There is nothing better than spending a lost afternoon in a pub beer garden. A quintessentially British experience, lounging in the sun enjoying a few cold ones whilst the little ones can run themselves into the ground. It ticks all the boxes!
Love them or loathe them, the school holidays (if planned well) can create memories that both children and parents will look back on with fondness, making what many consider the most stressful time of the year, into one of the most fulfilling.
The recent result of the general election would have done nothing to help create short-term stability for the housing market. But as things begin to settle down, experts believe that a robust housing market will still focus on the need to build more affordable houses.
We have selected a few to give you ample opportunity to enjoy your surroundings as well as a drink or two.
Here are just some of the many attractions and activity centres offering up events and exhibitions that will make the 7 weeks fly by.
We take a look at the local market, benefits of new homes, as well as highlight a couple of developments that may tempt you to buy 'new'.

THE LADY IN THE VAN at the Theatre Royal Bath starring Sara Kestelman
Touching, uplifting and wonderfully funny, The Lady in the Van is classic Alan Bennett. Starring Olivier award-winning Sara Kestelman in the lead role, this brand new production directed by Jonathan Church opens in Bath appearing at the Theatre Royal from Thursday 17th August to Saturday 2nd September. In 1974, Miss Mary Shepherd, a homeless woman, temporarily moved her clapped out Bedford van into Alan Bennett's front garden at Gloucester Crescent, Camden. She remained parked there for the next fifteen years. The genuinely eccentric gatecrasher claims at various times to be a trained concert pianist, an ex-nun and on the run. She founds her own political party and the Virgin Mary appears to her regularly. Described by her reluctant landlord as “a bigoted, cantankerous, devious, unforgiving, self-centred, rank, rude, car-mad cow”, she was to become one of Bennett’s best-loved characters.

what's on 2017 Bath Moonlight Walk Be a ‘Saturday Night Diva’ and join the 8km sponsored walk on 9th September. The women-only sponsored 8km Moonlight Walk, now in its eleventh year, is an unmissable fundraising event for many local women and starts from the SouthGate Shopping Centre in Bath at 10pm. The Bath Moonlight Walk is Dorothy House’s biggest annual fundraiser and last year attracted almost 800 entrants who raised over £95,000 towards caring for people with life-limiting illnesses. Entries are open at www.bathmoonlightwalk.org.uk. This year’s theme for the Moonlight Walk is ‘Saturday Night Diva’ and aims to bring women together to celebrate life and support the ‘sisterhood’ of people who are affected by, or instrumental in, the provision of end of life care in our community. Friends, mothers, daughters, aunts, grandmas and sisters will be hitting the streets for the Bath Moonlight Walk dressed in their best glittery disco gear to celebrate the vital work of Dorothy House and share a great night out. The Walk is open to women, aged 14 and over and starts at 10pm from SouthGate shopping centre and takes in the main sights of the city of Bath. If any men would like to join in the fun, Dorothy House has lots of marshalling roles available to men and women, please call T: 01225 721 480 to offer your services.

5 Things you didn’t know about Komedia.. It’s fast approaching a decade since Komedia landed in the city of Bath, bringing a much needed injection of life and laughter to a building that had been left derelict for 7 years. The Westgate Street venue is renowned for pulling the biggest names in comedy to Bath (such as Rob Beckett, Jenny Éclair & Russell Kane to name just a handful of the venue’s latest visitors), but here are a few things you just might not know about Komedia… • Every Saturday night, Komedia hosts Krater Comedy Club, a pillar of the UK comedy circuit which has helped launch the careers of now household names like Russell Howard & Romesh Ranganathan. With tickets starting at under £10 it’s a fantastic weekly opportunity to catch the stars of tomorrow right here in Bath! • But it’s not all about comedy… As Bath’s premier independent venue, Komedia boasts an eclectic program of music, film, cabaret, theatre, literature and children’s events all year round. If you’re looking for something fresh and exciting, you’ll probably find it at Komedia! • For example, every other month, Komedia is transformed into a spectacular festival of the weird and wonderful for The Ministry of Burlesque's Cabaret. The show features the daring antics of awesome aerial gymnasts, sultry sirens & edgy comic-cabaret masters – they’ll even show you how it’s done with a pre-show masterclass!
12 inbath
• Komedia also works closely with Bath’s creative community from the grassroots up, regularly showcasing up-and-coming musical talent at Komedia Introducing as well as the monthly New Act Comedy showcase. • As if that wasn’t enough, by day Komedia runs an award-winning café, serving locally sourced, deliciously organic treats. The Arts Café is the perfect pit-stop if you’re exploring the city centre - vibrant and family friendly, it even has plenty of space for prams and lots of toys to keep little ones happily entertained! Head over to www.komedia.co.uk/komedia/ bath to browse the latest and greatest events at Komedia!
The event opens at 8.30pm with a raffle competition to win a Mulberry handbag, free giveaways and fabulous merchandise. Butlers in the Buff will be making another appearance this year and there’ll be a fun warm-up session with music based on the ‘Saturday Night Diva’ theme. Standard registration costs £20 but there is an Early Bird offer of £15 available until 14th July and all entrants receive an exclusive t-shirt before the event. Entries close on 3rd September or a late entry fee of £25 is available from Monday 4th September. Children aged 16 years and under must be accompanied by a paying adult and walkers are requested to pledge a minimum of £40 sponsorship or make a donation in lieu of sponsorship. Walkers can either accessorise their Bath Moonlight Walk “Saturday Night Diva” T-shirt with glittery disco gear or put together their own retro, disco outfit. For excellent upcycling and to help the Hospice fund vital patient care, look for your nearest Dorothy House charity shop at www.dorothyhouse.org.uk/shops to find a vintage bargain to wear. If you’re looking for a specialist vintage store in Bath, try downstairs at ‘Coffee House 76’ on Bridge Street where you’ll find the Dorothy House vintage clothing charity shop, a useful starting point in your hunt for a retro outfit perhaps?

The Pig and Fiddle is a one off. Everyone in Bath old enough to drink knows the Pig and they have probably passed many happy summer evenings drinking with friends in our beer garden. Young and old are treated with respect and welcome to join the large and loyal regular trade.
It is a source of great pride for the pub that they don't have to have regular door security. The Pig is not a quiet pub by any means, in fact at the weekends it can be a bit of a squeeze, but it is generally a good natured, happy place to be and we intend to keep it that way. Apart from the fabulous heated garden with over 20 large tables the Pig is famous for its live music sessions, DJ's and its live sport. www.butcombe.com/the-pig-and-fiddle

Whether you’re looking for somewhere to spend a sunny afternoon, grab a post-work drink or enjoy the full three courses, The Bath Brew House needs to be on your list this summer. The city centre brew-pub boasts a huge outdoor space, complete with a free ping pong table, outside ‘Garden Bar’ specialising in local ciders and a selection of outdoor board games - the Giant Jenga is a personal favourite but, be warned, may result in relationship counselling! The pub runs live music sessions every Sunday in their suntrap garden, showcasing some of the best musical talent in Bath and beyond (every week from 4-9pm, best enjoyed after one of their huge roast dinners!) They run the same menu throughout the pub, so you can make the most of the on-site smokehouse and rotisserie whilst basking in the sun. The Bath Brew House has proven incredibly popular with students and CAMRA members alike, and has played a huge role in the rising interest in craft beer within Bath. The pub is listed as dog-friendly, and it couldn’t be truer - the friendly staff rush over with dog bowls and biscuits the moment a four-legged friend steps through the door! The perfect place to enjoy a coffee in the morning right through to a glass of wine under the fairylights, The Brew House has a homely feel and a great atmosphere any time of day. Blankets are proffered in an old wicker basket for the night-owl customers among you, and the covered space is a great haven for when the British weather shows its true colours!

summer days out The summer is finally here and with the school holidays offering up an opportunity for families to get out and about for the day, we take another look at the cities outstanding museums and galleries and see what they may have to tempt us. Throughout the holiday period you will also find that many sites will hold workshops, talks and activities targeted at children and families. With this in mind, we have highlighted the best museums and galleries and asked them what is on offer this summer, so that you can have a fun-packed seven weeks to keep everyone happy.
The 17th annual Jane Austen Festival. 8 Sept - 17 Sept 2017
2017 marks the 200th anniversary of Jane Austen’s death, so in honour of our heroine the Festival will be bigger and better than ever before! We expect nearly 4000 people to attend over 80 events, opening with our world-record setting Regency Costumed Promenade, raising money for the Cancer Care Campaign at the Royal United Hospital here in Bath. We have a huge range of events for film fans and book buffs alike, including workshops, dances, balls, readings, talks, concerts and theatricals.
Torchlit Summer Evenings at the Roman Baths extended for 2017 The Roman Baths will stay open until 10pm every evening over the summer for a special season of Torchlit Summer Evenings (17 June-31 August 2017, last entry 9pm). Due to its popularity, the run of late nights has been extended for 2017. For the first time, evening visitors in July and August will be offered reduced ticket prices: £15.50 for adults arriving after 5pm compared to £17.00 between 9am and 5pm.
walk around the Great Bath where people bathed nearly 2,000 years ago, explore the new displays and projections in the East Baths, see the ruins of the temple of Sulis Minerva where Roman worshippers gathered, and wander around the Roman Baths museum. The Pump Room restaurant will be open late for dinner and drinks, with live music every evening. Last orders 9pm. Please call 01225 444477 or email events.bath@searcys.co.uk to book.
Stephen Bird, Head of Heritage Services at Bath & North East Somerset Council, said: “Torchlit Summer Evenings at the Roman Baths attracted a record 40,000 visitors in 2016 and we’re pleased to be able to extend the run this year, so that even more people can enjoy the special atmosphere.
The Roman Baths Kitchen offers a more informal setting with alfresco dining. Reservations can be made on 01225 477877 or email rbk@searcys.co.uk.
“Admission is free for Bath & North East Somerset residents with a Discovery Card, so this is a great opportunity for local people to experience one of Bath’s most famous attractions out of hours.”
Visitors can combine a visit to the Roman Baths with a dinner package or a trip to nearby Thermae Bath Spa, where they can bathe overlooking the twinkling lights of the city as the sun goes down.
The historic site takes on a magical atmosphere once the daylight fades, the crowds disappear and the flickering torches are lit. Visitors can

Our theme book for this year is Northanger Abbey (first published in December 1817 and set in our very own city of Bath), so expect a touch of the gothic about the Festival this year! We have Northanger Abbey themed tours, a theatrical production and will be reading through the book every day in Bath Central Library.
We expect nearly 4000 people to attend over 80 events, opening with our world-record setting Regency Costumed Promenade, raising money for the Cancer Care Campaign at the Royal United Hospital here in Bath. Lizzy Bennet loved walking and there are plenty of walking tours – both serious and scandalous – that allow everyone to enjoy Bath’s beautiful architecture and scenery while celebrating all things Austen. For those who love to dress up there will be plenty of opportunities to wear gorgeous costumes around the city with our costumed Promenades, a country-dance at Bath’s Guildhall on the first weekend of the Festival, and our famous masked ball held in the Roman Baths and the Pump Rooms on the final Friday of the Festival. With more events than ever before, and on such an important bicentenary year, make 2017 the year you come to Bath for the Jane Austen Festival! Journey through American history this summer
Dragons are taking over at Victoria Art Gallery Here Be Dragons 22 July – 8 October The worlds of literature, film and art, both past and present, demonstrate the enduring popularity of the dragon as magical creature, fearsome fire-breather, insomniac guardian of treasures, and scaly flying serpent. A creature to be loved and loathed, perhaps, but never cuddled, stroked or offended! Our family oriented summer show sets out to mine this rich seam of dragon lore through images created by some of the world's best children’s illustrators and writers, from Chris Riddell (Ottaline and Goth Girl) and Axel Scheffler (The Gruffalo) to Quentin Blake and Cressida Cowell (How to Train Your Dragon). Most of the artworks will be for sale. Visitors to this awe-inspiring exhibition can expect to encounter a veritable Dragon’s Den – in two and three dimensions – crammed with creatures that have leapt out of their favourite books. There will be copies of famous dragon tales to browse in our story corner and purchase in our shop. We will also be holding exciting dragon events, workshops and storytelling sessions. This exhibition will be guest curated by John and Gill McLay, founders of Bath Children’s Literature Festival. Admission is free for children, under 21s and Discovery Card holders. www.victoriagal.org.uk/dragons

The Museum was founded by two visionary collectors: Dallas Pratt, a New York psychiatrist, and his partner John Judkyn, an English antiques dealer who took American citizenship after the Second World War. Based on their knowledge of the Winterthur, Shelburne, and Colonial Williamsburg museums in the United States, Pratt and Judkyn shared the extraordinary ambition of creating a museum for the American decorative arts and crafts in Britain.Collecting most of the objects themselves, they shipped them across the Atlantic and put them on show deep in the English countryside. Panelled rooms from old houses in Massachusetts and Connecticut, the artefacts of everyday life in historic New England, New Mexico, and New Orleans, Navajo rugs, the brightly painted tinware of the Pennsylvania Germans – Pratt and Judkyn wanted all of these rooms and objects to appear as if their original owners had “just stepped out” before their guests arrived. Museum facilities include café and shops, free parking and also a free Shuttle bus from Bath city centre. Regular events are scheduled throughout the year and the Museum hosts a different theme for its Christmas season each year. Summer family activities include: Family Fun: Fantastic Beasts July 27, 12:00 pm - 3:00 pm Join us for a monster-filled activity inspired by the 1920s-set film, Fantastic Beasts and Where to Find Them. Summer highlights at Dyrham Park
A Day in the Life of the Royal Crescent The Royal Crescent was perhaps the greatest theatre in Georgian England. John Wood the Younger’s sweeping terrace of 30 houses became a stage set against which the fashionable visitors and residents of the city performed, promenading in their finest clothes determined to see each other and be seen. 29 July 11am – 3pm A Day in the Life of the Royal Crescent – Picnic in the Park On 29 July we celebrate the 250th anniversary of this famous building by once again turning the Royal Crescent into Bath’s largest theatre. The Royal Crescent will become a stage on which Bath’s Natural Theatre Company will entertain residents and visitors with a series of performances inspired by the history of the building. From the wild parties of Mother Mac, elopements and duels in the 18th century to scenes from Austen and Dickens in the 19th, on 29 July the fact and fiction of the Royal Crescent will be revealed. Bring a picnic, put on your finest Jane Austeninspired clothes and join the celebrations. Other Summer highlihgts include: Fri 7 Jul 18:30-19:30 Monteverdi & his milieu: a Venetian adventure £10 incl glass of wine Musicke in the Ayre: Jane Hunt & Maria Danishvar, sopranos and Din Ghani, archlute/ baroque guitar A happy hour of gorgeous music (both sacred and secular) from early 17th century Venice by Claudio Monteverdi and some of his contemporaries. What makes it superior (or inferior in Beckford’s eyes) and how did Bath, its architectural heritage and social history change during the period between the two buildings being constructed. Now – 26 Nov Past, Present, Future: Bath and the Smithsons: Museum of Bath Architecture 200 years after the Royal Crescent was built, Alison and Peter Smithson, England’s most influential post-war architects, looked to the historic city to inspire their modern designs. As we mark the 250th anniversary of the Royal Crescent this exhibition explores the extraordinary connection between old and new in the Smithson’s work, and the buildings they designed for Bath. Now – 19 Nov A View from the Crescent: No. 1 Royal Crescent An exhibition celebrating the Royal Crescent through the eyes of prominent artists and examining its role in the development of the city and in people. Looking at paintings, prints and photographs we observe how they have responded to the beauty of the building and its setting. property Election uncertainty, falling prices…... except in Bath Marcus Arundell HomeLets
As Brexit negotiations begin in a climate of uncertainty, the UK property market reflects the nation’s insecurities. So what’s the story here in Bath?
Resilience in local property market despite uncertainty David Mackenzie: Carter Jonas With the General Election finally behind us, it is a natural time to consider the possible ramifications it has had – and could still have - on Bath’s property market. Fortunately, after three consecutive years of political change and upheaval, property has proved to be inherently resilient, and consumer sentiment has shown that we are in a robust position to withstand any ongoing impact from parliamentary uncertainty. A year ago, Brexit had an impact on Bath’s residential property market, breeding uncertainty and removing any sense of urgency among home movers. The market in Bath, particularly apartments, has taken a while to find its feet, partly because many investors had to re-think their strategy after the stamp duty on second homes was introduced in March 2016. There is currently very good demand for properties in the core family house markets, and in areas near good schools and communication links. Undoubtedly, the market that has been hit hardest where stamp duty changes have made it more expensive to purchase, the investment market, and prime properties priced over £1million. The village market has had a resurgence lately, no doubt because buyers get more for their money than in the centre of Bath - a fact not lost on the many downsizers in the region. We have quite a few new developments coming forward in and around Bath, particularly on the edge of villages. We have now completed the sale of nine new townhouses in the popular village of Bathford, and all were sold either offplan or just as they were completed. Most of the buyers were selling larger houses in the country and were looking for somewhere with a sense of community. Further sites coming forward are in Corsham, Temple Cloud, Chippenham and Beckington.

Our lettings team is seeing the greatest demand for city centre flats (up to £1,000 pcm) and family houses within a 5-mile radius of the centre of Bath (up to £2,000 pcm). Currently, stock isn’t keeping up with this demand – fewer owners are buying for investment because of stamp duty, and whereas previously the lettings market benefitted from people who would let their house because they couldn’t sell it, the appetite for buying has now improved. Many people relocate to Bath for work or for a better way of life, and many choose to rent to avoid the stress of a chain or to test out an area before committing to it. For others, it is purely down to affordability. The profile and reach of our brand is such that we attract high quality tenants and, as such, we can achieve good rents for landlords. Looking ahead, timing is everything with this market and we urge vendors to be exact with when they bring their property to market. We recommend that sellers choose an expert agent who has their feet on the ground when it comes to pricing. Make sure that your agent isn’t trying to tempt you to use them by overvaluing your property, as this can be very damaging and result in lost marketing time. On the lettings side, landlords should also consider using an agent who can expertly guide them through their legal obligations – whether that’s regarding Legionnaires’ disease, tenant’s Right to Rent or the forthcoming EPC changes. Ultimately, summer into autumn is a great time to prepare a property for sale or to let, and we would urge vendors and landlords to get their photography done now, while the sun is shining, for the best possible presentation. For further information, please contact Carter Jonas Bath on 01225 747250.
Just when you thought the world couldn’t feel much more uncertain, Theresa May blows her parliamentary majority and the UK heads into the most important negotiations since the end of the Second World War in a state of confusion. Meanwhile, disasters of various kinds strike the country. It’s a recipe for uncertainty if not outright anxiety. In the housing market you would expect extreme caution. And that’s what we’re seeing. Home sales have dropped by a third over the past year. Meanwhile house prices fell in June – normally a peak month for buyers – for the first time since 2007. And it’s not just election and Brexit having an impact. The buy to let market has expanded hugely over the past 10 years – which was a good thing, because more and more people either needed to or wanted to rent a home. But now the financial calculations have changed. Since last April anyone buying a second home (or third, or fourth…) has to pay an extra 3% in Stamp Duty. And from this April tax changes are making life more expensive for landlords. As a result, fewer people want to buy properties to let them. So in Bath we’re seeing falling house prices and fewer landlords? Well… no.
Fleeing to a safe haven
In fact it seems that property investors are looking for safe havens – areas where people continue to want to live. And that’s Bath in a nutshell. Demand from buy to let landlords and from tenants seems as high as ever, if not higher. Rental prices continue to creep upwards. And if anything we’re seeing a growth in the exodus of people from London to Bath – driven out by ridiculous house prices, quality of life issues and perhaps even fear of terrorist attacks. This influx of new blood may well have long term benefits for the city. So while the rest of the UK may be mired in uncertainty, here in Bath we can rely on some certainties at least. Lots of landlords plus lots of tenants is good news all round. homeletsbath.co.uk

new homes
Crest Nicholson's Royal View
Election result emphasises need for new homes The recent result of the General Election would have done nothing to help create short-term stability for the housing market. But as things begin to settle down, experts believe that a robust housing market will still focus on the need to build more affordable houses as part of the governments 'Homes for all' policy. Online Mortgage Advisor’s top finance expert, Pete Mugleston, takes a look back at the housing policies in both the Tory and Labour manifestos, as well as what he feels the result will mean to the future housing market. 'The number of people buying their own home has decreased considerably over the last seven years, with young people being worst hit because homes are simply too expensive and too competitive for first time buyers' suggests Pete. 'As part of its “Homes for all policy,” the Tories want another million new homes built by 2020, with another 500,000 by 2022, which seems to be an extremely rigorous policy and begs the question, exactly where will these homes will be built?' 'The Tories have very kindly offered for 160,000 of these to be erected on its own land, which would also raise capital to inject into other services - a win-win for the government'.
"
Our expert continues; 'Another policy the Tories are hoping to push through is an updated Right to Buy scheme, allowing councils to sell homes after ten to fifteen years of construction, with the current tenants getting first refusal. This will not only open up an opportunity for those who previously thought getting on the housing ladder was beyond their reach, but it would also contribute towards freeing up more properties for house hunters to purchase. These policies would also bring down the cost of house prices as developers are forced to be more competitive'. So what did Jeremy Corbyn's Labour outline? 'On the other side of the fence, Labour’s housing pledges follow the line of “Secure homes for all.” The party wants to establish an entire department committed to tackling the UK’s housing crisis to make sure any new homes being built are targeted at those wanting to jump on the housing ladder rather than investors that view it as a profit opportunity.'
Appetite for mortgages remains strong. We expect to endure a bumpy ride, but for us at least, it has absolutely been business as usual.

"
'What Labour does want to do is help people who have been priced out of the market get on the housing ladder, by extending Help To Buy for another ten years. It also wants to stop local people being priced out of their local market, by limiting how many people on the scheme living outside of the area can apply.'
Mugleston explains: 'Although that’s great for current residents who can afford their local area, those already living in high-cost areas such as London would struggle to move outside. It would also stop those looking to relocate for other reasons (such as a new job) being able to get on the Help To Buy scheme elsewhere.' Looking forward, what does our financial expert feel the futrue holds. 'With rising house prices, what’s clear is that affordable homes need to be made available to the hundreds of thousands of people who are paying above the odds for rental properties.' 'Although it’s unclear what impact this will have directly on the mortgage market, lower-priced properties means house buyers will be looking for smaller loans, offering a better loan to income ratio. This represents less risk to lenders and makes it more likely banks will be happy to lend the cash needed for everyone to buy a home.' 'Looking forward, we know the Brexit vote last year caused stagnation in the market and we experienced a significant downturn in traffic and enquiries from customers looking to move, but things bounced back.' So what next?
Kersfield's Walcot Yard development
'Following on from the result on the 8th June, we anticipated a similar (perhaps to a lesser degree) trend, but in fact appetite for mortgages remains strong. We expect to endure a bumpy ride, but for us at least, it has absolutely been business as usual.' www.onlinemortgageadvisor.co.uk A similar outlook, post general election, has been predicted by some of the countries leading home builders. Stephen Stone is the chief executive of home builder Crest Nicholson:'The outcome of the UK General Election may introduce some uncertainty in the short term but we expect the new build housing market to remain robust'. 'Strong levels of employment, low interest rates and good mortgage access - including through the Help to Buy Scheme - should all contribute to a sustainable new build housing market.' continues Mr Stone. One of the most telling aspects of the recent General Election vote was that 72% of 18-24 year olds turned out to vote on June 8th, up from 66% in 2015, with the vast majority backing Jeremy Corbyn’s Labour. There is no doubt that young people priced out of the housing market was a key reason they turned out in droves to back Labour. As mentioned previously, the policy of the opposition is to help those priced out of the housing market and help them get on the property ladder. If there are positives to come out of the recent vote, then Politicians will have to consider the needs of the young more than they have in the past which could mean more help for first-time buyers. We may well see an extension of the Help to Buy Scheme so that it covers older properties as well as new build, dealing with affordability issues and more help on stamp duty. One thing is clear, despite continued instability, all parties realise the need for greater housing stock with an empahsis on those previously priced out of the housing market.
Benefits of buying a new build property Deciding whether to buy a new or old property is a question faced by most house hunters. Although the idea of a home that has character or period charm may well appeal, there are some major benefits from investing your money into a new build. Here are just a few for you to consider.
see why so many people feel that buying a new home, particularly with all the help that builders can provide, was their best move ever. Most house builders price their homes to sell swiftly, particularly in these competitive times. So keen prices, generous incentives and help with moving costs provide unbeatable value for money.
Choice of appliances, fixtures and fittings
Low Maintenance and safety
As well as being fresh, bright and clean, a new home is untouched by previous owners. Many developers will offer you the opportunity to chose your own appliances, fixtures and fittings creating a blank canvass on which to stamp your own style and personality. Many home builders will also offer a bespoke service to choose decorations, fixtures and fittings or extra items at an additional cost. This can include flooring, interior design or even garden landscape service.
The latest in buildings regulations
The quality of house building construction has grown significantly in recent years with almost 90% of home buyers declaring themselves satisfied with their new homes in the most recent industry survey. Many house builders also provide a comprehensive customer-care service and added peace of mind is provided by the 10 year warranty issued by organisations such as the National House-Building Council.
New homes are built to a much higher spec than the majority of older homes so you get more for your money. They have central heating, doubleglazing and high standards of roof, floor and wall insulation all included in the price. Standard features also usually include fitted kitchens with integrated appliances and stylish bathrooms and cloakrooms, many en-suite. New homes are also safer and more secure than older homes. Fire Safety is helped by the use of smoke alarms, fire doors and fire retardent materials. New homes will also be fitted with safety locks, burglar alarms and security lights as standard.
Environmentally Friendly
Today’s new homes are built to the latest environmental standards, so they are not only better for the planet but cheaper to run. They are much more energy efficient and generate 60% less carbon dioxide emissions than older homes. This can reduce utility bills by more than £500 a year.
Many house builders also provide a comprehensive customer-care service and added peace of mind is provided by the 10 year warranty issued by organisations such as the National House-Building Council. Value for money
Buying a home is one of the biggest financial commitments that you will make in life, therefore, make sure you don't overstretch your finances or speculate on short term price rises. Of course, house prices can go up or down but it’s easy to

Help to Buy a hit with Bath buyers Home-hunters looking to make the move to one of Britain’s property hotspots are taking advantage of the Help to Buy scheme to find their dream home with Bellway.
The scheme has proved popular at the housebuilder’s Mulberry Park development off Combe Down in Bath, where Bellway is building a range of apartments and houses ranging in size from one to five-bedroom homes. Sales Manager for Bellway’s South West division, Rachel Way, said that with the use of Help to Buy many buyers had found that they could afford a larger home than they were originally anticipating. She said: “The Help to Buy scheme has had a monumental impact on the new build property market since it was introduced in 2013, and many of our buyers in Bath have taken advantage of the scheme to move here.
"
“People usually associate Help to Buy with first-time buyers, but we’ve seen a large number of homeowners using the scheme to make moving to a larger home more affordable". The deposit is only five per cent which makes saving easier, and the low interest rates available at the minute make it a good time to buy now. “Our staff are always on hand to talk people through the advantages of the scheme, and we look forward to welcoming more people to the development in the future.” The Help to Buy scheme allows buyers to purchase a new home with a five per cent deposit and a 75 per cent mortgage. The remaining 20 per cent is provided in the form of an equity loan which is interest free for the first five years of home ownership. A range of four-bedroom homes are currently available to buy at Mulberry Park, with prices starting from £540,000.

Alluring Somerset proving popular with buyers With its picturesque countryside, rolling hills and plethora of history it’s not hard to see why Somerset is a hotly-sought after location to call home. The county is rich in stunning scenery, ranging from the rolling Mendip Hills to the flat expanses of the Somerset Levels. Five-star housebuilder David Wilson Homes is bringing a number of carefully crafted new developments to the region, in response to high demand. One of David Wilson Homes’ latest offerings in Somerset is De Cheney Gardens, an exclusive community of just 31 new homes in the village of Beckington, near Frome. The small but perfectly formed community is all about quality, not quantity, with a collection of two, three, four and five bedroom homes. Among the properties set to hit the market when the development launches this autumn is the four-bedroom Winstone style home. The detached property is perfect for families, with a bay-fronted dining room, study, spacious lounge and show-stopping open plan kitchen providing plenty of space for entertaining on the ground floor. Upstairs, there are four double bedrooms, the master with its own en suite and dressing area. The second bedroom also has an en suite shower room and a family bathroom serves the other bedrooms. The family home comes with parking and a double garage, meaning there’s plenty of space for multi-car families. De Cheney Gardens is within walking distance of a range of facilities and expected to be a hit with families as well as commuters working in Bath, which is less than 25 minutes away by car.

Ofsted-rated ‘Outstanding’ Beckington Church of England First School is close by, as is a doctors surgery, farm shop and local pub. Another David Wilson Homes development offering all the benefits of Somerset living is Bishops Green in Wells. The stunning cathedral city, used as the backdrop for hit film Hot Fuzz, is well-known for its beautiful medieval buildings and the swans that live in the Bishop’s Palace moat. David Wilson Homes’ Bishops Green development in Wells is perfectly placed for those who enjoy socialising. It’s close to a range of restaurants and pubs, as well as shops. There is a Waitrose within walking distance and the cities of Bristol and Bath are not far, 45 and 50 minutes away by car respectively. For those who enjoy outdoor pursuits, Glastonbury Tor and Cheddar Gorge are less than 10 miles away, both offering stunning views. Bishops Green itself features a selection of two, three and four bedroom homes. Among those on offer is the three bedroom Greenwood property. The focal point of this semi-detached home is the open plan kitchen / dining area, which features a glass bay and French doors leading to the garden and filling the space with natural light. A study on the ground floor also provides a handy home office, or could be used as a play room for families with young children. Upstairs the lounge provides a comfy area for the family to share their evenings. There are three double bedrooms, the master with its own en suite, and a family bathroom. The four bedroom Holden style home is also proving popular at Bishop’s Green, with several already sold off-plan.
Louise Ware, sales director at David Wilson Homes, said: “Somerset is proving incredibly popular with buyers and it’s easy to see why. The county is awash with beautiful scenery and, despite its rural nature, cities like Bristol give a London-like buzz. “Our new homes in Somerset offer all the style and quality people come to expect from David Wilson Homes, and interest is increasing among those wishing to put down roots here.” To find out about David Wilson Homes’ developments in Somerset or make an appointment to visit any of its show homes visit www.dwh.co.uk
