Incline Village in Duluth, Minnesota, is a prominent development overseen by Incline Plaza Development LLC, set on the former Duluth Central High School site, which was purchased and demolished in 2022. This redevelopment project aims to transform this key location into a vibrant mixed-use community featuring residential, retail, and office spaces to foster a revitalized neighborhood and enhance the area's economic, recreational, and entertainment offerings. Incline Village addresses Duluth's critical housing shortage by echoing the success of other local projects, such as the Endi Apartments. The development introduces various housing options, ranging from high-end to affordable units, supported by significant infrastructural enhancements, including new roads and utilities. It is on a hillside and offers stunning views of Lake Superior and downtown Duluth. The master plan includes a public pavilion capitalizing on these views alongside diverse retail and entertainment venues, co-working spaces, and trails for hiking, walking, and biking, enhancing the community's lifestyle options. The investment in Incline Village totals $500 million and has been allocated across three phases to establish a new neighborhood. The project includes constructing 1,180 market-rate housing units distributed across multiple buildings, with plans for 70–120 condominiums to provide residents with premium city views. Spanning 7 to 10 years, the development also incorporates 80,000 square feet of retail space and public green spaces. A ground-breaking ceremony in December 2024 marked the official start of Incline Village, attended by Duluth Mayor Roger Reinert, City Councilor Roz Randorf, and Senator Grant Hauschild. This event highlighted Incline Village as one of Duluth's most substantial private development projects, showcasing extensive planning and collaboration spearheaded by Development Team Leader Jeff Schiltz and his team.
