STRENGTHS
WEAKNESSES
Strong existing network of public transportation - Swanston street has 8 tram lines operating in high frequencies. Likewise, near the Macarthur Square, there are four different bus routes and tram no.96 that connect the area with the CBD and the North-eastern suburbs.
Parking – there is a great amount of public space that is dedicated to parking. Even though this is hard to avoid due to the high demand for parking in the suburb, it is an opportunity cost to the public on the potential for other uses.
Cycling lanes to courage the use of bikes – this reduces the carbon emission, the traffic, and noise pollution due to potentially fewer drivers on the roads.
The narrow allieys in Carlton can be potentially dangerous during night time. There are narrow paths that are not well-lit and it’s a potential hazard because many residents walk and cycle.
A high percentage of commuters uses more sustainable modes of transport such as walking, cycling and public transport in comparison to Victoria in general. This is perhaps due to the region’s proximity to the central business district and the high availability of amenities. The rich historical context gives a sense of identity to the suburb. The Victorian residential architecture are generally one or two storeys with similar heights. This provides a cohesive streetscape that is harmonious. The green space in the middle of Macarthur Square provides a sense of community and neighbourhood. The lawn frames the area with buildings on each side facing towards each other. The spatial quality of the street differentiates itself from other streets, giving a sense of arrival entering the square. OPPORTUNITIES Better connection with the western suburbs – while the transportation near Macarthur Square is already great, the 4 different bus routes seem to be going in similar routes and directions. There could be improvement on connectivity by having a more diverse coverage with public transportation. Increase in density through strategies other than building higher – the Victorian buildings in Carlton are generally attached together. This provides great opportunities to develop and increase housing density in blocks. A well-thought out composition can increase the intensity of land use.
THREATS Future pressure on existing infrastructure and housing – Carlton’s population is predicted to continue to grow rapidly for the next 5 to 10 years. This means that the existing public transport and housing might not be sufficient to adapt to demographic change. The loss of cultural identity – currently the majority of Carlton’s population is no longer the first generation of Italian immigrants and other settlers that came during the gold rush. The most residents in Carlton are international students. While this is great multiculturism, the suburb also has a high mobility rate as most students only rent their places and live in the suburb for a relatively short period. This makes it difficult to develop a strong sense of neighbourhood.
PRECEDENTS
Entrance to the house is located to the side – different to approach of a front entrance leading into narrow space in Victorian housing. The site on Macarthur Square is at a corner, hence there is opportunity to create different entrances and thresholds.
Use of different textures – Similar to the way that architecture in Carlton mixes various textures and material (e.g. blue stone, timber, and bricks)
Deciduous trees that provide shading when needed – thermal comfort and microclimate.
The site is surrounded by public space on three sides – the strategic opening and barrier create the separation of public and private space.
Deliberate blurring of the indoor and outdoor – a share garden and internal outdoor area encourage neighbours to interact
The three apartments have different floor plans for occupants of different needs. Different designs also ensure that there is individuality with dense housing.
Multi-residential housing – the three apartments appear as one single dwelling. The architect realised that there are very limited options when it comes to choosing in between the large single-family house and isolated apartment – the interlocking design allows a sense of community to be built while increasing the density and providing privacy. Three focus on the development of the design - community, sustainability, and cost
