Whether you're selling your house or just want to have the best looking property on the block, first impressions start with curb appeal. While trimmed hedges and immaculate lawns may go a long way towards creating a good impression, tired siding and dated architectural details are harder to hide. Make over your home’s traditional façade with these high-impact updates.

IT’S PAINTING TIME!

Painting can be one of the least expensive ways to make a big change to your home’s exterior. Wood, brick, and vinyl siding can be painted to give an older home a contemporary feel. But while you may be tempted to use your favorite shade of blue, or play it safe with a boring beige or standard white color palette, consider your home’s architectural style as well as the region you live in before deciding on what paint colors to use. Be guided by other homes in your area—popular choices like dark gray and black trim may be right for some neighborhoods but may not work well on a Cape Cod cottage or a desert adobe.

UPDATE SIDING

Although it can be an expensive investment, replacing the siding on your house can really up the wow factor of an otherwise ho-hum exterior. Replace old, worn out wood or traditional vinyl siding with stucco, or, for a contemporary look, mix and match siding materials such as stone or brick with horizontal wood shingles or the latest in sustainable vinyls. Depending on a home’s basic structure, pairing steel panels with concrete siding can turn a traditional façade to an ultramodern showstopper. If replacing siding on your home’s entire exterior is beyond your budget, consider only refreshing the panels on the front of the house, drawing attention to the entrance. KICK IT UP A NOTCH

Along with paint and siding, one surefire way to spruce up an outdated façade is to add architectural elements such as pediments and decorative panels, or by creating an arched entryway. To avoid a muddled appearance, keep all the architectural enhancements within the same overall design style.

Finally, don’t overlook details when updating your home’s exterior. Create a fresh, new look by replacing outdated front facing window trims and shudders, and give your garage doors a facelift with new hardware and paint. Add the finishing touches to your home’s makeover by re-paving walkways, adding a grouping of outdoor benches, or by installing an eye catching water feature.

MORTGAGE MYTHS DEBUNKED Buying your first home is one of the most intimidating and overwhelming purchases that we make in our adult lives. The idea of a mortgage can be daunting, and you may question your creditworthiness, your financial obligations as a mortgage holder, and what it means to have a home as an investment. Often times, consumers are misled by their own misconceptions and have yet to learn the facts about mortgages. To here you along the way, here are some common mortgage myths and the truth behind them. A HIGH CREDIT SCORE ISN’T A MUST

YOU DON’T NEED A 20% DOWN PAYMENT

Many home hunters think that a high or near perfect credit score is a necessity in order to qualify for a mortgage in the first place. Thankfully, this is false. Some first-time homeowners haven’t adequately built up their credit, so there are fortunately loans out there, such as a FHA loan, that have a minimum FICO score requirement of 580. If your credit score is lower than this, consider taking a few years to better build your score. A higher score can mean more flexibility in home buying.

The 20 percent marker as a goal for down payment is nothing less than intimidating. These days, there are many loans that do not require 20% down. The previously mentioned FHA loan can require as little as 3.5% down. The downside to this is the required PMI (private mortgage insurance) that is tacked on top of the mortgage payment as a protection for the lender. One unconventional route is taking out a loan for your down payment on top of the mortgage loan, but this much borrowing can get out of hand quickly. Keep in mind that the lower the down payment, the higher the monthly mortgage payment.

A HOME INVESTMENT IS A NOT-SO-SURE THING Some people believe that buying a house as an investment opportunity is a sure thing for return on investment. This simply is not the truth. Although a house can hold its value, it’s important not to go into home buying with only returns in mind. The housing market is a fickle creature, and even when things are good, values rise slowly. Remember that it takes a while to build equity, particularly if your down payment is small. The first few payments in the life of a loan go towards interest, not the equity nest egg. Even if you are approved for a large mortgage loan, remember to keep the location of the home, as well as how well the home works for you, at the forefront of your mind, rather than being investment minded.

PRE-QUALIFIED IS NOT PRE-APPROVED Before you begin your home perusal, start with a stop at the bank. Find out what you are pre-qualified for and let this number help navigate your hunting. Don’t be fooled, though. Pre-qualifying doesn’t guarantee that you will be approved for that amount in the final purchasing hour. Once a home is decided upon, a lender will use things beyond your stated income to determine your approved amount. This includes things such as past tax returns and credit score. Further still, credit checks or major purchases up until your closing date can take a toll on what your mortgage lender will give out.



When was the last time you reviewed your home’s insurance coverage? As your life changes, so do your insurance needs, says the Insurance Information Institute (I.I.I.). Now is the perfect time to get your insurance policy in order by taking the time to ask yourself the following:

Is my home covered for its full rebuilding cost? Review your policy to make sure that you have enough insurance to rebuild your home. If you have made major improvements to your home, such as adding a new room, enclosing a porch or expanding a kitchen or bathroom, you risk being underinsured if you don’t adjust your homeowner’s insurance coverage limits.

Do I have enough coverage for expensive items? Have you bought or received any valuable jewelry since you purchased/renewed your policy? When was the last time you had the items you owned appraised? Standard homeowners insurance has dollar limits for the theft of certain types of expensive items like jewelry, furs and silverware. This means that the insurer will only pay the amount specified in the policy – generally $1,000 to $2,000. Do I have enough liability insurance to fully protect my assets? Standard homeowner’s liabilities pay for judgments against you and your legal fees up to a limit set in the policy. However, in our litigious society, you may want to have additional protection—that’s what an umbrella liability policy provides. An umbrella policy kicks in when you reach the limit on the underlying liability coverage in a homeowner’s, renter’s, condo, or auto policy. If your assets have recently increased, you’ll have more to lose and may want to consider this extra layer of protection.

Should I rent out my house during the vacation period? Whether you own a second home that you plan to lease to a tenant, or want to rent out your primary residence, the first step is to call your insurance professional. Depending on the rental scenario, your standard homeowner’s policy may not cover losses incurred while your home is rented out. In that case, you should consider a more specialized insurance policy.

With the hectic pace of life today, there’s less time to devote to renovating our homes. As a result, using a contractor has become a more common option. Here are 10 questions you should ask your contractor before your project begins.

1. Is your paperwork up to date?

Requirements for a license vary from state to state and even city to city. Hiring a licensed contractor means that they comply with local regulations and standards. Ask for proof of insurance before any contracts are signed.

A contractor is a project manager, controlling everything from supplies to personnel to billing and collections. Ask specific questions: How do you keep costs down? Where do you get your materials? How do you manage deadlines?

Seeing is believing. Ask the contractor for a list of references. Visit or contact the homeowners to ask if they are happy with the end product and working with the contractor. If your contractor works with subcontractors, make sure they can provide references.

Set specific expectations. What happens when deadlines are missed? Under what circumstances can you expect compensation? Under what circumstances will you just have to swallow it?

3. Who is on your crew? Just as you want to be sure the subcontractors have references and proper licensing, you want to know how long your contractor has worked with them. Who will be in your home? How often? Who’s in charge when the main contractor is not there?

4. What does the contract cover? If it isn’t in the contract, don’t assume it will happen. Make sure the contract accounts for your needs, not only for the work being done, but how, when and where. A well-written contract is necessary to guarantee the scope of work is performed to your satisfaction.

5. How do you expect payment? Contractor projects can range from hundreds of dollars to hundreds of thousands. Make sure you know up front what their expectations are for payment. Are the discounts they may get from suppliers passed on? Is a payment schedule an option? Checks? Credit cards?

8. What will you do to keep my home and property safe? Many remodels require parts of your home to be exposed for periods of time. If anything is stolen or damaged, who is responsible?

9. What are you worried about? Test a contractor’s candor and experience by asking what worries them about your project. This is a great way for you to know areas that require your close attention and areas you may need to be more flexible.

10. How will we communicate? With any relationship, communication is key. Does your contractor text or email, or prefer the phone? When changes are needed, what is the decision making process? What is the protocol for an emergency? Also, discuss boundaries for communicating after hours. Clarify who will build each step in the renovation. Your Lawn Care To-Do List Taking the time to care for your lawn will offer a huge pay off in the long run. Efficient lawn care and lush landscaping helps to increase the overall value of your home. You’ll be glad you did when selling time comes around!

1. FERTILIZING Providing nutrients to your lawn is good for strengthening roots and increasing the nutrients stored no matter what time of year. It is a good rule of thumb to apply fertilizer about 2-3 weeks before the ground freezes so plants can start to take up some of the nutrients. While the top growth of grass stops, grass plants are storing nutrients and energy for the next season.

2. AERATING Aerating is the process of removing plugs of soil and thatch from the lawn. It encourages deep rooting, improves water and nutrient penetration, and promotes growth of beneficial soil microorganisms.

3. MULCHING If you prefer not to rake or bag grass or leaves, mulching with a mower is an ideal alternative. Be sure to mulch leaves only when they are dry to avoid damp and wet leaves clumping or building up under mower decks.

4. COMPOSTING Creating a compost pile allows you to turn organic material into rich soil. Create a compost pile with decaying yard matter, such as vegetables, grass clippings and leaves, which can provide nutrientrich soil for spring planting. For best results, alternate layers of “brown,” or high carbon materials, with grass clippings.

Taking these steps will prepare your lawn for selling season. You’ll have the best curb appeal on the block!

10 Air Quality Control Tips for Home and Health By Suzanne De Vita

Air quality has a direct impact on our health, both in and outside of our homes. While much is being done to improve the air outdoors, maintaining a healthy level of air quality inside is evenly important. A range of triggers can lower indoor air quality, including carpets, chemical cleaners, heat sources and humidity. Build-up of these pollutants may result in “Sick House Syndrome,” which poses health risks to residents if not addressed. Airborne lead particles and radon are especially harmful. Opening windows can significantly improve the quality of the air in the home, but in many households, doing so is just one of several necessary steps. A checklist: 1. CLEAN YOUR HOME FREQUENTLY; preferably with natural or non-toxic cleaners, a HEPA-filter vacuum and a mop. Regular cleaning eliminates dust, which could be contaminated with lead if the home was built prior to 1978.

5. DISPOSE OF PAINT, GASOLINE OR ANY OTHER CHEMICALS at a certified hazardous waste disposal center. Visit search. earth911.com to locate a local facility. For future paint projects, purchase products labeled “low VOC.” 6. REPLACE THE FURNACE FILTER every three months to reduce the amount of airborne dust circulating through the home. 7. REMOVE WALL-TO-WALL CARPETING, if possible—it traps particles that can exacerbate allergy and asthma symptoms, and may even contain formaldehyde, depending on the manufacturer. (Pressed wood materials, such as cabinets and furniture, may also release formaldehyde.) 8. PLACE PLANTS WHERE POSSIBLE. House plants filter out airborne toxins, including ammonia and benzene, that can be detrimental to health. To reap the most benefits, use these NASAapproved species.

2. AIM FOR LESS THAN 50 PERCENT HUMIDITY INSIDE THE HOME; a higher percentage can lead to mold. A hygrometer can help determine the humidity level. Use an exhaust fan while bathing, cooking or using the dishwasher. Invest in a dehumidifier, if necessary.

9. REMOVE SHOES WHEN ENTERING THE HOME, and place a floor mat at each entrance to deter any pollutants tracked in by guests. Dirt and pesticides brought in from outside can become airborne inside the home.

3. TAKE CARE NOT TO DISTURB LEADPAINTED SURFACES; especially if remodeling the home. If the paint is peeling, consult a lead removal specialist as soon as possible.

10. INSIST THE HOME REMAIN SMOKEFREE, if possible. Secondhand cigarette smoke, which lingers long after the smoker leaves, can have devastating effects on members of the household, including children and pets.

4. TEST FOR RADON. Most hardware stores carry do-it-yourself testing kits, and some utility companies offer the service free of charge. A qualified professional can conduct a longer-term test to determine radon levels at varying times throughout the year. He or she may recommend installing a radon mitigation system.
