Getting Out Without a Short Sale Dear Doreen, My husband and I are curious... We live in one of the zillion “Reunion” models built in 2005—so it is worth about half what we paid. We financed the entire purchase, of course, and have a small home equity loan of about $30k (long since frozen, which is fine—we just pay it). We won’t qualify for a short sale. We make all our payments on time and we have no financial hardship. The problem is we are trapped in this house! We have a two-car garage we have completely outgrown and a tiny driveway. Ideally, I’d love a one-story in my kids’ school zone so I wouldn’t have to drive them every day. Can you tell us how we can ever get out of this house? —Bursting at the Seam New to the Market!
Dear Bursting, Many feel your pain... You are upside down but still pay your mortgage and would short sale, if you could, but you can’t; lenders are not allowing “strategic short sales.” First, contact a good lender to see if you qualify for a loan for another home if you lease your existing home. The rental market is active so that is a possibility. another option is to wait out the market. Will it recover to the 2005 level? I wish I knew. My only other thought would be to look for a trade with someone who is also upside down. That’s a long shot but an ad in the local press might just work. —Doreen

arolyn Thomas Temple of Anthem is allergic to pollen, mold, dust and animal dander. For many like her, this time of year is the worst. One local doctor told In&Out, “Peak allergy season begins when we consistently start having warmer days (above 70–75 degrees) until it starts to get close to triple digits.” And, he added, some people in Arizona experience seasonal-type allergies all year-round.

Temple’s hardest struggle comes in July when the dust storms strike. When the massive dust storms of July 2011 rolled through town, Temple’s allergy symptoms snowballed into a full-blown infection. “And, because I’m also allergic to prednisone, sulfa drugs and penicillin, by the time I got through a second and third round of antibiotics, the advice was to leave the state.” Rather than turn to the corner pharmacy, some patients are busy gathering a would-be cure courtesy of mother nature—honey. Whether local honey treats allergies is debated among the medical community, and not many studies exist. However, a 2010 study of 50 allergy sufferers in Finland assessed the effects of preseasonal use of birch pollen honey (BPH) on symptoms. The study published in 2011 in the International Archives of Allergy and Immunology found 60 percent of the patients taking the BPH had lower total symptoms, twice as many asymptomatic days and 70 percent fewer days with severe symptoms. They also used 50 percent less antihistamines compared to the control group. The rumored magic behind the medicinal benefits of honey starts at the source: the plants. Not unlike getting a vaccine, ingesting little bits of the offending pollen helps allergy sufferers build up a tolerance, the thinking goes. What Not to Store in Your Garage
I
once cooked an entire four-egg omelet on my garage floor one hot July day, true story. I don’t recommend you try this; it tasted like old motor oil and bug parts. If you’ve spent at least one summer in the “roast garden” (I trademarked that; Don’t get any ideas!) there are a bunch of items you might not want to store in your garage. They could melt, dry out, warp, and most importantly, start a fire. I’m not saying get rid of everything, I’m just letting you know what to expect and what you might want to avoid. No matter what kind of paint you have, it will turn to a solid or at least a coagulated mess if you store it in an unconditioned space. Latex paint isn’t particularly flammable, but oil-based and spray paint certainly are. The same goes for paint thinners, lacquers and such. If you really need to keep this stuff in your garage, get a metal cabinet. I’d also suggest locking doors to keep those kids out of the spray paint. I’m not saying they’re vandals, a can of spray paint can be awfully tempting and the result is pretty permanent. Most auto care products are flammable on some level. While I’ve never seen motor oil spontaneously combust, it can

provide great fuel to an already flickering fire. Dispose of old oil properly and quickly. What are you going to do with it anyway? As far as gasoline goes, I would never keep it in my garage unless it’s inside my gas tank. While most water heaters these days have an enclosed flame, I’d advise you to keep anything remotely flammable at least 5 feet away. You also might have noticed a couple of register grills on the exterior wall of your garage. They are called “combustion vents” and are there to ensure there’s enough combustion air for your water heater to do what it does. They also provide a bit of ventilation to minimize the accumulation of combustible gases that might form when all those gas cans, paint thinners and such get the sauna treatment on a typical summer day.
