Dear Doreen, I have tried to purchase several homes in the area but have cancelled each offer. Reason is, I am not satisfied with the home inspections. I am shocked at how many things the inspector finds! Why aren’t these homes in better shape? —Shocked Dear Shocked, I bet you are relocating from another state and are seeing roughly the same items on each inspection: cracked roof tiles, flat roofs in need of repair, termites. These are common issues in this hot dry climate. Remember, most homeowners don’t climb up on the roof and many don’t know how to check for termites. Residents Probe Assisted Living Developer

ager residents got a first glimpse of the assisted living facility proposed for the corner of Daisy Mountain Drive and Meridian Drive. [See “ACC considers Large Senior Housing Project,” In&Out, Jan. 30.] At a community meeting Feb. 6., R.D. Merrill representatives described the project as affordable mid-market housing with about 65 percent independent living and 35 percent assisted living residents. Questions from the crowd of nearly 80 probed details on everything from traffic and parking to building layout, level of care, and the size and cost of units. Most in attendance expressed support for the concept. As for parking and traffic concerns, R.D. Merrill Vice Chairman Bill Pettit said residents can keep their car on site, but most would rely on transportation services offered by the facility.

E
very so often, I hear the sad tale of a contractor skipping with a nice fat deposit, leaving the homeowner feeling as empty as his wallet. Peel back the layers of this onion and it’s usually the homeowner’s fault. Harsh truth. Just because the guy did work for a neighbor doesn’t absolve you of your homework. Caveat emptor, my homey! If said emptor doesn’t caveat when it comes to paying a contractor, he and said money will soon be parted. Thank Shakespeare, or maybe Fonzie, for those wise words. Elements of a Contract • Contractor name, company name, physical address, phone number, license number. • Payment schedule for the contractor, subcontractors and suppliers. • Start and completion date. • The contractor’s obligation to obtain permits. (If they ask you to handle permits, your “sucker” alarm should be dinging like a fire engine.) • Project change procedures. Usually this is a written “change-order” commonly paid in advance and might include a premium for the time lost changing gears to accommodate the change. • Materials list including appliances, fixtures or anything else you expect. Want name-brand paint? Specify it in writing. • Warranties on materials and workmanship. • Contractor responsibilities, such as clean-up or restoration of landscape. • Written right of cancellation within three business days. Spell this out
on a separate sheet in duplicate, dated and signed by all parties. Scheduling Payment: Your Safety Net No more than 5–10 percent should be paid upon signing; the bigger the job, the lower the percentage. This is to hold the time slot for the contractor, not make the down payment on his new boat. Make sure the contract divvies up payments commensurate with the amount of work completed. If he disappears, large chunks of your money do not. Hold 2 to 5 percent contingent upon completion of a punch list. If he walks before the doors are painted, you’ll have a few bucks to hire his replacement. If you hire a licensed contractor, the ROC protects you for up to $30,000 but caps at $200,000 per contractor. So, if your dirtbag makes a living ripping people off, the well may be dry. Hire unlicensed and you’re out of luck―unless you can get him on criminal fraud charges. In the end, best way to save money is due diligence. io THURSDAY, FEBRUARY 20, 2014 |

LENDS A HAND

I
t seemed a simple enough project for Desert Hills resident Howard Kamarata. The pipefitter was cutting 2-inch pieces of wood with a miter saw for a project he was doing for his wife. But that simple project with its routine cuts turned to disaster. “The blade of the miter saw went half way through the board, the board kicked and my fingers got in the way,” Howard said. Disbelief Howard remembered looking down at his left hand. “I saw blood gushing out and no fingers,” he said. Oddly, the sight of three missing fingers was accompanied by no pain. Howard’s body went from “normal” to full-blown shock. He managed to call his wife, Pat, a nurse who took the news calmly. “I just thought ‘it’s not going to be a sorry tragedy. They will put [the fingers] back on,’ ” Pat said.

How high-tech and low-tech come together to give a Desert Hills man a hand… and hope. Meanwhile… It’s amazing what the body and mind do to cope with trauma. Howard called 9-1-1. The operator told him he needed more than the paper towel he was using to stem the blood flow; try a dish towel. He carefully selected one that was not any of his wife’s favorites. By now, Howard began to worry about his severed digits now laying near his chickens. He hoped they were leaving the fingers alone. From Bad to Worse When the EMTs arrived, Howard walked out of his home to meet them, only to pass out in their arms. While one group treated the hand with three missing fingers, another searched for them in the backyard. Once Howard was stabilized and the fingers recovered, a chopper flew him to Good Samaritan Hospital. The news at Good Sam was not good. “The surgeon came in and looked at my fingers and said, ‘I’m the best in Arizona and I can’t do anything
for you.’ ” Hard news for a man who makes his living with his hands. Tough, also, for Pat. “The part that got me was signing the form for amputation. It was to clean up what was left,” she said. Grieving and Healing. Hand and Soul. That was back in October. “I have my ups and downs. Some days I get frustrated. I do a lot of thinking, ‘If I had just done something different,’ ” Howard said, still wrestling with 20-20 hindsight. Today, Howard’s out of work and worried. He was struggling with how a pipefitter shy three fingers would find work, when he bumped into Casey Barrett, a friend he had known for some six months.

“Howard told me the story. He was pretty shook up,” Barrett said. Howard’s story reminded Casey of a video he had seen online about a guy in South Africa who had lost his fingers. The South African owned a 3D printer and started collaborating with an American who had a background in mechanical special effects. Together, they produced the plans needed to fabricate prosthetic parts using the 3D printer, and posted those files online for anyone who might benefit. Casey, a design engineer, was ready to give it a shot. “I showed Howard a picture and said, ‘You want to try one of these?’ ” The cost of traditional prostheses was discouraging. “After a while, he was 100-percent on board,” Casey said. Three 3D Digits Casey measured Howard’s hand, modified the downloaded files and sent them to Graphic Design Services in Scottsdale. The request was a first for owner Dan Perlmutter. “I had been aware of Robohand, a hand designed for a boy who had a birth defect,” Perlmutter said. “I thought it was fantastic!” He set to work on the time-consuming process of printing the new prostheses, which essentially amounted to finger-shaped “thimbles” and fingers

that would fit over the remnants of Howard’s digits. Howard and Casey, meanwhile, designed a glove to fit over Howard’s hand, using braided spiderwire (normally used for fly fishing), Chicago screws and plastic. How it Works The marriage of lowtech glove to high-tech 3D printerproduced fingers is a marvel. Simply put, the device functions like a block and tackle. The wires attach to the three thimbles seated on what’s left of Howards fingers, and cross the palm back toward his wrist. When Howard grasps something, the stubs and thimbles move, pulling the wires that now cross the back of his hand and attach to his 3D fingers. Tension loaded, the wires move the fingers allowing grip-and-release movements. Howard can now pick things up, and hold objects. “I’m actually thrilled. It’s great because I am able to have use of that hand. It does a whole lot for my soul,” he said. “It brought my spirits up, and faith in the human race.”
Pat sees a new Howard emerging. “I am amazed at how much he can do. It has a lot to do with his prosthetic.” But, she added with a smile, “I don’t want him to hold fine china.” Howard is realistic about the glove’s limitations, but instead of succumbing, he’s inspired. “Casey and I are building on it. We are trying to figure out how to make both knuckles move,” Howard said. “It has made me feel great,” Casey said. “I’m ready to start designing a better one.” Big Picture Design has been a key word in Howard’s story. He thinks there is design in what happened that October day and the journey since. “I think God has got an awesome plan for me and I hope I can help other people,” he said. “I want to show people there are alternatives. There is a better way of life without having to spend big bucks.” A priceless perspective born through adversity. How much did his glove cost? Howard got a little smile and said, “Two hundred dollars.” io
