Dear Doreen, After long and difficult discussions, we’ve decided to short sale our home. We completed the pile of paperwork and after all that… our agent told us the bank says we don’t have a hardship. Are they crazy?! Let me count the hardships… I don’t have enough fingers! What constitutues a hardship these days? Please help. —Not Enough Fingers Dear NEF, Without knowing what you listed as hardship, it’s difficult for me to be able to comment. I assume you listed a financial hardship. A new government program
takes effect Nov. 1, requiring underwater, current borrowers to demonstrate they’re facing some form of “hardship.” The list of qualifying hardships includes: loss of employment; divorce; a business failure; long-term disability; an employment transfer or relocation more than 50 miles from present home; death of a primary or secondary wage earner, as well as “increased housing expenses.” I assume you are current. A
t first glance, you may think a person sitting in a camouflaged portable duck blind next to a duck-filled pond at Anthem’s largest park is a pretty desperate hunter. Refocus and you realize next to the duck blind, baking under the Arizona sun, is a large telescope. Inside the cramped quarters sits Randy Shivak, solar astronomer. Shivak is taking in his passion—the sun. Yup, the very thing beating down on Arizona, you and the guy in the blind.

Dedicated? Yes. Obsessed? Oh, Yeah. It’s as clear as the Arizona sky that anyone who would sit in a blind to watch the sun this time of year is more than a little passionate. Shivak doesn’t go it alone, either. His wife, Pamela, has been at his side since they were both 16. “In high school, when other kids were going to football games with their boyfriends, I was going to astronomy club meetings with him,” Pamela said. Pamela’s love of solar astronomy has been something she has grown into. “It’s because of him. It’s assimilation. I have found myself to be getting excited about it.” Jokingly, she added, “You either participate in your husband’s hobby and interests, or you’re an astronomy widow.” She takes refuge in the shade while Randy holes up in the blind. At 58, Shivak is a computer numerical control programmer by trade and has always had a mind for the technical. His fascination for the heavens started when he was 15. “I always said I didn’t want to be jack of all trades, master of none, so I wanted to hone in on a specific thing and I like change.” (Change is a key word to keep in

observing planets. “Too many
things with astronomy are like watching grass grow. Things
happen over weeks or tens of
thousands of years. That’s too slow for me,” he said. So, as a teen, Shivak used a small telescope
with a filter to dim the sun. “It was
fascinating even with the drawings I made every day to see it change. Very dynamic!”

Coronal mass ejections. Solar flares.… Stuff like that. Shivak has a whopping $40K of equipment tied up in his passion. Inside the duck blind, he sits with a handheld controller and a laptop. Attached to the computer is a camera mounted to his solar telescope. He captures as many as 2,000 images at a time. Images with less than stellar resolution are eliminated, then Shivak combines the remaining images into a final composite. At that point, he uses Photoshop to enhance the colors (since some
of the colors of these phenomena are not visible to humans). Finally, with Pamela’s help, the images are uploaded to a variety of websites and shared with the world. The Shivaks take particular pride in an image called “The Dragon,” captured last year just before moving to Arizona from Ohio. “We got accolades from literally all over the world. We are still getting emails from people.”

Ohio: Too cloudy. Too depressing. Living near Lake Erie, observing the sun was hit or miss for the Shivaks. If they were able to get out, the experience was either freezing cold or shared with millions of mosquitoes. Randy became depressed and Pamela knew they couldn’t wait until retirement to move. She thought, “There’s no way he’s going to survive four more years of this so I’ve got to make it happen for him.” So she wrote a letter to an employer and helped land her husband a job in sunny Arizona. Now the Anthemites have become a fixture at the park. “It’s like fishing,” Randy said, “If you don’t have your line in the water you’re not going to catch anything.” Even on one of our hottest summer days, Randy saw monsoon clouds burn away and was ready to go. “About 4 o’clock, it clears up and I tell Pam, ‘Let’s go to the park.’ She says ‘You’re kidding me right? It’s 114 out!’ I say, ‘Let’s go to the park!’ ” Of course, they went. io

Pioneer RV Park Land to Go to Auction

fter a five-year battle with the state, the end is in sight for residents of the RV park just west of I-17 at Pioneer Road. On Wednesday, Oct. 17, the state land where the Pioneer RV Park has operated for decades will go up for auction. The likely bidder: Roles Inn of America, the company operating the RV park. Steve Roles, secondgeneration vicepresident of Roles Inn, told In&Out back in 2010 the facility had been operating on a year-to-year agreement while re-negotiating a lease with the Arizona State Land Department, since the previous lease expired in 2007. The then500 residents of the park were living in uncertainty. The state maintained the property was an RV park, not a mobile home park—an important distinction. RV parks can 18 |

offer short-term leases for a day, a week, a month or a year. But the structures at Pioneer RV Park, with their add-ons and improvements, are fairly permanent. Moving them would, in some cases, mean trashing the homes. Fast-forward two years and the land is up for sale. “We have had

further discussions with the lessee, and as a result of those discussions, have agreed to sell the land at a price greater than appraised value and comparable to any value that could have been achieved at the peak of the market,” said Vanessa
Hickman, Deputy State Land Commissioner for the Arizona State Land Department. Doug Clark with HomeSmart Realty is the broker for Roles Inn. He told In&Out, “This has been a long, tough haul,” saying he was excited to see it come to closure. As for how many residents weathered the storm at Pioneer or what the future plans are for the site, Roles Inn declined our request for interview. If you’re in the market for a few acres of commercial property, the auction is open to any bidder, but a minimum opening bid is set at $4,489,570. Profits from the land sale will go into the Permanent Trust fund which benefits the permanent common schools (K–12) for the state.
