‘Back on the Market’ Not a Bad Thing Dear Doreen, I had my eye on a home that was listed as “back on the market,” but by the time my husband and I agreed and got with my lender to get preapproved, it went “pending.” Now the house is back on the market again. I love the house, but now I’m nervous. Why do the buyers keep backing out? What do they know that I should know? —Paranoid or Precautious?

Dear P or P, There are multiple reasons a home could fall out of contract, and doesn’t necessarily imply the home is a lemon. one common reason is that the house did not appraise for the purchase price. (Since the crash, appraisals have been on the conservative side.) If the home appraises for less than the loan amount, the buyer has the option to come up with the difference in cash, negotiate a lower sales price, or walk away from the deal. If it’s a short sale, it could be that while the seller’s lender was processing the sale, the buyer has found an alternate home. to ease your mind, know you have the right to a SPDS (seller’s disclosure) which will list any property issues the owner is aware of. and you will be able to hire your own inspector to go over the property carefully. If the home has a pool, you may consider hiring a separate pool inspector. any major problems can be negotiated within the inspection period. If you and the seller can’t come to terms during that period, you can back out. —Doreen

Pirates Break into Song P By In&Out Staff Writers

roMusica is shedding its formal attire for the garb of a sea dog. The choral group is performing a concert version of the operetta “Pirates of Penzance” this weekend. The show is not fully staged but includes all the original dialog, music, and action (and even the set of a giant ship). Organizers hope the show will introduce people who perhaps haven’t seen an operetta before to the genre.

“The nice thing about it is it’s a Gilbert and Sullivan, so it’s an English (British) operetta so you don’t have to do any translations,” said co-artistic director for the show and PMAZ founding director and conductor Kevin Kozacek. “It’s not heavy in any sense of the term. It is a comedy.” And he added, “It’s a great deal of fun... Pirates are just kind of fun right now.” The two-act performance will be less than two hours including intermission. Audience members are encouraged to bring a nonperishable food item to be donated to the Foothills Food Bank. io

Ben Avery Targets Safe Shooting Practices

T

he largest public-operated shooting facility in America is located just five miles south of Anthem along Carefree Highway. Ben Avery Shooting Facility, operated by the Arizona Game & Fish Department, earned a five-star rating from the National Shooting Sports Foundation [See box]. The range offers a controlled shooting environment for men, women and children of all experience levels.

When he retired from the Arizona Republic in 1974, Avery had worked with every Arizona governor since statehood. He died in 1996, but his legacy is carried on by the facility named in his honor. Ben Avery encompasses a massive 1,650 acres of world-class shooting ranges for every type of weapon from small-bore pistols to high-powered rifles; from trap and skeet shooting to black powder weapons from the 19th century. The facility has more than 1,100 shooting stations.

The facility is named after Ben Avery, Ten archery ranges here will play a native Arizonan best known for his host to America’s Olympic Archery 29 years of outdoor editorials written for the Arizona Republic. While the sound of that may conjure images of wild West mayhem, this shooters’ Disneyland is a family-friendly environment stressing safety and education for all who come to learn and enjoy. Phoenix Police do all of their rifle training at Ben Avery. And each year, the site hosts many regional and national shooting competitions, including the Old West Cowboy Action Shooters, the National Clay Target Competition and the Western Nationals for the Black Powder Muzzleloaders. Two campgrounds on the property are often filled with motor homes and travel trailers exhibiting license plates from all across the United States and Canada. I’d be dumber than you already think I am if I thought for a minute that this topic would not get the communal juices flowing. In anticipation of your “feedback,” I’ve purchased a snazzy asbestos leisure suit, so here goes. Arizona was born with a pistol in it’s hand. It’s no coincidence we have some of the most owner-friendly gun laws in the country. Like it or not, that’s a fact. We all want to teach our kids to swim, right? I think the same mindset should apply to gun safety. With that in mind, I think we’re very fortunate to have a resource like the Ben Avery Shooting Range Facility right in our backyard.

I’m pretty sure about half of you reading this are gun owners and most of you have at least visited Ben Avery, as have I. Every time I go there, it seems I find something new. It was just last month that I found out about its 1,000-yard high-power range. A client of mine told me it’s one of the best in the world and he was in town for a competition. By the way, he also bought a house in Anthem. It then dawned on my dim noggin that our local range is a contributor to the Anthem economy. Well ain’t that something? I suggest you pay Ben Avery a visit. They are very people-friendly and bend over backwards to help the newbie. And, they take gun safety and education very seriously. Now, please, don’t shoot the messenger. io

I

f you used to live next door to a foreclosure, chances are you are now living next door to an investment property. Distressed Anthem homes are being snatched up by all types of investors. By the end of 2011, home sales around the Valley were up and foreclosures were down, making conditions right for cash-paying investors to pounce. “[Nationally] All-cash sales accounted for 28 percent of purchases in November; they were 29 percent in October and 31 percent in November 2010. Investors make up the bulk of cash transactions,” according to the National Association of Realtors. Real Estate Broker Dennis Jones of Anthem said real estate investors are “Anthem residents, retired couples, some young people looking for a way to earn income, some are looking to flip; they’re fairly well diversified. We are seeing Canadian buyers that are using the properties as rentals. They may live in them seasonally and rent the rest of the year.”

He told In&Out his first Anthem flip sold in a month, but he averages a three-month turnaround. He said in Anthem the margins are very tight: “It’s a very competitive market.”

Take all food with you, even non-perishables. You can donate the non-perishables to Foothills Food Bank. If a critter happens to get in while you’re gone, you’ll be glad you did. Don’t forget to clean appliances like toasters and ovens for the same reason.

Take out the Trash

Empty all trash and wash out all waste baskets and garbage cans. Run the dishwasher and make sure you wipe up any water in the bottom. Your nose will be glad you did.

Pay For Pest Control

Do not suspend pest control. The bugs don’t know or care that you’re away.

Climate Control

Set your A/C at 85 degrees and change the filters. If you don’t, the heat could crack cabinets, drywall and, in some cases, even windows. It’s a good idea to have the system serviced before you leave, including having the condensate lines blown.

Is Your Fridge Running?

Chase it, if you want, just be sure to leave it run. Set it to the highest setting and leave an open jug of water in both sides. Since it’s on anyway, put your candles in there so they don’t melt.

Shut Off the Power

Turn off the breakers to anything that won’t need power, like the microwave, range and dishwasher, to minimize “power drain” and electricity bills.

Battery Roundup

Take the batteries out of all remotes, clocks, and everything else, except the smoke detectors.

Cut the Water

Water is still an issue. As long as the landscape is getting water, it’s OK to turn off the water to your house. If you do, take these precautions: • Make sure the water heater is turned to “off”—not “pilot” or “vacation”—or you could cook. • Have someone come in and turn the water on once a month (at least) and run all fixtures and flush all toilets. Have them also run a quick cycle in the washer. If not, the traps will dry out and the house will smell like a sewer. (There are several helpful—and insured—home management companies that will look after this sort of thing while you’re gone. They are also handy for handling the unforeseen, such as a burst water heater, monsoon damage, and keeping your pool from turning green. Check references before handing over the keys.) • Fill a 5-gallon bucket of water, one for every bathroom and one in the kitchen, to keep moisture in the house so things don’t dry out too much. We recommend putting the buckets in the tub/shower and the kitchen sink to prevent stains on the floor. • It’s not a bad idea to put plastic wrap over the toilets to slow down evaporation. Choose colored wrap to avoid… well, you know! Some people even put a little vegetable oil in the sink/tub/shower drains to slow down evaporation. • If your shut-off valve is outside, remove the handle to minimize the chance of knuckleheads doing what knuckleheads do. io

Thanks to the newly forged frontage road and the widened I-17, Anthem is no longer the desert island it once was. (The only traffic jams we’ve seen lately can be blamed on a sale at The Outlets.) Compared to other areas in the Valley, “You pay more in Anthem, but you have to have a community around it or the investment will be lost,” Mark said. “I can spend $200,000 in Glendale or Peoria or Phoenix. More at Desert Ridge,” said Jones, who opened his brokerage in Anthem in 2006. “But in Anthem, you get with that a nice house with these neighborhoods—you get more for your money.
