Sell in Spring or Fall? Dear Doreen, I see houses in my neighborhood are starting to sell! I am happy about that since we have been waiting for the right time to sell ours. I just never know if I should wait a few extra months to get more money. What’s your best guess on how the market will perform in the fall versus spring? Seasonal Seller Dear Seasonal, My crystal ball still isn’t back from repair yet. Industry forecasters say markets will improve in 2015. Remember, real estate is local. We analyze the trends in Anthem constantly. Generally, spring into early summer is one of the best time periods to sell in Anthem. Especially if you have a family-size home and/or a pool. HOA ELECTIONS In Parkside, six candidates are vying for three seats. Bettye

Ruff and Loren Linscott seek re-election against Doug Sutherland, Thomas Woodward, Kurt Duerksen and Wyatt Wood. In Country Club, incumbent Chris Ensign, Joy Lovell, Robert Omer, Holly Matson and Charles Hinslea are running for two seats. In the Village, six candidates―Debbie Bantz, Robert Benedict, Dan Brown, James Giordano, Jeffrey Merrill and Emily Wrinkle—vie for five seats.

How is Anthem's enhancement plan progressing?

What is the most urgent issue facing property values?

What should be done to foster business development?

To continue serving Anthem residents and businesses utilizing my leadership and business skills to strengthen our position in the North Valley as the best place to live and do business.

Complete construction of Opportunity Way Park under budget. Protect Anthem's interest in the next EPCOR wastewater case. Promote business development and growth in Anthem.

Complexity of multiple land owners and building over Epcor’s facilities made the start of Opportunity Way Park slow. Design phase is almost complete and with CMAR hired, progress will accelerate.

Public safety and crime prevention in both the residential and commercial portions of Anthem.

Use a portion of commercial property assessments to fund outreach for new businesses. Streamline the process to open a business in Anthem.

I would like the opportunity to Economic finish several development, key initiatives followed by in progress and youth programs help advance for teenagers. our economic development to an entirely new level.

1) Bring businesses to Anthem. 2) Finish year one of Youth Advisory Council. 3) Complete construction of Opportunity Way Park. 4) Implement our long-term strategic plan.

A few years ago we had no plan. Now we look 5–10 years out. Timing of parks is solid. We are not incurring debt to fund enhancements—which is critical to stability.

As the Arizona economy grows, new home construction will begin. Existing home values will be at risk in communities that don't maintain and invest in the future.

Anthem is still somewhat of a secret. We must promote Anthem to commercial real estate brokers to bring retailers and small businesses.

The issues facing the Anthem community are not any different from other HOAs.

Maintain and improve the look of the Anthem community.

That is progress. I'm in favor of any progress but we have to have the money for any projects.

All we can do is keep our properties in good condition. The rest is [up to] the real estate market.

Buying from existing businesses will create more demand for services, and more businesses will move to Anthem.

orth Valley Christian Academy announced it is in the process of acquiring property to build a permanent campus for grades Pre-K–12. The proposed campus will be on 27th Drive, south of Carefree Highway and north of North Valley Parkway, said NVCA Director Nate Kretzmann at a parent meeting Feb. 19. The estimated 12-acre

site is sandwiched between an existing apartment complex and single-family homes adjacent to Carefree Crossing and Pulte’s LaSolana neighborhood under construction. Plans are underway with the goal of opening the new campus within a few years, Kretzmann said. The location in the fast-growing corridor of I-17 near Dove Valley Road, allows NVCA to remain connected to the Anthem community, he said.

NVCA has been operating temporarily out of 42101 N. 41st Drive since 2013. Kretzmann said enrollment stands at about 150 students in grades Pre-K–8, representing 90 percent capacity. Once relocated, the tuition-based Christian school will include high school and accommodate a student body of approximately 600–700 students.

Shannon Lauletta kicked off “Steps of Faith”—a $5.5 million capital campaign to secure the funds for the new campus. Attendees seemed confident the fundraising goal would be met. “NVCA is more than a school; It’s a family. The dedication to our students from the board, the staff and the teachers is beyond compare,” said parent Nonni Mulvanny.

Tim Scolaro, representing the architectural firm Orcutt/Winslow, presented very preliminary designs for the new campus. Traffic flow, onsite parking, and space efficiency are among top priorities. The 60 or so parents and staff members at the meeting seemed happy to learn that, in addition to planned state-ofthe-art classroom technology, the facility might include a multi-purpose room, performing arts center, gymnasium and full-size athletic fields.

“Based on what we are seeing, not only… tonight, but everyday when we walk through the doors, the future is extremely bright for this school and for the families that are a part of it,” she said. io

Since last July, NVCA has raised upwards of $800,000 in support of the project, Kretzmann said. According to NVCA, two anonymous donations of $250,000 and $100,000 were received. During the meeting, Campaign Director

The smell of the fresh-cut grass takes me back to left field at age 7, when my biggest decision was whether to focus on the game or the bees and bugs on the lawn. The crack of the bat reminded me that I usually made a choice that neither my leg speed nor arm strength could back up. I also occasionally played catcher. My pants fell down once. That moment somehow never fades. By Chris Prickett cprickett@anthemnews.com

Spring training evokes all those great memories. While the fields and other amenities are much more plush than those of West Avenue Field (Delanco, NJ), they resonate for me like the mammoth pro stadiums just can’t. Spring training is so much more of a game than an event. Or, maybe more event than production...

hile euphoric recall colors me as having been quite the ballplayer, actual facts (when I choose to acknowledge them) paint a slightly different picture. I was a serviceable JV first baseman and a “Punch and Judy” hitter, at best. Still, baseball was I love that I might get to see a still a huge part of my childhood and a treasure obscure future superstar make a few “wow” trove of great memories.

We are so fortunate to have so much spring training baseball just a few miles away. I don’t care who’s playing and I don’t particularly care who wins. I just like to show up, soak up the still-tolerable sun and enjoy the county fair-like activities before settling down in the grass with some (traditional or not) baseball food. It’s a great excuse to play a little hooky and remember how it used to be, like the time I hit that game-winning homerun… (or, something like that). io SCOTTSDALE STADIUM

plays that help move him up the ladder. I like watching little kids (and not so little kids) scramble around in the grass for a foul ball like it’s a piece of gold. What’s really great is when whoever risked life and limb to be first to the ball emerges victorious, then turns around to hand the ball to a little guy or girl. That’s my baseball right there.
