Ibiza 2023
Welcome to the beautiful island of Ibiza and my home. Please be mindful of the building rules that are located at the bottom of this document.
The guide on the table will tell you everything you need to know, but as a reminder, my concierge Mitch is always available to assist. You can reach him on +34 665 224 759.
We have left you some welcome drinks of water, beer and rosé wine which are in the fridge. There are also a few capsules for the coffee machine. If you can please kindly keep them replenished before you leave. Please try to avoid using any serious chemicals, such as hair dye or tanning lotion without proper precautions as it stains the sofa, sheets and marble floors and is very difficult to remove.
KEYS
There are two sets of house keys and one garage key for the underground car park below the building. The car park is through the gates next to the restaurant on the right as you face the building. Your space is #40.
****If you loose a set of keys, the charge will be 100euros. If it’s the key for the garage the charge will be 200euros. They will be taken from the deposit.

AIRCON
Please be mindful of over consumption and keep the windows and doors closed if the AC in on. Please also TURN OFF when you leave the flat. Main AC control is in the living room on the wall.
SHUTTERS
Each room has its own control for the black out shutters. Missing remotes will be charged at 100euros each.
JACUZZI
If you use it during the day it is better to keep the temperature a bit cooler, and then to turn it higher in the evenings if you want to use it then. I have left instructions on how to operate it in the guide.
If you ever see a message that the filter is suspended or the pumps do not work, you will need to turn the main electricals on/off for 15 seconds. The electrical box is located behind the blue/white picture in the living /dining room.
BBQ
Use with the gas cylinder. To turn on the gas, turn the knob on the top of the gas cylinder horizontally to the left. (anticlockwise). Thereafter, you should set at least two burners to full, and then hit the starter light. This should get the gas lit and start the barbecue up quickly. Once you are done with the barbecue it is not self-cleaning, so you should use the power hose (in the storage hut) the next day to clean them so they don’t get too greasy. Failure to clean the BBQ will be charged 200euros.
RUBBISH
Bins are located outside the main entrance of the building. Please remove all rubbish because leaving, there will be a charge of 25euros per bag that is left in the flat.
Please enjoy my second home during your stay, treat it with respect and follow the rules of the building, which are printed out for you in the guide. Loud music is not allowed outside after 11PM.
Ibiza Royal Beach Community rules
Please note, these rules are designed for the benefit of all tenants and their guests. They are designed to maintain good neighbourly relations and to keep the good standards within the building.
• It is forbidden to reserve either hammocks, deck chairs or beach beds, in order that they can be used by a larger number of people. Remember if they are not being used, any towel on them would be taken to the reception desk to be collected later.
• Please do not leave either towels or clothes on the outdoor terraces where they can be seen. This includes hanging items out to dry.
• Please do not make noise during resting hours. According to the Spanish Law, it is forbidden to make loud annoying noise to your neighbours from 00am to 8am. If this rule is not followed, the police will be called. This is never a pleasant experience. According to the building rules it is forbidden to make noise either in the flats nor in the common areas. Music cannot be played too loud, annoying parties are not to be held and you should not raise your voice so as to disturb the building residents’ rest.
• Neither glass bottles nor glass drinking glasses can be used in or around the swimming pool. Any rubbish in the community garden and pool area must be placed into suitable hermetically sealed plastic bags and then taken to the skips located outside the building.
• In order to keep the water clean in the swimming pool please remove any sand on your body before entering. This will allow the filter system do its job properly. Your bath will also be more cleaner and more comfortable and will encourage you to enjoy the swimming pool once again. According to the building rules, unaccompanied children
under 10 years of age are not allowed into the swimming pool premises. Closing hours: from 10pm to 9am.
• Tenants and their guests are required to use a full bathing suit when using the swimming pool.
• Vehicles must not be parked in common area.
• The entrance hall and communal hallways must be kept clear at all times. No items are to be left in these areas.
• All rubbish must be disposed of in hermetically sealed bags and taken to the skips. No rubbish is to be left in the communal hallways.
• It is not allowed to walk through the entrance hall or common areas in bare feet.
• Children are not allowed to play or have noisy gatherings in the hall entrance, stairs and hallways. These are supposed to be areas to either walk through or stay quietly.
• Only vehicles with an assigned car park space are allowed to park in the building parking. Unauthorised people are not allowed to park on these premises.
• Anyone who cause damage in the building and its common areas, garden areas, swimming pool or any community ownership area, will finance all of the repair expenses in order to restore damaged items to their previous state.
Pets
Both owners and tenants are allowed to keep pets in their flats if they observe the following rules:
• Pets are not allowed to walk on their own through common areas or gardens of the building.
• Noisy, annoying or dangerous pets are not allowed
• Pets are not allowed to enter the swimming pool.
• Any mess from pets must be cleaned up and disposed of immediately.
If we all follow these simple and useful rules for shared accommodation, you will enjoy your stay all the more. We’re sure it’ll mean that you’ll want to visit the Ibiza Royal Beach apartments again in the future.
