Superb Marketing Designed to Get the Highest Possible Price ASK DOREEN
PERCEPTION IS REALITY Dear Doreen, When you were at my house, you kept saying “perception is reality” every time I said I didn’t want to spend money on getting this dump sold! I keep hearing that phrase in my head, but I admit—I don’t get it. What exactly do you mean by that? Not Very “Perceptive”
U.S. Veteran Owned Company
Dear Perceptive, Say you had vinyl flooring and your home was in a newer subdivision where most homes had tile. Replacing the tile might cost hundreds of dollars, but a buyer might think, “It’s going to cost thousands to install tile.” Their perception is reality in their experience. This might translate to a lower offer or, worse, a lost sale. So, you see, the cost for you to upgrade the flooring would be less than the money you lose by foregoing the project. Hope this clears things up for you. Good luck selling your home without any investment on your part. Doreen

eginning in the 2016–2017 school year, Arizona students must score at least 60 percent on the civics portion of the U.S. Naturalization test before donning a cap and gown, according to the American Civics Act signed into law Jan. 15. Like the foreign nationals seeking naturalization, aspiring high school grads must score 60 percent or better to pass. But the high school version of the test administers all 100 questions about U.S. history and government, while immigrants are asked only as many as 10 of the questions. The study guide can be found at www.anthemnews.com/civics-test. Students are permitted to retake the test until they pass.
*With purchase of complete exam and x-rays. Cannot be combined with any other offer or coupon. No cash value.
The bill leaves the method of test delivery and funding to the school boards. Students in the Deer Valley Unified School District are already required to complete one year of American/Arizona History and one semester of American/Arizona Government. told In&Out, “While the U.S. Naturalization test itself is not as rigorous... [as current academic standards], if the test is administered and used properly, it can be an important initial step in developing all students to be well informed on their rights, responsibilities, and roles of being a U.S. citizen.” io

POA It doesn’t stand for “procastinate or avoid.”
T H E TA L K » BY BRAD WOOD
A D V E R T I S E M E N T
P
ower of attorney is granted to an “attorney-in-fact” or “agent” to give that individual legal authority to make decisions for an incapacitated “principal.” In other words, that means once mom or dad are of the age they no longer can make good decisions for themselves (financially or medically), they choose an individual (usually a son or daughter) to make decisions for them. Some understand the importance of POA. But, in my 11 years experience, I found many seem to think POA stands for “procrastinate or avoid” making a decision. This is because having POA status is usually tough. After all, she is still your mom and when she says “I don’t want to leave my house” you naturally want to look past your fears and abide by her wishes. I estimate 70 percent of people I talk with are in denial about their parent’s deteriorating condition.
But with POA, it’s now your job to act in her best interest. Ask yourself (or someone who can be objective) the following: • Is mom a fall risk? (For example, if the doctor has told her to use a walker and she refuses, the answer is, yes!)
BEFORE THE DIPLOMA “All Arizona high school students
will soon be required to pass the civics portion of the U.S. Naturalization test in order to graduate. What are the pros and cons of instituting this requirement?”
• Is mom becoming forgetful? • Is mom eating nutritious meals regularly? • Does mom see other people throughout the week?
When considering an assisted living situation, remember our perception is our reality, and so is mom’s! Hollywood’s portrayal of the 1950s “nursing home” bears no similarity to today’s luxury assisted living home. Do your homework, learn what mom is missing out on, then talk to a professional about your options.

“I’m the father of a high school student, I think it’s fair that they should take the test. If it’s required of new citizens to know it, our kids should, too. I don’t see a downside and it’s immaterial who pushes this.”
“I think it’s a good thing to take it. We should know this, especially as citizens of the U.S. If people who are coming to our country have to know this, so should we.”
“I would think this is part of the core curriculum in school and they would already know this. My grandparents had to go through the process to become citizens. It’s fundamental because if we require people like my grandparents to know this, our kids should know it, too.”
“I think it’s a positive. All U.S. citizens should be accountable for knowing civics, how our government works. It’s basic information every American should know. I would expect my kids to know this as well.”

hey’re back! Those chuparosas and fairy dusters, the California poppies and their many cousins will soon carpet the Sonoran Desert floor with a display of colorful wildflowers. Wildflowers don’t always bloom wildly in the desert; they require a good bit of rain followed by warmer spring soil. With this winter’s regular rains and the mild spring, expect a blooming season with a potential to be truly spectacular. Here’s where to expect great displays: Nearby… We are lucky to have so many great, open spaces nearby: Cave Creek Regional Park, Spur Cross Ranch Conservation Area, the newly opened Phoenix Sonoran Preserve and Thunderbird Conservation Park—all within a 30-minute drive—provide breathtaking displays of wildflowers when in bloom. Multiple trails guide hikers of all ages and abilities through the burgeoning blooms. Fourlegged family members on a leash are welcome, too. It is almost certain that the thousands of brittlebush on the many rocky slopes will turn the mountains of these parks into a sea of brilliant yellow.
and McDowell Sonoran Preserve are within about an hour’s drive. The moderate hike to the base of Pinnacle Peak promises to be magnificent. Day-trip Want more? Travel to the far East Valley for an explosion of California poppies at Lost Dutchman State Park at the western edge of Superstition Mountain Wilderness. Continue partially up the Apache Trail and enjoy incredible wilderness and more wildflower splendor.

staff, making this a favorite destination of those who love the Sonoran Desert. Follow the Beeline and Bush Highways to Saguaro Lake to catch California poppies, desert lupines and desert marigolds blanketing the roadsides. While there, have lunch at the marina or take a cruise across the lake on the Desert Belle tour boat. Road Trip! Picacho Peak State Park in Tucson is known for its annual bloom of acre upon acre of California poppies. And, no one in Arizona does the desert better than the Arizona-Sonora Desert Museum just west of downtown Tucson. With countless tours and classes, the museum is world-renowned as a zoo, botanical garden and natural history museum. From about now through mid-April, the desert wildflowers will take over our desert landscape. So, get your cameras out and get ready! The spectacle is upon us. io

Photo Tips
• Be aware of the flowers’ background. • Cloudy days are often better than sunny ones that cause harsh shadows. • Use a tripod when possible. • To ensure your flower is in focus, align your camera’s sensor to the part of the flower you want most sharp. • If there is wind, choose a camera setting similar to one for shooting moving children: high shutter speed, which might mean higher ISO, smaller f-stop or a flash (to let in more light). • Remember, sometimes imperfection is what creates the most interesting shot.
