Dear Doreen, You short sold our home two years ago. We’ve been renting since then and thought, by now, we could qualify for another home loan. But our lender guy said our credit scores are not quite where they need to be. He suggested we use their credit repair person. I know nothing about the best way to proceed, but shouldn’t I use a separate company for credit repair? There seems like a multitude of them. What should I do? —Credit Crazed Dear Credit Crazed, You have to find a company that has a strategy that works for you. If you only have a little ways to go to reach your desired score, then consider a company that specializes in credit restoration using a pre-litigation approach. They use an initial threat of legal action against the creditor or creditors. The credit restoration company should go to the creditor first instead of simply submitting the standard letter to the credit reporting agencies. You may consider contacting an attorney first. They might get good results simply by sending a letter, and you can avoid using a credit repair company. I’m sure you’ll work it out and be in a new home soon. Call us for help, anytime. —Doreen

or 14 years, Anthem Council has been taking one quarter of one percent of the sale price of every Anthem home, collecting some $4.5 million when the fund reached its peak in 2012. To date, it has spent roughly $170,000 from the fund on in-depth studies to determine how best to spend the money. Then, in a snap decision, it decided to raid the fund of $3.8 million to buy and renovate the building it occupies at 3701 W. Anthem Way. The first study was commissioned in 2008 with the enhancement fund at about $2 million. The communitywide, months-long study took resident feedback into careful consideration with a statistically significant phone poll, as well as several town meetings and electronic feedback. The result was the CIMP (Capital Improvement Master Plan) Report identifying, among other things, the need for a second community center that would incorporate a performing arts center and office space for the community associations.

Swaback researched new sites as well as existing buildings that could become the multi-purpose building needed to alleviate crowding at the community center and to provide a civic hub for residents and businesses in addition to providing association

Council spends about $119,000 on the Capital Investment Master Plan to determine how to spend Anthem’s enhancement fund. The clearly identified priority was an additional community and arts center incorporating a 250-foot black box theater and rooms for fitness classes, senior games and nonprofit use, as well as offices for the HOA administration. The real estate market collapses almost simultaneously, throwing the country into recession.

office space. The report identified other future needs, including an improved amphitheater, sports fields and a competition swimming pool.

An Impulsive Withdrawal

But, after years of research and countless meetings, it only took the ACC one meeting in June 2012 to propose and authorize the first major enhancement fund expenditure.* In just a few minutes, council approved a $3.8-million cash withdrawal to purchase and renovate the building that would house its new headquarters and provide some community space—but would not satisfy the first need identified in the original CIMP report. The decision to drain the fund for the building purchase was made without any prior notice to property owners. In prior meetings, in fact, Council boasted that its plan to finance the building purchase would ensure minimal effect on the enhancement fund balance. In January, as if to divert community focus from the raiding of the fund, Council unveiled a plethora of enhancement projects

borne of the Swaback report and identified as priorities by ACC’s Community Planning and Development Committee. Rough sketches were provided for: • A west side park at Opportunity Way • Improvements to Liberty Bell Park • An amphitheater conversion to allow broader use of the facility • A dog park • Expansion of the community center • An outdoor games area

These proposals were culled from a larger group based on the notion they could be completed within about five years. It didn’t take long for Council to weed-out the outdoor games project and the dog park location near the lake. While design and financials have not been approved for the Council has spent $150,000 on fill for a west side park, but no formal design has been approved.

By 2016, the enhancement fund balance is estimated to drop to $95,000 [see chart], less than the cost of dirt for the west side park.

What happened to the amphitheater?

Other than some temporary safety lighting for the Music in May series, there has been little discussion about the project deemed highly desirable by the community according to the Swaback Report. ACC eventually prioritized the projects: 1. Completion of Opportunity Way Park (without lighting), 2. Liberty Bell Park improvements 3. Amphitheater lighting improvements; a safety necessity. 4. The outdoor games area project including

aisy Mountain Veterinary Hospital suddenly finds itself a makeshift cat hostel. Through its partnership with Anthem Pets (and its admirable humanitarian spirit), the hospital now features five felines wandering about. Stop by the hospital to check out the four kittens, about 4 months old, and adult cat. The adult, Daisy, is working with only three legs but has fully recovered. “She was very fearful of everything at first but now loves

attention and will bug me to pet her every time I sit down at my computer,” said Dr. Kirstin Young. Daisy must stay indoors and in a dog-free home. All are neutered and ready for adoption. “Rescued cats tend to be better in different situations because they are exposed to dogs, cats, kids, and sometimes chaos, while at the clinic. They tend to have more social personalities and be more easy-going,” said Dr. Young. Not ready? More kittens are due in shortly, so check back. io

ometimes when you get out and drive away from the Anthem area, you can find a place nearby that is really, really special窶不pecial for the services provided and special for the kind people you find there. Such a place is the Phoenix Herpetological Society in North Scottsdale where a mostly volunteer group of reptile lovers operates a non-profit organization dedicated to the rehabilitation and conservation of rescued reptiles.

It was 2001 when three lifelong enthusiasts of reptiles, Russ Johnson, Daniel Marchand and Debbie Gibson got together and decided to establish a sanctuary for unwanted and injured reptiles. Before then, most unwanted, unwelcomed, abandoned or injured reptiles were simply euthanized since no private or governmental agency had the knowledge or the facilities to rescue and provide for their wellbeing.

One special resident, Mr. Stubbs, happened to lose his tail shortly after he hatched. The tail wound healed long ago, but Mr. Stubbs was challenged to swim without a tail. Through the efforts of the PHS staff, a bionic tail has been crafted for Mr. Stubbs, and even though it takes a whole crew to attach, he has become quite a swimmer with his manmade tail.

Phoenix Herpetological Society owner Russ Johnson (right) extends the 20-foot-long, recently shed skin of a reticulated python. King Cobra, Taipan and Gaboon Viper, along with all 13 species of Arizona native rattlesnakes. This is the largest display of venomous snakes in the United States. The Venom Room also serves as the PHS’s classroom where school groups, scout groups, day campers and guests learn about the unique and marvelous world of reptiles. Since the primary goal of the Herpetological Society is to conserve wildlife through education, scheduled appointments can be made for tours lasting up to three hours. You can even help feed the tortoises and get really close to Clem, a 9-foot, 400-pound American alligator. The staff of PHS live their mission statement that, “Conservation Begins with Education,” and they work closely

with zoos and wildlife sanctuaries around the world. PHS offers conservation programs for schools, conventions and universities—just about anyone anywhere wanting to learn about the role reptiles play in the natural world. PHS teaches safety in interacting with reptiles, proper reptile care, and reptile conservation in the environment, including in your own backyard. From the amazing collection of rescued reptiles to the contagious passion and compassion for these animals that flows from the owners and volunteers, this sanctuary, its animals and its people are, well, just really special. Set a Good Example for Your Kids [Editor’s Note: This morning crash in front of Boulder Creek on the third day of school reminded us that the season brings an extra level of madness to the roads. It’s a good time for us to remind drivers to take a few deep breaths, focus on the road and be extra gracious. With that in mind, we present this encore article from Chris Prickett’s archive for your consideration.]

I

don’t claim to be an expert on car line etiquette because I don’t drop my kids off at school. As a matter of fact, ours is a family dynamic straight out of the 50s: Dad works, mom takes care of the kids. Dad comes home from work to his pipe and slippers, a hot meal and a nice foot rub, while my dear wife slaves over the housework in high heels and a frilly apron... OK, let’s just stick with the part about me not dropping off the kids. Please don’t tell my wife the other stuff (she beats me). From my discussions with several drop-off parents, there seems to be a tad bit of friction over at ye olde school house. Can’t we all just ride along? Most of the complaints center around uncivil behavior and inattentive actions. Like life in general, huh?

Every school has their own system, but most have a pick-up and drop-off line and a wait-for-your-kid line. Pick one and act accordingly, por favor... and no cutting! Don’t wait in the express line and don’t express in the wait line. And, under no circumstance should you zip through the express line to get “cutseys” in the wait line! That small window of time at the beginning and end of the school day should be “yap-free.” If you’re in the express line and you see your bunco buddy in the wait line, give them a quick head nod and be on your way. I’m sure they would love to hear about your weekend, but not when 654 other parents are trying to gather their gaggle and hoof it to theater, or soccer or taekwondo practice. In&Out people!
