Can’t Sell and the Commute is a Killer
Dear Doreen, My husband and I have a long commute to work from here—in fact, my husband just got a new job more than an hour away! But we can’t move because we’re upside down and we can’t short sell because we don’t really have financial hardship. (Sure, we could be doing better, but we are managing to pay all our bills on time. The gas bill though is getting outrageous!) We are $50,000 upside down as near as we can figure. Is there anything we can do or should we just tough it out and be grateful we have jobs? —Driven to the Brink
Dear D-to-the-B, Good news! Starting Nov. 1, lenders may approve short sales with Fannie Mae and Freddie Mac’s approval if the borrower is suffering financial hardship (divorce, death, or job loss). The new standard short sale program also provides relief to underwater borrowers who need to relocate more than 50 miles for a job. I hope your husband’s new job is further than 50 miles from home. Call us for more information on this change. —Doreen

Dog Park is No. 1
A
fter reading “10 Things (off the top of our head) Anthem Could Have Done with $4 Million,” [In&Out, Sept. 6], I was just curious: What were you truly thinking? Which person or group told you to omit or not even mention a dog park in Anthem? This issue has become quite political because it leaves such bad taste with the people who want and do not want the dog park. Wi-fi is your No. 1 idea? Come on! You know what is supposed to be written in that No. 1 spot. Speed bumps? Don’t you feel we have enough at the parks and schools? I do agree on a few of your ideas, but… a community marquis? …Like we don’t know where we live? Or is this for the generation of people that still have their fat wallets and it’s all about the “What’s in it for me” mentality. I would love for you to be honest; because there is no way a dog park should NOT be on this list. Maybe you should address this in your next piece, “Oh, I forgot to add the dog park to the list, but City Council told me to keep that one out of the top 10.”

Young Drivers Should be More Respectful and I] are very happy [Mythathusband [the “No Parking”] signs have
been put on our street to prevent high schoolers from parking. We saw firsthand the problem it caused with the trash everywhere (soda cups, cigarette butts everywhere, including our yard), cars driving abnormally fast, kids honking their horns from the bottom of the street to the top, foul language, drugs (yes, there are Anthem kids doing drugs), screaming, shouting and disrespect. Case in point: I was standing on the north side of our vehicle one day and a student did not see me and poured his can of coke over the front of our vehicle, and when he saw me all he could do was say “I didn’t mean to do it.” Really? I had him wash it off with a hose and tried to find out his name and where he lived; of course, that didn’t work. We feel the school is responsible for [providing] adequate parking for these kids. This is something that should have been planned from the beginning. We also believe it does not hurt the kids to have to walk to get to school if they have to park further away. The exercise is good for them; If they don’t want to walk then the parents need to step up to the plate and drive them. The church that said the kids could park there, $15 a month is a little excessive, but when you have to clean up after them it doesn’t look so bad.

he first phase of construction at Arroyo Norte—the Del Webb development just north of Anthem that stalled out for years before it sold to Starwood Land Ventures—is finally in full swing with 16 homes already sold, according to Ken Kraft, sales associate for Meritage Homes. And those homes, Kraft said, have sold largely to Anthem folks.
| SEPTEMBER 20, 2012
“We wanted to buy in Anthem, we really did,” said Anthem resident Ryan Kooistra. Kooistra is the first to sign on a house in Arroyo Norte, and soon he, his wife and three kids will be the first residents. The Kooistras, flattened like so many by the real estate bust, are emerging from two foreclosures and a short sale. They have been renting in Anthem for five years, first in Country Club, then in the cheaper-water zone of Anthem West, and now are
ready to return to homeownership. “Anthem brought us together as a family. That’s why we want to stay here.” But as the market heated up again and Anthem homes became harder to find, Kooistra widened the perimeter. His research revealed Meritage Homes’ attention to energy efficiency—a quality that appealed to him. He learned Meritage would soon be building just north of Anthem, “We got so excited, we waited,” he said.
It’s about the Green
The idea of a new build in the Anthem area is certainly an attraction. So is the lower HOA fee ($63 per month vs. Anthem Parkside’s $79). But Kraft said the energy-efficiency of these homes is the “icing on the cake.” The U.S. Environmental Protection Agency deemed the construction in Arroyo Norte as Energy Star Certified. The certification requires strict adherence to EPA guidelines and mandates independent inspections. Efficiency factors into just about each element of the home, from the wellsealed HVAC system, to the spray foam insulation, the weather-sensing irrigation system, CFL bulbs, low-E windows, low-flow faucets and the low volatile organic compound (VOC) carpets and paint. Each of the six models offered comes with a solar option; the ability to have solar panels integrated into (not laid on top of) the roof. According to Kraft, about half the buyers so far have selected the option, which adds $22,000 to the price of the home. “That’s going to give you, they say, about 80 percent savings on your electric bill,” Kraft said. All this attention to green translates into more green. “It was hard to justify the slightly higher prices on new versus resale, at first,” said Kooistra. “But when factoring in the savings from the warranty, the water-saving features, the energy efficiency, the lower HOA fees… “he said it will be easy to afford the non-resident fees at the Community Center. And the Kooistras get to stay in the neighborhood. “I know it’s not technically Anthem,” he said, “but we’re still near our friends and the same schools.”
The “owner’s entry,”
aka mud room, is a handy addition not seen in many desert homes.

Fresh Veggies to Plant Now By Linda & Dr. Dick Buscher
T
he Sonoran Desert is unique for gardeners in many ways: for one, we have the chance to plant in both spring and fall each year. Get your vegetable/ herb garden ready for another cycle of planting now while the days are still warm (but not deadly hot), and daylight lasts long enough for good growth (at least six hours of direct sunlight). Don’t delay and you’ll enjoy garden fresh vegetables/herbs in time for holiday meals.
Successful Gardens Begin with Great Soil
Before planting seeds or seedlings, reinvigorate your soil. A truism for gardeners everywhere: the better the soil, the better your garden will grow and produce.

the soil and provides nutrients. A dose of fish emulsion provides a strong boost of nitrogen for rapid vegetable growth. (Do this on a day when you can leave the yard for a day or two. The potent smell will disappear by then).
f your garden is not in a raised bed, add • Igypsum to break up the desert caliche and 4
offset the salt from our naturally hard water.
On to the Planting… Seedlings give you a head start with four to six weeks growth and an established root system. Better, as daylight gets shorter each day. Some nurseries sell vegetables, such as tomatoes, in 1-gallon containers—ready to produce.
Gardening is a rich family activity with bountiful rewards. IN&OUT STAFF PHOTOS
Water daily when first planted. After seven to 10 days, and as the weather cools, water every three to four days. Keep an eye on the leaves during warm afternoons; water at the first sign of leaf wilt. (See PLANT on Page 21) SEPTEMBER 20, 2012 |

Best Fall Sonoran Desert Veggies & Herbs Spaghetti Squash An easy-to-grow fall squash. Grows on a spreading vine covering a large area of your garden.
Broccoli
Eggplant Easy to grow and great producer so you will have plenty to share with friends. Fertilize to keep healthy. Tomatoes Easy to grow. Does well in containers. A good cherry tomato bush can provide an abundance of tomatoes until the first frost.
Peppers
Broccoli Loves full sun and grows well in this climate. It’s a slow-grower, so plant from potted nursery plants. Chillis and Peppers All varieties grow and grow and grow. These, too, are hungry, so fertilize often and well for maximum yield.
Rosemary
Rosemary Maybe the easiest herb to grow. Often used as a landscape plant. Dill Grows like a weed in our desert gardens. Grows best in full sun. Oregano Easy to grow under light shade this time of year. Water as you would your grass and watch it grow. Sunflowers So easy to grow and will provide spectacular beauty. Roasting home-grown sunflower seeds is a great activity for the family. Beets, beans, brussel sprouts, cabbage, carrots, kale, radishes and lettuce also grow well in fall gardens.
