HOME IDEAS DESIGNED FOR MAXIMUM IMPACT Working with a quality landscaper will help deliver verdant softscapes that bring the wow factor, and you’ll also be able to explore ways to integrate low maintenance hardscape elements as a complement. Ask the local paving experts at East End Asphalt how to create a well-designed driveway that offers not only a smooth, good-looking surface but also eliminates pavement puddling, which has the potential for mosquito breeding.

Pave your way to boost curb appeal

T

here’s never a second opportunity to make a first impression. That’s why, when it comes to your home, bringing design focus to the exterior of your property will boost curb appeal and increase your home’s value. In Bermuda, creating a design that balances soft and hardscapes with affordable maintenance is key to ensuring the good looks last beyond the initial installation. When it comes to driveways, local options include asphalt, concrete, and brick. While each option offers unique benefits, hot asphalt installations get top marks on a number of key factors – value,

MAINTENANCE

longevity, design, and maintenance.

VALUE THAT LASTS The choice to use hot asphalt instead of concrete or brick for the driveway is a practical one that will help keep installation costs down and push the lifespan up. The typical asphalt driveway can last up to 30 years. Asphalt offers significant cost savings of up to 50% less than concrete. It is also a smoother surface for pedestrian comfort than other brick paving options. Asphalt also provides a smooth interface with existing paved roadways.

A smooth black finish of a freshly installed asphalt driveway will turn heads and provide the perfect welcome for any property. East End Asphalt offers a Sealcoat maintenance programme that protects and refreshes driveways, so you’ll always enjoy the polished look of a newly paved road. Sealcoating or pavement sealing is the process of applying a protective coating to asphaltbased pavements to provide a layer of protection from the elements such as RESIDENTIAL AD - H&G copy.pdf 1 water, UV,8 and oil damage.

here is a fascinating dual aesthetic at work at “Windlock,” a grand, yet simple home that is both alluringly secluded and daringly open. Led by Botelho Wood Architects, in close consultation with the homeowners, the project was not only a complete “gut job” but also a complete reimagining of this magnificent waterfront property. “This was an extensive renovation in which every wall of the house was affected,” says Krystal Rodrigues, associate architect at Botelho Wood. “There was a partial demolition of the existing structure and additions to the existing building, including a new garage, mudroom, powder room, three full bathrooms and a dining terrace.”

All in all, the project encompassed approximately 3000 square feet of renovation and another 1500 square feet of new additions, with construction lasting 13 months, but the design phase was “much longer than that.” The result is a near unrecognisable transition from a traditional Bermuda-style home to a sleek, chic, space that overflows with natural light and spills easily onto the waterfront patios and lawn. “We went big,” says Ms. Rodrigues. “That was our motto for this project.” Approaching the home, visitors are welcomed through a custom-built, over-sized front door leading to a formal living

INTERIORS room that is framed by simple interior columns and features floor-to-ceiling windows overlooking the water. You can see right through the house. “The house was very traditional, and there were many missed opportunities to capture the beauty of the waterfront property,” says Ms. Rodrigues. “It was clear that there had been some additions to the original house that disrupted the optimal flow of the spaces. The client wanted a cohesive plan for the home and they wanted to modernise it to suit their design style.” That design style would best be described as simple and uniform. Throughout the home, white dominates the palette from the walls to the large, muntinless PVC windows and folding doors. The custom-made cabinetry in the kitchen, laundry, and three en suite bathrooms is also white, while soft grey, 2-by-2-foot tiles line all the floors and flow out onto the patios. “The palette for the project was kept clean and bright, and details were designed with ease of maintenance in

mind,” says Ms. Rodrigues. As the hub of the home, the kitchen clearly expresses the design ideals of the homeowner. The renovation saw the kitchen footprint increase by 35 percent, largely by reconfiguring the garage, which also allowed for the addition of a mudroom and powder room. “Reconfiguring the garage to allow for the expansion of the kitchen was brilliant,” says the homeowner. “Not only did it allow for the kitchen expansion, it also provided a welcoming courtyard area at the entrance.” A large island, with seating for the family, anchors the kitchen that opens into a family room, featuring a stylish, low-profile, gas fireplace, and leading onto the 500-square-foot dining terrace, which itself hosts a built-in cooking area. “The family uses their kitchen to entertain, and the connection to the family room was very important, so that anyone preparing food could still engage with the rest of the family,” says Ms. Rodrigues. “The custom cabinetry, designed to eliminate cabinet pulls or

unnecessary hardware, gives the kitchen a clean and modern feel, and the use of large pendant lights over the island provides some fun to the space, while adhering to the clean aesthetic.” Folding doors open across the 12-foot throughway from family room to terrace, seamlessly integrating the indoor and outdoor spaces. “We knew the outdoor area would be larger than what it was previously, but the look and feel of the area with the ceiling, exposed beams, and folding doors made it a much more significant indoor/outdoor space than we had expected,” says the homeowner. The effortless flow from indoor to outdoor is also at work in the master suite, which revels in one of the more unusual details of the home. “We haven’t put up any window treatments that would inhibit the views,” says the homeowner. “We’ll see how that goes, but it creates such an open feel. It’s a very private setting.” While a picture window framing the bathtub may be too revealing for some,

the impact is a master suite that feels like an oasis unto itself. “It is a retreat, complete with a luxurious bathroom, with a freestanding tub, spa-like shower, his and hers vanity, heated towel bars, and private water closet room,” says Ms. Rodrigues. “The spacious walk-in closet is separate from the sleeping area to keep the room for rest clean and clear. There is a private terrace for the master suite, which the

client uses to enjoy the sunset views through to moonlight nights.” Of course, opening up an old home presented a few challenges, particularly on the engineering side. “The house is approximately 80-yearsold and has had a few renovations since it was first built,” says Ms. Rodrigues. “One of the challenges we faced was creating the large openings desired while dealing with the structural limitations of the existing lintels and beams. We worked closely with Entech Ltd. who were able to produce some structural engineering ‘magic’ to achieve the desired result.” Standing in the home, one could imagine a luxurious gala for 100 guests just as easily as a serene family weekend HouseGardenKitchen&Bath 2020

spent watching the waves pass by, which is exactly what the homeowner envisioned before taking on such a major renovation project: “We’re very pleased, it was a complete transition, but it doesn’t feel forced. These guys (Botelho Wood) were fantastic.”

A

pair of world travellers have transformed their home into a reminder of all their glorious overseas adventures. The couple recently purchased the Mizzentop condo, which offers dazzling views of the Great Sound all the way to Dockyard. The renovation by Hasco Home is allowing the couple to enjoy the picturesque vista of islands dotting the seascape from nearly every room. Lynn Hassell, owner of Hasco, and Liz James-Edwards, lead designer for the residence, both spoke of the influences of the couple’s travels having a significant impact on the design, including elements inspired by Thailand, Singapore, and Europe. Upstairs, the kitchen features clean lines that are bathed in light. A curtain of glass windows opens up the kitchen to the scenery outside. Wrought-iron railings were replaced with glass to give a crisper appeal to the water views. The stools at the end of the kitchen island allow for the couple to sit up high on their perches to enjoy the panorama of the Great Sound.

HouseGardenKitchen&Bath 2020

The two-tone kitchen has a mix of greys and white chocolate with a large island that is a combination of wood and quartz. A pair of midcentury-style stools sits at the butcher block countertop, which gives it a touch of modern flair. Ms. James-Edwards said the kitchen, like most areas of traditional Bermuda houses, is relatively small. “We wanted to

give the client all the things they asked for,” she says, “but we didn’t want to overwhelm the space; this room needed the clean lines we gave it.” The use of mixed materials invokes a sense of interest yet still takes on a minimalist approach. The client didn’t want anything on the counters; to accommodate this request, the designer

used touch latches instead of handles, and the outlets are concealed underneath the upper cabinets to ensure a seamless look. Integrated panels were used on the dishwasher to give the kitchen a builtin look. A gas stove was replaced with a modern cooktop and double wall-oven microwave combo. The refrigerator was the only thing that remained from the previous owner. The kitchen has a symmetrical look with tall items on either end. A sleek hood vent appears as a small 3-inch stainless-steel border over the cooktop. It is mirrored over the sink as a decorative strip to give a uniform appearance. The owners originally wanted a polished concrete floor, but, due to the age of the slab, it was not recommended by the engineer. Creative thinking was required, so the designer used large tiles that emote a polished concrete look. For the lower level of the condo, the designer chose an authentic reclaimed wood floor to give it a hearty feel. Ms. James-Edwards married the muted tones of the kitchen with the midcenturystyled furniture by introducing whimsical pops of color throughout the condo. She wanted to create fascination in each room but not to be in conflict with the amazing views. “My goal in every room is to keep the focus on the outdoors.” All the windows have remote power blinds that can be dropped to help protect from the heat in summer. There is a second outside kitchen that Hasco designed, so that the owners can take additional advantage of the views in warm weather. The outdoor kitchen includes a fridge, bar, barbecue, a cooktop stove, and a 18

built-in cutting board. Ms. Hassell said a Dekton countertop was used because of its zero porosity: “It is made from a mixture of porcelain and glass. It’s a more durable top meant for the outdoors. It is resistant to staining, fading, and scratching, but it also has high resistance to UV rays and is heat resistant so you can put anything hot on it.” This area includes comfortable outdoor seating, selected from restoration hardware, and a built-in big-screen TV. Hasco used creative design to turn the master bath into a room with a view. The cozy rebuilt area includes a glass shower wall that has a seascape of the harbour, with a frosted area halfway down to ensure privacy. The shower floor adds texture, through the use of small stones, which was an idea the owners picked up while in Thailand. Ms. Hassell said, “We wanted it to feel like a spa by integrating the shower stones with that serene view.” There are lighted mirrors above the vanity to keep with the minimalist look. “We chose a floating cabinet to trick the eye into making the space seem larger.”

Perhaps the pièce de résistance is the upscale Toto Washlet toilet, which features a heated seat, integrated bidet, dryer, and automated cleaner, amongst many other futuristic features. The upstairs bathroom mimics the master bath with the floating cabinet, lighted mirror, and dual showerheads. The designer used three different patterned tiles in both bathrooms to make it “imaginative and fun.” The designer said, “This was one of the most fun projects to work on, and it was a pleasure. The clients had a clear idea of what they wanted, which made it easier for us to pinpoint their design style. Everything they picked was tasteful. They were dream clients, and we worked so well together.”

Heartbeat of the home It is said the kitchen is the heart of every home, something that Lisa and Eddie Swan have embraced with a warm, country-cozy kitchen.

L

ynn Hassell, the owner of Hasco Home, says the design mandate included opening up the kitchen and living room by taking down a cedar paneled wall that was dividing the two spaces, enabling the kitchen to be expanded. The cedar paneling was repurposed by framing the windows over the brushed stainless-steel farm sink. Ms. Hassell says the cedar evokes memories of the way the kitchen used to be, whilst at the same time honouring the new design. “At first, I didn’t think the colours were going to work, as the island is grey, which would clash with the cedar. But, once the wood was sanded down and revarnished, the yellow that was added to the wall paint brought out some of the yellow in the cedar, and it also blended in with the Dutch cedar door at the entrance, so it all pulled together.” “The owner wanted high cabinets with HouseGardenKitchen&Bath 2020

glass,” Ms. Hassell says. “Because of the tray ceiling, we had to step them down a little. The cabinets also framed the hood of the 36-inch gas stove to help project a country kitchen feel. The white tile backsplash with a lantern pattern – that looks like it could be taken from a quilt – also emotes this vibe. The white cabinets emote a clean look, and we also wanted to brighten the room. Before the renovation, this area was much darker.” The designer says a touch of colour and warmth was added with the smoked grey island cabinets. The island has four white-padded chairs, helping to make it the centerpiece of the room. The countertops are quartz with subtle design patterns of greys and taupe brown, tying into the rest of the room and the wood-look of the floor. Ms. Hassell says a bit of “pop” was added with a mushroom yellow paint on the walls. This also helps bring out the yellow

from the cedar, as mentioned earlier. Ms. Swan and her husband lived in Nashville, Tennessee, for 15 years. “We had an open-concept kitchen then, so we knew when we came back to Bermuda, we wanted to keep the open concept. Our children live in London, but when they come back, it’s so great to be able to have everybody in this space.” She appreciated how Hasco took her germinated concept of what the kitchen could look like, made it flower and blossom. Ms. Swan says, “Hasco’s approach was, ‘Whatever you want, we’ll make it happen.”

Views a welcome addition

“T

his is why we did it,” says the homeowner gesturing to the magnificent overland and water views from the home’s newly built verandah. As impressive as those views are, spanning from South Shore, Paget to Two Rock Passage and the Great Sound, the deck from which to soak them in is equally grand. The addition, which took five months to complete, was designed by Botelho Wood Architects and built by Vieira’s Construction & Painting, with electrical work by MP Electric. The result is a covered verandah that stretches 30 feet across the northern face of the home, is 16 feet deep, and features an additional 8-by8-foot area from which to BBQ and take in the views. The stairway to the main entrance was also redesigned, along with modifications to the kitchen layout and the installation of an additional water tank. “The owners enjoy entertaining and the 20

outdoors, so the focus was on providing an ideal space for this,” says Germano Botelho, partner and architect at Botelho Wood. “Integral to this was ensuring the living and kitchen/dining spaces flowed together with each other and the outdoor space.” To achieve this goal, Botelho Wood delivered a tiered verandah that matches the levels of the kitchen/dining room and the sunken living room. Ten-foot-wide folding PVC doors from the living room and six-foot-wide PVC French doors from the kitchen invite you out onto the deck while also welcoming the views into the house, creating a seamless flow of light and ambience. An additional throughway was also opened up from the living room to the kitchen, matching an existing throughway and creating more flow and openness between all the spaces. While modern and spacious in design, the verandah maintains a cozy feel with the ample use of wood for both flooring

and railings. The wide stairway, which leads up from the garden, and all three levels of the verandah are planked with luxurious Brazilian Ash that is rich in colour and gentle to walk on. Meanwhile, the columns, beams, and railings are made from Accoya wood, which Mr. Botelho says will weather to a silver-grey colour. “Accoya wood is known for its durability and stability,” he says. “It will also minimise maintenance for the owners.” In addition to the verandah, the owners also wanted to make the entrance to the home more inviting. “A traditional ‘welcoming arms’ stair was designed to give it prominence, address visitors directly, and have a presence as the main entrance to the home,” says Mr. Botelho. “Relocating the stairway, which leads up to the second floor, also allowed for a better layout in the kitchen.” As with many additions, the challenge is blending the new build with the existing structure, particularly when the home has a HouseGardenKitchen&Bath 2020

more traditional style. “From a design perspective, we accomplished this by using traditional materials and elements from Bermuda vernacular architecture,” says Mr. Botelho. “For example, on the front entry stairs, we used the traditional masonry-formed handrail that arrives at a flat-roofed porch before entering the house. “Both the front entry porch and the verandah use wood for columns, beams, and railings that not only speak to traditional vernacular but helps to soften the addition and blend the old with the new harmoniously.” A second challenge for the project was incorporating an additional water tank to meet health and planning codes and regulations. Botelho Wood was able to minimise the cost impact of the water tank by placing it directly under the raised verandah, keeping it above ground and minimising the amount of excavation required. Additional features that enhance the project include hurricane-rated PVC doors and windows from BITCo, ceiling fans that will provide air movement on still and hot days, rectangular in-stair lighting on the vertical face of the stairs up to the verandah from the garden, and inconspicuous round stair and wall lights from the driveway up to the main entry to the house to light the access paths to the house, providing both safety and visual interest at night. “We are really pleased with how the additions have turned out,” says the homeowner. “The verandah successfully brings the views into the home and creates a wonderful space to entertain and enjoy.”

f your view is over Cavello Bay, you really want to make the most of it – even if it does mean swapping the walk-in closet and the bathroom. That’s what the owners of Seacliff Manor East did. Where once stood the closet is now a stunning bathroom – with a view – and where the bathroom was is now a huge walk-in closet. Sue Bendell, design director at Bendell Design, says, “The work involved the total demolition of the existing area, replumbing, putting in a new window, and opening up the corridor.” New walnut flooring was installed, contrasting brilliantly with the bathroom’s polished concrete floor, despite being so different in colour. Sliding framed glass barn doors were added, a walk-in shower was installed, and an incredible black Japanese soaking tub was imported from the United States. The tub is installed by the window to

enjoy the views when sipping wine or reading a book – which the Japanese tub is designed to allow as a person sits up rather than lies down. The window blind is electronic, with the controls within easy reach. The walk-in shower has the controls set well away from the actual shower, thus solving the annoyance off getting soaking wet in cold water turning it on; there are also two types of shower: rainfall and waterfall, where the water cascades down from a wide-rimmed outlet. One of the more intriguing aspects of the bathroom design is that it is easy to clean and maintain. The floor is all one piece of concrete, and the shower walls are just four slabs of quartz. The sink was custom-designed with no joints or seams. It means there are far fewer joins where mould can build – it also means it has a clean, bright, refreshing look – the perfect place to enjoy the view from the bath. 23

t’s a home, it’s a short-term rental, it hosts family guests, and the brief was to make the bathrooms “beachy” while still feeling like a family home. To make matters challenging, one of the homeowners is a chef by training and was specific about his brief for two kitchens, requiring extensive renovation. Enter Sue Bendell, design director at

Bendell Design. With the beach theme in mind, she remodeled three bathrooms at Sea View, in Somerset, in white and grey, with a splash of coloured tiling, mainly in blue and aqua, to give the area some interest. Walk-in showers were added, plus floorto-ceiling tiling. “Seav Vew is close to the beach and

creation of an artist’s studio and bike shop. As Jonah is a chef by training, there was one very specific instruction for the main kitchen: Design it so that people do not hang around and get in the way of the cook! Ms. Bendell adds, “It was important that the space was properly defined as the guests were sometimes hampering the cooking, so we replaced and repositioned the original island. “We also made it feel like a much bigger room by taking out the bulkhead. Again, it is a clean look, beachy and very open.” Light floods in from a large window in the ceiling and at one end of the kitchen, which is amplified by a huge mirror. The room has classic lines but is also very contemporary – with quartz counter tops and high-end stainless-steel appliances. “The kitchen was falling apart; there was tired cabinetry that was very old school. We wanted to respect the house but add a contemporary twist,” Ms. Bendell concludes.

esigned for the man of the house, the large master bathroom at Greenlands is serene, simple, and contains everything you could ever want in a bathroom. Part of a bigger suite, which leads into a bedroom that overlooks Castle Harbour, it was important that the interior enhanced the view and didn’t compete with it. Says Lauren Grayston, senior interior designer at CTX Design Group, HouseGardenKitchen&Bath 2020

“We’ve kept it very simple in the actual fixtures and the shape of everything.” The simplicity only makes this bathroom more interesting. Opposite the vanities is a freestanding bathtub, next to which is a “great accent wall.” This wall is floor-to-ceiling grey tile, which has a sandstone look. The flat-screen TV means the client can enjoy his favourite shows from the comfort of the bath. The “enormous walk-in shower” has

multiple showerheads, and Ms. Grayston used Soffit lighting, hidden in the stepped down ceiling, to create “mood lighting.”

riginally built by the owners 30 years ago, Watercolours on Scaur Hill has been renovated over time, and this kitchen was the “final piece of the puzzle,” explains Lauren Grayston, senior interior designer at CTX Design Group. Because of the old pine beams in the ceiling, CTX was asked to design something “really contemporary” for the kitchen. It is also open plan, so it was important to hide the appliances. “This opens into their dining and living room area so they wanted to do the concealed appliances so it just feels seamless,” she explains. The modern appliances include an induction hob, which, says Ms. Grayston, “is great because you could put your hand on it, and you won’t burn your hand. It’s much more energy efficient than an electric cooker.”

INTERIORS Breathtaking views from these spacious one-bedroom lofts

T

he Azura units presented a new challenge for the team at CTX Design Group because they have owners and are also rented out to hotel guests. “You’re designing for two different types of clients,” says senior interior designer Lauren Grayston. “Somebody who’s only going to be there a short time and somebody who’s going to be there for longer, so you need to consider that with storage and the appliances.” Nestled away next to a nature reserve but high up overlooking South Shore in Warwick, there is no doubt that the star of the show is the view, and the interiors of the one-bedroom loft units have been designed specifically to showcase the ocean and surrounding environment. “The overall look and feel are meant to be clean, contemporary and to take advantage of the setting,” says Ms. Grayston. The unit has a high ceiling and is light, spacious, and modern. The downstairs is open plan, so all the kitchen appliances are integrated, and the cabinetry is sleek and simple. A laundry area, with washer, dryer, and storage, is discreetly hidden in a cupboard by the front door. Through the living room, you can open up the sliding doors to a small but attractive tiled and grass garden for the indoor/ outdoor experience. Bermudian artists are subtly showcased throughout, including Bay Grape prints by Fay Bush and marine-themed photographs by LookBermuda. An Andrea Lopes cushion decorates the bed. Even the upstairs is open plan, with no wall blocking the bedroom from the view outside. There are electric roller shades for privacy and to block the light. There are two bathrooms, one downstairs and one upstairs, which, says Ms. Grayston, are “interesting and not fussy. You have simple flooring, floating vanities, and a corner shower.” Storage was an important element of the design for when the owners are not using the property; instead, it is rented to hotel guests. Hidden away upstairs, beyond the bedroom, bathroom, and wardrobe is a “lock-off space,” which is a simple room, where all the owners’ possessions can be safely stored. 30

Although the unit only has one bedroom, the light and space make it feel large, and the living room has been furnished with a foldout couch for guests, which Ms. Grayston describes as the “most comfortable sleeper sofa on the market.” When building Azura, the developers reused and repurposed the existing buildings to be as environmentally friendly as possible. All the appliances

are Energy Star; the lighting is LED. The environment is “definitely a theme here,” explains Ms. Grayston.

lean and simple cabinetry meets “fun things like floating shelves and the turquoise tiled wall to really give it that pop of interest,” says Lauren Grayston, senior interior designer at CTX Design Group. This midcentury house on Gibbs Hill has “interesting architecture, and we were trying to honour that by keeping a midcentury vibe but in a newer sense, and the clients are very eclectic so I think that shows well here.” To keep the architectural element, they painted the ceiling beams white, and the lighting shades over the island are ceramic bowls with carvings, which have an oriental feel. “They’re so fun,” says Ms. Grayston. They used custom Christiana cabinetry, which includes the latest in storage design, including “ways to store baking sheets or cutlery trays,” which was particularly important, as there are no upper cabinets. The lower cabinets include systems that mean you can store plates but “when you open a

drawer, they don’t go flying.” All the appliances are Thermidor, and, instead of handles on the

dishwasher and fridge, you just push the doors and they open, adding to the modern and seamless appearance.

Bermuda Cottage Roots

N

estled between the waters of Riddell’s Bay and the grass and woodlands of the former golf course, “On The Rocks” reclaimed its Bermuda cottage roots with a tasteful update. The home recently received a revitalised kitchen and powder room. Gleaming white kitchen cabinets, a large centre island, a hidden washer and dryer, and a snug bench to read on while enjoying the views are all part of this homely renovation. Lynn Hassell, the owner of Hasco Home, says the owners wanted to retain the charm of this old Bermuda cottage with a farmhouse approach to the redesign. “This is why they chose to go with the reclaimed wood floors. But they also wanted to brighten it up. One specific request was that the 42-inch wall cabinets go to the ceiling.” She explained that, initially, the owners wanted an all-white kitchen, but, to help give more of a farmhouse look, they chose a grey island to bring in warmer colours. “We brought in modern touches such as the Shaker-style white perimeter kitchen but added in the warmer tones of the floor and the island to give it that cottage feel.” A modern touch is a small computer desk straddling the kitchen and dining 34

area, where the owners can check emails while cooking or relaxing with a coffee. Caesar stone quartz from Surface Trends was used on the countertops. Two new windows were installed on either side of the cooktop gas stove to add light and bring the views into the kitchen. The designer said there was a slight challenge with the recessed lights when the new ceiling was added, decreasing the original ceiling height. “We wondered, ‘How are we going to get the crown moulding in?’ so we just flipped it on its side. It worked out as a lovely and very simple crown – better than what was originally planned.” A herringbone backsplash was added to break up the traditional staggered subway laid tile around the stove. In keeping with the country vibe, an open-style farm sink was added to the island. “The owners wanted a large island, so we added cabinets to both sides but altered the ones in the front; otherwise, they would come out too far, creating space problems,” Ms. Hassell says. The designer said the grey tones to the cabinets do more than bring a warmth to the room; they also evoke a beachy feel, which ties into the view of boats moored in Riddell’s Bay. Leading toward the dining room, a beverage area was created with a split-

level refrigerator with glass cabinets and a small television above it. Ms. Hassell says, “The owner wanted to see glassware, so we gave it a cottage-like look with the mullions in the glass.” The clean look to the new kitchen is carried through with details such as the hidden washer and dryer. Both are sequestered inside of a large cabinet with the dryer stacked on top of the washer. “We didn’t want to just pop the washer/ dryer in the corner,” Ms. Hassell says. “We went through three or four design HouseGardenKitchen&Bath 2020

INTERIORS Let us design the perfect system for your home!

Some of the brands that we recommend are: Samsung, Polk Audio, Origin Acoustics, Denon and Ubiquiti wi-fi components.

ideas to get this just right. It was a challenge but turned out well.” Stainless-steel handles were chosen to help build a connection between the farm-feel of the cabinets to the more modern look of the appliances. Leading into the kitchen is a mini-mud room, where the family can place all their bike helmets and coats on the hooks as they come in. Bench seating was created out of a thick piece of maple wood, with a complementary stain. It also includes wicker baskets to keep other items handy. The rattan look is carried throughout the house, including the chair seats and backs at the kitchen island. “This brings in lighter colours,” the designer explains. For the powder room, wainscoting was chosen – a decorative wood paneling. “This also gives it some texture instead of it being a white room,” Ms. Hassell says. There is a freestanding vanity, and a colonial-style commode helps harken back to a simpler time, complemented by authentic reclaimed wood flooring.

he redesign and renovation of Heron’s Hideaway revived an existing Bermuda cottage, and created inviting spaces for the owners and their growing family. The property provides direct water access and affords opportunities for gathering; however, the interior spaces were dark, uninviting and a mishmash of finishes and styles. The redesign embraced an interior renovation of the entire house, implementing a modern infrastructure backbone and weaving an industrial farmhouse aesthetic throughout. At the heart of the house, the kitchen and living room received the most attention with both spaces being completely re-worked to be friendly to larger gatherings. In particular, the kitchen was renovated from scratch with new millwork, fixtures and fittings, all chosen to strengthen the more contiguous palette. The kitchen is now a major focal point during events in the home — with a stylish yet functional farmhouse table, picture frame TV and even a beer tap.

RECOMMENDED PRODUCTS AND SERVICES

Choosing appliances Joshua Bate Trading answers your questions

that Monogram makes the best range, Sub-Zero the best refrigerator, and Bosch the best dishwasher, then go ahead, choose those makes and find colours and finishes that blend and coordinate.

What info should I bring with me to Bate’s when shopping for a new appliance? Basic measurements of existing spaces or appliances are important to know when shopping for appliances. Most appliances come in standard sizes; for example, oven ranges are 30 inches wide and dishwashers are 24 inches wide, but there are exceptions. You should also know if your home is set up for gas or electric if you are shopping for an oven or dryer.

Is stainless-steel going out of style? What other finish options are there? Stainless-steel isn’t going anywhere soon. It has already stood the test of time, being popular for more than two decades. Stainless is also easy to clean, germresistant, and has a long life span. It is virtually rust-proof, scratch-resistant, and will not discolour over time. Several appliance manufacturers are now offering black stainless finish. Slate and black slate, designed to mix with other finishes, are great options offered by GE. Matte white and black are also making a comeback in GE’s Café Collection, which allows buyers to customise the handles and hardware to be brushed black, stainless, copper, or bronze. While laundry units have been offered

in many finishes over the years, we always recommend customers to stick with white. Dryers can outlast washers by an approximate ratio of 3 to 1. If you have to replace your washer, it is quite possible you could end up with a nonmatching set unless you always purchase white.

Do all appliances have to match? There is no rule that appliances must match by brand or finish. A stainlesssteel range looks great in a kitchen with a refrigerator in black that has chunky stainless-steel handles. You could use stainless for a microwave over the range and maybe add a black dishwasher, to tie in with the fridge. It depends on your taste and style. Manufacturing-wise, appliances do not have to match, either. Although the stainless-steel finish may not look exactly the same from brand to brand, because two appliances are rarely installed next to each other, they should still blend. Plus, if you do your homework and determine

How much should I spend on appliances? It all depends on what is important to you – style, features, price? A basic package of kitchen appliances runs about $3,500, including delivery, but not including installation. From there, the possibilities are endless. Some homes in Bermuda have kitchen appliances worth more than $100k!

How soon can I get my appliance through Bate’s? Maybe today! If you go to “Buy Now” on our website at www.bate.bm, you can see the models we have in stock. If it’s before noon, we may be able to deliver the same day. If you require a technician to install, it may take a few days or a week or more, depending on our current workload. If you want a model we do not stock, and it is available from one of our distributors in the United States, we can get it to Bermuda in about two weeks. Special orders can take three to five weeks or more, depending on the specific model.

Kaissa

Seaview Studio started out as another waterproofing job. The prospect of protecting an artist’s works in progress added to the challenge. When the initial works came in under budget and the metamorphosis of dilapidated storage barns into the artist’s sanctuary was complete, the next phase of renovation work unfolded. Five bathrooms and two-and-a-half kitchens later, this listed property has transformed into not only a studio, but an art gallery, an income apartment, and a contemporary family home. Along the way, Kaissa Limited confirmed its own transformation from a waterproofing/ exteriors specialist, to a capable and efficient renovation partner. The balance of maintaining the charm and design elegance of an early Bermuda property, against the demands of modern living were captured in the owner’s design and delivered by the professional and capable Kaissa team; overcoming a couple of centuries of moisture intrusion and general wear and tear along the way. Stop by Kaissa’s showroom at to find out more about how Kaissa can provide long term protection and elegance for your property. 117 Front Street. Tel: 495-4242. Email cdunstan@kaissa.bm
