Haarlem
A historic city of culture, at 12 minutes by train from inner city Amsterdam, with extensive pedestrian shopping zones and a beach nearby. Haarlem is an attractive town for families with children, as it radiates a more provincial vibe. It is also home to many small high tech companies and start-ups. The white sandy beach stretches out over almost 150 km. All along this coast, travellers will discover miles of boulevards, terraces, shops and restaurants.
As the city attracted ever more artists, entrepreneurs and students, many Amsterdammers found more affordable and spacious residence just outside the central area. In the past 50 years, new land was created in the Wetlands, the former South Sea. Innovative city planning and architecture attract professionals from all over the world to study this unique mix of residential areas, agribusiness and newly created wilderness. This part of the Metropolis still radiates the spirit of the pioneers. Its international airport is growing rapidly.
This is the vibrant Heart of the city, with a thousand monuments on the World Heritage List. Cosmopolitan Amsterdam offers this unique mix of international vibe and laidback cosiness. The compact city: easy to reach, famous for its open atmosphere and genuine hospitality. The home of Rembrandt, Van Gogh and Anne Frank now houses two international universities, scores of professional schools, an airport and a seaport.

At the doorstep of Amsterdam Airport, this residential and rural area is ideally situated between Central Amsterdam and the city of The Hague. Amsterdam Airport offers a variety of small and larger villages and towns, against an agricultural backdrop. Also, many suppliers to the Airport have found a home here, both for their companies and their families.
This part of Metropolitan Amsterdam has a rich history of industry. Between the many smaller towns are vast stretches of dairy country and even windmills. People here are industrious, scarce with words and modest. These qualities can also be recognized in the style of building and the landscape. This is an ideal area to find fresh air and fresh ideas - and to create new residential areas for the expanding population.

Amsterdam is an important metropolitan area in Europe. It is also the economic and cultural heart of Holland. In recent years, Amsterdam’s population has been growing rapidly. The majority of newcomers are young and talented: students and starters in the labor market. This group does not yet qualify for a mortgage. These young people are also reluctant to commit themselves to buying a home.
The Problem - a substantial shortage in affordable housing for rent, especially in the mid ranges (rents of 700 - 1,000 euro per month). The Solution - accelerate the development and construction of quality apartments in the middle ranges. Invited - investors in residential real estate with an eye for solid investment opportunities, from small-scale developments to grand new projects.

Amsterdam’s City Ring zone
Waterfront North & West
Amsterdam’s population is growing. Most of the 10,000 new inhabitants per year are students and highly trained professionals starting their careers. There is a substantial shortage of good quality yet affordable housing for this group. This is why Amsterdam is building more than 10,000 residential units yearly. The focus of new developments is geared toward the Ring of residential districts surrounding the popular heart of the city. In the West, Northwest, South and East, new and exciting housing projects are under construction. More will follow. The often very imaginative projects are helping to upgrade the Ring districts and make them more attractive to the young and bright.

Amsterdam City in a nutshell The steady influx of young and talented arrivals to Amsterdam has created a problem for the city. There is a substantial shortage in affordable housing for rent, especially in the middle ranges (rents of 700 - 1,000 euro per month). However, this problem creates interesting opportunities for investors in profitable residential real estate.
Rolling out the red carpet Amsterdam is designing, planning and constructing a spectacular new access way into the heart of the City - Munt square, Dam square and Central Station. Amsterdam is accelerating the development and construction of quality apartments in the middle ranges. Investors in residential real estate with an eye for solid investment opportunities are actively invited to participate. Numerous projects are being developed, designed and built, from smallscale developments to grand new projects. Some 10,000 residential units are to be added yearly. Amsterdam’s ‘Ring zone’ - the districts directly surrounding the historic heart of the city - contains the most interesting investment propositions. Here are most of the new projects, offering the best prospects of solid revenue and increased resale value. This zone is easily accessible, offers excellent infrastructure and is less than 10 minutes away from downtown Amsterdam.

In recent years, Amsterdam has prudently invested in infrastructure, cultural facilities and public spaces. A host of renovated parks, museums, waterfronts and a new subway line have improved the quality of urban life and increased the appeal of the city to companies and institutions. Prudent government has contributed to make the city even more attractive to young professionals, urban families and to investors with a vision.

‘Our free spirit and innovative mindset can be found in everything we do.’ Boris Veldhuijzen van Zanten
Amsterdam City North & West in a nutshell In recent years, Amsterdam City has been gradually expanding its city centre along the waterfronts. New residential areas were developed, partly in former industrial grounds, partly in newly created projects. Simultaneously, prominent cultural institutions like the EYE Film Museum, a new Music Hall and the Amsterdam Library selected this same area. The formula of offering new residents a combination of working, living and recreation in a brownfield area has proven quite successful.
Pontsteiger (Bouwinvest, De Nijs, Dura Vermeer)
To improve connections between the Northern waterfront and the Centre of Amsterdam, the City has recently reconstructed the CS central train and bus stations. In 2018, the new subway line will further disclose the Northwest waterfront areas.
The magnificent A’dam Tower - a former SHELL laboratory office building - will reopen its doors in 2016 featuring a rotating restaurant, an observation deck, a boutique hotel and two nightclubs. This landmark on the Amsterdam skyline will also house a gym, offices and an underground parking.
These waterfronts are particularly attractive to creative pioneers and millenials. Hundreds of small start-up companies in fields like ICT, marketing, design and architecture are now in business here. There are concrete plans for thousands of extra housing units. For investors seeking opportunities to invest in Amsterdam real estate projects, the NorthWest offers a variety of interesting and profitable projects. Both property value and rental yields are expected to rise in the coming decades particularly at the the edge of the waterfronts. Close to the city centre, but never far from surrounding nature, public transportation, the highway or the airport. This combination is only possible in a compact urban area such as Amsterdam. The Eastern Green Living area is living proof of this claim. Here, Amsterdam is developing and building thousands of high quality apartments. Some are conventional in layout but spectacular in design. Others are a living experiment in exploring novel ways of community development. All are taking the human dimension into careful consideration. Along with residential projects, the City is taking care of creating space for shops, medical facilities, schools and daycare. The East area is designated to be an ideal environment for young urban families and students. Amsterdam Science Park offers inspiring office space to research institutes, companies and organisations specializing in IT, sustainability and life sciences. Residential projects are being developed and built to accommodate the entrepreneurs, scientists and students who work and study at the Science Park. Another area of particular interest is IJburg Island. This artificial island of 1,250 acres was created in the IJssel Lake and connected to the city by a tunnel and a bridge in 2001. Progress in development has slowed down after 2008 but is expected to pick up in the coming years. Property value and rental income are expected to rise in the East during the coming decades. The Hemmes
On this peninsula in the Zaan, many windmills once were turning. Now this has become a marvellous site to build unique houses, right on the waterfront. The owners wish to redevelop in a way that honours the historic heritage of this location.
The redevelopment of the Hembrug site, formerly in use by the Dutch military, is accelerating. Between North Sea Canal and the Zaan, public facilities are being put in place. Stately warehouses for guns and ammo are now made available for redevelopment. Designers, artists, design shops and craftsmen are moving in. The city is also creating space to build apartments here. The heart of Zaanstad has undergone a complete makeover, with imaginative new architecture like the Inntel hotel recreating local history with a modern twist. Because of this facelift, the town now attracts 25% more visitors and tourists, who also spend more during their visits. The present renovation of the Zaan locks & docks offers opportunities to revitalize other parts of the city centre. A new central location is evolving, an attractive meeting point favoured by locals and visitors. Along the Zaan, vacant lots and monuments are available for construction and renovation - like the ‘Kan Palen’ lot, a prime location for residential real estate. City administrators and landowners have joined forces and are seeking partners willing to commit to this promising project.

PARK21 brings the polder landscape to life.
The physical design of PARK21 should represent the innovative spirit of Dutch culture using a design language that is in harmony with the landscape of the region. From the sky, the design of the PARK21 should offer a distinct, clearly visible imprint that sets it off against the stern rigidity of the surrounding polder landscape.

The park lies along the highway A4, with its own access road for the provincial highway N201, and is close to the highways A9 and A5 (the Greenport Aalsmeer – Port of Amsterdam axis). Port of Amsterdam in a nutshell
Development projects
The port of Amsterdam is the 4th port of Europe and one of the founding economic pillars of the city of Amsterdam. Through the centuries it has evolved into one of the world’s key international logistics hubs, a renowned metropolitan port. Interwoven in the city, it is a sought after location by many international companies.
Stadhaven Minerva (Chris Toala Olivares)
The port area is managed, operated and developed by Port of Amsterdam. Port of Amsterdam’s main aim is stimulating economic activity and employment in the entire Amsterdam port region. The company ensures a safe, swift and environmentally responsible management of shipping traffic within its working area. Port of Amsterdam’s exploitation is aimed at port sites (rental and leasing), quays and water. The port area offers large plots with flexible lay outs for development and space for various business activities. From fashion and design to heavy industry. With its central location, excellent hinterland connections through rail, road and inland waterways and access to a large force of skilled personnel, the port of Amsterdam offers its customers fast, efficient, reliable and sustainable facilities. Port of Amsterdam also stimulates modal shift, taking freight off the roads and transferring it to other modes of transport, such as the more low-priced barge transport. It is a smarter, faster and cleaner port. With inspiring collaborations Port of Amsterdam opens up new horizons, creating growth and added value for the port and its customers. A partner in your success.
Stadhaven Minerva
(Re)Creative port In the port of Amsterdam there is not only room for creation, but also recreation. Giving employees and visitors the energy and relaxation needed to function at the highest level, the port offers an abundance of walking and cycling routes, outdoor lounge areas and restaurants. Each one overlooking the waters and/or greens. Should a tee off on the golf course, a visit to the theatre or even a sea or river cruise be a preference, these facilities are also located in the area.
The port of Amsterdam offers many development opportunities. Specific projects are: Stadhaven Minerva - the place to be for creative industry; Atlaspark - the logistics hotspot in the port of Amsterdam region; Alfadriehoek - a flourishing area for young companies, 24/7 services and creative industry; and HoogTij - directly available plots for sale along deep sea water, an area with an environmental capacity up to 5.1.
Skilled personnel The 24/7/365 bustling North Sea Canal Area has a great need for qualified workers at all levels. The quantity and quality of (maritime) universities, colleges and training institutes in the Amsterdam Metropolitan Area, gives companies in the port of Amsterdam quick and easy access to highly skilled, bi/multilingual personnel.

First location to get a BREEAM 4 certificate
Sustainability has become an integral part of today’s society. While applying sustainable technologies used to be pioneering work, sustainable construction has now become a way of life. Port of Amsterdam’s Atlaspark is seen as a textbook example of how a sustainable logistics park should be set up. It is the first existing business location in the Netherlands with a BREAAM 4 (out of 5) certificate. Worldwide, BREEAM is the most important and most frequently used sustainability mark to objectively assess buildings and areas.
