Living In Anthem & Loving It!
Where are the Bargains? Dear Doreen, I have been looking for six months but can’t find what I want. I was told when I started that I would have my pick and could get more house for the money than I could imagine. But that is not proving to be the case. I want at least four bedrooms plus an office, a three-car garage, three full bathrooms, a spacious kitchen, roomy backyard… pool is optional. I didn’t want to pay more than $300,000 but I can’t find anything for less than $350,000. What is going on? —ISO Big Bargain
Dear In-Search-of… What is going on is the market is changing. You probably could have gotten all those things for less than $300,000 a few years ago, but that ship has sailed! Depending on the area, you could be well into the $400,000s for price. That is not to say there are no more good deals to be had, but they are harder to find and have more competition once you find it. You will need an agent who really knows the market and the inventory (often before it is made available to the public), so give us a call! —Doreen

Wastewater There’s been a lot of noise and confusion over Epcor’s wastewater rates for Anthem East customers. Here’s what you need to know… Until the next time it changes. By Nadine Shaalan nshaalan@anthemnews.com
L
ast month, the Arizona Corporation Commission (ACC) voted to delay implementation of the winter averaging method of determining wastewater rates again—this time until 2014. The plan, originally intended to begin this year, was delayed in May when Epcor requested more time to educate consumers on how the new scheme would impact water bills.

Deconsolidation from the Agua Fria Wastewater District will happen in three phases over three years, [See chart]. So for the immediate future, Anthem Easters can expect to save anywhere from $3.69 to a maximum of $6.18 per month without even trying.
But in 2014, Winter Averaging Could Make Life Miserable

4. In 2014, the Winter Averaging program will be implemented. The rates here apply only for January, February and March. Those three wastewater bills will be averaged and become your fixed rate for the remaining nine months. A broken valve or pool filling during the first three months has the potential to cause financial hardship.
3. In 2014, the cap is removed. Your wastewater rate will coincide with your usage without limit. Higher wastewater bills can be expected by those who use more water (close to half of Epcor’s Anthem customers).
2. The rates are currently capped at 7,000 gallons and will remain capped through 2013. Your wastewater bill will not be higher than $74.80 before 2014.
Important points to remember: 1. The rates below only apply to wastewater (sewer service); Water usage rates are a separate, more expensive part of your bill.
Deconsolidated and Averaged: Wastewater Rates January and Beyond…
Rates: Demystified
used. But, much of Anthem’s water is used outdoors in the landscape or the pool, bypassing the sewage treatment system. The new plan charges consumers for wastewater based on the average of how much water is used between January and March, when outdoor usage is typically lower. Then, adjusted wastewater rates would apply from June through the following May. Rates would readjust annually. Sounds painless enough. But what most haven’t noticed over the past years is that there is a cap on the wastewater charge. No matter how much water you are using, your wastewater portion has been held to $74.80 or less. That cap goes away when winter averaging kicks in.
Who will be affected?
If you followed the drama of Dennis Jones’ broken valve [See “Agony of Broken Valve Syndrome,” AnthemNews. com], the wastewater portion of his whopping $1,790.47 bill was only $74.80. Had Jones’ valve broken without a wastewater cap in place, his bill might have been closer to $2,600. Imagine figuring that bill into a winter average rate! That is not to say that only catastrophic plumbing incidents will merit a bigger wastewater bill. A look back at water usage in 2008 shows 43 percent of thenArizona American customers in Anthem pushed through the 7,000-gallon winter average usage range. If water usage habits in the area have not changed, we can expect some 3,000 Anthem customers to feel the pinch in 2014, deconsolidation notwithstanding. io Note Epcor serves Anthem East. The west side’s water service is provided by the City of Phoenix.

When Fatherhood Brings You to Your Knees Eric Kilstrom on why he cares so much
H
e was on a business trip when he got the call. The call every parent hopes would remain in the darkest, dread-filled corners of imagination… Eric Kilstrom’s son, just 18 months old, was in the hospital. May not make it through the night. Better hurry home. Kilstrom took the next flight out of Orlando and, after four stops, made it back to his son’s side in Phoenix. Griffin wasn’t moving. “Unresponsive,” was the description. In that fear-filled moment, Kilstrom prayed. “God, save this kid,” he pleaded. And then added, “I’ll do anything to help parents who have to go through this because this is the worst feeling that anyone should have to go through.” Kilstrom said God answered the first half of his prayer in the coming months. Griffin, recovered fully.

The second part took a little longer. The prayer-turned-promise took flight shortly after the Kilstroms moved to Anthem in 2001. That’s when his wife, Sara, learned of a little boy in the midst of one big fight. Josh Thompson, 7, was battling cancer. As only a wife can do, Sara nudged her husband, reminding him of his pledge
to help other parents caught in those breath-stealing moments of childhood illness and loss.
On giving and human nature…
Typically, people don’t get involved unless a cause affects them. Often, it’s not By then, Kilstrom had launched the until after the cause affects them, as in my Business Network of Anthem, a local case. I wish people would say, “You know business leads group. He told members, what? I’ve got to be the change.” One of “We have to do something for this kid.” my favorite lines comes from Gandhi. He One mega-golf tournament later, Kilstrom said, “Be the change you want to see in and his business associates raised $27,000 the world.” to help Josh and his family. But when a little girl whose family was friends with the Kilstroms developed leukemia, Kilstrom knew something bigger was needed. So, he created We Care Anthem, a full-fledged 501 (c)(3) nonprofit charitable organization aimed at helping families in the midst of deep and often heart-wrenching need.
It really does take a village…
We were created to be a community with each other. There’s that thing, “It takes a village to raise a child”… So it takes being out among people, learning how to interact. Doing something makes a difference, even if it’s just in one person’s life.
On why, despite repeated exposure to sadnesss and No family should ever have to suffer the adversity, he continues to do it…
On the financial reality of illness…
thought of losing a child to some illness. It’s horrific. When your child does get sick, the first thing you think about is, “How am I going to afford to take care of my kid? I am going to have to quit my job. I have to be home with them. I’d lose my house, lose my car.” The first thing we want to do is make sure life stays as normal as possible and pay as much of the bill as we can.
People open their hearts and it softens them. It creates a ripple effect. Unfortunately, it doesn’t seem to last too long, which is horrible. After 9/11, you saw patriotism just skyrocket. And then we forget. Organizations like ours don’t let you forget. Unfortunately, sometimes I’d like to forget, but I have a promise to God that I would keep doing it.
Helping Others Help Others Anthem is known for its supportive community spirit; and many charitable organizations have sprouted over the years as needs arose. Some groups that might have otherwise been defeated by the expense, time and process of becoming a 501(C)(3), were instead able to focus on their mission under the umbrella of We Care. “It’s allowed other people to do great things,” Kilstrom said of the arrangement.
Among those working under the We Care umbrella are the Network of Anthem Area Providers, Hope, Anthem Giving Circle, We Care Kids, Anthem Cares Through Service (ACTS). For more info, visit wecareanthem.com. Eric Kilstrom is vice-president of VIP Mortgage. Contact him at Erickilstrom. com.

What Lurks Under Your Sink
T
here are some places around the home we’d just rather not venture—at least not alone. The junk drawer, the hall closet, and in my case, under any one of my kids’ beds, is “ingrata locus” (thank you, Google Translator). The hollow that dwells beneath the kitchen sink is such a place. Suck it up, cowpoke, and take a look under there. This is one of the most common hiding spots for moisture damage and (eek!) mold. Resistance (as well as neglect) is futile. Here are a few tips that can save you the cost and aggravation of dealing with a water-damaged kitchen sink cabinet:
2 If you store wet rags and cleaning chemicals, put them in a plastic tub. This will keep moisture and spills contained. 3 Make sure the connection between the sink and counter top is caulked. This is a very common cause of water damage, especially at the back of the sink lip. 4 If you have an RO system, have it serviced annually. Ask your service technician to change the filters, check for leaks and sanitize the system. 5 At least once a month, open the cabinet, bend down and take everything out. Inspect the cabinet and plumbing. Run the water into both sinks and look for leaks. Take a sopping wet sponge and run it around the lip of the sink. If you see any sign of dampness, get it fixed immediately.
1 Don’t store your garbage under the sink—especially if your RO (reverse osmosis) system is under there. The tubing connections for the RO are not all If you survive this mission, maybe you that hearty, and the constant pulling out have what it takes to look under those and shoving in of the waste basket is just beds. Better bring a buddy. io asking for trouble. Plus, it makes it kind of stinky down there. NOVEMBER 22 & 29, 2012 |
