The Ranch
Located in the transition zone between the Post Oak Savanah and the East Texas Piney Woods, much of the property is wooded with a mixture of hardwood and pine. Post Oak, White Oak, Burr Oak, Sycamore, and Elm are the most abundant hardwood species. These hardwood trees offer an amazing display of Fall color as the leaves change. The wildflowers and numerous dog wood trees on this property provide an even better color display in the Spring. Yaupon and Cedar trees are abundant throughout the place. A Coastal Bermuda field along the west side of the property provides some grazing for cattle.

Cartagena Creek Lodge is located 8.5 miles south of Oakwood, Texas in Leon County, conveniently located 1 hour from Tyler, 2 hours from Dallas, and just a little over 2 hours from Houston. The 156-acre property is located on one of the highest elevation points in the area.

Structures
The 5 bedroom/3 bath lodge is a 3,600 square foot, two story log cabin with a metal roof. The lodge has an aerobic septic system, and a Generac generator for backup power. The living room/den area offers a large space to entertain friends and family. The massive fire pit overlooking the lake provides a gathering point for evening socials. All furniture and furnishings except for a few pictures, deer mounts, and personal items are conveyed with the sale.
Along with the lodge, is a 900 square foot, 1 bedroom, 1 bath log cabin. The elevated children’s clubhouse and the extensive flower gardens add a special touch as a family retreat.
A 60’ X 65’ shop with 20’ covered equipment parking on one side of the shop, along with a 54’ X 54’ barn that is used for equipment storage are also part of the improvements. The 54’ X 54’ barn could be converted back to its original use as a horse barn. An additional storage barn and small cabin are located on the west side of the property.
Water
Cartagena Creek Lodge has two water wells that provide drinking water and can also supply the 1-acre fishing lake that sits just below the lodge. There are 5 other ponds and several springs located on the property. The topography of the ranch provides an opportunity to further develop the water features.

Whitetail deer, wild pigs, and waterfowl offer hunting opportunities. The deer blinds and feeders are set up for deer and hog hunting and all the deer blinds and feeders will convey with the sale.
The lake is stocked with fish, and the entire property is easily accessible by automobiles as well as providing numerous trails for ATV’s or horseback trail rides. According to the owner there are some adjoining properties that could be purchased to increase the hunting and fishing opportunities.
