Sub-association Divestiture: Some of you may have seen an article last month in the Denver Post about HRCA selling its sub-association book of business to Hammersmith Management Incorporated. HRCA is in business to serve you as a member of our fine community. That is our main mission and anything that diverts our attention away from that risks jeopardizing property values and in some cases costing all residents money. The decision to divest this business was easier than carrying it out because we have built such a very strong relationship with many of the Boards and sub-association members. In the end, we feel that the most fiscally sound decision was made for not only our HRCA members, which sub-associations are members of too, but the sub-associations themselves. If you would like to see more detail regarding reasons behind this move, please follow this link: www.HRCAonline.org/news. Hail Damage – Another hail storm hit the Ranch in June. To those of you that haven’t gotten in touch yet with the insurance companies, please be aware that Architectural Review Committee (ARC) approval is required. Also, be aware that there are numerous “fly-by-night” roofing companies seeking your business. Before hiring, I highly recommend you check a company on the Better Business Bureau’s web site www.bbb.org/denver/ or simply ask them for their Colorado business license. Always feel free to call the Community Improvement Services department with any questions at 303-471-8821.

Ensuring HOA Compliance of Hail Damage Repairs

HRCAonline.org

Many of our residents have suffered hail damage to their property already this summer. HRCA recognizes that property repairs after a storm take time, and we want to remind residents that most improvements/repairs to Highlands Ranch properties (new paint, new roof, new windows, new fence, new landscaping, etc.) require the submittal of an application to the HRCA for said improvements, and the subsequent approval of that application by the HRCA’s Architectural Review Committee (ARC).

Sign up for the eMe eblast and receive up-to-date community information and valuable program information.

We understand that it takes time to get repairs completed and will work with homeowners as they take steps to get damaged property into compliance. One way to avoid unnecessary delays on property repair is to submit your repair/replacement projects to the HRCA for approval as early as possible. On the same token, we ask that residents be patient when awaiting HRCA committee approval of submitted applications, especially after storms that have caused widespread community damage. HRCA staff works to process all applications as quickly as possible; the high volume of post-storm applications can equate to some delay in the normal application review time. Finally, contractors will often offer to submit home improvement applications to HRCA on behalf of the homeowner. Whether you choose to let your contractor submit for you, or elect to submit an application for yourself, ultimately it is a homeowner’s responsibility to ensure compliance with HRCA submittal requirements. In other words, it is wise to leave this required step up to another person only if you as the homeowner are completely confident it will be properly completed. If someone else is submitting your project for approval on your behalf, please follow up with the covenant department to make sure the application was properly submitted. If you have a question about whether your repair or replacement project requires HRCA approval, please contact Community Improvement Services as 303-471-8821 or visit the Home Improvements section under the Property Owners tab on our web site, www.HRCAonline.org.

All Highlands Ranch property owners are required by the Residential Improvement Guidelines (covenants) to maintain landscaping on property. This maintenance includes removing vegetation that has died, including trees, bushes and shrubs. Most landscaping has a life expectancy – Aspen trees tend to live for about ten years, for example – and homeowners will be asked to remove dead landscaping, whether it is due to storm damage or just the natural life of the vegetation.

Backcountry Wilderness Area Trail Etiquette It is great to see so many people enjoying the Backcountry trails on a daily basis but keep in mind these key safety reminders:

• Be aware of snakes. Bull snakes and rattle snakes look alike; know the difference. Look up pictures. And if you love your dog, keep it on a leash. Your dog may just want to sniff the thing making the funny rattle in the grass, but a bite on the face is a likely result. During the heat of the day snakes will be in the shade and grass cover. Early evening and morning you are more likely to find them on the trail, getting the warmth from the bare ground. If you see a snake, simply back away slowly.

• Earbuds are a bad idea in the Backcountry. First, it would be nice to hear that rattle should you come close to a rattle snake. Second, it always helps to hear the oncoming runner or biker as well; or the one trying to pass you. Many accidents on our trails have involved earbuds.

We do not allow smoking in the Backcountry; or any type of flame or spark. One discarded cigarette could be catastrophic.

• Carry your phone. Even though you are ten minutes from home, parts of the Backcountry are tough to access for first responders. Your phone is not only a communication device, but first responders can usually find you easier as your phone acts as a GPS.

This month for Adults Just because it’s summer, doesn’t mean this isn’t the perfect time to find something that suits your interests too! This month we’re offering Beginning Drawing, Beginning Painting, Beginning Wheel Pottery, Hand Building and Continuing and Advanced Wheel Pottery for those that enjoy getting their hands a little dirty. If you enjoy being in the kitchen, consider enrolling in one of our adult cooking classes like Classic French Pastries and Entertaining 101. If trying a new toe tapping routine is of interest, consider Belly Dancing, Adult Tap, Swedish Folk Dancing, Line Dancing or Country Western. If you are looking to prepare your family and be a bit more informed, try joining one of our adult seminars this month. Features include our popular Will Seminar or Estate Planning. Try something new and get involved! For more information, please call 303-471-8928.

SUMMER IN THE BACKCOUNTRY Running out of ideas for fun things this summer? Sick of driving to the mountains? Your own slice of outdoor heaven is right here in the Backcountry. We have programs for all ages. Try Chillin’ With Chickens for ages 3 and up. Meet the Backcountry chickens, hold a chicken, watch a chicken, do a craft, be outside, chill! Or for the whole family how about Art, S’mores, & the Outdoors. Create your own masterpiece as you’re guided by our resident Backcountry artist, enjoy the outdoors, eat a s’more, and relax! If the adults need a night away, try out Date Night. Take a short hike, enjoy some food, listen to the sounds of nature rather than the sounds of your kids, recharge!
