The start of a new year offers up an opportunity to reflect on the year just passed and focus on the year ahead. It's also a chance for us to take stock of our lives. .
It's fair to say the housing market has seen a series of ups and downs since the recession took hold in 2008.

A rich and stimulating start to school life, where academic excellence is balanced with a wealth of exciting opportunities and outstanding pastoral care. As a Forest School, outdoor learning is at the heart of Pre-Prep and Nursery learning. All children take part in weekly lessons in the nearby woods at Primrose hill, and we also make full use of the School’s grounds which include a sensory garden, vegetable plot, wilderness and pond area. King Edward’s Junior School enjoys outstanding modern purpose-built facilities on the same site as our Senior School. Moving seamlessly from Pre-Prep to Junior School, and then onto Senior School, we believe our Junior School pupils do well at school because they are happy and well supported. Dedicated and inspiring teachers engage and enthuse their classes, while our outstanding pastoral care provides individual support for each child, enabling them to flourish and grow. Now that's what I call good news!
Russell Howard, star of 'Mock the Week' and 'Russell Howard's Good News' will be helping raise money for the 'Time Is Precious' charity at this year's Bath Half. Here, he speaks to InBath's Craig Maplesden about the race on March 13th, the great work 'Time Is Precious' do, plus why the Bath Half is such good news for Russell. Many thanks for taking time out from your busy schedule to talk to us. So you are getting your running shoes out again for this year's Vitality Bath Half Marathon, running for the 'Time is Precious' charity. Can you tell us a little about the charity itself and why you have chosen to raise money for them?
The people are incredible in the West Country. Last year a lady slapped my arse and whispered that’s what I call good news.
It’s a charity that looks after as many big or little things as possible to help families & children whose loved ones are in hospital, they support every child & family, no matter what their illness including battling cancer, heart defects etc. I met the guys last year after my cousin Lewis introduced me and it’s an honour to support such a wonderful cause.
I love going back to Bath as my parents live there and I tend to spend a lot of time as my brother's wing man helping him get a girlfriend. I don't really have any regular haunts although I think the Adventure Cafe is a cool little place.
You are no stranger to the Vitality Bath Half Marathon having run it last year. Are you aiming to beat last year's time (1 hour and 44 minutes) and if so, have you been putting in any additional training? Nah, I'll just rock up. I didn't train last year, truth be told I'm pretty crap at running as my knees are knackered from years of football. As long as I raise money, awareness of TIP and beat my cousin Lewis that’s all that matters!
Do you get chance to enjoy the city whilst you are here and are there any regular haunts that you tend to visit?
You have supported a number of local charities in the past, how important is it for you to support and raise awareness for local charities? I'm such a jammy bugger, I get to talk b******s for a living and travel the world so I try and do as many things for charities as possible, I've got a huge family and they get a lot of requests which I'm happy to do. Also a lot of time I do benefit gigs which are just an amazing way of raising money for good causes cos everyone has a laugh and I don't have to do loads of running!
The people are incredible in the West Country. Last year a lady slapped my arse and whispered that’s what I call good news. You've run a number of marathons and half marathons before, how often do you get chance to get out on the road and does stand up keep you active? To be honest I mainly just swim and play football these days. I like having a run when I'm on holiday but that’s about it. You seem a very sporty guy. Do you prefer to be participating or spectating? I love playing sport more than watching especially football. That feeling when you score a goal is still as cool as I was when I was 10. What is it about the Vitality Bath Half Marathon that makes this particular event special?
10 inbath
It was a busy 2015 for you, what does 2016 have in store? I'm doing some shows in America and doing a travel show with my mum and then working up new material for 2017 when I'm doing a world tour. That’s why I'm hanging out with my mum to be honest! She's the source of all my best stuff.

Taste and Class in the eyes of Grayson Perry Bath’s Victoria Art Gallery will display Grayson Perry’s The Vanity of Small Differences, a series of six large, exuberant tapestries that explore the British fascination with taste and class, in the new year. The tapestries, measuring 2m x 4m each, were created for the BAFTA award-winning Channel 4 Series All in the Best Possible Taste with Grayson Perry, which first aired in June 2012. The series follows Perry as he embarks ‘on a safari amongst the taste tribes of Britain’ to gain inspiration for his work. Inspired by William Hogarth’s A Rakes Progress, the tapestries chart the ‘class journey’ made by young Tim Rakewell, and feature many of the characters, incidents and objects that Perry encountered on journeys through Sunderland, Tunbridge Wells and The Cotswolds for the TV series. The Bath & North East Somerset Council-run Victoria Art Gallery will host the first regional exhibition of the tapestries in the south of England – previously they have been displayed in London, the north of England and overseas. The works were gifted to the Arts Council Collection and the British Council by the artist and Victoria Miro Gallery, London, supported by Channel 4 Television, the Art Fund, Sfumato Foundation, and AlixPartners. Grayson Perry said: “I am hugely pleased and proud that The Vanity of Small Differences will be shared by the Arts Council and British Council Collections because this means the work will be able to travel all around the country and the world. Thanks also to the Art Fund, Sfumato Foundation and Channel 4; their support means the tapestries now have a chance to reach a very wide and varied audience. Of all the pieces I have made this was the one I conceived from the outset as a public artwork. I hope that wherever it goes it not only delights the eye but also sparks debate about class, taste and British society.” Cllr Patrick Anketell-Jones, Bath & North East Somerset Council’s Cabinet Member for Economic Development, said: “We are

This is the third occasion the Victoria Art Gallery has displayed works created and selected by the former Turner Prize-winner. In 2009-10 the Gallery hosted the Perry-curated Unpopular Culture exhibition, then just last year it acquired his ‘Map of Days’, a self-portrait in the form of a walled city, for its permanent collection. Tickets are £4 for adults, £3.50 for seniors and full-time students, and free for children and Discovery Card holders. A fully illustrated hardback catalogue will be available at the Victoria Art Gallery shop, featuring colour reproductions of the tapestries along with photos of the artist’s sketches and preparatory materials. Special exhibition price £14.99 (RRP £17.99). A pack of six notecards based on the tapestries will also be available from the gallery shop (£7.50). To accompany the exhibition tour, the Arts Council has launched an app for iPad and iPhone with commentary from the artist, art historical references, a guide to the works and a detailed zoom facility. Bouchard's Bath Philip Bouchard: 52 Views of Bath 9 January – 21 February 2016 Philip Bouchard, who is self-taught, was runnerup in the 2003 Not The Turner Prize sponsored by the Daily Mail. Following the success of his Bath Sky Diary exhibition in 2012, for this new body of work Bouchard focuses his gaze on the buildings, streets and green spaces below the horizon line. His taste for the surreal still comes across, however, in the piercing shafts of sunlight that illuminate the buildings, as in the moments before the sun sets or a storm breaks. The strangely surreal quality of Bath’s landmarks stems from architect John Wood’s vision and construction of an ideal city. Philip Bouchard has always loved the vistas created by Wood and by those who followed him. In this selling show of 52 views (one for each week of the year), Bouchard captures the familiar and quirky aspects of this beautiful city. www.victoriagal.org.uk

Davina's Smart Carbs
Who was the real Saint Valentine? The tradition that romantics show their affection by exchanging tokens of love, letters and cards to their 'Valentine' on February 14th has been popular since the mid Seventeenth century in the UK. As many of us start to consider how we to spoil that special someone this year - a romantic meal, city break, an overly affectionate showering of gifts or just a bottle of plonk accompanied by chocolates and wine: have we ever wondered why this ritual exists and how it all began? Saint Valentine, officially known as Saint Valentine of Rome, was a third-century Roman saint. Although not much of St. Valentine's life is known, it is highly agreed that St. Valentine was martyred and then buried on the Via Flaminia to the north of Rome. The Emperor at the time, Claudius II, decided that single men made better soldiers than those with wives and families, therefore, he outlawed marriage for young men so that he had a strong and fulsome Army. Valentine, who had been imprisoned previously for continuing to try to convert people to Christianity, defied the Emperors wishes and secretly performed weddings for young lovers desperate to commit their love to each other.

Imprisoned for his treachery, it is believed that Valentine fell in love with a young girl — who many believe to have been the jailer's daughter — who visited him during his confinement.
Davina MaCall Orion RRP: £ 8.49 Davina McCall helped the nation give up refined sugar in her number one bestselling cookbook, DAVINA'S 5 WEEKS TO SUGARFREE. In this new collection of delicious recipes, she cuts through the nonsense and solves the age-old problem: we love carbs but want to lose weight! DAVINA'S SMART CARBS will love us back.
Before he died, it is alleged that he wrote her a letter, which he signed "From your Valentine," an expression that is still used in many Valentine's cards today. Although there are several theories about Saint Valentine, what is apparent in all the accounts of his life is his appeal as a sympathetic, heroic, and, most importantly, romantic figure. Claudius became raged and sentenced Valentine to death, commanding him to renounce his faith or be beaten with clubs and beheaded. St. Valentine refused to renounce his faith and Christianity and was executed outside the Flaminian Gate on February 14, 269. Although Valentine's Day has become more commercialised and marketable in recent years, with pre-written cards and heart emblazoned cuddly toys, make this year special for your Valentine with a handwritten note like our original Saint Valentine.

Johann Lafer
at the Gainsborough
World-renowned chef, Johann Lafer, is one of Germany's most celebrated Michelin starred chefs and TV personalities, Johann Lafer's inventive take on cuisine makes its international debut at The Gainsborough Bath Spa. Here, Craig Maplesden chats to Johann about this exciting venture, his 'Dining Without Borders' gourmet philosophy and explores Johann's love for diverse influences, local ingredients and cooking techniques.
Many congratulations on 'Johann Lafer at The Gainsborough'. For those who have yet to experience dining at the restaurant, how would you describe the philosophy behind your dishes?
The region of Somerset has a great assortment of locally raised farm-products. The diversity of fruits, particularly the famous apples, the variety of cheeses, meat such as pork or lamb, etc. meet perfectly our claim of high quality.
My restaurants and my cuisine reflect the character and the ingredients of the local community and the different seasons. Using high- quality fresh products, a combination of traditional and modern cooking of seasonal and regional products and, especially with the concept of Johann Lafer at The Gainsborough, a harmonious blending of European and Asian flavours and textures. All my restaurants follow my life principle “A Life for Good Taste”.
Your outstanding menu is complimented by a superb wine list. As a connoisseur of excellent wines, did you have an influence on the choices available?
As the 'Executive Chef', how much emphasis do you place on using locally sourced, seasonal produce to create your menus? The use of locally sourced, seasonal produce to create a menu takes centre stage in my cuisine. In the same way, passion and love are integral parts of cooking – just like the best ingredients one can find.
A perfect food and wine pairing is essential for me. For instance a very, very mouldy cheese like Roquefort or Stilton paired with an excellent white Beerenauslese, a kind of dessert wine. The wine list of the Johann Lafer at the Gainsborough has been put together by the Sommelier, but of course I encouraged him to offer some of the best German wines from the region around Stromberg. How do techniques and ingredients differ when developing a menu for British diners compared to German?
"
The most important in that philosophy are the skills to meld local products, Asian flavours and my Austrian-German influenced Cuisine in a refined, mouth-watering taste. Tell us a little more about your 'Dining Without Borders' philosophy and how fusing local produce with international influences can work. Right from the start of my career I was captivated by the world flavours and diversity of products. The most important in that philosophy are the skills to meld local products, Asian flavours and my Austrian-German influenced Cuisine in a refined, mouth-watering taste. What local (South West) produce has therefore inspired you and the menu at The Gainsborough?

"
As I already said, the leading part is played by the local products. Techniques act in accordance with those. Developing a menu is a very personal process, which highly has to include the effort to meet the preferences of our clientele You have worked in many of the worlds top restaurants , written cookery books and are a household name in Germany. For those who don't know you, where did your love of food/cooking begin? The first person to inspire me was definitely my mother. The way she prepared simple meals with a limited choice of ingredients and her
love of cooking delicious and tasty dishes. Her recipes always take me back to the roots of local and traditional cooking – the base for all new creations. You once said that your favourite food memory is when your 14 year old daughter made you a dessert from one of your cookery books. Is your philosophy on food, to make it simple and available to all? One of the crucial features of my philosophy is to ensure that my cuisine is simple and accessible to all. I get enthusiastic about everything that has an extraordinary quality, because in cooking this determines whether a good dish is also healthy one. That’s the message I want to get across. You have spearheaded a programme 'food@ducation' that aims to teach school children good eating habits. How much is this a problem in Germany and have you heard of Jamie Oliver's similar quest in the UK? For me it was difficult to comprehend that we have to teach children good eating habits. It is frightening that children are not able to identify Brussels sprouts and cauliflower. They do not know hazelnuts but they are eating “Nutella” every day. In 2012, I opened the school canteen “food@ucation” at the grammar school Römerkastell, in Bad Kreuznach. In this school we are currently preparing fresh and healthy food for 600-700 pupils per day. It’s only a beginning in an effort to improve school lunches in Germany, similar to the programme Jamie Oliver has started in the UK. We both hope that the situation will improve as a result of our commitment Having made your 'International debut' with 'The Gainsborough' has it whet your appetite to pursue more opportunities in the UK? One should never say never – who knows.

Magical Malta (part one)
Like many, I remember my father talking fondly about Malta during his enlistment in the Second World War. He was a young soldier stationed there amidst the bombing and as a boy I was fascinated by his vivid descriptions of the Turquoise Sea, craggy coastline and the history of Valetta. Fast forward to a couple of years ago when a valued client at my now sold restaurant Bistro One, extolled the virtues of the wines on the neighbouring island of Gozo. Although I was aware wine was being produced on Malta I didn’t realise Gozo produced any at all. I soon put pay to this and started to investigate the islands and their culture of wine and food. It intrigued me so much I decided to try and visit the islands; this summer I visited and am happy to report my father was right, it is simply lovely. Heading out via Bristol, a couple or so hours later you’re cruising above Gozo then Malta before landing at the airport near the centre of the Island. Local transport for both islands is Bus and Taxi orientated and easy to navigate. My hosts for this exploratory excursion were Visit Malta who had kindly arranged a packed four days of visits on both islands encompassing a great range of activities to all points of the compass. So in no particular order I would like to give you a snapshot of the islands encompassing extraordinary vistas, ancient waterside fishing villages, villages and lovely beaches including the beautiful Marsaxlokk waterside village where the multi-coloured fi shing boats bobbed in the Mediterranean waters with an unmistakable relaxed style. Lunch at a local hostelry was a terrific selection of simple grilled and baked whole fish plus salad and a carafe of local Rose. The main local fish at this time of the year is Lampuki which has a firm texture and Mullet like taste. A must for fish lovers. Next the first of four wineries arraged for me to visit this time hosted by John Cauchi from St Niklaw Winery. A noted Surgeon he was an amazing host opening his estate bottled wines from different vintages and styles showing just what can be made. He introduced me to the grape Vermentino a grape I have tasted in the South of France but here. This grape and wine seems to have found its home on Malta. It showed a taste reminiscent of grapefruit with a fresh aromatic (dry) finish that I was very taken with.

Next to the centre of the island in rustic Attard and the 5 Star Corinthia Palace Hotel & Spa. This was to be my base for the next four days its proximity being perfect for seizing the opportunity to investigate accordingly. This is a gracious hotel run in a very professional yet laid back manner more info via www.corinthia.com. My whistle stop tour started early for the next three days as I discovered amazing restaurants with something for everyone. All price ranges and styles sit cheek by jowl all in stunningly beautiful settings. It occurred to me that Malta’s unique size enables this industrious closeness whilst reaching for every ray of sun to bathe its visitors from morning to late evening. One of my days in the ancient capital of Valletta pointed to centuries of history at every street corner. Never too far from the sea and its welcoming breezes it is extremely comfortable simply wandering and taking in the special vistas, monuments, cathedrals and museums. Most of them are free to visit and gaze upon. The highlight being the truly awe-inspiring St John’s Co- Cathedral where centuries of history are embedded in its fabrication and cultural importance of religion to the people of Malta over the many centuries. Valletta is a Unesco World Heritage City and certainly understands its importance in world terms with on-going repair and maintenance at every street corner. The city is very easy to navigate and will certainly surprise the visitor with extraordinary architecture and art work spanning many. A good guide book (or internet research) is more than useful so as not to miss some of the gems it possesses! The neighbouring island of Gozo was next on my radar as I boarded for the 30 minute ferry ride.My tour of the island took in some amazing produce that can only be described as rural and often rustic. Fruit, fi sh, wine and cheese were in abundance and are used in every café, waterside restaurants and hotel. A thriving food, wine and local crafts industry has also been created to enable the discerning visitor a taste of what this evenly-paced Island is really about. I am returning to Malta and Gozo (might also fit in Comino) very soon and will report back about the truly extraordinary Ancient Monuments, Wines, Fish, Cheese etc There are some serious restaurants and hotels on the Islands that are testament to the understanding of their unique location in the beautiful Mediterranean Sea In a world often full of hurly burly the Maltese archipelago offers a style which will have you returning time after time – I did! Stephen Barrett was graciously hosted and arranged by Visit Malta and The Corinthia Palace Spa & Hotel for which very many thanks are offered. Stephen Barrett is a Wine, Food and Travel Writer based in Plymouth.
A warm welcome from a traditional Ale House The Curfew Ale House is an historic address located at Cleveland Place close to Bath City Centre. We pride ourselves in being a traditional British pub, open seven days a week serving a wide range of quality ales, wines and spirits as well as sandwiches at lunch time. The building was originally a bookshop before becoming a wine merchants in 1837 and eventually a public house named The Curfew Inn around 1960. Since then it could be argued the pub has had an interesting history, possibly not being best known for its’ good food and decent beer. In fact, many would probably say that it is only since the current owners have taken over that the character of this Georgian pile has really started to emerge.
The ground floor has the feel of a traditional ale house, serving beer and ale from the Wadworth Brewery. It’s the perfect place for a pint after work. Our large upstairs space can also be reserved day or night for private dining, parties, business conferences, clubs or meeting of any kind.

A brief history
Cider
We, in the West Country, have a long and distinguished association with Cider. But in tracing its origins it may well be the Roman's and the nomadic people of Northern Europe that we need to thank for establishing its popularity in the UK.
the countries orchards. In 1533, Henry VIII acted upon the lack of orchards by ordering new trees brought in from our neighbours in Normandy (a relationship that still continues today).
Cider steadily became the drink of the people, and production spread rapidly. By 1300, there were references to cider production in counties such as Devon, Gloucestershire, Herefordshire, Worcestershire, Kent, Norfolk, Somerset and Suffolk. When the Roman's first landed on our shores, around 55BC, Apple trees had long been established in our fields and a formative cider making tradition in place, mainly based around fermenting crab apples. As the Roman's began to develop civilisations across the country, they rewarded their army veterans by giving them settlements on which to grow fruit as an inducement to stay. It was at this stage that apple orchards became more common place on our landscape. Although the Roman's established the orchards, it wasn't until the Norman Conquest of 1066 that the most positive effect on the history of cider making took place. Northern France was renowned for the volume and quality of its orchards and vineyards, owing to its climate. When the Norman's invaded they brought with them a cider tradition that dates back thousands of years and a drink – similar to cider that derives from the drink ‘shekar’ (a word of Hebrew origin for strong drink). With the introduction of new varieties of apples to the UK, consumption increased until it became the second most popular beverage in the country, after beer and began to figure in the tax records. Here are just a couple of interesting facts about cider that you may wish to bore your friends with:
.
. . . . .
In the 19th Century cider was advertised as a cure for the gout and other illnesses. 45% of all the apples grown in the UK are now used here for cider making. The first listing of cider presses as a source of income appears in 1230 in a Royal Charter granted to Jocelin Bishop of Bath Captain Cook carried cider on his ships to treat his crew for scurvy. In the 14th Century children were baptised in cider, it was cleaner than the water! Farm workers’ wages in earlier times included four pints of cider a day.

The joy of Six A new recruit ahead of the 2013/14 season, second row/back row Matt Garvey joined Bath Rugby from London Irish, where his exploits at the line-out and in the loose earned him a call-up to the England Saxons. Essex-born Garvey poses a potent threat in all facets of play, and has made a name for himself in the Premiership as a player opposition defences should be highly wary of. Here, Matt tells us how he got involved in rugby, and gives us an insight into the requirements for a modern day number six. "Coming to the game quite late, it was always thought that I was going to be a second row," says Matt Garvey, who was born and raised in the football heartland of Essex. "Through college, I was in the second row, then at university my coaches identified that I'd be a good six." If Garvey thought his position was settled, he was wrong. Joining Ealing Trailfinders, he was thrown right back into the boiler room again - playing the odd game at six, but nothing substantial that indicated he'd one day be one of the best blindside operators in the English game. If anything, moving to London Irish seemed to confirm that he'd spend the rest of his playing days as a lock. "I was learning my trade behind two of the wisest second rows in the game in Bob Casey and Nick Kennedy," says the 28-year-old. "We were playing Northampton one weekend - who had a very big pack - and maybe it was because of injuries but the coaches said they'd play me at six. It went well: we won the game, dominated their pack, and then the following week we kept the same pack and it rolled on from there."
"
If there are any downsides to being on the flank, it might be the dearth of credit afforded to anybody outside the front five on the back of a strong scrummaging show. "People tend to see the props and the second row as the only components of the scrum, but the back rowers aren't seen to be that involved - especially if you're a flanker because you're just pushing with one shoulder," says Garvey. "You march over your opponents as the scrum, and you might not feel that involved as a flanker, but when you're in the second row you feel more a part of it. But of course, our front five deserve all the credit they get!" As one who can efficiently cover the back row and second row, it's not surprising that he still occasionally goes back and forth between those positions. "I really nailed down the number six jersey at London Irish. When I came here to Bath in 2013, it was always a bonus that I could play both positions. When I started out, I never really saw myself as a second row player, it was always just the way I was pushed on. Had I started playing rugby earlier, I might have been identified as being a certain position."
When you're in the front five and you get out of the scrum, you might not be involved in the next two phases. As a back rower, you will be, so you've always got to be involved
"
It was at a scrummaging session, with Garvey in the back row, that he achieved a moment of enlightenment. He recalls: "It was kind of life-changing because now I wasn't coming out with my head between the hooker and the prop, with severe jaw ache. It took me a little while to get used to it, because you feel exposed on the flank, wondering 'where's the eight going to go, where's the nine going to go?' Once you get used to it and play a few more games you get confident and it's awesome."
How would he describe the difference between the role of the openside and the blindside? "The openside is a bit more prescribed at the breakdown, in that he's expected to make the turnovers and so forth, whereas the six has got a bit more of a free pass. It can mean different things depending on your game plan: you can make the tackles or you can hold wide."
Garvey was preoccupied with football in the early 2000s, so the heroes of England Rugby hadn't registered on his radar too much at that point. "I didn't start playing rugby until I was in sixth form, in 05/06, so the World Cup had happened two years previously and most of the players had retired. I wasn't as familiar with them as I am now." He's since made up for lost time, fully aware of the genius of the Richard Hill's and Joe Worsley's of the game. "My debut for London Irish was against Worsley, funnily enough," he says. "I got the ball, went round the corner of the ruck and ran straight into him and Simon Shaw. They stopped me dead in my tracks. Worsley symbolises the true blindside flanker, for me. He was unbelievable, what with the tackles he made and the way he put his body on the line. He wasn't always in the limelight, making the jackals like Lewis Moody did, or Francois Louw does for us now, but he was a true workhorse."
One thing that is absolutely essential in his position, says Garvey, is having a finely-tuned engine. "Your overall workrate is what underpins your job as a six - the amount of involvements you have during a match. Because you can roam freely, you've got to be all places. When you're in the front five and you get out of the scrum, you might not be involved in the next two phases. As a back rower, you will be, so you've always got to be involved."
So what does Garvey enjoy so much about life on the blindside? "There's freedom to the role," he explains. "Here at Bath, the front five tend to stay in the middle of the pitch, the back rowers like to keep one on each side of the pitch and one in the middle. You can communicate between Leroy Houston and Francois Louw, for instance, having an in-game discussion about who's doing what."
When Garvey talks about his 'involvements' in a game, that can mean everything from carries, tackles and cleaning out at rucks. "It could also mean that, in defence, you might not have made the tackle, but you've re-set around the corner of the ruck," he continues. "It's basically your involvement in that phase or being directly involved in the second phase." He is happy to admit that the stats don't always tell the whole story. "Against Wasps this season, for instance, there was a lot more kicking and chasing of those kicks. In those sorts of circumstances, you might be up and down doing shuttles for 20-30m for five or six minutes at a time. Whereas the backs might have more involvements than the forwards in some games."
There is a caveat about having such on-field freedom, according to Garvey. "It does come with a bit more responsibility. If you're in a certain position on the field, you have to be there for a reason. It's a dream to play at blindside for Bath, especially in this pack."
"It can go on the feel of the game," he responds, when asked how he knows if he's had a good game. "When you come off the field, you know if you've done well or have done enough. You can work that out by the way you feel, rather than by stats alone."

new year. new you
Create a more positive, happier and healthier future. The start of a new year offers up an opportunity to reflect on the year just passed and focus on the year ahead. It's also a chance for us to take stock of our lives. No matter what age we may be, we are all the youngest we are ever going to be, so why not embrace change and create a more positive, happier, healthier future. We take a look at 4 areas of life that affect us all: Health and Fitness, Careers, Finances and Property and ask local experts to give us their tips and advice on how to make 2016 a year for positive change.
Health and Fitness:

All these have a profound effect on your well being and general demeanour, clearing your systems of toxins that will leave you feeling fresh and ready for some new challenges for the year ahead.

When one door closes another door opens; but we often look so long and so regretfully upon the closed door, that we do not see the ones which open for us.
If you want to take your health and fitness that one step further then joining a Gym or Fitness Club will not only give you that impetus to make 2016 a healthier one but will also open up a new group of friends to boost your social calendar. If the thought of signing up to a 12 month contract at your local gym seems a little too expensive then there are many other less expensive ways to get healthier and lose pounds in weight rather than financially. Look out for local running and swimming clubs, inexpensive and possibly the best way to get fit and keep weight off as well as meet new 'like-minded' people. If you already have a 'core' fitness then try the likes of Zumba, Yoga or Pilates in order to increase your flexibility and movement. If you feel the need to go that extra mile, then employing

Many people set New Year’s Resolutions, they do it because it’s a tradition and a new start, a chance to be positive about the year ahead. In order to achieve your resolution, you need to go about it the right way. You should set yourself 3 goals; this helps monitor progress and motivates achievement.
Sandra Smith Sports Training Village Right Mental Approach For me a healthier 2016 is to have the ‘right mental approach’ for the body. One method is to have a training plan/diary that sets out and records what you want to achieve and have achieved. However in my experience too many clients spend their mental energy comparing their bodies to ‘others’. I see my role for 2016 is to challenge negative thoughts/ images and drive my clients towards the muscle fit road. Not necessarily the Crossfit look but the Tonefit look. For example I want clients to move away from what I call the ‘compare-your-body.com’ approaches. What I mean by this is that too many clients come to me wanting to lose 5 or more kilograms of body fat when in fact they are only weigh 55 kilograms but have very little muscle tone! I want clients to love their bodies and work with ‘their’ bodies for a better Tonefit look!
Training Tips Being a former international weightlifter I use weightlifting movements in many of my personal training sessions. I developed a complex high intensity interval training (HIIT) session that lasts no more than 40 minutes with 3 people. The session burns calories for over 24 hours and feels like you have trained for 2 hours! An example taken from one of my athlete as follows: * 3 Power clean and jerks/squat cleans and jerk with 130 kilograms - continue * 3 Front squats - not dropping the barbell! Continue * 10 Step ups (5 each leg) on to a step box. Now place barbell on the floor. * 1 Burpee with jump, then five press up, then 20 mountain climbers, jump onto box, change direction in the air and continue burpee sequence, do 10 reps. Rest for 3-7 minutes increase weight by 5 kilos each set for 4-6 sets.
"
I see my role for 2016 is to challenge negative thoughts/ images and drive my clients towards the muscle fit road. Not necessarily the Crossfit look but the Tonefit look Indeed a Tonefit look suits most bodyweights. For example this year, I worked as a volunteer at the 2015 Senior World Weightlifting Championships in Houston. I was asked by strangers whether ‘I was competing! Wow I am 53 years old and weigh 86 kilograms, but I have an athletic look. How I achieved that? See one of my favourite routines (above):

"
Dietary ideas I have been away 4 times in 2015 including an all day eating cruise for 7 days. On each trip I put on 4-7 kilograms. I fell in love with the 5:2 fasting method, but modified it to 4:3. Normal eating days consisted of 2000 calories, eating mainly protein/ nuts and salads. Fasting days consisted of fruit and home made butternut squash or sweet potatoes soups. Porridge with seeds/nuts is lush. Drink plenty of fluids and train as normal.
Here’s an example for you: Your short term goal: I want to do at least one exercise session a week; your medium term: I want to eat healthier foods so that I feel better about myself; your long term: I want to change my body shape so that my clothes fit me better. You should monitor the short goal after 4 weeks, the medium goal after 8 weeks and the long term goal after 12 weeks. Write the dates to monitor progress in your new diary/calendar or set an alarm on your phone to remind you. You are more likely to achieve your goals if you share them with others, joining a group training session for example means you are more likely to attend each week. To help with the medium goal, write a weekly menu for your meals. This helps avoid comfort eating when it’s cold and dark outside, as decisions have already been made. It also helps budget costs and reduces the amount of food thrown away. Being healthy doesn’t have to be expensive and the variety of recipes and foods available now means that there is something tasty and nutritious for all. Creating a healthier you is not an impossibility, but it is something that you have to create time for. The good news is that it doesn’t have to take hours and disrupt your everyday routine. The sessions that I run at Body BennettFIT are HIIT related (High Intensity Interval Training.) Each session takes just 45 minutes, you can sign up to local group sessions or arrange 1-to1s. If you work shifts, a personalised training programme to do at home or in your gym is an option. The short term goal is achievable straight away! Combining fitness, nutrition and making changes to your lifestyle can seem like a big step, but that’s why lots of people have Personal Trainers - they take the complication away; are experts in their field and are there to guide and support you in reaching your goals.
Please contact Louise, at Body BennettFIT if you would like to make a start on a healthier you. Happy New Year!

Revolutionary progammes inspire and motivate at Fitness First
BioAge assessment and CustomFit training programme Fitness First is re-writing the rules of fitness with the launch of BioAge, a bespoke health and fitness assessment which determines your biological or ‘fitness age’ against your real age. Believing that members deserve more than just great facilities and equipment, Fitness First has launched BioAge so that members can fully understand the impact that their health, lifestyle and fitness is having on their life expectancy, but ultimately work out how to turn back the clock with a custom-built workout programme. Taking a unique approach to a workout assessment, BioAge provides a straightforward way to assess your biological age. However, unlike other health and fitness assessments, the tests do not look at body weight or body fat percentage, but instead focus on other key metrics. Conducted by a trained specialist, the 45 minute assessment is split into three core areas – health, fitness and lifestyle: • Health test: This element of the test looks at the status of key vital statistics including height to waist ratio, lung function and blood pressure • Fitness test: This element includes a series of short and simple exercises to assess aerobic fitness, power, strength, flexibility, agility and core endurance. Exercises include a TRX row, standing jumps, core endurance drills, hexagonal agility, and a 500m row • Lifestyle test: This element goes beyond the physical with a questionnaire that looks at lifestyle choices in and out of the gym, such as nutrition, stress levels, sleep and drinking habits to build a bigger picture of your health. Once the assessment has taken place, results from all three tests will be analysed to determine the person’s BioAge. Next, a Fitness First trainer will set up the right training programme to target the areas that need the most attention – be that cardio fitness or flexibility – to help turn back the clock and ensure that the member’s ‘BioAge’ matches or

is even better than their chronological age. However, anyone taking the assessment won’t be left to meet their new goals by themselves. To complement BioAge and any training programme, Fitness First has also launched CustomFit, a new app that allows you to create personalised and evolving workouts, set goals, access a library of exercises and video demonstrations (from beginner to advanced) and track progress all from a mobile, tablet or laptop. For members looking to harness the app for non-BioAge programmes, all they have to do is answer four simple questions about how they like to train and CustomFit will generate a selection of personalised workouts. Lee Matthews, UK Fitness Director at Fitness First said: “Both BioAge and CustomFit are all about evolving the gym experience, offering our members a more tailored and personalised approach to their workout so they can be sure they’re reaching the right goals in the best possible way. BioAge takes a holistic approach, looking at someone’s lifestyle rather than just how many times they exercise each week. This means they’re able to set realistic goals and kick start a training programme with a deeper knowledge of fitness and health, and not just rely on physical appearance as a gauge.
CustomFit then makes it easier to reach those goals – be it to build muscle or lose weight – by offering guidance on which workouts are best to do, much like a real personal trainer would do”.

new year, new you: healthy eating
The positive effect of plants Richard Buckley of Acorn Vegetarian Kitchen
People always assume that eating vegetarian food is healthy. I suppose they think that, because of all the bad press red meat gets, simply not eating it must be healthier. Let me list some wonderful vegetarian foods – Mars Bars, Frozen Pizza, Chips, Pringles – The list goes on and on, you could eat these all day and be a perfect vegetarian. To be healthy you need to eat healthy things, not just avoid some unhealthy ones. The evidence is mounting that plants are, by a country mile, the healthiest food-stuffs around. Eating a diet rich in vitamin, mineral and phytonutrients packed greens and vegetables delivers vitality as well as a seemingly never-ending list of disease protecting benefits. This doesn’t mean replacing the meat at the centre of the plate with factory made, chemical-rich fake meats and tofus, this is just as bad for you, if not worse. To be truly healthy you have to make a positive choice to eat plants, and lots of them.
possibilities of plant based cooking then dine out with us, but if you want everyday solutions then you need to be more practical. Below are my top 3 tips on how to eat more vegetables and be healthier without a brigade of chefs in your kitchen responding to your very whim. Blend Your Veg – I make a smoothie every morning as soon as I wake up – This morning I’d eaten half a head of lettuce, two apples, half a lemon, a pear, a banana, quarter of a cucumber and a finger of ginger before I’d even had a shower – it was delicious and took less time than making a coffee. Drinking smoothies from supermarkets isn’t the same, they’re pasteurised to extend shelf life thus killing most of the health giving benefits. Recipes abound online but if you don’t have the time pop into Beyond the Kale at Green Park Station – Their smoothies are the real deal and show just how easy and tasty healthy can be.
We’ve made it our mission at Acorn to find ways to make plants not only interesting, but gourmet, to lift them to the centre of the plate and make them good for you and a luxury as well.
The problem is that eating lots of vegetables and greens is hard and if you’ve never really cooked with them before, quite boring. We’ve made it our mission at Acorn to find ways to make plants not only interesting, but gourmet, to lift them to the centre of the plate and make them good for you and a luxury as well. We’d love you to, but the reality is you can’t eat with us every day, and you can’t cook like that often at home. It takes lots of chefs many hours to produce and when you’re tired and weary after a long week at work it’s the last thing on your mind. If you want to see the

Choose Whole Foods – It’s a hippy dippy vegetarian cliché, all those boring, worthy whole food stores, but there is real science behind it. Most of the nutrients in plants are in the bits we throw away, we strip out all the goodness to leave the sweet, starchy, sugary bits. All of a potato’s vitamins and nutrients are in the skin, the same goes for apples, white flour has almost zero vitamins or minerals, to the extent that they have to add it back in by law. If you want to be healthy, eat more vitamins and minerals and if you want to do this without changing your diet
too much choose whole grains over white ones and buy organic veg and stop peeling it. Move the Meat to the Edge of the Plate - If you can’t bear to give up the meat then maximise your veg by making them the centre of your plate. Having a roast beef Sunday lunch? Fill your plate with carrots, broccoli and potatoes, cover them in gravy and have a little bit of beef on the side for flavour. Chicken with stir fry? How about stir fried veg with a chicken garnish?

Liam learning the ancient art of glass-making
Liam Taylor Apprentice at Bath Aqua Glass College student Liam Taylor has signed up to learn the ancient art of glass-making from experts at Bath Aqua Glass. The company, based at Cheap Street and Walcot Street, currently has five apprentices studying at Bath College. Liam will be the first apprentice to study jewellery making and will learn how to make pedants, beads and hanging glass. He is hoping to develop his design and business skills at the company, one of the last free-blown glass studios in the UK. Liam, 19, from Paulton, started searching for apprentices after finishing his A-levels at Midsomer Norton Sixth Form. Hoping for practical hands-on experience, he opted for an NVQ Level 2 in warm glass making instead of a university course. He said: “I went through a lot of apprenticeship websites. Most of the ones I was applying for were graphic design and mainly involved computers. This one was just really unusual and it was the most creative. My friend is doing an art foundation course and when I described what I was doing to him, he was tempted to apply. I thought that was interesting.”

Bath Aqua Glass is an independent business selling a range of free-blown glassware, jewellery and stained glass.
Mr Mikelides is passionate about passing on his expertise to the next generation and keeping the art of glass-making alive.
Themis Mikelides, one of the directors at Bath Aqua Glass, started off his own career by enrolling on an art foundation course. However, he believes that enrolling on an apprenticeship is the best way to get industry relevant skills.
He said: “Having an arts and craft business in the heart of Bath manufacturing and retailing everything is especially unique. We like to use local people and to give young people an opportunity. I want to train up people that will be with us over a number of years. We’re working in conjunction with Bath College and I’m hoping that more apprentices like this will start taking place. At the end when Liam has finished his apprenticeship there will be a full-time job for him. I’m certainly hoping he will be there and all the time and materials we have invested in him will pay back ten-fold.”
Mr Mikelides said: “You can come out of a college with a glass certificate and not be appropriate for industry. Liam will not only learn manufacturing and making skills, he will gain an understanding of how art works in a business sense.”

Many apprentices studying with Bath Aqua Glass stay with the company and others go on to be successful businessmen in their own right. Former trainee James Devereux started working with the company at 15-years-old and now has his own studio in Wiltshire.

A former apprentice at Bath College is now working as a self-employed businessman servicing the college’s air conditioning and refrigeration units.
Refrigeration engineer Josue Santana Medina lived in England a year before enrolling on a fulltime Level 2 refrigeration course at Bath College.
“I had to learn everything, including the language. I was calling a spanner a screw and I didn’t know anything. It’s the best way to learn.”
Technician Jason Densley studied for a Level 2 Refrigeration and Air Conditioning Apprenticeship at Bath College while working at Bestaire Conditioning in Cheddar. After completing his apprenticeship in 2001, he went on to work for Europa, a national company with offices based in Bristol. It was through Europa that Jason began working on the contract for his old college.

He has been servicing air conditioning and refrigeration units at Bath College for six years, first as a Europa employee and later as a selfemployed technician. So what exactly is an apprenticeship and how do they work? Apprenticeships are work-based training programmes designed around the needs of employers. They lead on to nationally recognised qualifications which can then be used to train both new and existing employees. Hiring an apprentice can help businesses to grow their own talent by developing a motivated, skilled and qualified workforce. Wiltshire College makes sure that every apprenticeship is relevant and appropriate both for the apprentice and the business, and we will work with the employer to ensure that the apprenticeship offered is the most appropriate for the individual’s job role. Apprenticeships are also a great alternative to traditional learning. They offer young people the opportunity to earn while they learn as they work alongside experienced staff members at your place of work, gaining nationally recognised qualifications as they go. Additional training is provided via day release to Wiltshire College, giving apprentices off-the-job training and assessments to ensure they are on track. Assessments can vary depending on the apprenticeship, but most are carried out either in the workplace, online, or at one of the college campuses. “I myself completed an apprenticeship while studying at university and I firmly believe that they are the most cost effective way for businesses to develop their own talent and to ensure the sustainability of their workforce.” Matthew Heaton, Managing Director, Colston Engineering Services
Can anyone take on an apprentice? Apprenticeships are available to businesses of all sizes and sectors in England, and can last anything from 12 months to four years. There are three levels available: Intermediate Level Apprenticeship (Level 2), Advanced Level Apprenticeship (Level 3) and the Higher Level Apprenticeship (Level 4 and above). Most of the training is on-the-job, working with a mentor chosen by you, to learn job specific skills in the workplace. Off-the-job training will depend on the occupational area and your requirements as the
employer. This training is generally delivered through ‘day release’ at a Wiltshire College campus or at a premises away from the working environment. Employment is a fundamental part of an apprenticeship so an apprentice must be employed in a job role with a productive purpose.
Building a Sustainable Workforce Apprenticeships are a proven way of creating a more effective workforce. Harnessing fresh new talent and addressing your businesses’ skills gaps directly, your business will in turn gain the practical skills and qualifications it needs now, and for the future. In fact, 83% of companies who employ apprentices rely on their apprenticeship programme to provide the skilled workers they need. With the decline in popularity of apprenticeships in the 80s and 90s, UK based companies such as Colston Engineering Services are now finding their skilled, ageing workforce difficult to replace. Darren Hearn was employed as an apprentice by Colston Engineering Services in 1990 at a time when it was seen to be an old fashioned way of training young people. Twenty-five years on, the former Wiltshire College welding and sheet metal apprentice, is now Production Supervisor for Colston Engineering, and has been the driving force in employing two apprentices. Darren said: “In the 25 years that I have been employed at Colston Engineering Services, it has become more apparent that there are huge skills gaps in the engineering sector, particularly when it comes to welding and sheet metal skills.” Darren put forward the idea of hiring two apprentices to fill the skills gaps, Managing Director Matthew Heaton said: “Apprenticeships were the traditional way of training young people within the industry; you take on an apprentice with no experience, and within four years they will be trained, skilled and work-ready”.

Dan Jones Whiteley Helyar As we enter another busy year selling property across the vibrant city of Bath and the surrounding area, Whiteley Helyar are pleased to report resounding success in 2015, with our clients experiencing the best of a buoyant and active property market. Last year we witnessed a rise in the number of "bidding wars" and increased competition between buyers for properties in Bath, which has resulted in our clients achieving excellent prices. Bath has always been a beautiful and highly sought after city to live in for a wealth of different reasons, so it is no surprise to see the market rise steadily over the past few years as the economy in the UK has grown. We have seen a further increase on 2014 with regards to the demand for properties in and around the city, and have registered a higher number of purchasers at Whiteley Helyar in the past 12 months than we have done in previous years. This increase in buyer activity gives us an exciting and encouraging glimpse into what Spring 2016 should bring, with clients expected to continue to achieve fantastic prices for their properties due to this imbalance between the number of purchasers looking to buy, compared with the number of available properties on offer. 2016 is hotly anticipated to be the new "height of the market" and a very prosperous time to sell. There have been a number of factors which have contributed to the growth of the property market in Bath in 2015. Positive improvements such as the electrification of the train line (which is currently underway and attracting a lot of

Having sold an array of different properties in Widcombe during 2015, we are proud to have achieved either the Guide Price or above, consistently, on almost all of the apartments and houses we have sold in this area. Bath and Widcombe, being so easily accessible from London, particularly via train, has benefited over the years from the growing property market in the capital, which has roughly increased by 9.6% each year. This has resulted in a constant flow of a range of different purchasers coming from London, which has contributed to keeping the property market here buoyant. One of the most important factors contributing to the continued rise in prices in Widcombe is the proximity to both the train station and the city centre, which seems to be a key criteria point for purchasers coming from London to buy a Pied-de-Terre, or family house from which to commute. We have already seen an increase in the number of purchasers from London registering their interest in buying specifically in Widcombe over the last 12 months, and we can expect to see this figure rise still in 2016. We can expect a busy Spring 2016 with a further increase in Bath property prices, so if you would like to be part of the continued success and are thinking of moving in the New Year, then please do not hesitate to give us a call on 01225 44 75 44 so we can have a confidential and no obligation chat about your move.

No doubt their search will start in earnest again as 2016 dawns. New properties coming to market may also spark other sellers into action as there have been many owners in 2015 reluctant to put their own homes up for sale whilst they see little to buy. Based on Land Registry data, the last year saw an increase in excess of 7% across BANES and a rise in the average house price to over ÂŁ266,000.
"
With the average person moving home eight times during their life, it is inevitable that at some stage we are going to have to sit down and consider the option of moving. Ideally, we would always move at the most opportune time and to the location with the greatest potential. With this in mind, we asked some of Bath's leading estate agents how they feel the local property market will perform in 2016. Plus, we hear about some of their success stories which should encourage those looking to buy or sell in the city.

With a continued lack of affordable new homes being built across the city, combined with a constant shift of residential properties over to the rental market, I would suggest supply levels will remain at a low ebb into 2016 and thus prices will continue to rise. Interest rises are on the cards but have been well heralded so should not come as a shock to the market but imminent changes to mortgage interest tax relief will require watching as the situation develops. Away from sales, the rental market offers a similar picture of fast movement and little available. Quality rental properties are much in demand and the HMO market is particularly active at present for 2016/17 student accommodation. 2015 was an excellent year for our clients and feedback they lodged on review site www.AllAgents .co.uk assisted Madison Oakley in winning three awards for customer service, including the overall Gold award for Best Estate Agent in Bath. We hope to continue helping our clients with the same level of success into 2016. Savills Bath had an exceptional 2015, with sales agreed in excess of £100 million. We enjoyed continued success in the landmark addresses of Royal Crescent, The Circus, Brock Street and Great Pulteney Street and sold a number of the 20 luxury Somerset Place apartments that were launched in the autumn. London and overseas buyers continue to be attracted by all that Bath and the surrounding countryside have to offer, including excellent educational facilities, beautiful scenery and a wide range of business, cultural and sporting opportunities. The electrification of the railway line should be completed in 2017, reducing the journey time to London Paddington to around 70 minutes, further enhancing Bath’s appeal.
The consequence of the uplift on stamp duty on buy to let properties and second homes should create some additional strong activity leading up to April 1st and the timing of bringing a property to the market during 2016 will be key. During 2015 we saw 10% of our buyers looking for a second home, either for immediate use or as a future full time home. Country house prices experienced marginal growth during 2015, reflecting a general lack of urgency among buyers. Location is often the most important consideration, while proximity to good schools, seclusion and flexible accommodation are other key factors that may affect a sale. Following a busy December, January is a time for launches and Savills have many superb new properties to be launched, both in the city and surrounding villages. “As always, Bath attracts buyers from far and wide, where it is still seen as a very affordable proposition. This is especially the case for buyers moving from London and the Far East, which accounts for half of Carter Jonas purchasers,“ he said. Forecasting for 2016 Mr Mackenzie predicted some very good opportunities for the Bath area, with the electrification of the rail line to London, as well as the increase in migration attracting a greater number of people wanting better quality of life.
David Mackenzie Carter Jonas The Bath office of national property consultancy Carter Jonas handled the sale of £42m worth of property in the residential sector last year ranging in price from £250,000 to £3m. The head of Bath’s residential sales department David Mackenzie says properties handled by his team ranged from flats and small cottages and mews houses to substantial town and country properties.

Combined with a highly buoyant local town market the challenge of 2015 has been to meet the demand for stock, and this looks set to continue in 2016.The increase in good quality property being built in and around Bath - including schemes such as Bybrook View, Freshford Mill and the next phase of Bath Riverside, along with the development of former MOD sites at Ensleigh, Warminster Road and Foxhill - should help rebalance supply with demand.
and found that, in the period between each survey, the population of the UK’s major cities grew by 37 percent.
“Wherever you read there will be conflicting reports of the property market - what is selling and what is not. Bath, as always, tends to weather the stormy times very well,” said Mr Mackenzie. “However, it is vital to get the very best advice possible when looking to sell and to get the advice as early as you can and this will enable the best possible outcome both in terms of financial rewards and timings. And with changes to stamp duty affecting the buy to let and second home market in Bath, getting the best advice from a trusted agent is crucial.
As always, Bath attracts buyers from far and wide, where it is still seen as a very affordable proposition
Mr Mackenzie said in the time since Carter Jonas opened in the city’s Wood Street almost five years ago, the residential team had achieved an average of 98 per cent of its guide prices and on average 56 per cent of the properties it marketed had achieved in excess of their guide prices. “In 2015 the market bounced forward with pace,” said Mr Mackenzie. “In July the Land Registry announced the average house price for England and Wales exceeded the previous mark set in November 2007, before the financial crisis. However, it announced that stock levels were down 13 per cent on the previous year and a staggering 33 per cent down on the 2007 peak. Mr Mackenzie said buyer trends were also changing. A recent report from the Centre for Cities compared 2001 and 2011 census data

Public Enemy Number 1? by Bath Building Society CEO Dick Jenkins
Clearly Buy-to-Let has been a very active sector of the market in 2015 and the availability of finance in the market has blossomed in the last couple of years.
"
What is going on? What have Landlords done to upset all of these people?
Dick Jenkins Bath Building Society The way that the government have been behaving recently, you’d think that Landlords are public enemy No. 1. First, the Chancellor in his summer budget cut the tax relief for Landlords down to the basic rate of tax, and then in the autumn statement he decided to add a whopping 3% surcharge to stamp duty on Buy-to-Let properties. Effectively, this puts the stamp duty on a modestly priced Buy-to-Let pretty much in the same bracket as a million pound house! Historically and perhaps predictably, Conservative governments have been the friend of the Landlord, whilst Labour governments have generally sided with tenants. Not now! As if all that wasn’t bad enough, we now have the Bank of England tutting and stroking their beards and thinking that something needs to be done about the Buy-to-Let Market. They are reportedly considering methods of reducing the availability of mortgage credit to landlords and now Europe is also trying to find ways of discouraging lending to investors.
52 inbath
There is a range of answers. The Bank of England is anxious that the housing market is tilted too far in favour of Landlords. Clearly Buy-to-Let has been a very active sector of the market in 2015 and the availability of finance in the market has blossomed in the last couple of years. The Bank fears that if interest rates rise and government’s taxation policies turn against Landlords there could be a big sell-off by Landlords causing a major correction in the housing market, something which might threaten financial stability. Government will doubtless be getting that concern in their ear from the Bank of England, but their motives will be a little different. They will be concerned about the fact that First Time Buyers are priced out of the market by buyers of investment properties who can access cheaper mortgage finance as they have bigger deposits to put down, Landlords generally being older and better financially established than your average First Time Buyer. Politicians love to do a bit of Social engineering; it’s in their blood. They will also be making a political calculation that Landlords are a soft target and many; particularly their tenants, would see them as having profited very nicely in recent years to the point where they can shoulder the burden. But the overriding thought in the government’s mind will be the simple fact that they can raise some revenue from these measures. And even though in the run up to the Chancellor’s autumn statement the
"
Office of Budget Responsibility unexpectedly found a few billions down the back of the national sofa, additional cash comes in handy. Of course the governments’ recent moves on Buy-to-Let property are not without their potential risks. Most in the property market think that the future date for Stamp Duty being hiked will bring forward a glut of applications to beat the deadline, followed by a quiet spell when all that brought forward volume won’t happen and only after a while longer; perhaps well into 2017, will we see the longer term impact on the property market. In the meantime, we can expect the deadlinebeaters to push up the price of property in the short term to the further detriment of First Time Buyers; again not what the Chancellor was hoping to achieve. And perhaps the unkindest cut of all, I put my money on Landlords trying to pass on their increased cost of doing business to tenants, who arguably have suffered enough in recent years.

something new?
It's fair to say the housing market has seen a series of ups and downs since the recession took hold in 2008. During this time, there have been a number of policies introduced by government to kick start the housing market and get Britain building again.
In recent months, positive trends on inflation and levels of employment have been good for the countries recovery. These positive trends have also seen a renewed confidence from those wanting to move home. But as demand grows, the lack of available homes has seen a continued rise in house prices. This has resulted in an even greater need to build new homes.
These figures show that there is a greater confidence in the housing market, both for potential buyers and for home builders themselves, and the South West seems to be leading the way with Cornwall having the largest increase in new homes last year with 2,700, followed by 2,120 in Wiltshire.
These figures show that there is a greater confidence in the housing market, both for potential buyers and for home builders themselves. In 2011, the government set out plans to build one million new homes (over the course of that parliament 2011/14), but according to The National Housing Federation only 457,490 were built and approximately 245,000 new homes are still needed each year in England to stave off the possibility of a major homes shortage.
Further good news:
With cheaper mortgage rates, government schemes like Help to Buy, higher levels of employment, improving economic conditions and low interest rates it is no wonder that we have seen the number of first-time buyers rise to its highest level in seven years. More than 170,000 homes were added to England's housing stock in the last financial year, up 25% up on the previous year, but remaining 26% below the peak of 223,530 recorded in 2007-08.
This means that there will be a standard terminology, so lenders will in future use the same names for fees. It will also have a common format, so that each lender will list fees in the same order, with the same descriptions.

Coupled with the promises of continued home development comes the news that banks and building societies are to simplify mortgage information, to help borrowers find the cheapest deals.
Also, the popular Help to Buy (equity loan) scheme in England, which is aimed at helping first time buyers and home movers with a deposit as small as 5 per cent to buy a new build
property in England (up to a maximum price of £ 600,000), will also be extended to 2021: one year longer than planned. As confidence continues to build (no pun intended), we take a look at some of the reasons to buy new as well as highlight some of the new home developments in the Bath area. Benefits of buying a new build: In order for home buyers to get onto the property ladder, the government have come up with a number of ways in which you can buy a new home. The aforementioned 'Help to Buy' scheme is just one, along with: Help to Buy - Mortgage Guarantee: This scheme is designed to help homeowners as well as first time buyers to purchase either a new build or an existing property in the UK with as little as 5 per cent deposit (up to a maximum price of £ 600,000). A mortgage of up to 95 per cent is required from a lender, of which the Government will guarantee the lender up to 15 per cent of the property’s value. These purchases cannot be a shared ownership or shared equity purchase. The home cannot be a second home or a buy-to-let property.
Help to Buy – Isa: Potential home buyers can start to save for a deposit and for every £ 200 saved, the government will add a £ 50 bouns (up to a maximum of £ 3000 bonus). This means that buyers needing a £ 15,000 deposit will save £ 12,000 and the government will boost it with £ 3,000 helping them to reach their target quicker. Shared Ownership: Shared Ownership enables you to buy a percentage of your house – from 25 to 75%. The percentage you don't own, you pay rent on. New Buy: The scheme is designed for first and second time buyers who can afford a 5 – 10% deposit. • Choice of appliances, fixtures and fittings As well as being fresh, bright and clean, a new home is untouched by previous owners. Many developers will offer you the opportunity to chose your own appliances, fixtures and fittings creating a blank canvass on which to stamp your own style and personality. Many home builders will also offer a bespoke service to choose decorations, fixtures and fittings or extra items at an additional cost. This can include flooring, interior design or even garden landscape service. • The latest in buildings regulations The quality of house building construction has grown significantly in recent years with almost 90% of home buyers declaring themselves satisfied with their new homes in the most recent industry survey. Many house builders also provide a comprehensive customer-care service and added peace of mind is provided by the 10 year warranty issued by organisations such as the National House-Building Council. • Value for money Buying a home is one of the biggest financial commitments that you will make in life, therefore, make sure you don't overstretch your finances or speculate on short term price rises. Of course, house prices can go up or down but it’s easy to see why so many people feel that buying a new home, particularly with all the help that builders can provide, was their best move ever. Most house builders price their homes to sell swiftly, particularly in these competitive times. So keen prices, generous incentives and help with moving costs provide unbeatable value for money. • Low Maintenance and safety New homes are built to a much higher specification than the majority of older homes so you get more for your money. They have central heating, double-glazing and high standards of roof, floor and wall insulation all included in the price. Standard features also usually include fitted kitchens with integrated appliances and stylish bathrooms and cloakrooms, many en-suite. New homes are also safer and more secure than older homes. Fire Safety is helped by the use of smoke alarms, fire doors and fire retardent materials. New homes will also be fitted with safety locks, burglar alarms and security lights as standard. • Environmentally Friendly Today’s new homes are built to the latest environmental standards, so they are not only better for the planet but cheaper to run. They are much more energy efficient and generate 60% less carbon dioxide emissions than older homes. This can reduce utility bills by more than £500 a year.

Contemporary living in an iconic Bristol landmark
Looking for a unique home in the heart of Bristol? Electricity House offers a superbly located selection of apartments, duplexes and penthouses within Bristol’s College Green Conservation Area.
Designed by the notable architect Sir Giles Gilbert Scott, this striking building is being restored to its former glory by award-winning housebuilder Crest Nicholson, reinstating and enhancing the building’s celebrated art deco style. The building is steeped in local history and has been a much admired Bristol landmark since it was first commissioned by John Lewis in the 1930s. Externally, the building remains almost unchanged, the grand front door and traditional windows have been lovingly restored along with the building’s facade. One of the most dramatic aspects of the restoration is the foyer, with a design theme inspired by the very best boutique hotels. The iconic six storey building will be home to an opulent collection of 85 luxury one and two bedroom apartments, plus a selection of stunning one, two and three bedroom duplexes and penthouses. The development will also include secure undercroft parking. All residents will benefit from the services of an in-house concierge, ideal for time-pressed city dwellers. The development has already received a lot of interest and an increase in demand for rental properties and the opportunity for capital growth is encouraging many to invest in buy to let opportunities as a safe home for their money. New luxury one, two and three bed duplex apartments have just been released and these wow-factor homes are likely to be snapped up quickly. These high specification split level

apartments are a must-see for anyone looking to move in the area and the stunning show home is now available to view. Sandra Dixon, Sales & Marketing Director at Crest Nicholson South West, said: “Our vision has been to create a development which fuses the building’s art deco heritage with high specification contemporary design, and we’re thrilled to finally be able to share it with the city’s homebuyers. “We’ve taken a great deal of care to reinstate many of the building’s original art deco features, including a spectacular entrance foyer with beautiful bespoke fittings and a wonderful staircase which all combine to create the most wonderful of welcomes, it quite literally takes your breath away. "The apartments themselves are incredible and there’s nothing quite like them anywhere else in Bristol. They are of course finished to the highest standards and will benefit from added touches of luxury including underfloor heating. The penthouses are particularly stunning, with private terraces and fantastic views over the city.”

This makes it ideal for people commuting to jobs in those cities and enables them to take advantage of the more competitive house prices available in Paulton With nearly 100 homes now purchased and occupied, a real community feel has developed at Priors Lea. “One of the key reasons for the popularity of the location has been the atmosphere and position of the village,” said South West Sales and Marketing Director Wayne Bennett. “It’s a lovely rural community, yet just 10 miles from Bath and 15 from Bristol. The Bovis Homes Home Exchange scheme helps those with properties to sell by purchasing their old homes for 100% local market value, saving time and money, whilst the Smooth Move option sees Bovis Homes work with local estate agents to help sell your home and cover the cost of the associated selling fees. All three schemes are subject to specific criteria and full terms and conditions can be obtained from the Priors Lea sales office or the Bovis Homes website. Paulton itself has a number of local shops providing day-to-day essentials, plus a supermarket about a mile-and-a-half away. A five minute drive to Midsomer Norton and you will find a range of local shops and a number of leading supermarkets. Just a 10 mile drive to Bath and you can enjoy city shopping in Regency grandeur, meanwhile a trip to Bristol offers impressive retail locations. “A home at Priors Lea offers you the choice to enjoy a quieter country life or the buzz of city
attractions within about a half hour's drive,” said Wayne. “The village itself has lots of sports clubs and societies, plus its own indoor swimming pool and several pubs, so you’ll never be short of things to do!” The area also boasts two local nature reserves and the tiny Chivers Knoll woodland. Within a short drive you can enjoy the Grade two listed Mitton Lodge Gardens, take a steam ride on the East Somerset Railway, or take a trip to explore the famous Cheddar Caves and Gorge. For those with families there are pre and primary schools within the village. Paulton's two preschool nurseries take youngsters from aged two-and-a-half years, while the Paulton Infants Schools takes four to seven-year-olds and the Junior School caters for the sevens to elevens. There are three further primary schools within 1.5 miles of the village. For senior pupils aged 11- 18, there are two schools within two miles, both providing sixth form facilities and less than three miles away Norton Radstock College.
