HR HISTORIC HIGHLIGHTS WINDMILLS IN HIGHLANDS RANCH Windmills served a vital role in rural America. In the days before what is today’s Highlands Ranch, windmills dotted the landscape. The early settlers erected them to harness wind power to pump underground water—a precious resource in this dry high-plains desert— for their farms and ranches. The windmills at the Mansion and the Cheese Ranch Historic Park are visible reminders of Highlands Ranch’s ranching and farming heritage, standing tall as links connecting the early pioneers to today’s residents. The windmill south of the historic Highlands Ranch Mansion was the primary water source for ranching operations and the Mansion. Built 130 years ago, the Mansion was home to a series of prominent owners. One of the owners, Lawrence Phipps, Jr., purchased the property in 1937. Phipps’ prominent family was involved in construction, real estate and other businesses, as well as professional sports, including the Denver Broncos.

During Phipps’ era, there were two windmills here, one of which still remains. In describing the windmill’s stone tower, son Lawrence Phipps III said, “The stone building housed rattlesnakes and we had to go in with caution as the reservoir routinely required cleaning as deep muck collected on the bottom.” Another iconic windmill is in the Cheese Ranch Historic Park. It towers over homes in the Cheese Ranch nearby neighborhoods. The windmill is not the original and was built after a committee of homeowners came up with a suitable replacement for the original windmill.

JERRY FLANNERY CEO and General Manager Have you noticed? This year already is flying by at the speed of light, and we find ourselves on the cusp of another March. Will it come in like a lamb or lion? Either way, greener vegetation is soon upon us. Take a moment to see if Mother Nature has created any home improvement projects for you before we get too much further along into the season. This month also features several virtual events that will be sure to help cure any winter blues you might be feeling. These events include the Virtual Winter Cultural Series with the Denver Pops and After Midnight performers. Also featured are the Thursday nights Highlands Ranch Happy Hours. See more information on pages 4 and 5. You can also visit our Virtual Event Recordings page on the web site that will give you many options to watch a variety of performances from the Ballet and Chinese New Year, to educational Health Seminars to our Fire Truck Rally. Go to www.HRCAonline.org/VirtualEvents.

ELECTION: March is the month for our Board of Director’s Election. This year two seats are open for three applicants: Jim Allen, John Mackowiak, and Brock Norris. Their service to the community is much appreciated and we look forward to working with these dedicated volunteers to make Highlands Ranch an even better place to live, work and play! VOLUNTEERS NEEDED TO SERVE AS DELEGATES: The next election will be on April 27 to fill vacant, odd numbered, and non-sub association districts. There are several vacancies this year and we are looking for volunteers to serve. The Delegates meet the third Tuesday of the month at 5:30 p.m. to get updates about community events and projects. They vote on several issues such as the bylaws, the annual budget, and they also elect the Board of Directors. Becoming a Delegate is a great way to be involved with the community and get to know other homeowners. Delegates are essential members of our governance body. In order to get elected candidates must collect signatures from ten percent of the home

Parking in the Community Neighborhoods Please be courteous to your neighbors when parking your vehicles. Park in your own driveway, or in front of your own yard and not your neighbors, do not block right-ofways. Public right-of-ways are under the jurisdiction of the Douglas County Sheriff's Department. If you have questions please call the Sheriff's office at 303-660-7505.

Trash Containers Trash should be stored properly in a covered container and placed on the curb (not sidewalk) the day of pick up. After pickup, trash containers must then be properly stored (appropriately “screened” from view of the street either behind a wing fence or in your garage) the same day as pickup.

PLANNING YOUR SPRING PROJECTS March 20 marks the first official day of Spring and with that comes enjoying the outdoors and warmer weather. It also marks the beginning of outdoor maintenance season, whether it be fertilizing your lawn, replacing sprinkler heads, painting, or planning new home improvement projects. Heed these tips when taking inventory of your property: • Aerating and fertilizing the lawn is essential to help the grass ‘green-up’ quicker and allow new grass to fill up any bare areas. • Clean out old dried plant material, debris, and trash that may have collected under bushes or in beds. • Pruning is key to keep trees and bushes thriving, looking great and keep street signs and sidewalks free to access. • Check side yards and behind wing fences for miscellaneous items and debris. Home improvement projects are a wonderful way to improve property values and allow us to enjoy our homes to their fullest extent. Please be sure to submit for your improvements prior to getting started. During the spring and summer months, we see an increase in the number of submittals, so make sure you allow time for the approval process as part of your project timeline. HRCA Community Improvement Services makes it easy to submit your projects for approval through the HRCA web site www.HRCAonline.org/Improvements. Be sure your submittals have complete information with site plans, materials, dimensions, brochures if applicable, and pictures of the current state. You can call 303-471-8821 between the hours of 8:00 a.m. - 5:00 p.m. Monday - Friday or reach out via email at Improvements@ hrcaonline.org. We are happy to help!
