ASK DOREEN
Living In Anthem & Loving It!
Odd Short Sale Stipulation? Move On… Dear Doreen, I would like to submit an offer on a short-sale home. The listing agent told my agent the seller refuses to sign any offers unless the buyer provides a significant offer for the 10-year-old-furniture. Is this legal? Will the bank allow this? I think the seller is dragging out the process for his personal benefit. —Want House, Not Furniture! Dear Not Furniture, As long as the home is in the seller’s name and hasn’t been foreclosed, the seller can accept any offer or refuse any offer. Does the
listing of the house disclose that the furniture is for sale on a separate bill of sale? Or, is the seller including it in the sale? One option may be to ask your agent to have a talk with the listing agent to see if they can reason with the seller. However, it may be one of those transactions where the seller is using every trick in the book to stay as long as possible or to get as much cash as they can. You may want to move on to another home—if you can find one! Inventory is low everywhere, these days. —Doreen

Anthem’s Park: Public or Private?
Who is Really Behind the Lawsuit
I
A
have a question: to whom is the Anthem Community Park open?
My sister and I live just south of Anthem in Tramonto, and really, all we’re looking for is a safe place close to home to play tennis. We receive “In&Out” every week, along with the monthly “ImagesAZ” and I do not understand why Anthem would spend its money making non-Anthem residents aware of events if they are not welcome to use the facilities (or can only do so on special occasions). On the other hand, I understand the park is maintained by Anthem itself, and not an outside source. I have heard conflicting reports from Anthem residents; one saying the park is open to the public and another that non-Anthem residents are welcome only if they are guests of Anthem residents. People who do not live in Anthem have shared similar sentiments: One person said that they have always been treated courteously in the park, despite not being a resident; but another that they were asked to leave as they did not have an Anthem I.D. Recently, I went to the Community Center to obtain an answer. The young man I spoke with was polite but not very informative, saying that the park is technically open to only Anthem residents but that no one goes around to look into where the attendees live. We don’t want to cause any problems, or break any rules, but with conflicting reports, I’m looking to settle this once and for all. We would even be willing (See PRIVATE on Page 10)
s citizens of Anthem who have benefited greatly from Mr. Golembe’s dedication to obtaining and then sharing facts with this Anthem community, we find the omission/incorrect information in “In&Out” [“Top 10 Things to do With Your Settlement Check,” Aug. 2, 2012] questionable reporting to put it politely. The very fact it was Mr. Golembe who brought the class action lawsuit should be front and center in your publication. Actually we should have seen his name on the front cover before now! In addition, it was Mr. Golembe who did the research that benefitted this community by alerting homeowners about reducing monthly water bills by downsizing water meters. The latest issue makes us wonder about the authenticity of any “information” printed in “In&Out.”

What IS that Bridge? BY KAREN GOVEIA

very time you drive down I-17, you wonder... What is that thing? You size it up... too small for cars. You take in the aesthetics... Kind of cool in a grungy, Old West kind of way. But you’re still confused... There’s nothing significant on either side of this bridge. So, what is it?!

The bridge, about a year in the making, has a rustic feel—constructed By this time, it’s flown upon four weatheredsteel trusses which over your head—and out were installed in spring. of sight, out of mind. On a recent early morning visit, we discovered several pedestrian access points in the neighborhoods near the canal. Parking is available at the trailhead at Deems Hills and Desert Vista Trail in the Sonoran Preserve. “A lot of people aren’t aware of the [Central Arizona Project] trail system and this bridge has added a spotlight on the trail that does exist along the CAP system,” ADOT spokesman Doug Nintzel said. “Until now I-17 has been a barrier to this trail… the bridge really opens this up.” The federal Bureau of Reclamation partnered with the city of Phoenix and ADOT for this project. Such partnerships proved critical to the completion of the trail, especially where barriers—such as the interstate—exist. CAP spokesman Thomas Fitzgerald called the bridge construction an example of successful partnership projects. Federal funds covered 95 percent of the cost while the state paid the remainder. The City of Phoenix agreed to maintain and operate bridge access and the walking deck. io

Sealant Can Save Money and More Sealant is a smooth resin bonded to the pits and grooves of the back teeth. Sealant eliminates the hardto-clean grooves of the molars with a thin covering to protect from bacteria and acid. The Result: Less risk of decay— and the pain, treatment and expense that comes with it. Applying sealant is painless and needs no anesthetic. Ask Dr. Baskin how sealant can help prevent tooth decay… and bigger issues down the road.

Back to School and Back on Budget
G
o ahead, put me in the parenting penalty box, but I look forward to the first day of school for one simple reason: To get rid of my kids! To be more specific, to get rid of my kids and their friends. Maybe this is the neurosis-inspired twitch talking, but after nearly three months of non-stop depletion of both my provisions and my fragile psyche, it’s time for the locusts to move on to another barley field for a while. When Dianne and I decided to bless the world with offspring, we agreed that we wanted our home to be a safe and inviting place for not only our children, but their friends as well. Obviously this decision was based not on any comprehensive data. If it had been, the notion would have been nixed right about the time we chucked the “living on a house boat” fantasy. Our intentions were pure, but the budgeting part of the plan was flawed. You would think that three kids
(two teens and an almost), multiplied by two friends each, would equal nine. That would be six extra meals on a given day, and if that happened twice a week, we’d be buying 200 percent more pizza, or wings, or takeout Chinese. That is not how it works. When your home becomes “that house,” word gets around; I suspect that there’s a Facebook page that chronicles our daily grocery list, but I’ve yet to verify it. If it were only sleepovers and pool parties, I think I could survive by getting a second mortgage and an occasional payday loan, but the kids NEVER leave! After three months of non-stop sweaty ravenous humanity haunting my every waking hour, I need the institutions of learning to take my kids, and your kids, back. There will be no “taco Tuesday” at the Prickett house until next May. io

oo many think the only way to brag about “standing at the top of Arizona” is to hike to the top of Humphreys Peak [See In&Out, June 18, 2009] just outside Flagstaff. But for those of us who do not want to―or who simply cannot―conquer what is often called “the longest 4.5-mile hike in the world,” the Arizona Snowbowl’s Scenic Skyride offers a wonderful alternative. If you have the physical prowess to climb in and out of a chair, the ski lift up Agassiz Peak can transport you to the highest point in Arizona accessible by land-based motorized travel. Just sit down and move upward 1.25 miles to just barely below the height of Humphreys Peak. The lift launches from the 9,500-foot elevation of Ski Lift Lodge to let you off at the 11,500-foot mark; above the tree-line elevation, near the summit of (See SKYRIDE on Page 20)

The recently established Rotary Club of Anthem scholarship honors Maricopa County Deputy Sheriff William Coleman who died in the line of duty in Anthem last January. Agassiz Peak. Snowbowl staffers help you out of the chairlift and direct you to an almost 360-degree view of Arizona like you have never seen before. A forest ranger awaits to enthusiastically share a wealth of information and stories, identifying what it is you are seeing. She will point out the bristle cone pines, remnants of the last ice age, growing sideways due to the strong winds. She will talk about the 6-million-year-old San Francisco Peak Volcanic Field and point out how this viewpoint is one of the few places on earth where the four primary types of volcanoes can be seen. The ranger will draw her finger across the yellowish band off to the right in the distance; the 1,000 vertical feet of the North Rim of the Grand Canyon. “On a clear day, I wouldn’t have to tell you what it is. It blows you away,” a ranger said to a small group. She’ll also show you the red rock cliffs of Sedona, NAU’s Skydome and so much more. It is a spectacular 70-mile view in almost all directions and one of the most unique sights in Arizona. The beauty of fall on the San Francisco Mountains makes the ride even more spectacular. For the romantic in you, try the “Sunset Ride” running the second Friday of each month. The Skyride lasts about 25 minutes each direction (yes, there is a restroom at the top) and temperatures at the top can be 20 degrees cooler than at the lodge, so bring a jacket. If you are fed up with the Valley heat, go climb a mountain (simply by sitting on a chairlift). Relax, smell the pine trees and enjoy the ride almost to the top of Arizona. io
