10 home selling tips

Easy ways to make your home more attractive to potential buyers. Getting ready to sell? Move your property fast – and for the highest selling price possible – with these easy, affordable staging tricks. These deal-sealing changes will make your home attractive to the largest pool of potential buyers, and the best part is, you can start at any stage in the game.

1- Paint! Dollar for dollar, a fresh coat of paint gives you more bang for your decorating buck than anything else.

Even if your current palette is relatively new, any scuffs or wear marks will channel an unkempt vibe. And an unusual colour choice – even if the height of fashion – may limit your home’s appeal. So break out that roller and slap on a couple coats of crowd-pleasing warm white or sand paint.

2- Improve the lighting Replace any dated light fixtures ASAP. How can you tell if it has to go? If it’s over 15 years old and looks it – yet isn’t a vintage (50-75 years old) or antique piece (older) – it should probably go. “Retro” is not something most home buyers are looking for.

Want to buy stools to fit your kitchen décor but are flabbergasted by the many choices? Here are some tips to consider. Finding stools for a bar or kitchen counter can be pretty difficult. If you try to start the shopping process without first knowing what you're looking for, it can quickly become overwhelming. The problem is that there are a lot of things to consider! Style

Make sure to really think about the style of the room you'll be using the stools in. Do you want these pieces to be a design statement, so they stand out? Or do you want something classic and subtle that will blend in with the rest of your kitchen? Will the colour of the metal compliment or clash with your fixtures? Will wooden stools be a better fit with your cabinets?

Materials

Options can include everything from metal, wood, plastic, leather, upholstery, wicker, or a combination of materials. Since odds are these stools will be used frequently, and near an area that serves food, you'll want a material that's easy to clean and that can handle every day wear and tear. Consider the flow of traffic: make sure you're thinking about the location of doors, entryways, and common pathways. You don't want to create a space where people have to dodge around the stools in order to get where they need to go. There are endless other customization options as well, including backless designs, swivel, and different colors and materials to choose from. Protect your flooring

How high is the counter or bar you want to put a stool under? You'll want the seat to be about 11-12 inches underneath the bar so there's plenty of room for people to sit comfortably. Remember that you and your guests need sufficient elbow room…whether eating a meal or enjoying a beverage.
