TKW always aims to build the most impressive homes, but this one truly takes the prize. One of the first things to notice is the backbone of this home. The custom staircase was

built with repurposed construction lumber taken from old Fountain Square homes. The first floor features a wide-open design, allowing the living area to flow seamlessly into the dining area and kitchen. The dining space is defined by the metal coffered ceiling with ambient lighting. The spacious kitchen contains custom cabinets and a massive island perfect for the whole family. Taking the luxurious staircase to the second floor, guests are greeted by a pleasant loft area perfect for another living space or a home office. The second floor offers two full suites, as well as ample storage. Traveling to the third floor, guests are given two options: experience the patio or the relaxing master suite. At the front of the house, the patio grants sweeping views of the downtown skyline. Guests can also enjoy these scenes from the hot tub. Toward the rear of the home is the master suite, which contains a large tile shower with river rock accents, a soaker tub, and a double vanity. The master suite’s walkin closet also features beautiful downtown vistas.

This whole-home renovation located in the Windsor Park neighborhood is a true reflection of a Compendium Group project. The actual structure was stripped down to the studs. We improved the foundation, leveled and reinforced the framing, and adjusted the floor plan to have a more modern layout. The exterior was encapsulated with foam, along with modern interior insulation methods to maximize energy efficiency. The interior of the project is an interpretation of how we approach many of our designs with clients. White-oak hardwoods, matte black hardware, custom cabinetry, quartz countertops, and shiplap walls lend a comfortable, modern aesthetic. This home also includes several smarthome options to control access, HVAC systems, security, audio, and data.

Just outside your door, you can find fantastic food, entertainment, picnics, festivals, live music, art studios, museums, and, believe it or not, a community. Many people picture urban living as a solitary lifestyle where people refuse to make eye contact on the street and live next to neighbors for years without saying hi. But those people forget that we live in the Midwest where kindness is still king.

From Fountain Square’s Virginia Avenue Music Fest to Herron-Morton Place’s Talbot Street Art Fair, almost any neighborhood can point to festivals and gettogethers it hosts. Some fill the calendar with small neighborly affairs, while others draw hundreds (sometimes thousands) of people to their block with big to-dos. You’ll be greeted by the friendly faces of owners who run local restaurants, boutiques, and coffee shops as you pick up some joe on your way to work or wind down on the patio of an eatery after a day at the office. Just outside of the Old Northside, pop into Provider, a java joint located within The Tinker House, and you’ll likely spot one of the brothers who co-owns the spot, or get to know one of the butchers behind the counter at nearby Goose the Market. When friends live just around the corner, it’s easier than ever to suggest a spontaneous day at the pool, a romp on a nearby playground, or drinks at your favorite bar. And

you certainly won’t be at a loss for spur-of-themoment activities. ///play time Say you want to cheer on one of our local teams. You’ll feel like you just nailed the game-winner when you stroll past cars sitting in traffic and looking for parking as you saunter into the venue, often a short walk from your home. Or, if you want to view art and chat with artists, Old Northside’s Harrison Center and Windsor Park’s Circle City Industrial Complex draw bustling crowds on First Fridays. Nearby, Newfields has been placing an emphasis on community events and features, like the outdoor Summer Nights Film Series, the Winterlights seasonal display, and its beer garden adjacent to the greenhouse. Those who live downtown are also in close proximity to some of the area’s best attractions. Top-notch music and entertainment, such as the Indianapolis Symphony Orchestra, the Phoenix Theatre, The Cabaret, and the Indiana Repertory Theatre, offer night-out options a quick trip away. It’s also just a brief walk or bike ride to White River State Park and all it has to offer—the zoo, museums, baseball games, concerts, the Central Canal, and war memorials. Though the 3-mile Canal Loop has long been a magnet for walkers and joggers, there hasn’t been much in terms of activities aimed at kids. That will change in September when Indy Parks and Recreation and the Indianapolis Colts unveil a brand-new playground on the north end of the Central Canal. The one-acre site will include a climbing tower and ladder, stepping stones, and the curious-sounding “spinner bowl.” ///building boom In the past five years, 150 projects have been completed, with $3.3 billion invested in the “regional center,” or the city’s definition of downtown, with some activity spilling over to Fountain Square. That figure doesn’t cover anything outside that regional center, such as Central State Mansion. Multiple big-ticket items are coming down the pipeline, according to Catherine Esselman, real estate director with Downtown Indy. The first phase of Penrose on Mass is set to open by the end of this year. The mixed-use

development will include four stories of 236 apartments, a first floor dedicated to retail, and nearly 400 parking spaces—much to the relief of anyone who has circled around looking for a spot on a Saturday night. The Bottleworks project, located on the fareast end of Mass Ave and tentatively slated to open late 2019/early 2020, also promises new and exciting options. That massive complex will include a West Elm Hotel, one of only six in the country; the Living Room Theater; office space; 227 residential units, both for rent and for sale; and The Garage food hall, a marketplace featuring locally owned businesses and artisan makers. Then there’s Whole Foods that opened on Market and Alabama streets in March, boasting a coffee bar, a taproom pouring local craft beer, and a grill offering made-to-order burgers and sandwiches. “Whole Foods is a gamechanger,” says Esselman. “We hope that will be a catalyst for other national retailers to consider this market.” ///national accolades Hoosiers aren’t the only ones noticing Indy’s seemingly sudden glut of must-visit spots. In December, Zagat listed Indianapolis as one of the 30 most exciting food cities in America, along with destinations like New York, Seattle, and Los Angeles. Travel + Leisure named Indy one of the best places to travel in 2017, specifically tipping their caps to our culinary scene and standouts such as Milktooth, Crispy Bird, and Sun King Brewing Company’s new Carmel distillery. ///‘a state of mind’ All of the things above consist of stuff to do and places to eat. They don’t touch on the more intangible aspects of making your home downtown. Maybe it’s the thrill of living in a constantly evolving city that always has something new and exciting to explore. Maybe it’s the burst of joy you get walking through your neighborhood on a spring day and seeing a family enjoying lunch on their front porch. Whatever it is, when people come here, they often find they never want to leave. “Downtown is a state of mind,” Esselman says. “If you see yourself downtown and consider yourself a part of downtown, then embrace it.” AUGUST 2018 | INDY•RAMA
