SLEEK SPACE SAVING SOLUTIONS FOR YOUR HOME

No matter the size or square footage of your house, it’s likely that you’ll one day feel like you’ve run out of space. Worse, when you begin seeking storage solutions, you may find that many options are all utility and no style. Here are some tips for addressing your space and storage issues without sacrificing design.

MAKE THE MOST OF EVERY AVAILABLE SPACE

You may be surprised to discover how much space is actually wasted in the walls of your home. Get creative about ways you can use these areas to your benefit. Have a crawl space beneath your stairs? Replace stair risers with drawers where you can store shoes or sporting equipment. Or, use the empty space for a built-in area. If one wall of your stairs is in a main living area, replace the wall with a recessed reading nook or desk. Use your room’s corners! Corner shelves are ideal for smaller spaces. For a neat, stylish look, stack two or three floating corner shelves above one another. You can also purchase (or build) corner desks, which will free up valuable wall space in a smaller room.

Table-top and floor lamps provide much needed light in smaller spaces, but can easily be replaced with stylish hanging lamps. Like high shelves, hanging lamps also have the added benefit of creating a sense of height.

USE MULTI-FUNCTIONAL FURNITURE

Tables with drawers, storage ottomans, and sleeper sofas are must-haves in homes with limited space. In children’s rooms, use beds that have drawers beneath the mattress and/or shelves in the headboard. One large multi-purpose piece of furniture in the room will give you more space for other kids’ items (and will keep those items out of your living areas).

THINK OUTSIDE OF THE CLOSET

Try a high shelf to draw the eye upward while creating an appealing storage and display area. Hang one long shelf around the upper perimeter of a room, or just along one wall.

Wardrobes are sleek alternatives in homes or apartments without adequate closet space. Exposed closets can be extremely stylish and effective storage solution. These are particularly popular in nurseries, where the parents’ favorite outfits can be displayed as part of the room’s décor.

Rather than using nightstands or end-tables, install small, low shelves next to beds and couches. This not only frees up the space around larger pieces of furniture, it also eliminates the clutter that tends to accumulate on side tables.

You can easily double your closet’s capacity by adding a second hanging bar or rack beneath the existing one. In a guest bedroom closet, or anywhere you don’t hang clothes, install wall-to-wall shelving for an instant increase in storage space.

Wall mounted, fold-away Murphy desks are ideal for home offices. When not in use, simply fold the desk back onto the wall.

Marble countertops? Been there, done that. Now that a number of kitchens are taking on a more modern look, options outside of marble are in high demand. Kitchen countertop options can range from subtly chic to “Top Chef ” worthy. From butcher’s block-inspired countertops to kitchen countertops made of glass, these are just a handful of the creative options available for your kitchen.

Butcher Block

For a cost-conscious option that still packs a punch in the looks department, there’s butcher block countertops. There are a variety of wood options to choose from, but do remember that butcher block countertops need to be wellmaintained in order to keep their beauty. If the idea of replacing all your kitchen countertops with butcher block seems intimidating, start off small. If your island has a kitchen, you already have an ideal starting point.

Concrete

While concrete might seem like a material that would be better suited for your floors, this kitchen countertop option is both bold and breathtaking. Like most countertop options, concrete does come with its own list of pros and cons. On the plus side, your concrete kitchen countertops boast an unlimited set of options when it comes to color and staining. Additionally, concrete countertops can take on any shape or size, a feat that proves difficult for other materials. If concrete is your pick for your kitchen countertops, keep in mind that sealing is vital since concrete is porous, which makes it vulnerable to stains.


Glass

Kitchen countertops made from glass are downright gorgeous. At first thought, glass countertops might seem like the most fragile option for your kitchen, but in actuality, it’s quite the opposite. Not only are glass countertops quite hygienic, they’re also heat, stain, and scratch-resistant. To copper-ize your countertops, you have to laminate a sheet of copper to your countertops. Glow-In-The-Dark

Remodeling your kitchen countertops might be the quickest way to bore your kids into oblivion. Throw glow-in-the-dark countertops into the conversation and watch how quickly your kids become countertop connoisseurs. Believe it or not, this quirky countertop option is possible. Among the options available for a glow-in-thedark countertop is ThinkGlass. ThinkGlass uses LED lights that are embedded into countertops to create a brilliantly, blue glow. Another option for glowing countertops is Glow Stone, which can be added to concrete countertops. Stones comes in a variety of sizes and colors for ultimate creativity.

Antique Allure

If you have a flair for the old-fashioned, antique countertops may be a worthy option. Antique kitchen countertops are available in a number of materials, including antique wood and antique granite. Antique wood offers more of a charming, whimsical look while antique concrete boasts a lively, coastal charm. In addition to providing a unique option for your countertops, antique granite and wood also put recycled material to good use.

Engraved Wooden Countertops

Looking for a simple, personal touch for your kitchen countertops? Family initials or a short quote can be engraved into your wooden or butcher block countertops using laser engraving. Be sure not to ditch your cookbooks though; as tempting as it might sound, engraving your favorite casserole recipe into your kitchen countertop likely isn’t going to happen since laser engraving does come with some size limitations. QUESTIONS YOU SHOULD ASK MORTGAGE LENDERS

Buying your first home may seem like a scary process, but it’s also a fulfilling learning experience and a big step towards financial security. There’s no right way to begin the home buying process, but the lending process is a good start. Consulting with lenders first will help you narrow down your budget, understand your credit, purchasing power, and specify what homes you can afford before getting in over your head. A good lender will not only answer client questions, but will do so promptly and with clarity. Here are some key questions to ask:

WHAT IS THE INTEREST RATE? You should ask your mortgage lender for a quote on the interest rate. Compare interest rates among lenders and settle for the lowest rate that you qualify for. Keep in mind that the interest rate, the mortgage balance and the loan term determines your monthly payment. The lower your interest rate, the smaller your monthly payment.

HOW MANY ORIGINATION OR DISCOUNT POINTS CAN I PAY? A point is a fee paid to the lender at the closing in exchange for a reduced interest rate. For instance, one point is equal to 1% of the loan amount. Your lender may charge discount points, origination points, or both. How many points are included in the interest rate, and what are the benefits of buying more? Discount points are prepaid interest and are taxdeductible, while origination points are fees charged by the lender to cover the cost of originating the loan.

IS THERE A PREPAYMENT PENALTY ON THE LOAN? Planning to pay your house off sooner than your loan term? Some lenders charge for that. Once contracts are signed, lenders regulate the payoff terms of your loan. Paying a mortgage off early can unfortunately result in an expensive penalty. Prepayment penalties are often 80% of six months interest. Ask your lender if they have one, and plan in advance.

HOW CAN I LOCK IN THE INTEREST RATE? Scoring a great interest rate is half the battle; you’ll want to lock in the interest rate because rates fluctuate. If the rate rises, the homebuyer will not be impacted, but if the rate falls, you may not be able to take advantage of the new low rate. Ask for your lender’s loan processing time to ensure your rate is secure during a rate lock.

WHAT ARE THE CLOSING COSTS AND DOWN PAYMENT? Months or even years before a home purchase, prepare your finances for the down payment. This is important because the average down payment on a home can run you 20% of the value of the home. Closing costs are less expensive (but still pricey), and may include loan-origination fees, appraisal fees, attorney fees, and other additional fees. Get a written estimate from your lender within three days of applying for the loan.

WHAT MIGHT DELAY MY APPROVAL ON THE LOAN? Delays are often times unavoidable. Unsent papers, missing signatures, and any change in employment status, an increase or decrease in salary, or even change in marital status can cause delays. Regularly following up with your lender can help speed things up, and you’ll soon be on your way to homeownership!

When visitors or potential buyers see your home for the first time, make sure your tired old mailbox doesn’t leave them with the wrong impression. These quick and easy mailbox makeovers will help you instantly improve your home’s curb appeal.

Perhaps the best way to give your mailbox a more charming presence is by creating a lovely space for it. Plant brightly colored flowers or low-maintenance shrubbery in a small garden around your mailbox. Then, use an edge trimmer to create a neat perimeter around your new flower bed. If other areas of your yard are trimmed-in with brick or concrete blocks, keep the look consistent by using the same material around your mailbox.

TIP: Steer clear of loud or neon colors like

For a quicker fix, try sprucing up your mailbox’s post. Metal or wrought iron can be easily spray painted. If you have a traditional wooden post, first check the post for any rotten or chipped away areas. If your home has a garage, converting it into a living space could be a great investment of your time and money. A conversion costs less than putting on an addition, and boosts a home’s resale value by thousands of dollars. Although conversions are typically done to add a spare bedroom or a home office, by adding a sleeping loft and a few other amenities, the space can be transformed into a mini guest house, or used as income property. So what does it take to convert a garage into a lofty living space? A typical garage conversion will add between 400 - 600 feet of livable space to your home, but could cost upwards of $15,000 or more, depending on how extensive the transformation is. Since a garage already has a foundation, walls, and roof in place, that is still only about half of what a full-scale addition would cost. Attached garages will cost slightly less to convert than detached structures, as their electric, heating, and plumbing systems can usually be connected directly to the main house. Unless you are a whiz with a saw, and know a thing or two about wiring, you may want to consider hiring a contractor to either do the entire conversion, or to act as a consultant, especially during the planning stages. A garage conversion requires bringing the structure up to code for habitation, as well as acquiring building permits, and undergoing inspections during each phase of the work; an experienced contractor can help ease all of these processes. If you are a do-it-yourselfer, you can always save money out of pocket by finishing the conversion on your own once all the approvals are in place.


There are a few structural deficiencies to consider when transforming a utilitarian garage into a functional living space, including upgrading the flooring. Floors may need to be raised in order to install insulation over a concrete slab; it will most likely require leveling as well, since older garage floors typically slope towards the bay door. Finish the floor by painting it with matte enamel paint to make the concrete less slippery. A livable space means more electricity in use, so plan to install additional wiring and outlets. If you are connecting the wiring directly to your home’s electrical system, it will need to be amped up to accommodate the added usage. Since garages aren’t typically set up with temperature control systems, walls should be fiberglass insulated, drywall added, and heating/air conditioning units should be installed. Alternatively, you can opt for more affordable space heaters and ceiling fans. The most successful garage conversion looks and feels like it has always been livable space, rather than just a spruced up bay for cars. One way this can be achieved is by installing windows. Floor to ceiling windows can be particularly dramatic in a small space. Skylights are a good option for a small garage home because they let in lots of natural light and don’t take up valuable wall space. Replacing or transforming large, cumbersome garage doors can be one of the biggest challenges of a conversion. One option is to pull them out altogether and replace with a standard door frame and exterior walls; use French or sliding glass doors to add the illusion of more space to the interior. If you choose to leave the original bay doors intact, be sure they are properly caulked and insulated. Getting the best use of every available inch of the garage’s interior space is key if you are planning on using it as a living space, so consult with an architect or contractor about how to best accommodate a bathroom and kitchen area, as well as the optimal placement of wiring and plumbing. To give your conversion real impact, take advantage of a high ceilinged garage to install a sleeping loft. Tucked up under the eaves, and accessed by a retractable ladder, a sleeping loft will free up usable floor space, and can be adapted to hold built-in storage as well. Use an open railing to give the space an open feel and to allow for air circulation. Interior design elements are nearly as important as structural changes when it comes to creating an appealing living space. Use light or neutral paint colors, and arrange furniture to best emphasize an open floor plan. A little clutter goes a long way in a small space, so add built-in units and use furniture that doubles as storage. Take advantage of vertical wall space with plenty of shelving.

Whether you hire a contractor or do it yourself, converting a garage into a lofty living space will be well worth the investment.
