REETINGS, AND WELCOME TO THE CITY OF NOBLESVILLE,
host of the 2015
Home-A-Rama. The City of Noblesville is proud to be selected again as the site for Home-A-Rama, this year held at Sagamore. The beautifully constructed homes have been envisioned and built by members of the Builders Association of Greater Indianapolis and will showcase why people want to be a part of Noblesville. As mayor, I hope that you’ll take some time to explore our city and discover for yourself why Noblesville is a unique place and a growing community, one that has been nationally recognized as a great place to JOHN DITSLEAR live, work, play, and retire. Noblesville Mayor Currently, the City of Noblesville boasts more than 85 miles of trails and is home to four beautiful public parks, including Forest Park. City leaders are dedicated to creating more opportunities for community interaction and recreation and are in the planning process for three additional properties that will become future parks, including Finch Creek Park, 200 acres just east of Sagamore. While Sagamore features Central Indiana’s only Jack Nicklaus Signature Golf Course, Noblesville has several outstanding public and private golf courses. The city is also home to the wonderful Noblesville Schools system, Klipsch Music Center, Hamilton Town Center mall, and a distinctive historic downtown square. Noblesville is in the beginning construction phase of Federal Hill Commons, a revitalization project that includes a new park and amphitheater. When it opens, the area will be yet another amenity to bring residents together and will offer entertainment, restaurants, and family activities in the newly extended downtown area west of the White River. Thank you so much for visiting our community. I hope you feel right at home. Sincerely, John Ditslear, Mayor

BUILDER PHILOSOPHY
Williams Custom Art Builders has been family owned and operated since 1973. We believe there is an art to designing and building and that it’s the little things that make a residence truly a home. We use today’s building technologies while keeping pace with changes in the market and maintaining the essence of the individual home. Your vision is our execution, and it’s carried out through our dedication to detail, honesty, and quality. SHOW HOME APPROACH
Listening to what families need and want in their homes influenced our approach. This particular residence was built with empty-nesters in mind and boasts a spectacular view of the 14th hole of the Jack Nicklaus Signature Golf Course. The open living area has a fireplace, built-in shelving, and an efficient, professionally designed kitchen and casual dining area. The main floor has three bedrooms: the master suite, a room with a golf course view that can be used as a home office, and a guest bedroom with no steps to negotiate—ideal for elderly or disabled visitors. “Mom’s office” includes a work desk and a TV, while the veranda provides a comfortable spot on which to watch golfers or just enjoy the outdoors. On the partially finished lower level, you’ll find windows for abundant natural light, a game and theater area, storage space, and a mechanical room for the highefficiency HVAC system and tankless water heater.

DESIGNER PHILOSOPHY
“Let your home reflect you and your style” is DJ Interiors’s mission statement and accurately describes Jones’s philosophy of allowing unique interiors to mirror the individual client’s taste. In each home, contemporary to traditional, Jones helps her clients create a classic and timeless look with an emphasis on livability. She feels that listening carefully and understanding her clients’ tastes and needs is key to a successful job, whether it’s a new-home construction project or a small remodel. DJ INTERIORS Deb Jones 736 Winter Way Carmel, IN 46032 317-848-8808 djinteriors@sbcglobal.net
SHOW HOME APPROACH
Jones’s approach to this home was to create a time-honored look that will be as beautiful and comfortable 10 years from now as it is today. Contemporary, clean lines mixed with classic features create an eclectic appearance that is both livable and inviting. Jones has used several shades of rich, neutral gray-browns to establish a sense of flow throughout the house, while forming individual personality in each room. She believes a home can be functional yet beautiful at the same time, and that shines through in this residence.

BUILDER PHILOSOPHY
McKENZIE COLLECTION John McKenzie 4631 Lisborn Dr. Carmel, IN 46033 317-281-7061 john@mckenziecollection.com mckenziecollection.com
The McKenzie mission is to build homes with the quality our clients expect, the design that fits their lifestyle, and a customer experience that’s creative, relaxed, and fun. John and Jim McKenzie have more than six decades of experience in the building industry. As they have built their business together, they have based their work on the belief that the relationships they develop, the communities they create, and the process through which they take their clients are just as important as the homes they build. John and Jim specialize in active-adult, low-maintenance communities that feature highly customized homes with distinct architectural styles. SHOW HOME APPROACH
McKenzie’s approach to our home’s design was to incorporate the feeling of elegance but in an understated way. We want the owners to feel like they are enjoying a nonstop staycation with an open-concept living arrangement with volume ceilings, modern features, and warm details; a master suite that feels like a five-star spa; a lower level that is an imaginative entertainment space with a great room; and outdoor living that promotes relaxation and views of the beautiful Sagamore golf course.

SHOW HOME APPROACH
Current, modern-classic, and edgy are the words we’d use to describe this year’s Home-A-Rama residence. We combined elements that straddle “soft/neutral.” That line between traditional and contemporary brings freshness to the spaces and allows for eclectic paintings, accent furniture pieces, lighting, and pops of color. These transitional spaces feel comfortable and easy to live in, yet they have a strong architectural presence. This creates a feeling of openness and airiness, while the finishes—like the soft gray of the kitchen cabinetry and its bold yellow glass backsplash—elevate these areas’ style. The finishes, while trendy and fresh, have also transcended through years past, giving the home a timeless vibe. The marriage of metals makes the spaces versatile. SEPTEMBER 2015 | HOME-A-RAMA 13

SHOW HOME APPROACH
Creating this distinguished, cottage-style home was a collaboration of many talented Gradison team members. The result is an eclectic blend of styles geared toward the young and fresh modern-day family. It all comes together with unexpected touches you’ll find in the herringbone-patterned tile fireplace, use of outdoor space capturing the view, and even right down to the powder bath. The design lends itself to an easy lifestyle, encouraging family interaction both indoors and out. We hope you enjoy our modern, light interpretation.

SHOW HOME APPROACH
Our approach was to build a comfortable, family-oriented space while featuring bold, new products. The goal was to build this Craftsman home with rooms that actually have a purpose and for the overall feel to be elegant, but also livable. As soon as you step inside, your eye is drawn to the beautiful back patio and fireplace, but, most importantly, the view of the golf course. The master suite and in-law quarters are on the main level with two additional large bedrooms and a loft upstairs. Both bedrooms feature their own personal vanity. The basement features a media and game room and a custom bar. We hope you will see the attention to detail that was put into building this home.

SHOW HOME APPROACH
Matt Beecher requested a comfortable and casual design. The Craftsman style lends itself well to that aesthetic. Some of the standout details in the home include a water feature in the entry and a two-story recycled-granite fireplace. The command center will provide organization and storage for any busy family, who will appreciate laundry rooms on the main and upper floors. We chose warm neutrals throughout the home with pops of fuchsia and citron and incorporated a variety of textures for visual interest. Our desire is that people would want to move in and feel right at home. SEPTEMBER 2015 | HOME-A-RAMA 17

AGAMORE MAY BE A SHORT PUTT FROM
Indianapolis, but it’s a long drive from the ordinary. Located in the heart of Noblesville near 166th Street and Union Chapel Road, the site of the 2015 Home-A-Rama is a neighborhood that not only boasts the only 18-hole Jack Nicklaus Signature Golf Course in Central Indiana, but also includes a host of world-class amenities, diverse lot sizes, and a wide range of custom home plans to meet everyone’s needs. “Our residents are attracted to the casual country-club lifestyle that we cultivate here at Sagamore,” says Mike Stone, development manager and director of sales for the neighborhood. “It’s the kind of place that offers something for everyone. In 2004, Golf Digest named it among the top 10 new private courses in America, and more recently, Sagamore has been recognized as one of the top courses in the state. In addition to the championship golf course, Sagamore offers a driving range, a short-game practice area, and a putting green; private lessons; junior golf opportunities, such as
summer camps and one-on-one instruction; a pro shop; and an 18,000-square-foot clubhouse. Social and wellness amenities include two tennis courts, two swimming pools (one that’s junior Olympic– sized and one for kids that includes a splash fountain and two water slides), a fitness center, and a family activity center with classes and events for residents of all ages. “We have a diverse mix of people who call Sagamore home, and we recognize that, which is why we not only offer a wide range of recreational options for our residents, but a variety of lot sizes and home styles, as well,” Stone says. something low-maintenance can build a ranch home on one of Sagamore’s villasized lots. Families needing a little extra elbow room can take advantage of a more spacious site that can accommodate a oneor two-story structure; current homes range from 2,200 to 12,000 square feet and from $400,000 to $1.6 million. Sagamore uses 23 approved builders in the community, including Gradison Design Build, Matt Beecher Homes, McKenzie Collection, Old Town Design Group, and Williams Custom Art Builders, all of which are featured in this year’s Home-ARama. “Our builders include contractors on whom we have conducted background checks, with whom we’re comfortable, and whom we’re confident can produce high-quality custom construction,” Stone says. Best of all, Sagamore is conveniently located in an area that’s seen great growth over the last 10 years. Noblesville is a historic community known for its hometown feel and local restaurants and specialty shops. Sagamore is also close to healthcare facilities, Hamilton Town Center mall, and Klipsch Music Center. In addition, Noblesville boasts a top-rated school system—the district has consistently earned “A” honors from the Indiana Department of Education. “Sagamore is resort-style living at its finest,” says Stone. “Residents say when they are home, they feel like they’re away from everything, and yet it’s a neighborhood that’s still close enough to everything you need. If you’ve ever dreamed of a kind of carefree, relaxing lifestyle, there’s still time to be part of this community.” 26 HOME-A-RAMA | SEPTEMBER 2015

any city, faces the challenge of how to attract and retain residents. As far as bringing them in, there doesn’t seem to be a problem. From 2000 to 2010, its population grew by about 24,000. But to retain people, to encourage all walks of life to live, work, play, and even retire in Noblesville, the city is in the beginning stages of several projects to provide the perks residents are looking for— features that mirror those traditionally found in more urban communities. Many cities have public gathering areas—think Grant Park in Chicago, Bryant and Central parks in New York City, and Monument Circle in Indy. Even Noblesville’s Hamilton County neighbors
have such spaces, like Fishers’s Nickel Plate District Amphitheater, home to the farmers market and concerts, and the grassy area at the southwest corner of Main Street and the Monon Trail in Carmel. That spot has hosted World Cup viewing parties and the Jazz on the Monon series. In fact, those places served as inspiration for Noblesville in developing a plot of land into a place where the community can congregate, called Federal Hill Commons. “We need places for people to gather,” says Mayor John Ditslear. “Cities are doing more and more of that, creating spaces for nonspecific gatherings.” Federal Hill Commons aims to extend Noblesville’s downtown west of the White River. Named after the old Federal Hill District, the area is bordered by State Roads 19 and 32 and Logan and Nixon streets. After completion sometime next

fall, it will include a splash pad and an amphitheater to host live music, movies, and the Shakespeare in the Park series. The farmers market, which currently sets up in a parking lot near Riverview Health’s main hospital, will likely move to Federal Hill Commons, as well. It’s not the only activity near the White River. Although the waterway is sometimes viewed as both a physical and mental barrier, Ditslear says, it’s also a community asset, one whose value should increase with the newly created Riverfront Development District. Because of that designation, restaurants and bars within a defined area can take advantage of discounted three-way liquor licenses, bolstering the city’s dining and nightlife options. The hope is that the district, which extends 1,500 feet from the first buildable area on either side of the water, will spur residential development, too.

Right now, Noblesville residents can explore around 800 acres of parks, and walk, run, or bike on nearly 85 miles of trails. If all goes as planned, those numbers will grow over the next few years. The city wants to transform about 200 acres at 166th Street and Boden Road into Finch Creek Park, named after the Finch family, some of Noblesville’s earliest settlers. According to Ditslear, work on the park likely won’t get underway until 2016 or 2017. Just south of State Road 32, the main thoroughfare between Westfield and Noblesville, lies the Midland Trace Trail, a former railroad line. Noblesville wants to develop a portion into a multiuse path that will connect with Westfield’s section already in use. Ultimately, Noblesville residents will be able to join up with West-

road from the Hamilton County Humane Society. All of these new projects will undoubtedly enhance Noblesville’s already-strong core. On the streets surrounding its stately courthouse, businesses—a mix of casual and upscale eateries, boutiques, antiques dealers, and specialty stores and services—buzz with shoppers and diners and provide small-town flavor. Frequently held events, like the annual Street Dance, which saw about 12,000 attendees this past July, and the Old Mill Festival on September 19, attract plenty of crowds. On warm-weather Saturday nights, a group of historic-car owners likes to post up on the square as well, showing off their classic rides to appreciative passers-by. “We have a true sense of community, mostly because of our downtown square,” Ditslear says. “We spend a lot of time and money keeping that area vibrant.”

THE FISCAL FRONTIER HOME-A-RAMA PRESENTING SPONSOR FIRST INTERNET BANK IS A PIONEER IN OFFERING TRADITIONAL BANKING PRODUCTS IN AN ONLINE- ONLY FORMAT.

through the Internet, it was a concept that was ahead of its time and one few people understood. Although the vast majority of banking transactions, such as writing a check or using a debit card to pay for dinner, were happening away from the local branch, there was still a collective hesitancy to eliminate the brick-andmortar model entirely. “They didn’t trust it,” says David Becker, CEO of First Internet Bank, presenting sponsor of this year’s Home-A-Rama.
“They wondered if their money was going to be in outer space somewhere, and folks like my father and members of the baby boomer generation were still attached to the social ritual of going to the bank.” The bank went public in February 2013. Earlier this year, it reached $1 billion in assets and was named one of the best online banks by GOBankingRates. The secret to the bank’s success is the simplicity of its system. Becker compares it to Ray Kroc revolutionizing McDonald’s.

After all, Kroc didn’t change the way hamburgers and French fries were being made. He merely improved the delivery system, and that’s what First Internet Bank does as well. First Internet Bank offers traditional banking products, such as checking and savings accounts, CDs, student loans, IRAs, home mortgages, and home equity loans, through an online banking portal rather than a brick-and-mortar operation. The dearth of branch locations means a lower overhead, savings that ultimately benefit the customer in the form of reduced fees and higher interest rates. “By not having a traditional business front, the cost for me to process a check deposited into an account is about 2 cents, and that’s savings we can pass on to the consumer,” Becker says. Customers can enjoy the convenience of 24/7 banking and the added opportunity to apply for a loan easily by answering a few simple questions over the Internet, transfer money between accounts, or purchase a CD at 2 a.m. if they choose. But should they need to speak with a banking specialist, a mortgage loan officer, or a

commercial lender, those are still available via phone, email, or online chat to help navigate the fiscal waters. “Because we are in every state, First Internet Bank was popular with the early adopters, and they really embraced the convenience of having access to their money whenever they needed it,” Becker says. “Originally, people thought our
customers would be limited to college kids with only $10 in their accounts, but over time we noticed an increase in those hard-core ‘road warriors’ who are away from home much of the time but still need access to their funds and to make sure everything is getting paid. From there, the concept has caught on, and we have clients all across the age spectrum.” Becker says having grown up in an era of the “passbook” and watching his savings bloom as a child, he wants to help his clients develop a relationship with their money through a banking model that meets the needs of the 21st-century consumer. He realizes that we live in a mobile society where people don’t stay in one home or job as long as they used to, and he’s determined to make First Internet Bank a one-stop shop for customers, no matter where life may take them. “Your money should be the one longterm relationship you never have to change, and with First Internet Bank you don’t have to,” he says. “First Internet Bank is a pioneer of sorts in the online banking model. We go where you go, and we’re in it for the long haul.”

pants will wind their way through scenic downtown Zionsville to raise money and support for cancer programs throughout St. Vincent Health. What started a few years ago as a 38mile, two-day walk to raise breast cancer awareness has evolved into a 5K or 10mile run/walk—the St. Vincent Cancer Run/Walk Challenge. Funds raised will help make diagnosis and treatment a more comfortable experience for patients fighting all forms of cancer. A portion of the proceeds from a VIP event held in
conjunction with Home-A-Rama also supports the event. “When we initially started, there was a strong focus on breast cancer. This walk is really intended to raise awareness and funds for all different types of cancers,” explains Darcy Burthay, member of the St. Vincent Foundation’s board of directors and event co-chair. After losing her husband to lung cancer and watching her younger sister beat breast cancer, Burthay began working with St. Vincent to help people going through the same struggles she experienced. “[The funds] are not for research,” she says. “We know we’re not going to eradicate cancer, but we sure have the goal of making what is an awful experience the best that it can be.” The day starts bright and early with check-in at 7:30 a.m. in Lions Park. During the opening ceremonies, ambassadors
for the run/walk will share their stories of battling cancer and remember friends and family members who lost their fight with the disease. The Champion’s Village will feature free goodies, food, and brews from Flat12 Bierwerks. This year, food trucks, including Edward’s Drive-In and Nacho Mama’s, were added. “Something that’s changed over the years is the focus on the entire family,” Burthay says. “Last year, we added a 3-mile distance. You’ll also see lots of activities for the family. It’s really focused on not only the run/walk, but also time for the family to be together as a unit and celebrate those people who succeeded in defeating cancer. And also to grieve for folks who have lost somebody to cancer.” Honorary co-chairs include emcee Julia Moffitt from WTHR-13 and Andrew and Samantha Smith. Last year, the event raised close to $400,000, and this year the goal is $500,000. “It hasn’t been met before, but we would love to touch as many people as we can,” Burthay says. Money will go toward infusion recliners for chemotherapy patients at the Anderson location, imaging software to improve breast and prostate cancer diagnoses in Indianapolis and Carmel, and specialty-care items at the women’s boutique at the Indianapolis Cancer Center.
