Nearly 78-million baby boomers nationwide are reshaping the housing market by downsizing from heavily mortgaged homes needing constant upkeep to less spacious, low-maintenance environments fi lled with bright decors, open fl oor plans, and a wide array of modern, energy-effi cient doors, windows, appliances, and utilities.
On the southern edge of Lake Ontario, along the
Irondequoit Bay in Webster, NY, the developers of
Southpoint Cove at Waters Edge recently took advantage of this trend when they opened the upscale living complex. With 24 condominiums and more than 300 apartments spread across nine separate buildings, the resort-style accommodations also offer a complete community center featuring a theatre, fitness center, swimming pool, and fully equipped kitchen for large-group gatherings.
“This was a massive undertaking with a very specific direction,” stated Michael Seitz at supplier Lakeside
Building Products, Ontario, NY. “We specialize in bestchoice exterior building products. Based on our reputation and long-term support of the local marketplace, we were asked to supply the project’s windows, doors, siding, railing, and decking. Everything specified was chosen for its ability to combine quality and maintenance-free durability with excellent pricing.”
Among the products installed were 2,200 single-hung windows and 2,100 sliding-glass doors from MI Windows and Doors, Gratz, PA. The 4300 Series windows used at Southpoint Cove offer a number of builder-friendly attributes, including an easily removable top sash that facilitates drywall pass-through, an exterior brick mould, and a constant-force balance system. The dual-pane glass and a multi-chambered mainframe also ensure energy efficiency.
Model 910 vinyl sliding-glass doors are available in two- and three-panel configurations with a warm-edge spacer system that maximizes energy efficiency and improves the seal performance of the insulated glass units.
