced heat exchangers for pools • Resurfaced outdoor pool • Resurfaced lower tennis courts • Deep cleaned and wax great hall • Added swimsuit dryer to the pool area Eastridge • Steam room renovations • Fixed hot tub jets • New floor in circuit area • Concrete repair in parking lot • Replaced domestic water storage tanks and pool boilers Westridge • Replaced pool boiler for outdoor pool • Resurfaced indoor tot pool and lap pool • Replaced tiles in showers in women’s locker room • Updated video surveillance system
