Appraisals Slowing Recovery Dear Doreen, I thought you had sold my house and was so happy. Now you tell me the appraisal came in $10,000 below the offer price! So, either I drop my price by that much so the buyers can qualify for their loan or lose the deal? I’m trying to get to that appraiser but no one will allow the call—I can only leave a message. Isn’t there anything I can do besides lower the price? —Under-appreciated Dear Under-appreciated, This has been going on for a couple years. We get homes sold for top dollar in a down market.

Everyone is happy except the appraiser! The short sales and foreclosures they include in their comps suppress home values. They say they just reflect the market, they don’t set value, but I’m not buying it! Often, we see appraisals come back within a few thousand dollars. When we ask what’s going on, we, too, are shut out. My suggestion: Ask the buyers to split the difference. If they agree, we can still close on time. This is your decision. I wish we had more influence, but it seems we are all held hostage by these appraisals. —Doreen

A Poignant Thanksgiving
A
few days before Thanksgiving, our daughter Austyn’s bicycle trailer was hit by a truck. She suffered a skull fracture and bleeding on the brain. She was admitted to Phoenix Children’s ICU for close observation. By the grace of God, she is now recovering nicely and returning to her toddler ways. Anthem is a wonderful community as evidenced by the support we have received since the accident. So, we want to publicly say “thank you” to... • The Daisy Mountain Fire Department, the paramedics and Shift A for their compassion and kindness that goes on for miles. • MCSO Deputy Radermacher for the caring way he assisted us on scene and follow-up in the hospital to check on Austyn. • The couple who stopped and called 9-1-1. • The gentleman who ran from the park
to help, and kept Austyn safe and comfortable until paramedics arrived. • The parents and teachers at North Valley Christian Academy and Tutor Time Happy Valley for the gifts and crafts to get us through her “feet on ground” recovery. • The prayer circles in and out of Anthem. You helped heal her body and our spirit. • The Peregrine neighborhood for the trunk full of toys donated to the Daisy Mountain Fire Department Holiday Toy Drive in Austyn’s name. This time has been difficult but for each helping hand, our lives have been just a little bit easier. And for that, we are truly grateful.

ou may not have felt it. It happened quietly, and unexpectedly, with little pomp. But it was pure magic. In late November, while many of us were nibbling on turkey leftovers and grumbling as we untangled endless strands of holiday lights, the true spirit of Christmas hit our humble town.
The Reason for the Season In total, this Secret Santa spent more than $1,500. A big bill for most of us, to be sure. But much more than that, this stranger who presumably lives among us brought tears and relief to 20 different families who now no longer have to make installments on their children’s Christmas. And, he brought hope to the hearts of every one of us.
“One lady started crying on the phone,” shared Walmart Manager Joe Malinconico. “Another one of the customers identified herself as a struggling mom. She said, ‘I’m a single parent. I just can’t believe this is happening to me.’ ”
Hiner said she’s inspired by the stranger’s generosity. A BIDET PRIMER Much of the rest of the world is appalled at us Americans for our lack of bidets. Once you get used to it, you’ll see why. After just a few uses, the thought of not washing after going becomes a disgusting notion. There are several types to choose from:
1. The porcelain stand-alone (top left) looks a bit like a toilet
with no seat. A better option for new-builds, though, as fitting one of these in an existing bathroom can mean a major renovation. Has both hot and cold water and a spray head usually positioned in the bottom of the bowl. You can use it facing forward or backward— one way makes it convenient to reach the handles, the other is easier if you’re wearing pants.
2. The toilet-seat retro-fit (top right). These run from $200
(+ installation) for a basic model to $1,800 for a veritable spa experience for your bottom, including water temperature control, variable-speed dryer, exhaust fan and heated seat. These require electricity, so figure a GFCI outlet into the project.
3. The hand-held (left). This most basic form can be had for as little as $25. (We had Rudy Vega install one in just minutes for $85.) It resembles the sprayer on your kitchen sink. The bonus here, besides the accessible price, is that you maneuver the sprayer around your body, not the other way around. The downside is your tapped into cold water which can be overly invigorating in winter. NOTE: Unless your seat has a built-in dryer, you will need to
