Quarterly Assessment Payments are due on July 1: A friendly reminder that Third Quarter Assessment Payments are due on July 1. Along with that, enforcement, paying dues, and compliance are never fun topics to write about but I thought that this month I would call attention to this matter. After all, the main reason Community Associations exist are to keep property values high. This topic is one of constant debate. Many say we don’t enforce enough while others say we are over bearing and difficult. On top of all that, real consequences in the form of fines, liens, legal fees, and even foreclosures can come from non-compliance with paying dues and abiding by the legally binding contract that each homeowner agrees to when buying a home in Highlands Ranch. We want to thank everyone who works with HRCA and encourage everyone to promptly respond to all notices that are sent to homeowners regarding these matters. Member Education: We couldn’t function without the volunteers that help run our organization. HRCA has eight committees including: Architectural Review, Tribunal, Design Review, Commercial Review, Finance, Backcountry, Scholarship, and Cultural Affairs. All of these committees play an instrumental role in making recommendations to staff and helping enforce the governing documents of the organization. Most committees meet monthly and are comprised of homeowners who review applications and financials for the Association. If you are interested in learning more about Committees or volunteering please visit www.HRCAonline.org/Committees.
quarterly assessments IT’S OFFICIAL! HRCA’s new financial software NetSuite is up and running! New account numbers will be listed on your next assessment invoice. Account number changes should not impact homeowners that already have established payment methods with HRCA such as on-line bill pay or ACH. The July assessment is due 7/1/2018. As always, please call 303-471-8958 with any questions.

Ensuring HOA Compliance With Recreational Vehicle Parking
e-ME, Facebook, Twitter, Instagram, and
With summer upon us, many HRCA residents are bringing out boats, campers, and jet skis, etc., for summertime fun. However, HRCA covenants prohibit parking any such recreational vehicle at any Highlands Ranch property for more than 72 hours in one week. The “72 hour rule” is intended to allow residents to bring their boats, campers, etc., to their property for loading/packing up before use and unloading upon return. The expectation is that homeowners have a permanent storage/parking space for recreational vehicles that is out of residential areas. Additionally, such vehicles are not allowed to be parked in the street, on a driveway, at parks, business parking lots, or any other parking lots within Highlands Ranch. One of the great things about living in our community is the beautiful Colorado summers, and all that the Colorado outdoors offers for fun and recreation. We ask that all HRCA residents do their part to comply with the HRCA guidelines regarding recreational vehicles. Enjoy your boats, campers, jets skis, etc., but be mindful that you are adhering to the covenants that apply to all residents. Violation of the 72 Hour Rule is one of the most frequent complaints HRCA receives during the summertime and we do enforce the guideline as diligently as possible. If you have a question about this guideline, or any other, please contact Community Improvement Services a 303-471-8821 or visit the Covenants and Improvements section under the Property Owners tab on our web site, www.HRCAonline.org.
Maintaining Landscaping All Highlands Ranch property owners are required by the Residential Improvement Guidelines (covenants) to maintain landscaping on property. This maintenance includes removing vegetation that has died including trees, bushes, and shrubs. Most landscaping has a life expectancy – Aspen trees tend to live for about ten years, for example – and homeowners will be asked to remove dead landscaping, whether it is due to storm damage or just the natural life of the vegetation. As our community ages, more and more landscaping has reached its natural lifespan, and as such HRCA’s covenant enforcement staff has been asked to be diligent about enforcing the guidelines which require landscaping to be alive and healthy.
