Superb Marketing Designed to Sell Your Home for the Highest Possible Price SOLD

STEP 1:

GET A COUNTER OFFER

Dear Doreen, I tracked sales in the Anthem area for a year before coming here from California to buy a house. I’m an accountant so I know my numbers, but each time I make an offer, I am turned down. I don’t even get a counter offer! Maybe I should move back to CA where people want to sell their homes! Moving On.... Dear Moving, Are you working with a local agent who knows the market well? Those of us who work a local market know who will accept a low offer and who won’t.

Sellers love their homes and a lowball offer won’t work. If your offer doesn’t elicit a counter, your offer failed; Negotiations are over. Get them to take you seriously by convincing them you can arrive at an agreeable price. If it is fairly priced, offer slightly less. If you can’t put together a deal, don’t worry. You’ll likely end up finding an even better home a week later. Get advice from an experienced local agent and don’t give up—you’ll find that perfect AZ dream home! —Doreen

Assisted Living:

Q:

is it time?

My mom is 89 years old and living on her own. i keep thinking it might be time for her to move out of her own home, but she keeps telling me she’s fine. How do you know when it is time? And, if it is better for her to live in assisted living?

A:

this is a question i answer every day, and a surprisingly easy one! the AdLs (or “activities of daily living”) required to live safely are very simple: • Medication Management • showering/toileting • dressing • Preparing Meals • eating As long as mom is able to do all of the above with ease and without issue, she is most probably a-ok to live alone. in the event you notice mom has forgotten to take her meds, (or doubled-up on her meds), or perhaps her memory is not like it used to be, you might have concern to worry. With age comes memory loss, lack of balance/risk of falling, and also depression.

Other things to look for: • is mail being opened in a timely manner and are bills being paid? • Are any medications unaccounted for? • Are there leftovers in the refrigerator? if not, what is she eating? • is laundry overdue? Often seniors forget how to do housekeeping and wear the same clothes over and over. • is hygiene becoming an issue? • When calling mom on the phone, do you notice her memory slipping? if mom lives in a neighborhood, seek feedback from the neighbors. Mom or dad might be good at fooling you, but not as good at fooling the neighbors. Most importantly, listen to your gut. that nagging sense of worry means it’s time to be proactive vs. reactive.

Indedpendent Living? Assisted Living? Living with Me (or my brother/sister)? Ask the experts! Cheryl Ables began working

in the senior care field 10 years ago, after taking care of her parents and grandparent while raising her children. Sam Ile and his family have been in the business of assisted living homes for more than 20 years. Sam and Cheryl are approaching ten years as owners of Anthem Senior Living. They also operate Eldermom, a senior placement service and, now, Anthem Senior Retreat Assisted Living home. Sam and Cheryl are experts at the unique challenges posed by aging parents. Have a question? Write or call today! 602-909-9550,

cheryl@eldermom.com. Help is on the way!

Films might be shown at the library, or, if many quality submissions are received, at an auditorium at Harkins Theaters.

DVUSD Gets Week-long Fall Break in 2014

G

o ahead. Plan next year’s vacations. The DVUSD Governing Board adopted the 2014–2015 school calendar which includes a full-week fall break during Thanksgiving. Thanks to conflicting graduating dates with Peoria Unified School District, and the use of University of Phoenix stadium, DVUSD had to move next year’s dates to May 28 and 29. The new graduation dates also mean added break days throughout the school year. The board was presented with two calendar options at its Nov. 26 meeting. One option, without the fall break, would be at no cost to the district, but would move the start of school one week later. The second option, including the fall break, would cost the district $60,000 due to language in the classified employee contract. “It costs money because it would require us to pay our employees for two additional days of non-work,” said DVUSD Superintendent Dr. James Veitenheimer. Veitenheimer recommended the no-cost calendar. “The administrative team that I work with have looked at it and we feel we can find better ways to spend time and $60,000, so option A is the one we bring as a recommendation.” The board, however, voted to institute the fall-break

DVUSD community will enjoy a long Veterans Day weekend and a full week off during Thanksgiving in 2014. calendar despite its higher cost. A parent who spoke at the meeting said, “I reached out to about 55 people within the district… An overwhelming amount voted for the second option as they feel we need a fall break.” Board President Kelly Gorman echoed the statement, saying he received feedback in favor of a fall break. Ann Ordway, board vice-president, suggested investing in the fall break calendar into the future to align with the calendars of neighboring districts and charter schools. The three board members in attendance voted for the second option for 2014–2015, which includes the week-long fall break from Monday, Nov. 24–Friday, Nov. 28. io FOR THE FULL DVUSD 2013–2014 CALENDAR anthemnews.com/dvusd-calendar THURSDAY, DECEMBER 19, 2013 |

T

here is nothing worse than that sinking feeling when you get home and see the back gate cracked open. You walk through the gate calling for your best friend and get no response. You feel helpless— like there is nothing you can do to get your pet back. Every year, thousands of animals are lost and taken to shelters and rescue groups. In fact, one in three pets will become lost at some point in their life. Without identification, 90 percent will not return home.

When this Great Dane escaped her backyard, a good samaritan brought her to a clinic. Because the microchip information was current, the dog was reunited with her very happy family within hours. Cost to Microchip Your Pet

It turns out there is something you can do to greatly increase the odds of getting your dog or cat back home. Studies have shown that while only 22 percent without a microchip get returned home, those with a microchip are more than twice as likely to make it back home. Worse, fewer than 2 percent of cats without a microchip ever get back home. But microchip the kitty and she is 20 times more likely to be returned. A collar and tag can help, but collars can be lost, leaving the pet vulnerable. A microchip is permanent. Any stray brought into a veterinary clinic or shelter will be scanned. Then the owner can be called, and each story gets a happy ending.

Cheap and Painless Some people worry that implanting the chip causes pain. Most dogs and cats don’t feel the microchip any more than a vaccination.

Cost is another concern. Most vet clinics charge between $30 and $50 to implant the microchip. Typically this also includes the registration. There are also several microchip clinics offered throughout the valley where dogs and cats can get microchips for as low as $10. Anthem and New River have a large problem with dogs and cats escaping. The local pet advocacy group, Anthem Pets, reported that between August and November, 69 dogs and cats were found running loose in the area. Of those, only 35 were reunited with their owners. More of these pets would have made it home if they had microchips with current registration information.

Only as Good as its Info Getting

a microchip is the first step. You must ensure that you properly register your pet with the company. They will ask you for an alternate contact. Carefully choose a friend or family member with the most stable address and phone number. Or, consider using your veterinary clinic as the alternate contact. It is also vitally important to make sure you contact the microchip company and change your information every time your address or phone number changes. If your number is outdated, it’s as if the microchip were never there. Following these simple steps will give you the best chance of being reunited with your best friend. io Dr. Kirstin Young is a doctor of veterinary medicine at the Daisy Mountain Veterinary Hospital. Recycling Christmas The naughty and the nice.

O

nce all the presents have been ripped open and thoroughly oohed and aahed, what do you do with all the ribbons and bows and wrapping paper? During the holiday season, the average family throws away 25 percent more trash than usual, according to Russ Knocke, spokesman at Republic Services, Inc. “And, nearly 80 percent

of what’s typically thrown out during the holidays can be recycled or reused, instead of going to a landfill,” he said. If you’re unsure what goes in which bin, don’t fret. Here’s the list according to both waste service providers in the area. Refer to this list before you buy decorations, and you’ll be helping the planet.

FENCE

THE THERMOSTAT A hot topic among couples

By Chris Prickett cprickett@anthemnews.com

I

f you’re like me, the heat goes on for about three days in mid-January. If you’re like my wife, you crank it up the first day the thermostat drops below 85 and don’t shut it off until Memorial Day. Let the battle begin! Either way, there are a few things you should know. The inaugural turn on of the season will often be accompanied by a smell similar to that of an Old World crematory. Fear not, loyal reader. That’s pretty typical. When you run the air conditioning all summer, all the junk (dust, hair, dead skin cells, bug parts, etc.) that gets past your filters, collects on the furnace coils that are located in the air handler up in the attic. When the furnace kicks on, all that yucky stuff gets cooked off and creates the wonderful smell of winter. Depending on how often you change your filters, the quality of said filters, how often you have your HVAC unit serviced, and how often you clean your house,

that smell can range from almost nonexistent to downright disturbing. Have the system cleaned and serviced once a year and change the filters every month. There are as many opinions on filter type as there are filters, so I’ll leave that discussion to you and your HVAC professional, but no one can argue they need to be replaced. If you don’t have the system serviced regularly, it will very likely shorten the life and efficiency of the unit, and the irregular service calls will be more expensive. Pay a little now or a lot later. During the winter, change the direction of your ceiling fans from counter-clockwise to clockwise. This will circulate the warm air more evenly and you won’t feel the draft from the fans. Only run them when you’re home. I’m not even going to recommend what temperature to set your thermostats. That’s a war you’re going to have to fight amongst yourselves. io
