A Home Transformation for All Spending more time at home this past year and a half certainly has a lot of us reevaluating a number of aspects in our homes—including their intelligence. Urban Ave Sets the Stage In Homes Across the Valley

If you’ve ever thought, “I wish my home could look like that,” sit tight. Hannah Royer and Monica Ceresini of Lancaster-based staging company Urban Ave are showing people it’s possible to transform your home into a livable—and sellable—space. With a focus on furniture and decor staging for vacant and occupied homes, Hannah and Monica have built a business that’s raising the bar for the real estate and design markets. “It really helps people visualize what their place could look like,” Hannah says about the staging process. Hannah and Monica are both realtors who met while working for the same real estate team. They launched Urban Ave right at the start of the pandemic. Despite the fact much of the industry was shut down, the duo found quick success simply by sharing their work on social media. Much of their style is centered around mid-century modern, farmhouse, and boho inspirations, something a lot of homeowners in the area are drawn to. Staging has been a part of the real estate world for decades, but for younger folks in the industry, it’s a more ingrained part of the process. As millennials, Hannah and Monica have always understood the importance of a digital presence. In a time when shopping for homes online is more prevalent than ever, being able to imagine a room’s potential is everything. When you’re not physically in a space, it can be difficult to envision how you’d transform an empty room. “Having it staged really makes a difference for people who shop for homes online,” says Hannah. Another millennial trait Monica and Hannah carry is their aptitude for side hustles, which is how Urban Ave first got started. Their staging services became SEPTEMBER 2021 | SUSQUEHANNA STYLE

popular in what felt like a snap, and their moonlighting soon turned into something more akin to a full-time job despite their ongoing realtor commitments. Even as Hannah started her family and had her first child, the two remained dedicated to the young company. Urban Ave does a lot of work with investors looking to flip vacant homes. Monica says this type of project is fun, because they’re not tied to a resident’s style and can design in a way that works best with the bones of the property. The pair also designs specialty spaces, like a nail salon project they completed last year. Then there’s business accommodation, like a recently completed corporate condo. With their bubbly personalities and passion for design work, Hannah and Monica are reminiscent of the female home organization duo The Home Edit, who gained popularity after releasing a Netflix reality show last year. One of the big differences, of course, is Urban Ave’s focus on the Susquehanna region, a place where investors are continuously revitalizing downtown and rural spaces.

You’ll find Urban Ave working on properties in Lancaster, Dauphin, Chester, and York Counties— just to name a few. The in-demand business owners are gaining traction for their clean, elevated appeal, no matter the style of the home.
As for what’s next, the pair hopes to expand their palate into more of a holistic interior design offering, helping owners with nuances like backsplash, flooring, and paint colors. One of their favorite activities is shopping on a budget, and they always want to show people the beauty they can create without spending out of bounds. Like many small business owners, Monica and Hannah may not have expected to become entrepreneurs—but they always fulfilled the role with grace. Plus, they have each other to lean on, both self-described hard workers who are always on the go. “I think Monica is a natural entrepreneur,” Hannah says about her co-founder. “I think we both are,” Monica retorts, quickly propping up her friend. In between all their staging projects, it’s only natural that the Urban Ave creators bring home some of that inspiration. Their constant exposure to the coolest design trends impacts their own homes, too. “It’s this revolving door,” says Monica, who finds herself redecorating parts of her own home just in time for the next design obsession to strike. Despite the saturated industry of real estate, Hannah and Monica stand out because of their adaptability. Their style is flexible, and they’re confident in a digital-first industry that’s always evolving. What does Urban Ave really look for in a project? Monica puts it best: “We want to help people like their spaces as much as we like creating spaces for them.”

Tips for Detoxing Your Home ENVISION YOUR IDEAL FEELING AND FUNCTION FOR YOUR SPACE • Permission to dream. How do you want to feel when you wake up on your day off, or trudge into your home after a long day at work? • I want to wake up or come home to a place of refuge, a space that echoes peace and sparks happiness. • Envisioning what you want is the first step toward getting there, and it will give you the motivation you need to start and continue detoxing your home.
PULL EVERYTHING OUT • Take one room or one category at a time. Consider starting with your most used space (like the kitchen or bedroom) or the most stressful category (like clothes or paperwork). • If I’m doing a kitchen, I pull everything out of the cabinets first, and categorize/consolidate the pieces I use and love. Then I move onto the drawers, and finally the pantry. • Categorizing and consolidating give you a clearer picture of what you have and how much you have. It helps you see what you use and what you don’t.

DEEP CLEAN • Once the trash has been cleared out, the donations have been set aside for pickup, and the things that don’t belong in that room have been transferred to their proper places, take this opportunity to do a deep clean. • Dust the hard to reach places, disinfect, and scrub the corners, crevices, and surfaces until they sparkle. • You deserve a clean home to store the things that are important to you.
ONLY KEEP WHAT SERVES YOU/BRINGS YOU JOY • Take your time as you contain each category in a cabinet, drawer, or bin/basket. Find containment that suits your style, whether that’s wicker, glass, or fabric. Picking bins and baskets that match your personality will spark creativity and help you feel at home in your house. • P ut items where they make sense for you and your family: drinking glasses by the fridge or sink, cooking utensils and spices near the stove, etc. • Once everything has a place, take in the big picture. Tweak where things feel crowded or look cluttered. Ask if this room measures up to your original vision and purpose for the space. If the answer is yes, reward yourself for all the mental and physical energy you invested in your health and enjoy your new space. You are worth it.
CLEAR OUT WHAT DOESN’T BELONG • Toss or recycle the things that are broken, torn, or stained beyond repair. • Sell, consign, or donate the items that are in good condition but that you haven’t used in the past year. • Feel lighter yet? If so, you’re making progress. Keep going and be honest with yourself about what you truly use and need.

There may not be cobblestones lining Main Street in Mechanicsburg, but if there were, they would lead directly to Chef De Crêpe. Inspired by an enchanting family trip to France, this French style Crêperie encapsulates the City of Lights through all the senses. Sweet and savory scents fill the air as French music plays in the background. The soft green walls feel like the inside of a pastry box while the delicate lace tablecloths with their plastic protective coverings provide the quintessential European café experience. Chef De Crêpe is a family-owned business consisting of Tony and Rosina Cheverez and their two children, Anthony, and Rosina Marie. Along with a few part-time employees, the Cheverez family each do a little bit of everything from operations to menu creation. “It’s truly a blessing to be able to do this as a family… to put our heads together to come up with something so authentic and special,” Rosina Marie says as she smiles over at her father. Rosina Marie has a degree in hospitality from the University of Central Florida, with a resume including Disney. In addition to her family’s trip to France, she has toured the country on multiple occasions with her French program, picking up a fluency in the language. Her knowledge and love of French culture and cuisine, blended with her hospitality background shines through in the presentation of Chef De Crêpe. From humble beginnings as a pop-up tent in 2018 to its Main Street storefront, Chef De Crêpe has seen a great deal of support from the local community. At the start, the family sold crêpes at Spring Gate Vineyard and The Vineyard at Hershey. This led to the purchase of Jean Pierre, their aptly named food truck. After growing in popularity, the Cheverez family began to seek out a location to open a restaurant. Stumbling across a former Subway location at 20 West Main Street in downtown Mechanicsburg seemed like the perfect fit, that is, until the pandemic hit. After turning their focus back towards Jean Pierre and outdoor events like Harrisburg’s City Island Fourth of July celebration, it was a serendipitous moment when many months later, the location was still available. Opening their door to the public in December of 2020 after a tumultuous year was a sweet victory. However, this day came just before the second Government shut down. The Cheverez family did not stop though, and the local community showed their support through take-out orders, allowing the Cheverez’s to continue making crêpes. “The support Mechanicsburg has

shown us is outstanding. We love being a part of this community and seeing our impact on revitalizing Main Street,” Anthony adds. Now the cafe tables are regularly crowded, and Jean Pierre can be spotted out and about at vineyards, neighborhood events, and more.

Menu inspiration is a family effort. “We always keep more traditional French crêpes on the menu such as The Classic lemon and sugar, but we get really creative in the kitchen to put on our spin on things as well,” Rosina Marie explains. Anthony continues, “Being born and raised on the East Coast inspired the Philly Cheesesteak for me. I’m from New York, and I’m a sandwich guy, so I like my crêpes to be packed full.” He goes on to explain that his wife Rosina takes the lead on making the many deliciously rich sauces that go into the savory crêpes, like the Bechamel sauce for the Chicken Florentine.

Does anyone else feel like apples sometimes get short-changed? I mean I love pumpkin just as much as the next girl, but in my opinion, apples are the OG star of fall. Whether you’re trying to use up a bounty of apples from an outing to the orchard or just looking for a fun new way to use the best fall fruit (there, I said it), these recipes are easy, family-friendly, and delicious. Enjoy!
Apple Slices & Greek Yogurt Cookie Dough Dip This is an after-school snack that everyone in the family will feel good about (I had two very happy five-year-old taste testers + a happy husband when I was developing this recipe). Even better—it takes less than 5 minutes to prepare. My not-so-secret ingredient is powdered peanut or almond butter. You can find this at most grocery stores—it’s great for smoothies too!
2 or 3 large sliced apples ¾ plain greek yogurt 2 tbsp powdered almond or peanut butter 1 tsp vanilla 1 ½ tsp maple syrup 1 tbsp mini chocolate chips 1. Combine all ingredients except for apple slices. Mix well. 2. Serve dip with apple slices. 3. Enjoy!

Apple Pie Chia Pudding I am a big fan of chia pudding. I love to meal-prep a big batch of it and eat it for breakfast throughout the week. This chia pudding feels so indulgent that you could also serve it up for dessert.
Pudding: ½ cup chia seeds 3 tbsp of your favorite sweetener (I like to make this with monk fruit, but maple syrup will also work well) 2 cups canned full-fat coconut milk (mix before measuring) 2 tsp vanilla 1 tsp cinnamon Apple Topping: 2 large apples peeled and chopped 1 tbsp coconut oil 1 tbsp of your favorite sweetener (monk fruit is my go-to) ½ tsp cinnamon ¼ tsp nutmeg ¼ tsp salt 1 tsp lemon juice 1. Combine pudding ingredients, and mix well. 2. Refrigerate for at least 30 minutes before serving. While pudding is setting in the refrigerator, make apple topping: 3. Melt coconut oil in a large pan over medium heat, 4. Add apples, sweetener, lemon juice, salt, and spices. Sauté until apples are soft and fragrant, about 3-5 minutes. 5. Top each serving of pudding with the apple topping. 6. Enjoy right away, or refrigerate for up to 4 days. Vegan friendly!

My Favorite Fall Salad September is usually a busy month for my family as school and fall activities resume. This salad is a quick and easy side—perfect for busy weeknights. You can also add your favorite protein (we love to eat this with grilled chicken) to make this salad into a meal.
Salad: 5 cups spinach 2 large apples chopped ¹/³ cup shredded sharp cheddar cheese ¼ cup sunflower seeds 2 tbsp finely diced red onion Dressing: ½ cup extra virgin olive oil ¼ cup lemon juice ½ tsp salt 1 minced garlic clove
1. Combine salad ingredients in a large bowl.
2. Combine dressing ingredients and mix well. 3. Toss salad with desired amount of dressing (depending on how much dressing you like, you may have some left over). 4. Enjoy!

W
hen Hunter Johnson first saw the land—proposed as the site of a new dream house—it didn’t exactly look like a dream locale.
“There was an abandoned home on the lot, which was so completely overgrown that you couldn’t even make your way through it— it was infested with thick bamboo,” says Johnson, CEO and founder of TONO Group, a family of full service architecture and construction companies. Still, he could see the vision of his clients Travis and Jacquie Eby, who became his friends through the homebuilding process. The 3-acre lot sloped down to the Conestoga River and offered Lancaster city skyline views. Remediation would be needed to prepare the property and give it a clean slate—clearing the way for a mod lodge.

A lot of times people think of contemporary homes as cold, but this one is warm and open— not a cold, modern home.
A VISION WITH A VISTA Travis Eby had visions of the Rocky Mountains in his mind. Inspired by trips out west to Colorado lodges, he wanted to bring that sense of wide open spaces and natural materials, framed by nature, to his new Lancaster home. It would be a contemporary, modern Lancaster lodge—a mod lodge. “As architects, we pull together the owner’s vision,” says Kyle Solyak, TONO Group’s Director of Architecture and Mod Lodge's Project Architect. “The property sits nicely on a bend in the river—you can see both upstream and downstream—so one of the first questions was how we positioned the house and the spaces within to take advantage of the views.” It required some imagination—and ingenuity. “Once the site was fairly cleared, we took a lift out to the site, got on it with the owner, and moved it around—raising and lowering it where we envisioned each floor level,” says Johnson. That helped pinpoint the future home’s exact location and orientation. In the distance, they could see Lancaster icons—the Marriott and Griest Building. It’s not exactly a Rocky Mountain high, but it’s a gorgeous Lancaster County hillside.
GOING VERTICAL Today, it’s hard to imagine the landscape without the 9,000-squarefoot home, because they flow together so naturally. The front of the home, streetside, appears to be a lovely two-story home. But the back of the home is a dramatic, three-story cascading series of windows overlooking the river and city views, framed by greenery. “As soon as you step in the front door, you can see a panoramic vista, through the back of the home, to the views beyond,” Solyak says. It’s hard to tell whether that sightline, or the home’s vertical lines, are the stars of the show. “There’s a monumental fireplace with a giant chimney as a central anchoring element you see once you walk in the front door,” says Johnson. The chimney measures 18 feet wide and spans all three floors of the home. Another striking vertical line is the three story staircase that Johnson describes as “a tower element.” That’s because in addition to connecting all three floors, it brings light into the home—in a big way. With the main living space on the main floor, the master suite above, and the family room below, “they’re all stacked in a tower, with panoramic views through glass,” Johnson describes. That staircase is “like a light tunnel,” says Solyak. And talk about solar gains. “One of nice things about the staircase is, the windows stretch three-quarters of the height, for nice morning light. Operating windows act as a ventilating chimney but also extend the spring and fall seasons. There’s so much natural ventilation, and the staircase acts as a chimney—allowing the hot air to rise, and taking advantage of solar gains in the winter,” Solyak explains. He designed large overhangs on the roofs to provide sun and weather protection, while using the open glassed areas to take advantage of lower sun angles, light, and that luxurious lodge feel. Authenticity and natural beauty shines through the home. “The intentional design detailing conceals mechanical infrastructure while the exposed timber framing is expressed as a significant part of the architecture,” Solyak explains. The main living space is the home’s central gathering space. It’s designed to be a multi-season room, where all the windows can be removed, so that open air can flow seamlessly in and out of the home, blending indoor and outdoor living.
FINISHING TOUCHES “The overall skin of the building is timeless,” says Angelique Miller, TONO’s Interiors Director. “The interior space is a combination of the lodge feel with modern touches, trying to figure out how you marry those two aesthetics together became our design challenge.” A neutral color palette inside the home is key to letting the natural beauty and seasonallychanging colors outside, shine through the windows. “It’s almost like they wanted the home to be neutral, so the view was the accent,” Miller explains. “The color palette is a combination of the warm wood tones on the floors, offset with cooler gray on the walls. It’s a range of grays from white to dark—almost black. White almost becomes the accent color—that pop of color.” Modern, clean lines in the white and gray kitchen—and a fun backsplash tile—are tied into the lodge-like home via the wood floor as an anchor. Because the interior spaces are so neutral, the homeowner can easily add color accents by changing out furniture over the years. And there are a few surprises—a playful black and white floor in the laundry and pantry area, and an adjacent powder room with what Miller describes as “really wild wall covering.” The homeowners wanted a focal point in the stairway, so Miller custom-ordered a modern chandelier featuring a dozen staggered pendant light fixtures with milk glass and silver matte finish. Attached to the ceiling above the stair tower, it dangles eight feet below, and is showcased through a large window at night. “To me, it’s the vacation home I’d love to go stay in,” Miller summarizes. “Everything about it is calming, relaxing, and peaceful.” And it’s designed to last a lifetime—and beyond. It flows into the large, light kitchen with a huge island, and outward into porch areas that further extend into a tumbling series of outdoor patio spaces. And it’s hard to call the bottom floor family room a basement because its airy feel defies the typical definition and stereotype. Four bedrooms, in addition to the master suite, are stacked on the home’s end, opposite of the kitchen. Each has its own separate bathroom and walk-in closet—and each one has a unique vantage point on the riverside. “We used as many natural materials as could be found,” says Johnson. “From timber framing components to steel, glass, and stone—that’s what gives the home its modern lodge-like feel. A lot of times people think of contemporary homes as cold, but this one is warm and open—not a cold, modern home.” One of the complex challenges was designing a heating and cooling system for a home this large, with multiple exposures at different levels. Johnson credits several Lancaster County partners for helping them pull off the project—heating contractor One Hour Heating, and siding material provider Eby Exteriors—no relation to the homeowner; just a fun coincidence.
“It takes you out of the norm of everyday living, and is something purely custom to the homeowners and designed to be a legacy home—the spot where the family gathers,” says Solyak. “As a company, we try to show how architecture and the spaces you live and work in impact your daily lives. We can aspire to something beyond the typical run-of-the-mill suburban home.” What makes a home a “dream home?” “For us, it’s the owners,” Johnson says. “Experientially for them, it’s the view and the location, but for us, a dream home is a dream project and having dream clients. We continue to work with them on business projects and we’ve become good friends in the process— that’s the best part.” SEPTEMBER 2021 | SUSQUEHANNA STYLE

The EVOLUTION of the SMART HOME: Are robot maids next?
By M. Diane McCormick Imagine the convenience, in your very own home. Push a button, and coffee percolates. Air temperatures are comfortably constant—all year-round! The warmth of your fingertip closes a window, just like “elevators are summoned now in some of the newest office buildings—or by a mere whisper in the intercom phone”. Welcome to the home of the future, 1950s-style. The writer swooning over such postwar fever dreams even envisioned “vertical cities and flying suburbs”. We’re still waiting for those Jetsons-style flying suburbs, but in the age of the smart home, your “mere whisper” is the command that turns on lights, preheats the oven, plays music, and lowers the blinds as the sun rises.
Convenience at your Command Don’t let the techno-speak scare you. It’s not that hard to make your home do wondrous things. Mirando suggests breaking your needs into six categories: Music, media, lighting, climate control, security, and appliances and accessories. Smart plugs enable many of these functions. Buy one that’s compatible with your system, plug it in, and use your system app to add your devices. Other functions can be wired in and controlled through home automation hubs and almost indetectable smart speakers.
“It’s almost like the future is now,” says Jim Mirando, Jr., president of Excel Remodeling (excelremodeling.com). “That’s how it’s evolving. It’s kind of intuitive. When I wake up and say good morning, my house will turn on the lights and tell me the news and start the shower.”

Hatching the Smart Home The smart home didn’t just burst full-grown into the 21st century. Behind every smart home are more than 100 years of whizbang technology pursuing the elusive goal of a fully controllable home. 38

Percolators yield to Mr. Coffee automatic drip coffeemakers, but the “home of the future” looks a lot like the home of the past. Automation usually means TV remote controls and wireless garage door openers. A few homeowners shop at Radio Shack for their Pico Electronics X10, an integrated circuit device invented in 1975 (and still available today) to control lamps and appliances via the home’s electrical wires.

The first decades of the 20th century see introduction of the electric washing machine, dryer, refrigerator, and dishwasher – not “smart” appliances, but revolutionary labor-savers for weary housewives.

Install a motion sensor that triggers images of guests from the human or animal world. “Every morning, we see the deer that came and ate our flowers,” says Mirando.
Lights up Set the mood by programming your smart plug to dim lamps and turn them on and off. Increasingly, light fixtures themselves are wi-fi enabled, to skip the plug. Switches are getting brains, too. Smart switches, either installed to replace traditional light switches or sticking to the wall without electrical connections, can control your smart lights and communicate with smart bulbs.
“Alexa, make the lighting in my refrigerator red.” It’s a mystery, but some smart refrigerators can change interior lighting colors. Here are a few more useful functions from smart fridges: Automatically fill pitchers. Customize temperatures to keep food fresher. Get reminders when it’s time to change the filter. Order groceries when you’re running low. The internet of things, as the network of home appliances is known, can also fire up the Roomba when you’re at work, or call for medical help when your elderly parent has a fall. Smart kitchen faucets offer touchless safety, pouring two cups of water on command.
More to Come How to get started? Get a smart speaker, and use smart plugs to communicate via voice and app with any lighting and appliances that aren’t smart home-enabled, suggests Mirando. Just make sure you have powerful wi-fi for those wireless functions. Start checking light bulbs and other devices for the Matter (formerly Project CHIP) logo of three arrows pointing inward, and it’s true—each will communicate with your system, whether it’s Google, Amazon, or Apple. Who knew? “The goal is for everything to be more compatible,” says Mirando. “I think that’s the way things are going to go.”Which is great. But first, let’s talk about those flying suburbs.

Michael Bolton is dreamy, and unwieldy wire bundles, controlled from a hub, snake through the homes of early adopters. Makers of the systems had predicted that homeowners would connect devices to the wires behind every wall. “They predicted wrong, and the system wasn’t really useful,” says Mirando.
Now we’re cooking. Google buys Nest Labs. The new Apple HomeKit controls lights, temperature, security, and other functions through the Apple Home app. Amazon realizes that its new Amazon Echo smart speaker can do more than play music. In 2016, the Google Home smart speaker arrives, and the voice-activated home leaps from sci-fi to reality.
Late 1980s Sure, The Clapper becomes an “as seen on TV” joke, but the idea worms its way into the national consciousness: Can I really tell my lamps what to do?
