HULL company GGP Consult, a firm of consulting engineers and project managers, has invested £1.3m in a new high-tech base. The business held a champagne opening with a special guest, Hull’s champion boxer Tommy Coyle, to mark the launch of the premises in Hallam Road, Priory Park East, west Hull. Mr Coyle said: “I’m proud to have partnered with GGP in opening their new offices. “It’s great to see such fantastic investment in Hull and GGP giving the people of Hull great employment opportunities. “I would like to wish GGP great success going forward.” The purpose-built, two-storey, 9,000sq ft office space with parking underneath, signifies a new chapter for the ever expanding, multi-disciplinary design consultants. Jim Gabbitas, GGP managing director, said: “We are really proud of our new offices, which will allow GGP Consult to expand and develop new technologies for the foreseeable future. “Designed by GGP Consult, this iconic building boasts great views of the Humber Bridge and River Humber, providing spacious open-plan working areas and breakout zones. “We have created a great place to work.” Over the past 22 years, GGP Consult has expanded to a team of 65 employees and is still actively recruiting.

Heading east to offer more workspace ONE of the partners behind a successful business centre in west Hull is to embark on a similar project in east Hull after agreeing a lease on a vacant office building. Les Bennett has ended his involvement with West1, in West Dock Street, to concentrate on the new centre, which will open in August in Emily Street, in the heart of the city’s burgeoning renewables sector. He said: “We’re less than half a mile from the new Siemens factory, so we hope to capitalise on their supply chain, and there is a lot of other new development going on in the area, starting with a new Lidl supermarket right next door to us.” Mr Bennett became aware of the Emily Street site through his relationship with Garness Jones, which acted for original owners InterBulk. Paul White, agency director at Garness Jones, said: “When The Beacon presented InterBulk with the ideal location to grow their business last year, Mr Bennett was already looking at this site. “We worked closely with Mr Bennett and his partners on the development of West1 and it is clear that he has the knowledge and expertise to repeat that success. “The new business centre will have modern facilities and is in an excellent location. “It will be refurbished to a high standard and is aimed at a market sector which is seeing increasing demand.” Phase one of the refurbishment programme will bring improvements to almost 5,000sq ft on two floors. A second two-storey building will provide more than 8,000sq ft of office space.

New £1.3m base for GGP Consult Continued from PAGE 1 As the new office is adjacent to the A63, it is convenient for workers from both sides of the Humber and as far away as York and Selby to make the daily commute. “We also employ a lot of home-grown talent,” said Mr Gabbitas. “Many of our senior members of staff joined us at a young age and were sponsored through their college qualifications and university degrees. “This is something we continue to invest in with many of our younger members of staff currently attending Hull College.” Featuring a large reception and webbased conference suites to the front of the second floor, the new office provides views of the Humber Bridge as well as the local business park and surrounding area. The second floor also houses the growing Rail Team, who are employed by tier one suppliers to Network Rail. The GGP Rail Team work on a multitude of rail projects from conception to completion. The first floor holds the majority of the civil, structural and mechanical engineers and CAD technicians, who use the most up-to-date 3D modelling software, including CAD, Revit, 3D Civils, BIM and SolidWorks. The first floor is also home to the architecture and 3D laser scanning departments, who are currently working on large projects for clients within the power, industrial and commercial sectors, to name a few. Mr Gabbitas said: “The year ahead holds exciting times for GGP Consult, with an ever increasing staff force and more involvement in key projects in the local area such as the DoubleTree by Hilton Hotel, due to start on site imminently, and the proposed Hull Integrated Care Centre, which will be located on the former David Lister School site.” NatWest provided a six-figure loan to support the project. Linda Simpson, senior relationship manager at NatWest, said: “GGP Consult has maintained a steady stream of work over the past few years, which is down to the excellent service provided by the team. “The new office facility secures the firm’s long-term future in the area and we wish the business every success for the future.”

A FAST-GROWING Beverley company has moved into the first Grade A offices in the town after the entire staff gave the thumbs-up to the move. Local Transport Projects (LTP) has taken 2,200sq ft of first-floor offices at Armstrong House, part of regeneration leader Wykeland Group’s Flemingate development. The business was attracted by the high-quality working environment with cafés, restaurants, shops and public transport close by. Directors Tony Kirby and Andy Mayo committed to Armstrong House after inviting their entire team to visit their prospective new premises. Mr Kirby said: “We’ve got a cracking team who have been integral to the growth and success of the business and we couldn’t make a decision like this without their input. “We have worked with Wykeland for quite a long time, including on Flemingate, so we know the quality of its developments. “We’re also members of C4DI in Hull – another Wykeland development – and that space inspired us. “We didn’t want to go to a soulless industrial estate. High-profile local projects have included developing the travel plan for the University of Hull campus redevelopment and highways assessment and design work for RB’s £105m new research and development centre of excellence in Hull. The directors formed the company 12 years ago and it now has a staff of 15. Over the past four years LTP has seen turnover increase by 50 per cent and needed new offices to support further growth. The company is due to move into Armstrong House next week, following completion of the fit-out by Hull-based Chameleon Business Interiors. Mr Mayo said: “This is a key part of our overall growth plan.

“We have recruited new staff at a high level to generate more business, so we are investing in new staff and in additional skills for existing staff. Armstrong House, which is just a stone’s throw from Beverley Minster and offers views over the historic building, has a further two suites available to let – 4,000sq ft on the first floor and 4,000sq ft on the second floor. The suites can be split as required. £120m development THE £120m Flemingate development – Beverley’s largest-ever regeneration scheme – is a mixed use project by Wykeland. It includes brands such as Debenhams and H&M, as well as being home to the East Riding College campus, an 80-bed Premier Inn hotel and six-screen digital cinema, Parkway. Lettings at the site, a two-minute walk from Beverley station, are being dealt with by agents PPH Commercial and Scotts Property.

THE boss of a global office and workspace company has spoken about the possibility of continued investment in Hull, seeing the city as a prime spot for start-up and expanding businesses. Regus opened a centre in Norwich House, in the heart of the city, offering 64 offices and 216 work stations, late last year. The response to the Savile Street facilities, and the fact that Regus is seeing growing numbers of small and medium-size businesses looking for available office space on flexible terms, means the company will consider other opportunities in Hull, according to Richard Morris, UK chief executive at Regus. “We have made the right choice in investing in Hull,” he said. “We expect there to be continued interest and demand and, if that happens, we will look to other locations in Hull as well. “We are always looking for new places to grow and develop.” Mr Morris explained that the Regus concept enabled people to “plug in” to a network that extended far beyond one base. “We are quite unique in that no other company has a national or global network of on-demand workspace,” said Mr Morris.

REGUS was founded in Brussels, Belgium in 1989. The company has a network totalling 3,000 locations across 120 countries. Regus centres provide a range of workspace options and business services, including meeting rooms, drop-in business lounges, part-time and virtual offices, serviced offices, and video conferencing. The company also operates Regus Express workspace, designed to be used as “third spaces,” bridging the gap between the office (the first space) and the home, (the second space). The Regus Express network already covers motorway service areas, retail parks, shopping centres and airports.

‘CONTINUED INTERESTS’: Richard Morris, UK CEO for Regus. “There are local providers who can provide flexible spaces in one location, but we can provide a location in Hull that reaches a network of 400 locations in the UK and 3,000 locations worldwide. “Local feedback is very positive. “The city of Hull is undergoing immense regeneration and is a prime spot for businesses looking for a well-connected, ‘up and coming’ location, so it made perfect sense to feature it in our UK expansion plans. “Since opening last November, the centre has welcomed a diverse range of companies of

various sizes and from diverse sectors. “They include solicitors, estate agents, alternative energy providers, aeronautical companies and IT providers.” Mr Morris said an increasing number of firms were looking to opt out of expensive fixed-term lease accommodation and workers wanted flexible working facilities. “Companies in Hull are becoming more cost conscious and the use of pay-as-you-go workspace options is increasingly popular,” he said. “I think businesses like the idea of having the ability to use

our local and flexible bases because it is a cost-effective and easy way in which to fulfil space needs. “Every new company needs a base to meet prospective clients in a convenient location.” Facilities at Norwich House can be hired by the hour, half day or full day – right up to 24 months if required.

RETAIL: Profits have fallen as women’s clothing chain Bonmarché, which has stores in Hull, Beverley and Bridlington, has battled challenging conditions in the sector. But the outgoing boss of the group, Beth Butterwick, said it was “now well-placed for the future”. Total revenue growth for the year to March 26 was down 5.3 per cent, from £178.6m to £188m, while like-for-like sales grew by 0.7 per cent and online sales grew by 3.6 per cent. In line with Bonmarché’s revised expectations, profit before tax was £9.6m, a decrease of 22.9 per cent on the prior year, and underlying pre-tax profit before exceptional items fell by 14.5 per cent to £10.6m. Ms Butterwick, who will be succeeded as chief executive by Helen Connolly later this year, said Bonmarché’s performance had been achieved amid difficult trading conditions. “We have emerged from this period with a clear focus on our five key strategic pillars for growth,” she said.

TAKE IT FROM SOMEONE WHO KNOWS ... LEGAL: The start of Euro 2016 means employers are likely to see an increased demand for time off, experience problems with lateness, sickness absence and possibly a reduction in productivity during the tournament. Employers should act fairly, consistently and follow their own procedures when considering requests for time off. Employers may wish to be more flexible when allowing employees leave during the tournament, with the understanding that this will be a temporary arrangement. Some employers may want to consider implementing flexible working or shift swaps. An employee who has been refused leave or who does not believe it will be granted may not turn up for work, or call in sick during the tournament. While this is likely to raise suspicions, employers should take care not to jump to conclusions. Unauthorised absences/ lateness should be investigated before disciplinary action is considered. During the tournament there may be an increase in the use of social media, the internet and requests to watch matches during working hours. Employers should have a clear policy on web use and ensure this is clearly communicated to employees. Employees should be advised that abuse of such a policy will result in disciplinary action. Finally, to avoid the headache of low attendance at work and a flood of holiday requests, employers may decide to allow staff to watch or listen to the games at work, which may well boost morale and team spirit within the workplace.

DUNNS Bunns is a new family-run delicatessen business in Elmbridge Parade, Greatfield Estate, Hull. It is staffed by Lucie Dunn and her motherin-law Samantha Dunn, and, as its name suggests, serves buns and a great variety of other sweet and savoury foods. Lucie, who was working in retail, and Samantha, who used to work for Fletcher’s bakery in Hull before moving into the caring profession, hit on the idea of having their own business and sought the help of NPS Humber Ltd to find the ideal let for their venture. “We are getting positive feedback,” said Lucie. “We are always hearing from people about the things they used to be able to get and we are looking to bring them back, things like chocolate concrete.” Dunns Bunns does all its baking on the premises, so its pies, quiches and cakes are all fresh from the oven. “It’s an open doorway, with a flyscreen, from front to back so people can see through to our work preparation area,” said Lucie, who is from the estate. “We have scales to weigh everything so, if some of our older customers just want one or two slices of meat, this is what we serve. “We are also offering a local delivery service for free, so if the elderly can’t get out, they can have our number and we are happy to walk their order round to them.” Simon Preston, estate surveyor at NPS Humber Ltd, said: “We are happy to announce the recent letting of the shop to Lucie and Samantha. “They initially approached NPS late last

AN EAST Riding development company has completed another major project with the handover of a state-of-the-art facility for independent hospital group Spire Healthcare. Beverley-based Lovel Developments is now working on a series of new housing and healthcare projects, which promise to bring benefits across the region. Philip Lovel, managing director, said: “We continue to build on our reputation with the success of this project and the completion of a housing and health scheme in Market Weighton. “We’ve got some exciting future projects with the remaining phases of this site and with two new housing developments expected to start early next year. “We’ve also got more housing and health work in the pipeline.” The latest project has seen the completion of Lowfield Clinic, a new building which is opposite the existing Spire Hull and East Riding Hospital in Anlaby, and part of a £3.4m investment programme by the group. Chris Harrison, hospital director, said the new building will become fully operational during the summer and bring significant benefits both directly and by enabling reorganisation of facilities within the main hospital. will enable us to install new MRI and CT scanners, with a wider range of scans and more in-depth diagnosis.” Two hundred parking spaces are also being provided within the new site. The hospital, which opened 30 years ago, also expects to add at least ten jobs to its existing workforce of 400 as a result of the current investment programme. Hull-based contractors Hobson & Porter provided work for 340 people after beginning construction last June. Wayne Cropp, the company’s project manager, said: “The majority of those are from the local area, with local sub-contractors appointed to roles from mechanical and electrical work to decorating.”

Industrial units primed for businesses to thrive

HULL construction firm Hobson and Porter has successfully handed over the completed works for an industrial development to commercial property management agent, Garness Jones. The buildings, which are designed and built to a high specification, are located between St Andrew’s Quay and Albert Dock, separated from the Humber by Clive Sullivan Way. The site was formerly used by Heron Foods; however, Garness Jones sold the plots on behalf of Heron Foods and was retained to market and manage the development once finished. Hobson and Porter’s successful track record in the local area and collaboration with Garness Jones chartered surveyors and CAD associates has ensured the industrial units have been delivered as expected by the client. The smaller of the two buildings is a single unit measuring 243sq m at ground-floor level; a first-floor mezzanine refuge deck (in the event of flooding) comprises a workshop and open-plan office and reception with disabled toilet. There is also a parking and delivery area, which is contained within a security fence and accessed from Wassand Street using an existing footpath crossing. The second build contains four individual units, each with a self-contained parking and delivery area separated by palisade security fences – with private access for each occupier through a secure gate. Two units are accessed via Wassand Street, with the other two accessed via Walcott Street, with new crossings. The four identical units comprise a workshop, entrance lobby with staircase, reception and toilets to the ground floor (401sqm) and two offices and a unisex toilet to the first floor (87sq m). Hobson and Porter began work on the project in May last year. Electrical supplier invests £300k in premises to meet demand A FAMILY firm is marking its 25th anniversary year with a £300,000 investment in new premises. Sargent Electrical has expanded into a new 18,000sq ft building – opposite its existing base – following unprecedented growth. Ian Sargent, technical director, said: “There has been so much change in the industries we feed into over the years. “It’s all about advances in technology and developing this to the point where we are taking control of some of the caravan and leisure vehicle industry electrical systems.” With 135 staff on board, roles include everything from warehouse and production staff to technical teams and administration jobs. Sargent has also recently doubled the size of its technical support team. Sargent Electrical is heavily involved in supporting charities and giving back to the community. Its main corporate charity partnership is with the Hull and East Yorkshire (HEY) Smile Foundation, which equips local charities, volunteer organisations and community groups with the tools and confidence to become stronger and grow further for years to come. The Smile Foundation recently spent a day with staff at Sargent to raise awareness of the work they do, and to say thank you for the company’s support with a barbecue and ice creams.

Development doubles space at VW dealer CONSTRUCTION: Hull firm Hobson and Porter has completed a £630,000 redevelopment of the VW dealership in Saxon Way, Hull, on behalf of JCT600. The 11-car showroom was expanded to 400sq m, almost doubling its size. This involved demolition works, new drainage installation, internal

steelwork to support feature walls, groundworks, reconfiguration of the car park and internal cladding to areas of the build. The refurbishment of the interior has created a desk-free showroom featuring “comfort zones”, café areas with leather sofas, interactive screens, a business lounge and a

customer quiet zone. It also includes JCT600’s popular kids’ zone, with a gaming station and iPad. Mark Taylor, property director for JCT600, said: “It’s great to see the £1m transformation of our Hull showroom completed on time and to such a high standard by Hobson and Porter.”
