Farmland rent ‘going through the roof’ in Shelby County BY PATRICIA ANN SPEELMAN pspeelman@civitasmedia.com Despite drought, a too-wet spring and a too-hot summer, agriculture production in Shelby County is successful enough to have cash rents for farmland “going through the roof,” according to United States Department of Agriculture Farm Service Agency County Executive Director Latham Farley. The average rent per acre per year in 2012 was $162, up 18.2 percent over 2011’s average of $137, and a

whopping 33 percent increase over 2010. “The low end for the rents is $125 per acre,” Farley said. “We’ve been hearing the high end is up to $425 per acre.” Rents are based on how good the soil is, how rocky it is, how well it drains, how large the farm is, how close it is to a home farm and how easy it is to get in and out of. Current figures rank Shelby County fifth-highest among Ohio’s 88 counties after Darke, Mercer, Van Wert and Miami counties. The amount of farmland here is

about 217,969 acres, 88.46 percent of the total acreage of the county. The number comes from a survey conducted in 2007 by USDA National Agricultural Statistic Service (NASS), the latest information available. The NASS will conduct another survey this year. There are more than 2,000 farmers working 1,050 farms and 60 of those farms are operated by women. The average size of a farm owned by a woman is 133 acres. The average size of all Shelby County farms is 208 acres. Among minority farmers in 2007,

there were two Hispanic farm owners and two African-American farm owners in Shelby County. More recent figures available for crop yields rank Shelby County 11th in the state in 2012 winter wheat production, with 13,200 acres planted, 12,700 acres harvested of an average of 74 bushels per acre and a total production of 940,000 bushels. Figures were not available for corn or soybeans. End-of-year records also were not See FARMLAND/Page 4

available for livestock at press time; however, NASS information lists the following statistics for the beginning of 2012: 6,700 milk cows in Shelby County, 27,500 cattle and 1,400 sheep. There were no figures available for goats, horses, hogs, or poultry. “Every year is different,” said Roger Lentz, who retired as the county executive director in October 2012, “and (2012) was very different.” The weather surprised everyone. “March was so warm and dry, some farmers began to plant,” Lentz said. “We went to the field two or three weeks early. The crops got a good start and then it got hot and then it got dry.” Farmers were worried about their yields but August rains saved most crops, even though the “saving” was not consistent throughout the county. “Most farmers were pleasantly surprised with yields this year,” Lentz said. Newer varieties of seeds can withstand weather changes. “The livestock producers didn’t fare as well as the grain producers,” he added. Beef sold well, especially because producers in the southwest U.S. had to liquidate herds because of the severe drought there. SDN Photo/Luke Gronneberg, file “But for (local) hog and dairy producers, it was more of a struggle because of the high cost of feed,” JORDAN WELLS watches his older brother Phillip Wells move cow manure on their family farm in Anna in March 2012. Shelby County farmers look to growth of new local “windustry” JACKSON CENTER — In 1887, inventor and Ohioan Charles F. Brush invented what many believe was the world’s first electric wind turbine. “Now, more than 125 years later, technology innovation and wind energy remain part of Ohio’s tradition,” said Lena Stinsa, Mainstream Renewable Power subcontractor. Her report continues: Coupled with Shelby County’s rich agricultural heritage, the natural compatibility of wind energy production with agricultural production now offers a new window of opportunity with the development of the Montra Hills Wind Farm. In the fall of 2010, Mainstream Renewable Power began researching Shelby County as a proposed wind farm site. Focusing on the areas north and west of Jackson Center, spread-

ing to the east of Botkins and the northeast of Anna, the Montra Hills Wind Farm site would serve as the new home to a proposed 200 MW of clean, renewable energy. In the spring of 2011, the multi-year process of connecting with landowners on the wind farm and leasing requirements began. Landowners within the project area soon began doing their research into wind farms and the leasing requirements. During 2012, Mainstream established a local office in the village of Jackson Center inside the People’s Federal Bank building on E. Pike Street. Visitors are welcome on Monday, Wednesday and

Friday from 9 a.m. to 4 p.m. The numerous longterm economic and environmental benefits of wind farms are among the many reasons that area farmers are embracing this new endeavor. These include: Local investment • A new, fixed source of tax revenue which can greatly help finance vital public services • The project could add local property tax payments up to $1.8 million per year, while generating a total of $300-$400 million investment that result in economic benefits (directly and indirectly) to the state • Up to $1.1 million to local landowners in annual lease payments

• Increasing day-today local spending on goods and services • Contributing to the increased prosperity of counties, often creating a sharp increase in local business revenues during and after construction Job creation • Wind farms generate local employment throughout their lifecycle, from the earliest years of the development phase, through construction, and to the operational phase, which lasts 25 years or more • Once completed, the wind farm would employ about 10-15 full-time employees • Statewide, it is estimated that 5,000 to 6,000 jobs in Ohio are currently tied to wind power, second only to Iowa. (http://www.wksu.org/ne Photo provided ws/story/33839) Additionally, farmers MAINSTREAM RENEWABLE Power, located in hosting wind turbines Jackson Center, is proposing using wind farms in See WIND/Page 6 the county to create clean, renewable energy.

on their properties will be able to depend on the fact that no matter how high temperatures rise or how limited the rainfall, the wind blows steady, the turbines continue to spin, and the checks arrive in the mail. During a very uncertain time, wind energy can provide a stable, additional and welcomed source of revenue for farmers. As of the end of 2012, more than 6,000 acres have been committed to the Montra Hills Wind Farm. Mainstream is dedicated to being a good neighbor in Shelby County, and looks forward to helping create new economic and clean energy opportunities in the community with the Montra Hills project. In 2013 and beyond, Shelby County citizens literally will have an opportunity to secure a cleaner, safer and more sustainable future for their children, their grandchildren, and their community by embracing all the benefits that wind energy production has to offer. While continually replacing the older models of trucks with the newer aerodynamic styles to maximize fuel mileage, they keep the cost of moving livestock for their customers to minimal as possible. They now are hauling hogs and cattle of all sizes and delivering them to farmers and meat packers across 24 different states. They continue to upgrade their fleet of trailers also, to better serve the animals needs as they continue to learn even better animal handling techniques, which are essential for this generation of livestock. Lentz retires, Latham joins FSA staff as executive director been consistent with previous years with very few exceptions. Over 2,000 farms, 7,500 tracts of land and approximately 1,450 farm owners and operators continue to call Shelby County home. After more than 30 years of service, Roger Lentz retired from the Farm Service Agency. Luckily, his great management skills created

a stable office for myself, the new manager. Larenda Cordial, a transfer from Champaign County, was also hired this year. Despite all of the adjustments, the experienced staff was unfazed and continued to bring the same great service to the producers of Shelby County. The Food, Conservation and Energy Act of 2008, also known as

the 2008 Farm Bill, included programs for farm commodities, food safety, nutrition, conservation, research, agricultural trade, and price support and expired on Sept. 30, 2012. Congress was unable to create a new long term Farm Bill so a nine month extension was put in effect on the 2008 Farm Bill. Currently, FSA in Washington, D.C., and

Kansas City are working hard to create the forms, software, and information needed for these programs to be administered during the 2013 crop year. Over 2,000 state and county offices dispense the United States Department of Agriculture’s Farm Service Agency programs in the continental U.S. With decreasing budgets and the federal

government looking to become more efficient, a few county offices have closed and combined with neighboring county offices. Shelby County was unaffected by the downsizing but there were 4 counties in Ohio that were not so lucky. 2012 was an exciting year at U.S. Bank Locally, U.S. Bank continues to see a strong increase in consumer loan demand. “ W e closed $67 million in new conCounts sumer l o a n s during the year,” said Andrew Counts, regional president, U.S. Bank Western Ohio. “Small business and middle market lending was also a focus of ours as we closed over $27 million in new commitments in 2012. Our business equipment finance lending also saw significant growth of 42 percent year over year. Finally, home mortgage lending was a record year for us as we hired additional staff in our markets and increased

our market share. We closed 431 loans totaling more than $50 million during the year, capitalizing on lower interest rates and an improving housing market.” His report continues: Deposits also continued their strong growth similar to what we have seen the past three years. Our deposit base grew over $74 million year over year as our customers took advantage of our consumer and business packages and our Savings Today and Rewards Tomorrow (S.T.A.R.T.) program. We saw 15 percent growth in non-interest bearing accounts and nearly 11 percent growth in our savings products. Our wealth management business also had a record year in terms of new business as we were able to provide highly personalized service to our clients to allow them to take ad-

vantage of many nontraditional investment services we offer through our Private Client Group. We also completed more than 30 seminars in our communities which included Teach Children To Save and First Time Home

Buyer seminars. I would like to note the U.S. Bank Western Ohio Region Advisory Board had four members retire at the end of 2012. Robert Koverman had served on the board for 28 years, Roger Lentz for 18 years, William Earhart for 16 years and Brian Williamson for 15 years. I want to personally thank each of these individuals for their years of service to U.S. Bank and wish them all the best in their retirement. Their leadership will be missed. Finally, I would like to thank our employ-

ees, advisory board members and customers for another outstanding year. Our advisory board member Timothy Geise, Martin Given, Mark Hamler, George Meeker, Diane Meyer, Charles Rhyan, Thomas Shoemaker, Bradley Smith, Steven Staley, Jerrold Stammen and Timothy Weaver provide us with local expertise, knowledge and guidance that is unequaled in our market. PNC Bank continues momentum to serve its customers, community Royal Bank of Canada’s 415 branches joins PNC family PNC has always believed that a company is only as strong as the community it serves. We continue to strongly support early childhood education through our signature philanthropic initiative, PNC Grow Up Great, a $350 million, multi-year initiative that began in 2004 to help prepare children from birth to age 5 for success in school and life. Throughout the Miami Valley, PNC works with non-profit organizations such as ReadySetSoar, the Muse Machine and the Dayton Metro Library to provide leadership, advocacy, funding, tools and volunteers to educate parents, caregivers and communities about how to prepare young children for success in school and life. To date, the PNC Foundation has provided more than $420,000 in grants to support early childhood education throughout the Miami Valley and is currently working with 10 low-to-moderate income schools, serving more than 350 preschoolers. In the fall, PNC became the first U.S. bank to integrate with Visa’s new V.me digital wallet service to simplify on-

line purchases. Virtual Wallet customers making purchases at participating merchants need only enter their user name and password. PNC Mortgage got into the innovation game, too, with the new PNC Mortgage Center online service that gives borrowers realtime, 24/7 updates on their loan applications and lets them quickly and securely submit documents. And, for customers who are unable or unwilling to open a traditional checking account, PNC introduced the SmartAccess Prepaid Visa reloadable card. In Shelby County, I bring 15 years of consumer and business banking expertise. I and my staff, which includes Business Banker Christopher George and Financial Adviser Jason Moore, lead a team that has extensive banking experience. The branch, located at 2221 W. Michigan (next to McDonald’s), was renovated in 2010, including an upgraded ATM that allows customers to cash checks and deposit cash for immediate access. The local PNC team

also has personal experience working with the owners of agriculturalbased businesses. Many of our regional representatives were raised on farms and have deep backgrounds in the industry. Further, PNC is one of the Top 20 agriculture banks in the nation and has supported the in-

dustry for many years (Source: FDIC) and offers a variety of products suitable for a farm or agri-business. PNC Bank in Sidney reached double digit growth in 2012 in both consumer loans and deposits. The branch also achieved Human Sigma Six, Gallup’s highest honor for cus-

tomer service and satisfaction. As the local economy improves in 2013, we look forward to helping our customers achieve their needs with our array of products, services and investments. I and the PNC Bank Sidney office staff can be reached at (937) 4984761.

PNC Financial Services Group Inc. continues to build on its momentum to meet the needs of its clients and to help customers achieve their financial goals and communities grow and prosper. Sidney Branch Manager Thomas Paul has issued the following report: PNC expanded its footprint in March 2012 to include more than 400 Royal Bank of Canada branches across six Southeastern states: Alabama, Florida, Georgia, North Carolina, South Carolina and Virginia. It was PNC’s seventh successful acquisition in the past eight years and — at 415 branches — marked the company’s single biggest conversion at one time. From products and services to sustainability, PNC looked to deliver the “next big thing.” With PNC DepositEasy, customers can make “envelopefree” deposits at the ATM anytime day, night or weekends — freeing up branch teams to have more robust customer conversations. PNC also has an app for those who have a tablet and Virtual Wallet.

Customers No. 1 priority for Osgood Bank $63,717,000 an increase of 4 percent. This growth was accomplished by the bank’s increased residential mortgage activity due to continued record low mortgage interest rates that started in 2010 and continued in 2012. The deposit growth continued because of the confidence and loyalty that our local communities have in the stability and conservative nature of community banks especially when economic times are challenging. Osgood State Bank expects more challenges to come in 2013 as unemployment and economic growth are still uncertain and public confidence continues to be low concerning national economic growth. The regulatory demands in the banking industry will continue to change because of the implementation of new restrictions that limit the ability of banks to increase lending activity and profits that meet previous growth levels of four and five years ago.

As a result of implementation of the bank’s strategic plan, the bank was able to achieve a record net profit of $1,554,000 in 2012. The continuation of high residential mortgage activity and decrease of deposit rates were major factors in achieving the record income amount. The bank’s strategic plan focuses on meeting the financial needs of our customers and communities in 2013. The bank’s consideration of the meeting regulatory restrictions as well as the bank’s efforts to maintain the quality of the bank’s assets while growing the loan portfolio will in turn provide the necessary income to support the financial demands of our service area. Technology, enhanced efficiencies, and enhancing interest rate margin are major factors that will determine our success in 2013 and beyond. The Board of Directors, management and staff have pledged to invest our talent, time, and resources to meet

OSGOOD — Osgood State Bank, a commun i t y b a n k , was established August 19, 1915, in Osgood and continues the tradition Monnier of customer-first mentality today throughout Darke, Mercer, Shelby, Logan and Auglaize counties. “Our OSB team is committed to providing full service banking with convenience, security, and a personal touch. We continue to offer a complete range of community banking financial services that meet the changing financial needs of our customers and communities we serve,” said Michael N. Monnier, president. His report continues: The banking industry continued to have many challenges as the local, state, and national economies had to deal with declining values in business and residential assets. Osgood State Bank continued to experience stable growth during 2012. Total assets at year end were $139,250,000, an increase of 7 percent. Total deposits increased to a record balance of $119,478,000, an increase of 7.00 percent. Total net loans increased to

FSA From Page 7 and Carroll County was combined with Tuscarawas. The unusual weather created an interesting crop year for corn, soybeans, and forage crops. Producers enrolled in the Conservation Reserve Program (CRP) were given the opportunity to graze livestock or bail hay with a lesser penalty since pastures were in such poor condition. Many producers got an early start planting their corn and were majorly affected by the hot, dry weather of the summer. Corn had pollination issues which created smaller ears and a lower yield. The corn planted later in the season produced a higher yield than the earlier planted corn. Soybean plants were shorter and the pods and beans were smaller, resulting in yield loss. Winter wheat had relatively normal yields and even developed a little earlier this year from last year’s warm winter. As we look into the eyes of 2013, we hope for a better crop year, a long-term Farm Bill, and a growing economy. Regardless, the Shelby County Farm Service Agency will be active in the community and provide great service for producers, landowners, and farm operators.

Chase Bank credits residents, employees for successful 2012 Chase Bank enjoyed a very successful year in 2012 despite the uncertain economic climate reported M i k e Monnin, president of the Sidney Monnin Office. “We continue to enjoy success each year because of two major reasons: the hard working people of Shelby County and the dedicated employees of our three Sidney offices. This provided opportunities for Chase Bank that re-

sulted in significant growth in all banking categories,” said Monnin. The remainder of Monnin’s report is as follows: During 2012 the Sidney offices were able to provide incredible banking services to the people and business in Sidney and Shelby County. Our Business Banking staff provided new loans and renewals of $20 million to our business and agricultural customers. Our staff is very proactive in looking for ways to help our customers be more successful as we provide loans, excellent cash management services,

retirement plans, payroll services, credit card services and investment options. The banking centers enjoyed incredible success as they opened up 792 new savings accounts, 1107 new checking accounts, 258 new credit cards and closed $11 million in new mortgage and equity loans. As an alternative to the traditional depository accounts, local investors deposited $18.1 million with J P Morgan Securities taking advantage of diversifying and balancing of their investment portfolios. As we reflect upon 2012, Chase Bank with

its strong capital position continued to grow and prosper. Chase Bank has a history of doing the right thing for customers and investing in things that they know and trust. This is the reason why our clients continue to put their faith and trust in us to help them manage their financial assets during these times of unprecedented economic uncertainty. While we are cautiously optimistic for

2013, it is very gratifying to know that we can continue to provide a safe and sound banking institution for our many clients. We are especially thankful for the large number of new relationships that have made Chase Bank their “financial home” with the assurance that their hard earned money will continue to be handled professionally by a staff of local people with the support of a world class banking organization.

As the company moves forward, Marci Johnson, who has been a key graphic designer at CMS for six years has stepped up to the roll of art director and Dunlap will continue to consult with the company. Activities in 2012 would suggest that an ever widening list of clients recognizes the value CMS brings to the table and it is anticipated that 2013 will reflect that same level of client confidence.

Once again, the company designed a bold trade show display for the launch of the system at a major conference in Chicago. A detailed informational packet was assembled as well as a unique show giveaway. The results: High recognition for the client’s new offering within a key segment of their targeted markets. CMS continues to work with the client on a unique, direct marketing campaign to expand the awareness of this innovative recognition system to an even wider audience. In 2012, Wilson Memorial Hospital decided to launch a strong image campaign throughout its market region. Behr Design experienced growth in 2012 in both sales and clients, despite a still uncertain economy. “Businesses have been sitting back and waiting the last few years. They are now deciding to get back out and market their products and services as the economy sees slight signs of improvement. We saw growth specifically in the areas of web site development, branding, packaging, and exterior signage solutions. Instead of marketing to the masses, companies now like to maximize their ROI with specific markets and targets. No two clients are alike, and neither should their marketing campaigns and strategies,” said Kevin M. Behr, coowner of Behr Design. The Landscape Division will be adding an additional maintenance crew to better serve our clients in a more timely fashion. At the Garden Center in 2012 with spring coming so early it was an unusual beginning to the year. There is never a shortage of duties in the spring around a Garden Center. While trying to juggle the semi shipments of fresh plant material, statuary, pottery, furniture and the list goes on, Mother Nature decided to throw in 80 degree weather in March jumpstarting the customers urge to start their gardening projects. Not knowing how the weather would hold it was difficult to know when to move out the plants from their cold house protection. As a rule, frost free date in Ohio is May 10. Handling the summer scorchers was the next challenge both to the home owners and staff. Improving water usage and irrigation practices are always a concern for us. Welcoming the fall for cooler weather with a feeling of relief we enjoyed the mild slide into winter. As our gift store was coming alive with Christmas we packed yet another year of

Boeckman joins Eikenberry staff Retirement means different things to different people. Most agree, it can be scary and filled with more unknowns than “Carter has little liver pills,” especially with the tough economic times Americans have been experiencing the past few years. But helping retirees and those about to retire are what the experts at Eikenberry Retirement Planning (ERP) do daily. Putting people at ease and taking the unknowns out of the retirement equation is what separates them from the pack and why their business continues its strong growth. “We work hard to ensure our clients aren’t just numbers,” said John Eikenberry, president of the Sidneybased company. “We pride ourselves in finding innovative solutions to make retirement a joy for our

clients. We treat our clients just like we want to be treated.” His report continues: During 2012 and now in 2013, I and the company will focus heavily on workshops to help guide Baby Boomers to the best ways and strategies to utilize their Social Security retirement benefits. There is much the average retiree just doesn’t know about Social Security. Our goal is to make sure they have all of the information needed to make educated decisions concerning their benefits and how it will affect

their retirement strategies.” To that end, we have eight free, educational workshops planned during 2013 to explain the nuances of Social Security benefits. Most are held at the Community College in Piqua and the Apollo Center in Lima. The workshops are part of the PlanMyBenefit.com program. But that isn’t the only information our team plans to provide in 2013 for the public. We also plan to help inform their clients about payroll tax information in light of the changes to payroll deductions. In addition to the Social Security seminars, we have scheduled four Client Appreciation Non-Financial Retirement Lifestyle events in 2013. These, too, are free, and we urge their clients to attend and bring others with them to learn about various retirement programs. In 2012, Nick Boeckman joined the firm to help provide even greater service to their clients. Boeckman helps with the workshops and is especially

helpful with the backroom analysis needed to help ensure retirees get to enjoy the fruits of the labors. Marcia Kuhn was also added on and is an essential part of the firm through her work as support staff. ERP has also experience extremely strong growth in its FeeBased Advisory Service and the new Brookstone platforms. Utilizing these platforms allows us to look beyond the traditional diversification strategies that often fail to effectively manage risk during volatile markets. We continue to grow and strength our client base because we provide great products that meet and exceed the needs of our clients.

Our strategy for our business won’t change in 2013 and we look forward to helping even more people this year. Securities offered through Center Street Securities Inc. (CSS), a registered BrokerDealer and member

Strong Rebound Year for Shelby County and Emerson Wagner Realty Co., Inc. The housing market for Shelby County showed a strong recovery for most housing price levels in 2012. Interest rates remained at all time lows all year, while the availability of loans for our clients increased. “It is still important for buyers to be patient and get all the paperwork to your lenders in a timely manner”, said Tom Middleton, Broker of Emerson Wagner Realty. His report continues: The local housing market made great strides in working through the excess in supply in our market and prices actually started to increase through the year. Wagner Realty still remains the top real estate office for Shelby County, now for more than 40 years. We have the most agents, most sales and most important the highest customer satisfaction. Listing a house is only the start of our services. We pride ourselves on proper marketing, lots of advertising and the knowledge to represent our client to produce the outcome they expect. Our realtors know you have to spend money on advertising and marketing to sell a home and in a slow market that sometimes is hard to do. In 2012 we added a new marketing tool which has been a big success. Now when a prospective buyer drives by one of our listings, they will see a sign with a text # to call to get pictures, price and all the information on this home right on their cell phone. No waiting to call and instant answers for the prospective buyer. The listing realtor will get a text alerting them to the interested party and the agent will call the prospective buyer to follow up on the inquiry. The Ohio Association of Realtors President Club Award Winners for 2012 for Emerson Wagner Realty Co., Inc. included Tom Middleton ~ Award of Distinction for Sales in Excess of 2.5 Million, Nikki Loudenback ~ Award of Achievement for Sales in Excess of 1 Million, David Fleming ~ Award of Achievement for Sales in Excess of 1 Million. These Realtors have performed at the highest level for their industry. In this business it is easy to say you’re the best, but the proof is in the awards from the Ohio Association of Realtors. Emerson Wagner Realty welcomed 5 new agents in 2012. They include: Jim Weaver, Jaime & Travis Weldy, Becky Reese and Ryan Fleming. The company operates offices in Sidney, Troy, Russia & Urbana and has additional agents in Fort Loramie, Botkins, Jackson Center, Anna, Versailles and St. Marys. Our website www.EmersonWagnerRealty.com can lead buyers to properties for sale in Auglaize, Mercer, Shelby, Logan, Miami and Champaign Counties. By everyone’s estimate, 2013 will be a great year in the housing market. Emerson Wagner Realty will continue to work diligently to help our buying and selling clients meet their objectives.

water to heat your home most economically. In the past thirty years, Gagel Plumbing and Heating has sold and installed more than 550 open and closed loop systems, providing efficient heating and air conditioning to area customers and allowing them to make the ecologically ‘green’ connection. Geothermal is the most economically efficient way to heat and cool a home in this area because of our abundant groundwater. This geographical area is an excellent source of energy. Open and closed loop geothermal systems are the most ecologically sound way to go because by not burning any fossil fuels they not only use less energy but also don’t contribute to

air pollution. It’s now easy to go “green.” Catering to the needs of those building new homes, remodeling current homes, or just replacing existing plumbing and heating fixtures, Gagel Plumbing and Heating has a Kohler Showroom so customers can see actual products and colors before purchase, rather than shopping only from catalogs or on the Internet. Included in the large display area are many plumbing and heating products, water softeners, water heaters, fiberglass tubs and shower doors, toilets, sinks and lavatories, vanities, garbage disposals, and faucets. This year, a 30 percent tax credit is still available on all geothermal systems. There has never been a better time to replace the old, inefficient gas or oil system.” His report continues: Using computer analysis, Gagel can compare different types of furnaces and cooling units based on the energy source utilized, the heat value of the fuel, and the specific climate affecting West Central Ohio home and building owners. Special emphasis is placed on geothermal systems, which produce either warm air or hot

Francis Furniture creates shopping experience for its customers walks in the doors at either of the five locations — Sidney, Troy, Greenville, Celina and Van Wert. “We’re bringing style and fashion back to an industry that is about commodity goods,” said Rob Klosterman, manager of the Sidney store. “Most people go from store to store and all the stores look the same. We want to be the store that looks different.”

Klosterman’s report continues: Everything in the Sidney store has been selected with the local customers in mind. Every piece of furniture in the store is hand picked to represent what we think fits the needs of our customers in Shelby County. Not sure what to pick out to decorate your home? Just ask. My goal is to listen to

the customers in the store and find out what their home furnishing needs are. The staff is trained to ask about shoppers’ needs for function and advice on colors and styles to fit their homes. We try to ask questions to evoke you to think about what you want. Ultimately the customer makes the final decision because they have to live with it, but we’re here to

VPP continues to grow VERSAILLES — In 1990, Vernon Monnin purchased VPP Industries. At the time, VPP was not only a commercial printer but published the Versailles Policy, the local weekly newspaper as well. The Policy was sold not long after Vern took over in order to concentrate on improving the commercial printing side of the business. Vern’s sons, Mike and Andy came to work at VPP about five years after Vern bought the business and took over the everyday operations in 2009. The business has grown through the years servicing many local businesses in the area. The Monnins’ report continues: In 2012, VPP continued to grow and evolve. The printing business has changed before our

eyes and we continue to make necessary improvements to accommodate the needs of this evolving market. One major change came this past year when we purchased a building that is a better fit for the business. The layout of the building is more suitable to the needs of the business and improves workflow and efficiency. Another significant change over the past few years involved a shift from offset to digital printing. While VPP continues to run offset presses every day, the majority of the workload has moved to digital. VPP purchased a second digital, color machine in August. Direct mail is the main reason behind the increase in digital printing. The machines stay busy printing

marketing pieces and mailings for businesses in the surrounding area. For further information about the products and services that VPP has to offer, please email sales@vppind.com or call (937) 526-3213.

Monnier & Co. notes significant changes are on horizon The year 2012 saw continuing improvement in the local economy encompassing the manufacturing, construction and service areas. Clients however, remain skeptical concerning the direction of the economy. As businesses become more comfortable with the direction of the economy we expect growth to occur on a continued moderate and steady pace according to John Boeckman, president and managing partner of Monnier & Co. In the auditing and accounting area partner Larry Elsner notes that significant changes are on the horizon in the area of revenue recognition, leases and the U.S. possibly adopting inter-

national accounting standards. These potential changes continue to make complying with generally accepted accounting principles more complex. Partner Tom Burns notes that assisting clients evaluating their current business position and developing long-range business plans will help clients be in a better position to adjust to future changes in the economy and to take advantage of future business opportunities as they become available leading to long-term growth of the clients business. Their report continues: Significant new tax legislation was recently signed into law. The

American taxpayer relief act of 2012 allows the Bush–Era tax rates to sunset after 2012 for individuals with income more than $400,000 and families with income more than $450,000. This change effectively increased tax rates for taxpayers at these income levels by 4.6 percent. The rate on capital gains and dividends for individuals and families in the top income tax brackets was also increased from 15 percent to 20 percent. The act did retain the 15 percent rate on capital gains and dividends for taxpayers in the middle brackets and a zero rate for taxpayers in the 10 percent and 15 percent brackets. The act permanently

“patches” the alternative minimum tax (AMT) providing relief from this tax for several million taxpayers in 2012 and in the future. A number of individual tax provisions were extended through 2013 including the state and local sales tax deductions and tax free distributions from individual retirement plans for charitable purposes. The American opportunity tax credit for qualified tuition and other

expenses of higher education was extended through 2018. Businesses saw the 50 percent bonus depreciation rules extended for one year as well as the increased expensing amounts for new or used equipment. The temporary lower social security payroll tax rate of 4.2 percent was not extended and has reverted back to 6.2 percent. The Affordable Care Act that was enacted in

March of 2010 contains provisions for two new taxes (3.8 percent on investment income and .9 percent on wage/earned income) on higher income taxpayers starting in 2013. Monnier & Co welcomed three new employees to the firm in 2012. County’s unemployment remains steady in 2012 BY RACHEL LLOYD rlloyd@civitasmedia.com Shelby County’s unemployment numbers continued on a fairly steady decline throughout 2012, with only a couple of small hiccups, starting with an 8.8 percent jobless rate in the county in January and wrapping up the year at a muchimproved 5.9 percent rate. The county’s numbers did even better than the state overall, which also enjoyed falling jobless numbers through the year. Ohio’s January unemployment rate was 7.7 percent in January, which was better than the county rate. By the end of the year, the state’s unemployment rate had fallen to 6.6 percent, but the county had surpassed that , coming in at 5.9 percent. “Looking at the unemployment numbers for 2012, we’ve got about a thousand more people employed at the end of the year than we did at the beginning,” said Mike Dodds, executive director of the West Ohio Development Corporation. “So that’s good news. And based on our conversations with business owners, that doesn’t

We accept

surprise me.” While falling unemployment might seem like it can’t be anything but a good thing, Dodds noted that it does create a bit of a problem from the business side of things. “As unemployment numbers continue to drop, the available skilled work force becomes a challenge,” Dodds said. Dodds said that skilled laborers such as engineers, CNC machinists, welders and build maintenance technicians, for example, are in high demand. “One of the things we’re trying to promote is workforce development, and establishing programs to make adults and students aware of job opportunities in the county,” Dodds said. “We feel there are a lot of qualified students in the county who may not be aware that the opportunity exists, and we want to let them know they can make a good living with sufficient training.” In addition to having the right training, Dodds mentioned that potential employees need to have the right attitude and work ethic, being willing to come in and work,

every day, and put in a full day. “The county is challenged to provide that labor force,” Dodds. For those willing to put in the work, it seems like the good news will keep on coming. “I think the trend going forward in 2013 is going to be very similar to 2012,” Dodds said. “I know there are companies that are planning to hire.”

In many ways, we function as an extension of our customer’s marketing team. The Vivid Manufacturing Group, (a division and registered trademark of Studio Eleven Inc.), continued to experience strong growth in 2012. FORT LORAMIE — Studio Eleven Promotional Products began operations in 1992 as a screen printer providing custom screen printed apparel to area organizations and businesses. Studio Eleven has evolved into one of the region’s leading suppliers of custom branded promotional products, screen printed, and embroidered apparel. The company is located in the Fort Loramie Industrial Park. Company President Tom Barhorst offers the following report for 2012 and also a report of its signage division, the Vivid Manufacturing Group. Both sales and profitability for 2012 were up significantly as a result of companywide initiatives to improve new customer acquisition efforts and focus on cost control. The economy, while still sluggish, continued to improve from most manufacturing markets within our customer base. Our products are discretionary in nature, so when the economy is down, the market tightens and becomes much more competitive. Fortunately, due to investments in capital equipment from 2011, we were positioned well in 2012 to manufacture the majority of our printed and embroidered orders in our facility which helped us to be much more competitive and profitable.
