A Message From The GM
Dear Highlands Ranch residents,
Just as autumn marks a time of preparation for the winter ahead, a reserve study prepares a community association for future needs and expenses. Much like trees shed their leaves in anticipation of colder months, associations use reserve studies to plan for the inevitable wear and tear on community assets. Autumn is a season of reflection and readiness, and in the same spirit, a reserve study ensures that the association is equipped to handle future repairs and replacements without unexpected financial burdens. By taking stock of the current condition of key components, similar to nature’s transition for the seasons ahead, associations can secure the continued health and vitality of their community for years to come.
The Highlands Ranch Community Association (HRCA) facilitated a comprehensive reserve study with the help of a third party in January 2022. This 30-year guideline estimates future costs for replacements and provides a timeline for when each major repair or replacement will be needed. Focusing on larger, more expensive repairs, the study evaluates HRCA’s recreation facilities to ensure they are well-maintained for the community. This proactive approach safeguards the association from unexpected, large-scale expenses that could otherwise lead to financial strain, special assessments or underfunding.
HRCA understands how critical this reserve study is for maintaining its long-term financial health. It promotes transparency and trust between Highlands Ranch residents, HRCA and the Board by demonstrating that the community’s assets are being responsibly managed. This approach not only protects property values but also improves the quality of life for everyone within the community. With regular updates to the reserve study, HRCA ensures it remains adaptive to future needs so that homeowners today and in the future will continue to benefit from well-maintained and thriving community spaces.

For sports enthusiasts, HRCA amenities offer year-round opportunities to enjoy your passions without an offseason. Pickleball, for the second year in a row, is the fastest-growing sport in America. The indoor pickleball courts at Northridge and Southridge recreation centers allow you to keep up with this trending sport. Each day, the gyms offer drop-in hours for “picklers” of all skill levels. Check out the gym schedules and come play! Want to learn or take your pickleball skills to the next level? No matter what your pickleball game is, lessons at HRCA with professionals can help you sharpen your skills. Sign up for private, semi-private or group lessons on the HRCA website.
In addition to indoor pickleball courts, Southridge and Northridge are excited to feature golf and multi-sport simulators. Love golf? Play the courses the pros play and pick from 45 courses or perfect your swing on the driving range. The multi-sport simulator at Southridge also includes home run derbies, field goal challenges, basketball shootouts, soccer, hockey, lacrosse, and more! Both simulators require reservations with a single-use, monthly or annual fee.
For kids looking for fun ways to stay busy, there are various camps which conveniently align with Douglas County’s winter break schedule. Camp Backcountry Off Season, Creative Kids Winter Break Camp and Winter Break Sports Camp are several upcoming offerings for different age groups. Sign up while spots are available!

Composting
Yard waste composting is an environmentally friendly process that involves the decomposition of organic materials like leaves, grass clippings and branches. These materials are collected and broken down by microorganisms, transforming the waste into nutrient-rich humus that can be used to enrich garden soil. Composting yard waste not only helps reduce the amount of organic material sent to landfills, but it also creates a valuable resource that improves soil structure, enhances moisture retention and adds essential nutrients to the earth. This sustainable practice supports healthier plant growth and reduces the need for synthetic fertilizers.
To create effective yard waste compost, it’s important to balance “green” materials, such as fresh grass clippings, with “brown” materials like dried leaves and twigs. The green materials provide nitrogen, while the brown materials supply carbon, both of which are necessary for efficient decomposition. Turning the compost pile regularly allows air to flow, promoting aerobic decomposition and preventing unpleasant odors. Additionally, moisture should be maintained to keep the pile active, though it should not be too wet. With proper management, yard waste composting can yield high-quality compost in a few months, ready to be used in gardens or landscaping projects.

Scan the QR code below to reserve your spot during a drop-off day at Compost Colorado’s (CoCo) yard waste pick up event.
· Eight bags max per person. Please make sure your yard waste bags are made of compostable paper. Non-compostable bags will not be accepted!
· Bags must weigh less than 40 pounds.
· Only drop off at designated times and locations after checking in with a CoCo member. People who leave their leaves during off hours are committing a big no-no. Inhabit the ‘Leaf No Trace’ etiquette to make a positive environmental impact!
· $1 per bag for members and $3 per bag for non CoCo members!

It is the perfect time to jump into swim programs! HRCA swim lessons are certified through Starfish Aquatics Institute and teach basic swim skills through competitive swim strokes for youth and adult swimmers. Classes fill quickly – so register early!
Welcome High School Girls Swim Teams!
HRCA welcomes the girls swim teams back to the pools this fall. Facility pools host over 200 high school swimmers each week for before and after school practices from November to February. Please check online pool schedules for lane availability during the busy swim season.
Do you Back the Backcountry?
Each November, the Backcountry Wilderness Area Fund celebrates another year dedicated to enhancing wildlife habitat and connecting more children with nature—right here in Highlands Ranch. Our annual Back the Backcountry Fundraiser allows the Backcountry team to continue fulfilling its mission through generous donations and raffle ticket purchases, without raising homeowners’ assessment fees.
When our community chooses to Back the Backcountry, it ensures that more than 1,000 infants and pre-K kids can participate in our free Sunshine & Storytime program, no- and low-cost nature programming for all ages, improvements to crucial habitat and more.
