As the Highlands Ranch Community Association strives to have state-of-theart recreation centers, we are proud and excited to be completing the newest addition to our already, high quality facilities. Six dedicated pickleball courts will be completed very soon at the Westridge Recreation Center! Programming for our fall season will consist of Tuesday and Thursday Breakfast Socials as well as Beginner, Intermediate and Advanced, 5-week leagues culminating in a singleelimination tournament during the 6th week. Sign-up for these inaugural programs will be available online at 6:00 a.m. Monday, August 15. At this time, these programs will be offered to HRCA members only. There will be plenty of drop-in time available and reserving these pickleball courts will be similar to reserving other facilities here at EquipmentHRCA. is available to check out at the Westridge Fitness desk. Yes, it's true! The first Oktoberfest in honor of the Bavarian Crown Prince Ludwig’s marriage was celebrated in October. In the following years the festival was moved to September to take advantage of the warmer nights. You don't need to travel to another country to experience Oktoberfest - join us on Saturday, September 17! Oktoberfest has become a great cultural experience sure to delight all ages. The annual Highlands Ranch Pioneer Days event is back to its usual three-day format! Come experience the old west at the Highlands Ranch Mansion September 8 - 10! This event offers a variety of hands-on educational opportunities that are perfect to get children engaged with local history! Explore everything from fur trapping to gold panning! This event will also feature horse-drawn hayrides, gold panning, and plenty of other fun activities! Guests can expect performances by Native Americans, banjo music, and a raptor program from Nature's Educators. There is so much to explore and learn from this interactive annual event!

The reserve study is a vital capital planning tool for HRCA. This “moving document” provides directional guidance and an in-depth analysis of the associations assets. The initial reserve study requires an onsite inspection and thorough examination of the reserve fund status to establish a prioritized schedule of capital improvement projects and a reserve funding plan to pay for them over the next 30-years. Less rigorous or meticulous reserve study updates — conducted every 3-to-5-years — are also important in helping us maintain an accurate forecast of future expenditures and to ensure adequate reserve funds.
For HRCA, having a reserve study is like having an investment strategy: you set aside funds today to cover future expenses. Success is dependent on understanding long-term expenditures and our ability to fund them through reserves. In order to meet our fiduciary responsibility, HRCA contracts with a professional, independent reserve study company to do this important work and to leave behind a well-documented plan that benefits current and future boards. The Board, Delegates, Finance committee and staff are all committed to the complete financial health of HRCA. Revenue, expenses and reserve fund balances are all under review during the budget process ensuring sound stewardship and fiscal oversight of our community’s assets are in place.

The fall season at HRCA is an invigorating time of the year. During the month of September, final preparations and adjustments are being made to the 2023 budgeting process.
Upon receiving initial direction from the Board of Directors, staff commences in developing a working budget that adheres to the mandates set forth in the Community Declaration, while also employing a visionary, need based approach in programming and event planning. This collaboration continues with input from a citizens financial advisory committee with final adoption made by the delegate body and the Board of Directors.
The outdoor Pickleball court is now open at Westridge, and our new golf simulator will be opening at Southridge.

The physical appearance of a community is the first opportunity to make a positive impression and well-kept streets, yards, and fences all promote a vision of community health, pride, and vitality. Further, a clean and aesthetically pleasing neighborhood increases property values. To keep Highlands Ranch looking its best the fences need to be stained and maintained. Whether you are a newer resident to Highlands Ranch or have been here from the beginning, you may not be aware of the requirement that all homeowners (certain subassociations are exempt) stain their fences/gates in the required color of Highlands Ranch Fence Brown.
To update: In 2018 the Board of Directors passed a resolution to bring uniformity to Highlands Ranch with the Highlands Ranch Metro District by making the only required and approved fence stain color Highlands Ranch Fence Brown. Our department has been working diligently to have all residents comply with the ordinance since that time.
There is a copy located on our website if you would like to review the signed resolution. You can reach this by following the link provided below. Does that mean you have to stain your whole fence? The answer is no. Staining pertains to any homeowner’s fencing or part of a fence/gate which faces or abuts a street, another front yard, park, school or commercial property. This includes split rail fences, privacy fences and gates. Rear yard interior fences and/or rear yard fences between neighbors are not required to be stained. Open space fencing is not required to be stained. Can you leave your fence the color it is now and be ‘grandfathered’ in? Unfortunately, the answer is no. Your fence is required to be stained in the Highlands Ranch Fence WhatBrown.exactly does Highlands Ranch Fence Brown look like? Below is a photo of the stain taken from ACE, Home Depot, Sherwin Williams and Guiry’s for reference. Please note it is available from local retailers only and you can ask for it by name! This is a solid-colored stain. We also have physical examples of the color at our office located at the Eastridge Recreation Center for review.
The kids are back in school. The days are getting shorter. Cooler weather will soon be here. It is about time for those fall maintenance projects to get underway! Take a look at your propertywhat needs to be done? Get ready to rake up those leaves. Trim any trees and shrubs that need to be pruned back in the fall. What about aerating and/or fertilizing the lawn? Anything that you can do now to set your landscape up for success in the spring is great. Wrap-up any projects that you have been working on, as the weather can change quickly. It was just last year that we had a 101 degree day in September followed by measurable snow later in the week!

How do I know if my fence needs staining? The link below to our Fence Stain/Color FAQS page below has numerous examples showing weathered and aged fencing which requires staining. New fencing is also required to be stained.
Now is also the time to start thinking about what improvement projects you may want to undertake in 2022. The number of submittals processed by the Community Improvement Services office slows down a bit during the fall and winter months. It is the perfect time to submit, so you have approval for your project and can start as soon as the weather permits. The Architectural approval is good for one year, so you have time to get the work done. So if you are thinking about painting your home in 2022, or putting in a new patio, submit those plans now. Be sure to look over the Residential Improvement Guidelines for any requirements related to your proposed project. Don’t forget - almost all exterior improvements needs Architectural approval! FALL CRAFT SHOW The HRCA Fall Craft Show returns on September 24 and 25 at the Eastridge Recreation Center. On September 11, we will open the outdoor pool at the Westridge Recreation Center to our four-legged friends so your social dog can enjoy a day of fun, swimming away the summer heat. Space is limited and reservations are required for each session. Sessions are 8:00 - 9:00 a.m., 9:30 - 10:30 a.m., and 11:00 a.m. - Noon. Limit two dogs per adult. Boring cycle rides are a thing of the past! HRCA has just acquired new top-of-the-line indoor cycle bike technology, known as Stages Studio. With our new screen and projector, you will now be able to watch videos, take interactive rides, and see the statistics of your ride all up on the big screen. Friendly competition not for you? You can opt-out of having your statistics show on the big screen and still enjoy the other benefits of our new interactive technology.

As your older children head back to school, be sure to get your toddler involved in some fun classes too! This month we are offering Toddler and Me: Celebrating Grandparents as well as Backpacks in the Sibling Rivalry class. Kreative Kids themes are Backpacks and Lunch Boxes, 2 Times the Fun September theme is Crayons, and our Stepping Stones class will be focused on The Classroom! These great programs give you a bit of a break and give your child a chance to practice important social skills! Classes run throughout the week between 9:00 a.m. and 12:00 p.m. These classes are held in the Westridge Osprey room. THREE BACKCOUNTRY PROGRAMS TO TRY THIS SEPTEMBER Saddle Club, starting September 7 & 8 Trade schoolbooks for riding boots at Saddle Club's an after-school horse focused class that will teach new skills each week. We'll work through groundwork (safety, grooming, breeds, anatomy), Western riding, English riding, and health care. This small-group class will evolve as the participants master their new equine know-how.
Creatures of the Night, September 17, Youth Drop-off: It's time to go to the dark side! Pack yourself a meal and kick off an evening in the Backcountry with a fireside picnic dinner as you get to know about the local wildlife that come out after-hours. We'll get to know some nocturnal creatures before we head out for a night hike filled with fun activities and games that will immerse you in the world of after-dark.
Elk Bugling Hikes, September 16, 17, 23, 24, & 30 The Backcountry Wilderness area is teaming with wildlife enjoying life on our 13-square mile conservation property! Head out into the reserved areas with our seasoned naturalists to observe wildlife in their natural habitat and explore part of the property otherwise not accessible to the public. Our animal focus will change with the seasons!
