ASK DOREEN
‘Can I sell for 27% More?’
Dear Doreen, I saw this headline: “New-home sales posted largest gain in two years.” The story said new-home sales rose 5.7 percent in September over August, and are 27 percent higher over last year. What about my not-so-new Anthem home? Will this make it possible for me to finally sell? —Trying to Stay Afloat Dear TSA, Real estate is local. Those are some big gains nationwide. Locally we are seeing an increase in prices, too—in some cases as high as 30% year over year. But, not all cases. So
don’t go adding 30% to your home’s value! Understand most buyers really love model homes. It’s great fun to choose your upgrades, colors etc. If the buyer can’t afford or find the perfect new-build, they will look to the resale market. Here’s your chance: Make your home look as much like a model as possible. That means neutral, neutral, neutral. And de-clutter, de-clutter, de-clutter. Buy a new door mat, paint the trim, pull the weeds, get rid of the purple accent wall. Look more like a model, and it will sell like a model—meaning for top dollar! —Doreen

his beautiful view of the memorial is available most every night of the year. But its most spectacular moment has yet to come. Last year, mother nature foiled the event with clouds, so with cooperation from higher powers, its first spotlight moment will happen Sunday. A clear sky at precisely 11:11 a.m. will allow sunlight to slip through the aligned elliptical openings and illuminate the Great Seal of the United States. The ceremony begins with a welcome from Master of Ceremonies VFW Commander Dennis Hider followed by the invocation by DMV Member, Ray Norris. Post colors by DMV Color Guard. JCL to Build 24-hour Emergency Center Nearby Project paves the way for more development.
South of Carefree Highway east of I-17, infrastructure improvements have begun on the site.

A
t long last, signs of construction have begun to emerge on the land just south of Carefree Highway near the Sonoran Boulevard exit. Site improvements are underway on John C. Lincoln’s new 24-hour emergency center and medical offices, slated to open in the fall of 2013. The medical campus encompasses roughly 22 acres of the 80acre property, originally zoned for an auto mall, according to the developer. The new facility will provide closer access to immediate care for residents of the greater Anthem area and North Valley’s I-17 corridor. “We are excited to move forward with developing our expansion to meet our community’s needs,” said Rhonda Forsyth, president and CEO of John C. Lincoln Health Network. “We plan to start with a free-standing emergency center, primary care offices and diagnostic imaging – including 3-D mammography. We will eventually expand to build a hospital and add medical office buildings in the future.”
Rob Bassett, assistant vice president at Macerich (Westcor’s parent company), said the developer closed escrow on the land Oct. 15. Since then, Macerich has been working to meet John C. Lincoln’s target of starting construction by the end of 2012. “We’re bringing in infrastructure improvements, water, wastewater, dry utilities and underground utilities,” Bassett said. Work by Macerich also includes a regional road network in the area, which includes the existing but unopened interchange at I-17 & Sonoran Boulevard. Future Costco? Rumblings of a future Costco warehouse on the site are, so far, just rumor. Bassett said, once a frontage road is built, that will clear the way for development to begin on about 40 acres earmarked for retail and dining establishments. And, he said, possibly even an auto mall. Twenty acres of the property has been designated part of the Sonoran Preserve. io NOVEMBER 8, 2012 |

The LAST Builder home in Anthem By Robert Roy Britt rbritt@anthemnews.com
P
ulte is nearly done building homes in Anthem. There’s just one to go: a $390,410, 3,336-square-foot model on a halfacre in the 340-home Arroyo Grande neighborhood west of the New River wash. It’s still for sale as of this writing, and will be completed in January. Meanwhile, Pulte has put all six model homes in Arroyo Grande up for sale. Prices range from $299,990 to $479,990, said Pulte spokesperson Jacque Petroulakis. The models were built in 2007. Arroyo Grande is the last section of Anthem to be developed. Well, almost.

Along Gavilan Peak Parkway, just south of Daisy Mountain Drive, four oversized custom lots await development. Pulte sold these Courage Trail lots, at the north end of the Panhandle, to a developer in 2009, after having used the area for a sales trailer in the waning months of Parkside home sales. The outside developer will have to go through the Anthem Community Council’s architectural review process to seek approval for whatever plans are made, Petroulakis said.
We Do Permanent Makeup! There was a time, during the housing boom in the mid-2000s, when it looked like all of Anthem would be completed in a few short years, if not months. Nobody had originally expected the feverish pace of that era, however. “Anthem’s original build out was estimated to be 2020,” Petroulakis said in an email interview. “We are talking about 11,000 homes total since 1999! The popularity and success of the community has been tremendous.”

Anthem began as nothing more than a vision in 1992, when Del Webb purchased the nearly 6,000 acres of land. At the time, the idea of a largely self-sustaining, family-oriented planned community was just that, an idea. The first model homes opened in 1999.

“We will BEAT the competition!”
Del Webb, and now PulteGroup, invested more than $75 million up front in infrastructure expenses traditionally paid for by taxpayers, Petroulakis said. Agreements with the county led to 36 percent of the total development area being preserved as open space. “We knew the property was not prime for development at that time, but we also knew that if we wanted to create something special, we’d need the time to plan,” Petroulakis said. “The Anthem community is a result of extensive collaboration with a myriad of local, state and national governmental entities. Before a single home was sold, Del Webb worked with nearly 100 such entities to execute a land plan and community lifestyle envisioned for Anthem.” io

Happy Ending for Pioneer RV Park

usan Harvey, a resident at Pioneer RV Park, is breathing a sigh of relief knowing she’ll be able to stay in the place she’s called home for the past 23 years.
Department since 2007. Steve Roles, second generation vice-president of Roles Inn, declined our request for an interview, but Harvey anticipates lots of good things to come for the park.
Following a state public land auction Oct. 17, Roles Inn of America, Inc., the operator of the park and sole bidder on the property, now owns the rights to the land. And, according to Harvey, the residents of the park couldn’t be happier.
“There’s going to be lots of rebuilding and restructuring… he wants to make it more than an RV park, he wants to make it a home for us,” Harvey said, adding that rents are going to remain the same for the time being.
“There’s been screaming and crying for joy ever since we got the word. We had a prayer meeting before [the auction] as a community because we all wanted to stick together,” Harvey said.
According to Vanessa Hickman, Deputy State Land Commissioner for the Arizona State Land Department and, the final price was $4,492,770 which included $4,489,570 for the land and a $3,200 annual fee for rights to draw water from a well on state land. io

“I don’t like to sit still,” Nouzovsky said. After serving in the Navy for 22 years, that’s understandable. On ship his duty was engine room operations before becoming a shipboard trainer until he retired Dec. 31, 1996 as Chief Petty Officer.
“What fills me with the most pride is being in different war zones and defending our Constitution and hen Steven Nouzovsky isn’t freedom,” Nouzovsky said of his working, he’s hosting karaoke service. “I went to Libya, Bosnia, Kenya, Desert Shield and Desert or deejaying at one of the Storm.” local saloons or riding around on his yellow Harley. “We were stuck on a sandbar for two weeks. We had tugboats come in from Naples and every one was jumping up and down on deck to free the ship,” laughed Nouzovsky. He spent five years on board the U.S.S. America. “It was the first ship to go through the Suez Canal after the war. Our ship was so wide, you could have jumped off the deck onto the beach.” “Every ship I’ve been on has been decommissioned and one – the U.S.S. America – has been sunk.”

“You know, [Navy service] was a lot of fun. I’ve been across the equator four times. I’ve been to the Arctic Circle. I’ve seen a lot and experienced a lot. I loved it,” Nouzovsky said. “And I can still fit into all my uniforms.” Retired E4 Mike Dempsey spent six years in the Army enlisted reserve. On active duty, Dempsey worked for
Army Security. “I was in a bad bus accident at Fort Devens, Massachusetts. My proudest moment in service was in this accident. We were next to an apartment building and there were a couple of kids playing outside. The bus got hit by a car and I yelled out the bus window for the kids to get out of the way and they went running into a hallway. The bus slammed into the wall of the apartment building right by where the kids were playing. But the kids were safe. It really makes me proud I was able to help those kids,” Dempsey said. Dempsey’s wife, Sandy, met him during the last year of his service. “You know, we were dating his last year of his enlistment, but I really respected him for giving his time to serve in the Army. It was really the right way for him to go at the time.” Mike and Sandy then married and have been together 44 years. They have three children and seven grandchildren. Justin Creasy, a veteran of Operation Iraqi Freedom, joined the Air Force in 2002 and served until 2007. Creasy has a long list of things that make him proud of his service, but one graduation from basic training at Lackland AFB in Lackland, Texas stands out in his memory. “My mother walked up to me in tears and told me how proud of me she was. I was chosen to carry the United States flag out of 150 People. The thought of my accomplishments that far made my mother proud of me.” Creasy and his wife, Jessica live in Anthem with their two children. io
