First-time Homebuyer Credit Haunts Sellers
Dear Doreen, I just sold my house. The inspection and appraisal are done. When I called my accountant to discuss the sale, he asked about the long-forgotten first-time homebuyer’s tax credit we got when we bought. “Guess what?” he said. “You can’t sell your house for another four months or you will have to pay it all back.” YIKES! That’s $8,700! What now? Can the buyer sue if I back out? What do I tell my agent? —Taxed by Tax Credit Dear Taxed, Many who got the first-time homebuyer’s credit have forgotten they have to keep the property for
three years. Some thought they could sell after two. Others forgot they got the credit at all! Call your agent and explain. A good agent will discuss the situation with the buyer’s agent to reach a compromise—avoiding litigation and other problems. Offer to pay the buyer’s costs for the appraisal and home inspection to back out of the contract. They may find the cost of litigation isn’t worth it and accept a refund of monies spent. If you’re not willing to refund their costs, you’ll have to wait and see what the buyers do. Discuss with your agent a strategy to get your home sold and comply with the requirements of the tax credit. —Doreen

T
he gymnasium at Canyon Springs School on Anthem’s west side was echoing with the noise typical of a school gym with kids going full tilt. The squeaks of athletic shoes, balls bouncing, and the sounds of young exuberance bounced from wall to wall. But there was one thing though that wasn’t typical this Thursday morning. It was 7 a.m., school wouldn’t start for another hour, and there were nearly 30 kids, grades 1–4, exercising and having a blast. Parents know how challenging it can be to get kids to school on time by the morning bell, so what could get this many kids to school a whole hour earlier? It’s Called, ‘BOKS’ Baby Canyon Springs is the first school in Arizona to launch the BOKS program. BOKS, short for, Build Our Kids’ Success, is sponsored by Reebok. Getting the kids out of bed early is just the beginning. “I’m more surprised how many kids have thoroughly enjoyed coming to it and come back day after day,” said Chris Clute, Canyon Springs PE teacher. Second-grader James Emler told In&Out, “We get to do lots of activities, and first we get free time, and we get to do running, go outside and get to have fun.” Exercise for Body and Mind The payoff goes well beyond the physical benefits, lasting well into the school day. Exercise not only physically wakes you up, but also gets the mind up to speed. In what some are calling landmark research, the Archives of Pediatrics and Adolescent Medicine (See BOKS on Page 16)

The research found increased blood and oxygen flow to the brain improves mood, reduces stress and just plain makes the brain work better. Add to that this reported benefit: regular sports activity leads to better behavior in the classroom. Teachers See It Sheila Fields teaches second grade at Canyon Springs. She’s been in the teaching trenches for nine years. Without hesitation, she said the seven kids who came from the BOKS program into her classroom were ready to learn. “I’ve noticed a huge difference just with them settled down,” Fields said.
And, she was eager to report, those same kids improved academically. “For them to actually stay on task and just be more engaged—I absolutely saw a difference in actual grades.” And there has been a trickle-down effect. Fields said her whole classroom benefited. Figure less time spent with disruptive behavior, more time spent in actual instruction and class work. DIY If school doesn’t have a program, institute your own. Wake your kids 40 minutes early and get moving. Let them choose an activity (ours scooters while we jog; hip-hop dance tutorials, when the weather is bad). It’s also a great way to bond before sending them off on their own for the day. The exercise probably won’t hurt you, either. io

EXERCISE: A Workout for the Mind
W
hile studies over the years have offered mixed results on whether exercise can boost brain function in children, experts are now beginning to contend that it does. Several studies have been conducted around the country and results have been positive. A study published in the Journal of Sport & Exercise Psychology, conducted by Charles H. Hillman, associate professor of kinesiology at the University of Illinois at UrbanaChampaign, assessed the fitness levels of 239 third and fifth graders from four Illinois schools. Children who got good marks on aerobic fitness and body-mass index—tended to score higher on state exams in reading and mathematics. The relationship held true regardless of gender or socieconomic differences. Of particular interest is the effect of exercise on students with ADHD symptoms, about 3–7 percent of school-age children. A study by Betsy Hoza of the Department of Psychology at the University of Vermont, found children with ADHD behaved better when they exercised. Exercise, the study concluded, may reduce impulsivity and improve attention. “There’s sort of no question about it now,” said Dr. John J. Ratey, a clinical associate professor of psychiatry at Harvard Medical School. “The exercise itself doesn’t make you smarter, but it puts the brain of the learners in the optimal position for them to learn.” Dr. Ratey is the author of Spark: The Revolutionary New Science of Education and the Brain, the book that inspired BOKS founder Kathleen Tullie to start the program. The work draws together emerging findings that correlate exercise with a wide range of brainrelated benefits—improved attention, reduced stress and anxiety, and the delay of cognitive decline in old age.

DVUSD Equips School Busses with Cameras
D
eer Valley Unified School District hopes to provide a safer commute for students by installing a four-camera digital video system on all buses. The video system is available on all 83 full-size buses running in the district, including those in the Anthem area. The positioning of the four cameras ensures a view of all areas of the bus. The first camera is placed in the cockpit area, showing the driver, door and steps. Camera No. 2 on the bulkhead aims down the aisle to view the entire bus. Camera No. 3 mounted mid-bus views the back of the bus. Camera No 4. views the entire bus and backseat area [see photo, Page 20].

The system includes an “event button” which the driver can press to mark an incident that may need to be addressed. The system uploads the video and audio recording to a secure software application which administration can access. School officials are notified immediately when the driver presses the event button. Back-toSchool Never Tasted Good
B
usinessman and developer John C. Lincoln was frustrated that his high-school-aged daughter, Lillian, did not have access to a prestigious girls’ high school. He wanted something similar to what was available to her male friends: The Judson School For Boys, (established 1928, closed 1999). So, as a man of means, he decided to build a private girls’ school for Lillian and other girls of social standing. Lincoln, who had just finished construction of the Camelback Inn, purchased 11 acres of barren desert near the inn, just north of magnificent Camelback Mountain and two miles west of the Judson School. There, he constructed the Judson School For Girls where Lillian and a handful of other girls began their high school studies in September 1934. Enrollment for the new school was a continuous problem and after only two years, the Judson School For Girls closed. A New Purpose The buildings were purchased by Jan and Mark Gruber in 1937 and remodeled into El Chorro, a fashionable lodge with a fine dining room. The original classroom became the main dining area and a rustic, stylish bar, known even today as the (See CHORRO on Page 20)
