JESS GLYNNE I'm a normal girl and don't want to change that
The deep and soulful vocal tone of London-based Jess Glynne rose to prominence as a featured artist on Clean Bandit's single "Rather Be" and Route 94's "My Love", both of which reached number one on the UK Singles Chart in 2014. Her debut solo single, "Right Here", reached the top ten the same year. In 2015, she became the second British female solo artist after Cheryl to have ďŹ ve number-one singles in the UK, following her solo releases "Hold My Hand" and "Don't Be So Hard on Yourself" and her feature on Tinie Tempah's "Not Letting Go". Glynne's debut album, I Cry When I Laugh, was released in 2015 and debuted at number one on the UK Albums Chart. As she prepares for this years MTV Crashes: Plymouth, she talks about dealing with fame and staying normal in a celebrity world‌
You've had the most amazing past couple of years. Has it all sunk in and do you feel famous? I still don’t, I have to be honest, it’s really weird. I don’t know if it’s sunk in yet or not. Everything is so overwhelming. When people tell me things that’s when it hits me but I carry on as normal and don’t think anything of it. It’s been such an insane year. I guess in a way I do feel like I am a little but if someone said to me: ‘Are you famous?’ I’d say no. That keeps you down-to-earth? Is that important to you, not to change your life too much? Definitely. I really like my life and my friends and my family and how everything is and I don’t wanna change that. I’d like to keep everything as normal as possible. Is there anything you can't do now that you used to? No, I still do everything as normal. Well, I haven’t been on the tube for a while actually.
Did he take a little photo of the proud moment? He did indeed. Do your parernts record every time you're on telly and keep magazine clippings? They do indeed; very proud parents. Do you get to take your friends and parents to award ceremonies and fun things like that? My parents have come to pretty much everything. Not award shows but hopefully at some point they’ll be coming to some. Everyone comes to everything that I can get them to. What was it like working with Emeli Sande on your album duet? It was amazing. She’s such a humble lady and so talented. It was such a joy. And because it was so organic. It wasn’t planned, that made it even better.
Everyone’s so supportive and excited. It’s been such a weird, mad journey for everyone to experience. I think they’ve found it weird at certain times when things happen, like if I’m out and people come up to me or they see me on a massive billboard. I bet you get mobbed? Yeah (giggles). I’m a bit scared to go down there. I really do want to go on the Tube though as everybody has been sending me these photos of my album poster. I’m desperate to go down and see it. How have your friends and family dealt with your success? They’ve been amazing. Everyone’s so supportive and excited. It’s been such a weird, mad journey for everyone to experience. I think they’ve found it weird at certain times when things happen, like if I’m out and people come up to me or they see me on a massive billboard. Those things are like: ‘Oh it’s so weird’. My dad was on the Tube yesterday. He was like: ‘I walked out of the tube, under the platform and I was confronted with this huge face of my daughter’. I was like: ‘Good one dad’.
Did she turn up one day then? We were talking and I said: ‘Look I’m doing this session and do you fancy coming down’. And she did. It made it even better. She came down, we went for food, got to know each other and had a really cool day. Then went back to the studio later in the evening, messed around and she sat at the piano and started jamming. Then it all worked out really well. What other highlights were there for you making the album? The whole process has been a highlight. Getting choirs in, putting my band on some of it. The people I’ve worked with throughout have been amazing. You worked in management before, so that must have prepared you well for being an artist.
It was probably the best thing I could have done before coming into the industry. That taught me a lot and opened my eyes in so many areas of it. It was pretty great experience. Does that mean you're hands-on? I’m very hands-on everything. I find it hard to let go. Everything is important to me so I can’t. What are you like when you're off stage? I like chilling, going out with my mates, being with my family. I’m a normal girl and do normal things. Nothing out of the ordinary. You've said your teachers weren't that supportive of you. Was that because at school you said you wanted to be a popstar and they didn't believe you could do it? I was never really like that at school. I never said to anyone: ‘I want to be a popstar’. There was certain projects I was not allowed to be involved with. I didn’t really bother with it much at school. It’s a shame but I think all those things make you stronger and build you up to do better things. What wouldn't they let you do? Shows and performances and stuff. Do you think there's enough support for young people these days? I don’t think there is enough guidance when it comes to what kids want to do when they grow up, no. I think when you’re at school it’s all about: ‘Get your GCSEs, get your A Levels’ there’s not enough life guidance. You just have to work hard and if you want to go do something, go do it. When did you last feel really happy? Last night, pretty good day. The buzz from the performance having not performed for so long was pretty amazing. What's your worst habit? Trying to have control of everything. Is there one person who can help you with that? My best mate works really closely with me and she’s good at that. What's been your most memorable fan experience? Last night there were these girls who couldn’t get into the show. I went down and saw them afterwards and they were all in tears, they were so excited. I find that really strange. They were like: ‘We love you so much’. It’s mad to think you can have that affect on people. It’s very flattering.

Royal William Yard Where history comes alive!
With views overlooking the Tamar, Mayflower Marina and Narrows, Royal William Yard offers visitors everything from the money conscious to the environmentally conscious diner. With its Grade I listed former Naval buildings, designed by Victorian architect Sir John Rennie and constructed between 1825 and 1831 and outstanding views over the water, Plymouth’s Royal William Yard is rapidly becoming the cities dining hotspot. Whether its Italian, French, Asian or South American cuisine you are looking for, Royal William Yard offers something for everyone. We take a look at a few of the establishments offering Alfresco dining throughout the Summer.
Le Vignoble
Le Vignoble is a wine lounge, wine retail and wine education business in the Royal William Yard, Plymouth. Wine is their passion and they offer over 250 different wines, champagnes and liqueurs from all over the world. All of the bottles can be taken home or drank in their lounge, and a selection can also be bought to drink by the glass from their Enomatic wine serving systems. The team at Le Vignoble like to offer wines that have a certain individuality, whether it be from a small producer, unusual grape variety, rare production method or local vineyard. They also offer local craft beers, soft drinks and authentic French cheese and charcuterie tapas platters, which have been designed
22 woinplymouth
to complement the wines and add to the experience. The owner, Frenchman Yannick, sources his cheese and charcuterie from the Rungis market in Paris, which is the largest wholesale food market in the world. The current selection at Le Vignoble includes a platter of cured ham, saucisson and pork terrine from Corsica and the Alps, and a selection of 6 cheese’s from all over France. “The beauty of owning an independent business it that we can choose where we source our products and change them as often as we wish. Generally with our wines we follow the seasons, increasing our range of rosé and lighter reds in the summer, and fuller style whites and heavy reds in the winter. Our food selection also changes every month, with our cheese’s alternating to explore different regions and styles, and our terrines and saucisson coming in different flavours so we are constantly offering something new. Sitting outside on our patio with a glass of something chilled and a platter of our authentic French tapas in the sun – close your eyes and you could easily be in St Tropez!” Yannick Loué, Owner Le Vignoble

Ping Coombes
Shooed out of the kitchen by her mum as a child, Ping Coombes only began cooking when she came to the UK for university, and she applied to go on MasterChef just after being made redundant. Crowned champion in 2014, Ping has returned to MasterChef as a guest judge and has become a global ambassador for Malaysian food – she has even addressed the World Economic Forum at Davos. Ping took time out from her busy schedule to talk to WOInPlymouth's Craig Maplesden, about a whirlwind couple of years, her love of Malaysian cuisine and how she has learnt from her first cooking experience.
No, the last two years have flown by and we've had two more winners since then! I know its been a manic 2 years for you and your family. What have been the highlights? The places I have been and the different people I have met, not to mention the endless opportunities! It is constant but won't change it for the world. Tell us a little about your first book 'Malaysia', which has just been released. I love Malaysian food particularly the food I grown up with. The idea didn't come immediately but I realised there isn't a Malaysian cookbook in the UK so I approached a book agent I got introduced to and presented my idea. They loved it and it kind of went from there. The publishers told me that in 25 years she was a publisher she never seen a Malaysian proposal but that year she had 3! I knew then I had to bring one out as Malaysian food is going to be huge!
You say that food has the power to create and evoke memories. What were your first memories of food/cooking? Haha, my first one of cooking wasn't too rosy I'm afraid. I made chicken wrapped in bacon for my flat mate once and it was raw! But I have plenty of amazing memories from my childhood like the smell of braising pork always reminds me of my mornings when my mum used to prepare lunch before going to work. Are there any particular recipes in the book that hold great memories for you? The whole book is based on food memories so all of them. The stories were sometimes so long that it leaves no space for recipes! Is Malaysian food as much about family and sharing than it is about texture, taste and smell?
Ethiopian food is delicious and Berlin is a cool city for food! What would be your food heaven and food hell? Food heaven - One of my mum's slow cooked broths. Food hell- Summer Pudding Finally, It's already been a busy year but what do you have in store for the rest of 2016? I'm working with Bath Spa University on their weddings and Conferance package for 2017! I'm traveling a lot and will be doing a lot of food festivals all around the country, oh and lots of cookery classes too.
I think Malaysian food is like the perfect man! Looks and smells tantalising and it hugs you like a warm blanket leaving you wanting more!
The book celebrates the exquisite food, colours and flavours of Malaysia. What dishes can we expect to see?
Your pantry at home is legendary. Tell just about the different ingredients, herbs and spices that are in the cupboard under the stairs. Are these available in most supermarkets?
Some Malaysian staples like Satay with proper peanut sauce, Rendang and Chicken Curry but there are recipes like Hakka Mee which is my mums secret recipe, my Hanainese Chicken which is a popular dish that fuses eastern and western flavours and modern interpretation of popular desserts like coconut and pandan pannacotta (one I made on MasterChef).
Haha they are my precious collection! I have dried scallops, dried anchovies and shrimps, different kind of mushrooms, variety of sauces and pastes, God knows how many variety of salt... I can go on! Yes they are all available in most supermarkets apart from some speciality I collected from my travels!

The Dome
On the waterfront
From Plymouth Hoe with its breathtaking views across Plymouth Sound to Mount Batten where the first settlements began in the Bronze Age, the waterfront has helped shape Plymouth's fortunes for centuries.
The Hoe (which means High Place), offers amazing views from above the harbour. It is believed to be the place where Sir Francis Drake insisted on completing his game of bowls to allow wind and tide to change in his favour enabling his defeat of the Spanish Armada in 1588. The intrepid explorer and local hero, is immortalised in a statue on the Hoe, situated just a few metres from the green where he finished his game.
The restaurant enjoys unrivaled jaw dropping views of Plymouth Sound, dining is available indoors where you can take in the atmosphere of our modernist Spanish inspired interior, or outdoors, where seating is available along the balcony to allow an even better view.
The Terrace is one of the best places to eat out in Plymouth whilst enjoying some of the best views. There aim is to create a relaxing atmosphere with soothing chill out music and stunning panoramic world class views over the water. The Terrace aim to create value for their customers while using fresh ingredients in all their food.
The Hoe (which means High Place), offers amazing views from above the harbour. It is believed to be the place where Sir Francis Drake insisted on completing his game of bowls to allow wind and tide to change in his favour enabling his defeat of the Spanish Armada in 1588. Standing tall on the cliff top's of the Hoe is the iconic Smeaton’s Tower lighthouse. The wonderful vantage point gained from its lantern room allows visitors to capture the Sound and city in all its beauty. It is therefore now surprise that the Hoe attracts many a visitor wishing to take in abite to eat with such a stunning backdrop. Although there are many venues that offer Alfresco dining, we've highlighted just a few for you to consider. The Royal Plymouth Corinthian Yacht Club enjoys unrivalled views across the Sound. Captivating Catalonia
Food and Drink Book Releases
Food and Wine Tour of Catalonia: part two Onward a few kilometres to Peralada home to a winery I knew as a noted Cava producer. We were ushered into the Hotel Peralada a very sumptuous place sporting a conference centre, Hotel, Spa, Golf Course and lovely classical restaurant.
with different styles including a Gran Reserva. This is the exact opposite to Codorniu as small is beautiful and precious. Dessert wines are now being made here with great success. Again this is a lovely place to visit when life is embroiled in the big city.
This was a fine retreat spilling over with old world charm and style. Tasting their fabled Cava made just a few Kilometres away it reminded me of the quality careful winemaking can offer especially with some bottle age. Prizing ourselves away from the restaurant we headed back towards Barcelona and the DO Pla de Bages and the Abadal winery.
Our last night in Catalonia was at Sant Pere de Ribes and the simple but lovely Osteria Ibai. Situated on the banks of a river it was very comfortable without being too austere. By this time our erstwhile wine writers and photographers were all but out on their feet!
Set in woodlands interspaced with vines and fruit trees we were in a very peaceful place. Not too far from Barcelona this is a region that is within easy reach of the city offering truly rural styles with sleepy villages abound. We tasted a range of wines that were essentially modern for a modern (city) market, almost new world in their make up. This was yet another twist in the journey to discover different styles and textures that embraces the region of Catalonia with subdistricts hiding around every corner. On to the coach and this time to La Garriga de Castelladrla a remote converted farmhouse situated around 100k from Barcelona via the E9 so again not so far from the hubbub of the city! This is life in the slow lane with slow food, soft breezes and the most serene setting imaginable. With room for around 20 guests it is a retreat of some stature. Suitably refreshed we headed across the old flagstone courtyard towards the restaurant in a converted outbuilding. With charm and guile the locally sourced dishes were offered and gratefully accepted. Family values and generosity was evident at every corner at every moment. We all voted it the very best place we all had stayed for many a year. The next day we headed for Manresa around 25k south of Castelladria and to the Oller del Mas winery. This is a winery of substance with Organic wines of note. Special events, golf, tours and wine tastings are well signposted for the visitor to this lovely rustic area. Again Oller del Mas is just a few kilometres away from Barcelona enabling a plan of action to include venues like this tranquil place. On to the fabled village of Sant Sadurini d’Anoia and the great Cava destination of Codorniu. Situated 50k south of Manresa and heading towards Barcelona we are all aware of this company’s stature in the world of wine. Cava was created around 1875 when Josep Raventos started to make the fizzy stuff to sell to the burghers of Barcelona. Having created a completely new industry new premises’ were paramount so in 1895 he instructed the architect Josep Puig I Cadafalch to create the perfect winery for elaborating top drawer Cava. Guess what it is still there but now it’s a Nation Monument of Historical and Artistic interest. And the wine; truly lovely at all grades and prices we certainly glugged a few at an al-fresco lunch of perfect Tapas overlooking the Winery and nearby vines. Our last visit of the day was at Caves Nadal just a few kilometres away and just 40 minutes from Tarragona and Barcelona. Cava is king here

Promised a big surprise in the morning we all zonked out very quickly after this mammoth day tasting terrific regional wines and food. Up early for a vineyard visit to see the red grapes being harvested before being loaded into the winery process soon to be interned in casks and tanks to undergo the fermentation process before we call it wine. This estate was called Torre del Veguer and traces its heritage back to the 14th century. Its presence is classical with castellation and long buildings in harmony with the grand size of the Torre (Tower). It’s a model winery as well as a home. Carefully made wines include an aged Cabernet a sweet Muscat and a quality Cava. All find their ways into top restaurants and wine shops. By now we can smell the sea as we are about 20 k from Sitges and the blue Mediterranean.

This is where we were heading when we pulled off to Vilnanova i la Geltu and a 45 ft yacht with the skipper waiving bottles of Cava at us! We accepted and climbed aboard to be greeted by an expert at deciphering the great Spanish fizz especially over a stew of Cuttlefish in Red Wine! What a way to finish our journey around Catalonia and its appellations with a cruise in the Med with plenty of Cava and stew! Careful planning and this could be yours whether you base yourself in Barcelona or at one or more of the lovely hotels inland or by the sea we were lucky to stay in. By a quirk of my diary I ended up visiting 3 art exhibitions last week that each in their own way were fantastic and indeed uplifting. Firstly I called in to one of my favourite exhibition spaces at Devonport Guildhall where a young contemporary artist Sophie Johnson had put together a wonderful display of art reminding me in parts of another favourite artist of mine Saul Cathcart with her dramatic landscapes. I am sure she has a strong future so worth purchasing one of her originals now. Also whilst mentioning the Devonport Guildhall every month they have a different exhibition so well worth a visit. In fact their July exhibition features another young artist, photographer Dan Underwood. The second exhibition I saw was the end of year graduate show at Plymouth College of Art where there were some stunning examples of young creativity. The pieces were clearly the culmination of a number of years work and I’ll admit I’ve been a little disappointed in the
44 woinplymouth
past but this year demonstrated there is some immense potential coming through. I loved the creativity of the fashion and costume work and the ceramics whilst less avant garde were really good. Also I liked the Turneresque style paintings of Julie Ellis and the sea life art with a message by Emily Harris. Finally I have to say the photography on display was top class, where Jon Cooney’s work caught my eye. A big thank you to all the students for presenting such an uplifting exhibition. Finally, not in Plymouth, but as I was in London for a concert I took the opportunity to visit this years Royal Academy Summer exhibition. It’s held every year (without interruption since 1769) and allows unknown artists to submit pieces for judging which is always scarry for any artist but if successful they get to hang their work alongside the likes of David Hockney and Grayson Perry. It’s a joyous show with work for all tastes and well worth a visit if you’re in the capital.
Certainly I don’t wish to be too philosophical but at a time when we are living in a world with such violence as we saw recently in France and Orlando taking time out to walk round an exhibition can certainly be therapeutic. In this light coming up locally there is the annual Dartmoor artists exhibition from 23 to 30 July at Ashburton Town Hall, and a major exhibition by leading naive artist Caroline Appleyard from 1 to 28 August at the Mayne gallery in Kingsbridge. Also the very talented portrait artist Jo Beer is currently working on a series entitled ‘Fleshy’ which will be exhibited at the Theatre Royal Plymouth from 9th August. Finally look out for further information on this years Plymouth Art Weekender on 23 to 25 September when there will be a host of exhibitions at various venues.. Take time to visit, you know it makes sense.

Fall in love with Barbican Theatre’s open air production of Romeo & Juliet at Royal William Yard this August. Following the success of their pilot summer production of Shakespeare’s A Midsummer Night’s Dream last year, Barbican Theatre are bringing one of Shakespeare’s most famous plays to Royal William Yard this August. Barbican Theatre’s production of Romeo & Juliet will be a beautiful, heart rending, highly visual and condensed version of Shakespeare’s classic romance, perfect for the whole family (suitable for children aged 8+). See it and you’ll fall in love forever! A total of 16 performances will be staged in the stunning Residence One secret garden outdoors at Royal William Yard from 5 – 21 August: 5 - 7 August (7.30pm plus Sat 2.30pm matinee) 11 - 14 August, (7.30pm plus Sat & Sun 2.30pm matinees) 18 - 21 August (7.30pm plus Sat & Sun 2.30pm matinees) A wet weather contingency, also in a unique location at Royal William Yard has been arranged. Mark Laville, Director of Romeo & Juliet speaks about his thought processes behind choosing the tragic love story for the 2016 production,
“We chose Romeo & Juliet because it is a timeless tale of love, rebellion and tragedy. After the success of A Midsummer Night’s Dream last year we know Romeo & Juliet can be an exceptional experience when produced specifically for the outdoors at Royal William Yard, with a performance the whole family will adore.” Mark also explains Barbican Theatre’s vision to make the production as accessible to as many people as possible, “The whole point of producing Shakespeare outdoors is to showcase and animate the City’s extraordinary spaces in the summer. We want to develop the ‘Made in Plymouth’ brand with productions of the highest quality using the resources on our doorstep. It’s also about offering cultural activity to the Plymouth public and visitors to the city, which is accessible, enjoyable and affordable. It’s designed not just for regular theatre go-ers or ‘Shakespeare buffs’ but more importantly for people who want to come to an extraordinary event in an extraordinary place in Britain’s Ocean City”. Last year’s summer production of A Midsummer Night’s Dream, received some incredible audience reviews;

“We were held spellbound as the story unfolded through a cast which was in top form, brimming with wit and ingenuity in their interpretation. The breathless choreographed climax brought the audience to its feet and a standing ovation was fully deserved.” “… I cannot imagine ever seeing a more enjoyable, intimate and engaging performance as this one. I would highly recommend anyone who gets the chance of watching any other outdoor plays at Residence One to grasp it with both hands.” The final cast of eight includes a mixture of dynamism, long time experience and inspirational new comers. The title roles will be filled by Giorgio Kays and Holly Hewat. Explaining his casting choices Mark Laville details the wonderfully difficult decisions he had to make, “More than forty actors auditioned for professional roles in Romeo & Juliet and I was impressed with the quality of talent at our fingertips. Selecting Holly and Giorgio for the title roles was a pleasure. Their acting, stage presence and chemistry were exceptional. I’m really looking forward to working with them to create an unforgettable theatre experience for residents and visitors to the city this summer ”. This new exhibit will wrap around the Aquarium’s massive Atlantic Ocean Tank (the deepest in the whole of the UK), and will be an huge exploration of the amazing animals Sharks and Rays. Not only will the whole of the interpretation in the exhibit be redeveloped and redesigned, but also they’ll be adding new species of shark and ray to go alongside their Sand Tiger Sharks, Lemon Sharks, Eagle Rays and many more of their existing collection. With the addition of these animals it will mean the National Marine Aquarium will have the most sharks and rays in the whole of the UK. The exhibit will have a family focus, and will be a fun interactive space for everyone to learn more about elasmobranchs (the classification of sharks and rays). You’ll discover the basics; what makes a shark a shark, how rays breath, whilst learning all about these creatures that so many have misunderstood through the media. When asked why the Aquarium chose these animals to explore and focus on Mark Du’chesne General Manager said “Both sharks

and rays have had unwanted attention and stigma attached to them for many years after accidents or tragedies, but here at the National Marine Aquarium we have decided to put the record straight. We’ll be diving into the world of sharks and rays by talking about their positive, amazing and interesting qualities. And of course we’ll also look at how we as humans can live in harmony with them and protect the top predators of the ocean, as we need them as much as they need us!”. Why not head to the Aquarium this Summer holidays, explore the World of Jawsome and also experience the recently updated Plymouth Sound exhibit, and the developed Biozone exhibit. The new exhibit launches in July! www.national-aquarium.co.uk

Packed summer programme on offer as City Museum and Art Gallery prepares to close for major redevelopment Plymouth City Museum and Art Gallery will open a new exhibition exploring its past, present and future on Saturday 9 July called ‘It’s a Wrap!’ This is the final exhibition that will be displayed at the Museum and Art Gallery in its current form. The building will close at the end of Saturday 3 September so development work for the Plymouth History Centre (working title) can get underway.
Plymouth History Centre
The History Centre is a major scheme that will transform the Museum and Art Gallery, Central Library and St Luke’s Church buildings into a brand new cultural and heritage attraction that highlights Plymouth and its place in the world. The project is a partnership led by Plymouth City Council with Plymouth University, the South West Film and Television Archive (SWFTA), the South West Image Bank (SWIB) and the Devonport Naval Heritage Centre.
Opening in 2020
The History Centre is set to open in spring 2020 as part of Plymouth’s Mayflower 400 commemorations. It will include a huge public archive area, a reading room with highlights from the city’s Designated Cottonian Collection, food, drink and retail outlets, learning and orientation spaces as well as a series of large-scale permanent gallery spaces that will showcase collections, artistic projects and commissions.
A chance to find out more
Visitors to ‘It’s a Wrap!’ will be able to find out more about the plans and concepts for the History Centre and take a look at a 3D model of the development.

On certain days they will also be able to watch volunteers as they pack some of the objects that will be moved to offsite storage while construction work takes place. Thanks to a special series of public packing sessions on 16, 26 and 30 July and 9, 13 and 23 August they will even be able to join in and lend a hand!
Exciting events
A number of additional events linked to the exhibition will take place throughout July, August and September. A Lunchtime Talk on 19 July and Art Bites on 20 July and 17 August will provide updates on how different aspects of the History Centre project are progressing. Family-friendly drop-in sessions on 26, 27, 28 and 29 July will give children the chance to work with an artist to decorate a model of a ship’s figurehead. Storytelling sessions inspired by the figurehead and its associated myths will then take place on 20 August.
The ‘Wrap Party’
A ‘Wrap Party’ will be held at the Museum and Art Gallery on Saturday 3 September to mark the closure of the building. A range of activities will be on offer throughout the day including gallery talks, arts and craft activities and the chance to meet and have your photo taken with some Pilgrims!
Lots of other activities
There are lots of other events happening at the Museum and Art Gallery over the summer period. These include Lunchtime Talks on selected Tuesdays, Art Bites on selected Wednesdays, and a free film screening of ‘Queen of the Desert’

property Ask the experts
The housing market has seen a huge amount of change over the past few years, whether you are a first-time buyer, down-sizer, renter or landlord. With the referendum now settled, what can we expect from the local property market. We ask some local experts for their thoughts.
Chris Mervyn Mansbridge Balment When it comes to buying a property, there are 4 'key' matters that a potential buyer will consider when judging your property. Location, number of bedrooms and type of property are 3, but one of the most important, that sometimes gets looked over is asking price. Price yourself too high and you will put off buyers. So let’s take a look at the Plymouth numbers.
Chris Mervyn Mansbridge & Balment
Over the last 12 months asking prices (i.e. the price advertised in the paper and on Rightmove etc) in Plymouth have remained steady, leaving the average asking price in Plymouth at £207,800 (it was £208,200 twelve months ago). Within the attractive village of St John, Torpoint, a five bedroomed south-facing farmhouse has its own artificial grass all-weather tennis court. Further leisure and recreational opportunities in the area include golf at Portwrinkle or at St Mellion and surfing at Whitsand Bay, together with sailing and other water activities on the Rivers Tamar and Lynher accessed at St Germans, Torpoint and Millbrook with deep water and tidal moorings available.
Scott Parry Atwell Martin It’s that time of year when the country goes crazy
for tennis, strawberries and cream and long glasses of Pimms. For the next few weeks, families will be on the edge of their sofas cheering on Britain’s hopefuls and hoping Andy Murray can recreate the magic of his victory three years ago. Private and public tennis courts all over the UK will be busier than ever, packed with people dusting off their rackets and trying to practise the shots they’ve seen on TV. For most of us, the Wimbledon fever soon cools down but, for the lucky few, the excitement can last a lifetime. What better way to prolong the experience than to own your own tennis court? As well as providing enjoyment and a healthy lifestyle for all the family, having a tennis court, swimming pool or other leisure facility can really add value to a home and make such properties a good investment. A pool or tennis court also makes a rural property more marketable as it helps to fulfill the countryside dream. Access to the water for pursuits such as fishing or surfing further deliver the outdoor lifestyle for aspiring homebuyers.. Cornwall and Devon are blessed with countless properties that benefit from leisure facilities either on their doorsteps or within easy reach. Four of many such homes being marketed by Atwell Martin are at Torpoint, Menheniot, Horningtops and Downderry.
68 woinplymouth
At Menheniot, ‘Sunlee’ has stunning views, five bedrooms, and a 38ft pool and leisure room. The property’s lower ground floor houses a superb heated 30ft x 15ft swimming pool with a deep end of 6ft 6ins. The pool has a wide 16'8" bay window with sliding patio doors opening on to a further sheltered sun terrace. If fishing is more your thing, Jopes Mill at Horningtops, Liskeard, is an enchanting Grade II Listed former mill house and miller’s cottage with frontage to the River Seaton and fishing rights. Set within six acres of magical riverside gardens and bluebell woodland, it comprises a pair of detached houses, each with full residential use and a 978sq ft studio and workshop. A unique lifestyle opportunity suitable for accommodating an extended family, the properties could also be used for residential holiday or letting purposes. For surfers, ‘Grand View’ at Downderry is a detached south-facing house only 200 metres from the beach and commanding a stunning aspect over the waters of Whitsand and Looe Bay. The 1,504sq ft, property comprises a reception hall, 19ft sitting room, a reception room/study, 21ft kitchen/ dining room, three bedrooms, two bath/shower rooms, driveway, double garage and secluded gardens. Other nearby facilities include golf at Portwrinkle and Looe Bindown while the South West Coast Path can be accessed nearby providing boundless leisure opportunities with parts of the neighbouring coastline in National Trust ownership. The beach offers the chance to keep and launch boats (by permit) and the notable sailing waters are favoured by yachtsmen with deep water moorings available at Saltash and Fowey/Polruan.
To many, these statsictics would suggest that the Plymouth property market has been fairly static. Interestingly though, when we look at, say detached and terraced property, a slightly different picture appears. Twelve months ago, the average asking price for a detached house in Plymouth was £367,100 and today its £383,000 (a rise of 4%); whilst over the same 12-month period, the average asking price of a terraced property was £194,700 a year ago, and today its £198,900 (a rise of 2%). Recent research has shown that the supply of property for sale in Plymouth is beginning to increase. In December 2015, there were 1,588 on the market in Plymouth yet in recent weeks the number has risen to 1,772 properties on the market (up 12%). This will mean homeowners looking to sell will need to be conscious of how their property compares against others on the Plymouth property market. The Plymouth property market still has substantial momentum and sufficient demand remains. This noteworthy increase in supply is currently providing more choice for buyers and is tempering asking prices. … And here is the second point to make. Asking prices are one thing, but what a property sells for (i.e. value) is a completely different matter. These are the average prices achieved (i.e. what they sold for or the average value) for property in Plymouth over the last 12 months... • Overall Average: £189,000 • Detached: £312,800 • Terraced: £169,900 You can quite clearly see, there is a difference between what people are asking for property and what it is selling for. The number one lesson has to be this ... if you want to sell, be realistic with your pricing.
Darren Desmond Hindhead Property As ever the property market has had its twist and turns over the last 3 months. The stamp duty increase for second home owners has now come into effect and there has, without doubt, been an impact on the buy to let market in Plymouth. Across Plymouth there has been a decrease in the number of properties coming to the market as a whole and of those properties less are selling (according to data obtained from Zoopla) this quarter. I believe that there are a number contributing factors including the uncertainty over Brexit, lower stock levels for agents meaning higher values being placed on properties and of course the buy to let market slowing. We have seen a slight decrease in applicant numbers, however we are still seeing correctly priced properties gaining plenty of interest.
We have secured two new offices and work is already underway at both our St. Budeaux branch and Keyham office.
This has given Hindhead Property plenty of confidence in the market and we are delighted to announce that our expansion is continuing this year. We have secured two new offices and work is already underway at both our St. Budeaux branch and Keyham office. We are a family run business and we have already started to integrate ourselves into those communities. We were delighted to purchase a ‘story telling’ chair for Plaistow Hill Infant and Nursery School and it is hoped that the oversized chair will captivate the children and interest them in reading and storytelling. In Keyham we are delighted to be part of the St Levan Park Community event where local residents have managed to convert an area that previously had anti-social issues such as inconsiderate parking, vandalism, dog fouling, litter, fly-tipping and speeding. This area is now a great place for responsible dog walkers and families to play. They have their community event on the 16th July at the park and everyone is invited!
