Dog-friendly hotels — not so much. I knew it was only a matter of time before our aging air conditioning units called it quits. With rather large dogs, I also knew a hotel was not an option if our units died in the middle of the peak season. My wife and I decided to look into replacement before the inevitable occurred. We had five quotes from both local and larger valley contractors. Travis with ProSkill impressed us with his promptness, knowledge, and thoroughness. Travis was the only contractor to do a calculation on our house, then come back and present a proposal in person. I knew I had my guy! Their pricing was beyond fair for top quality units, especially when considering all the extra work they did beyond just “changing out the boxes”, as Travis says. The final install was a work of art, and the team cleaned up with care. I will gladly continue to refer Travis and the ProSkill team to all my neighbors and friends. - Charles H., Magic and Zoe, Anthem Resident

‘UNEXPECTED HOME OF MY DREAMS’ Dear Doreen, I wasn’t even looking, but I found the house of my dreams. I have lived in my current house for only nine months—I’m not even fully moved in… But this house has a perfect view, amazing upgrades and so conveniently located! Even better, I am qualified to buy without having to sell my current home. Problem is, if I sell my current home now I will be taxed on the capital gains as I have not lived in it for two years. And if I rent it out, it becomes an investment property and I’ll still have to pay capital gains on it when I go to sell. What should I do? —Tax Averse in Desert Hills Dear TAIDH, Sounds like you want to have your cake and eat it, too! Consult a tax professional to find out how much your capital gains tax will cost you, and see if maybe there is a way to offset Send your real estate it. If it’s not too much, it questions to Doreen.Drew might be worth paying @ColdwellBanker.com if this is truly the house of your dreams. If the tax is out of this world, wait for another dream home to come up for sale. There are lots of them out there! —Doreen

Try Respite. A D V E R T I S E M E N T

You need the Rest; Mom will love the care.

Q:

Taking care of my mother takes increasingly more of my time. I check on her several times a day, and each time she adds more to my list: Pharmacy, grocery, scheduling doctor appointments, bill payments… I’m neglecting my job, my family, myself. I can’t keep up, but I can’t neglect her. I need a break. What can I do?

A:

Taking care of a loved one, whether a child or a senior, is a lot of work and if the strain is taking a toll on you and your family, you might want to look at your options. Don’t wait for a crisis before gathering information. The best decisions are made without time pressures. And don’t assume you know what your parent wants. In my 10 years experience, it amazes me how many families treat this topic as taboo.

in assisted living. Respite is simply a short-term stay (usually a minimum of two weeks). Mom will be in great hands and will get a change of scenery. She’ll meet new peers, be doted on by caregivers, have her every meal prepared, play games, enjoy live entertainment, have massage therapy, get her hair and nails done—and be cared for with dignity and respect. In other words, she can get a taste of assisted living lifestyle before committing to it.

Change is never easy, but a Here’s a great test: You need a positive change might be right break, right? Take a vacation, staycation or just take a break from mom around the corner for everyone involved! and sign her up for a “respite” stay

Independent Living? Assisted Living? Living with Me (or my brother/sister)? Ask the experts! Cheryl Ables began working

in the senior care field 10 years ago, after taking care of her parents and grandparent while raising her children. Sam Ile and his family have been in the business of assisted living homes for more than 20 years. Sam and Cheryl are approaching ten years as owners of Anthem Senior Living. They also operate Eldermom, a senior placement service and, now, Anthem Senior Retreat Assisted Living home. Sam and Cheryl are experts at the unique challenges posed by aging parents. t’s not your typical coffee shop experience when you set foot in Daisy Mountain Coffee Roasters in Tramonto. If the smell of fresh-roasted coffee beans isn’t enough to lure you in, your eyes will quickly spy what looks like a wood stove in the back. Actually, it’s a real live coffee roaster—when was the last time you saw one of those?— with owner Al Doucette at the helm.

Coffee is always better when accompanied by good food. From breakfast sandwiches, dressed-up bagels, wraps and lunch items, food is made fresh to order. Try the scones; they’re made in-house and, with a cup of brew, will definitely do you.

WEST SIDE PARK

BACK ON TRACK

With water concerns allayed, progress on Opportunity Way Park picks up.

Next Steps 1 Finalize Licensing

Agreement If the agreement between the ACC and EPCOR is ready, it will be presented to the board at the next meeting for discussion and a possible vote. ACC Board Meeting 6:30 p.m. Wednesday, May 28 Anthem Civic Building

Opportunity Way Park would be located on 46th Lane, north of Opportunity Way on Anthem's far west side.

2 Detailed Design

If the agreement is approved, Environmental Planning Group (EPG) will begin work on a detailed design.

3 Neighborhood/ Community Meeting Council will host a neighborhood meeting at Cottontail pocket park and a community meeting at the Civic Building to discuss the design and take input from residents. 22

rogress on the development of Opportunity Way Park on Anthem’s west side was stymied after the basin on the 8-acre property was backfilled in December, but now that concerns about the effects of the park on the underlying water table have been addressed, Anthem Community Council is back at the table with EPCOR— which owns a portion of the property used as a water

recharge facility—to hone plans. “We’ve been in a bit of a holding pattern,” said Community Operations Officer Neal Shearer of the project that was made a priority in the 2012 Facilities Master Plan.

The Effects of Fertilizer

One stumbling block has been determining the amount of fertilizer that can be used on the proposed grass fields without raising nitrate levels in the water

table to an unsafe level. “That’s a very important issue we need to get right at the front end… before staff can recommend installation of a multi-use field,” said Shearer. But the information was not sought prior to Council’s approval of spending $85,000 to backfill the basin. According to Shearer, the decision to fill the basin positively impacts the property regardless of whether the site could be used for much needed sports field space. “If you do nothing else, you are going to beautify 3.5 acres of land on Parkside in the west side… You can certainly put surface material on it, you can turn it into a xeriscape garden… you can turn it into pickle ball courts… you name it,” Shearer said.

Protecting the Water

While EPCOR is receptive to the park project, its primary concern is to safeguard the facility. “What a great opportunity,” said EPCOR spokesperson Rebecca Stenholm. “It’s just ultimately the logistics of it.” In working through the logistics, EPCOR wants assurance that the water quality will not be negatively impacted by the park. To that end, Dr. Janick Artiola, a specialist in analytical, soil and water chemistry at University of Arizona was called upon for expert opinion. Artiola concluded it is possible to plant and maintain the grass using nitrogen fertilizers, and keep the nitrogen content of the water within the necessary limits, according to Shearer.

With that hurdle out of the way, EPCOR and the ACC are working on And, he said, the finalizing an agreement decision to buy the fill with the understanding from neighboring FNF Construction saved at least that the operation and maintenance of the recharge $150,000 based on the original cost estimate to fill facility take precedence over community use of the the basin. (FNF terminated park. its property lease with the state, according to Shearer, A Cautious Partnership and was required to remove Shearer is confident the excess fill from the with careful designing property. The purchase of the park, the ACC can of the nearby fill saved reasonably mitigate any significant transportation potential issues such as costs, he said.) EPCOR’s need to excavate

ABOUT NITRATES IN WATER

Fertilizer use is a major source of nitrates in water. Nitrates in drinking water in excess of the allowable level can cause health problems and is especially dangerous for infants younger than 6 months. • The maximum nitrates allowed by state and federal law 10 milligrams per liter • Maximum nitrates allowed by EPCOR in the proposed agreement 7 milligrams per liter • Current levels measured at the EPCOR recharge facility Averages about 4 milligrams per liter • According to recent analysis, installing grass will increase the level to an estimated 4.3–4.6 milligrams per liter. • If nitrates surpass a level of 7, EPCOR would require ACC to halt application of fertilizers until level drops. It’s important to note the recharge facility reintroduces effluent into the water table; it does not directly supply drinking water. So while water quality measurements here are important, they do not represent the quality of drinking water. For EPCOR customers, drinking water quality measurements can be found at EPCOR. com/water/wq/wqanthem-2013.pdf. According to Stenholm, this is EPCOR’s first community-use partnership for an active recharge facility. But the idea of adapting a recharge facility for community use is not new. Three departments “We would be irresponsible by not putting within the City of Chandler that safeguard in; It has to collaborated to integrate be there,” Stenholm said. a water recharge facility Shearer said, “We (ACC with a police substation, staff) wouldn’t recommend community meeting space, this partnership to our board multi-use park with fishing if we felt it was a high-risk lake and environmental proposal.” education center. The

And that’s ultimately what our board has to decide,” Shearer said. The agreement could be finalized in time for the Wednesday, May 28 board meeting when Council could vote to approve. io

What’s in the Lease Agreement?

Before EPCOR allows Anthem to install a park over its water recharge facility, it wants to ensure certain stipulations are met in order to protect the facility. The two parties have hammered out an agreement that includes the following: • EPCOR must review and approve all plans for park improvements before construction begins.

or maintenance is adversely affecting EPCOR’s operation maintenance or replacement of the recharge facility.

• EPCOR retains ownership of recharge facility, and its right to maintain and operate the facility takes precedence over ACC’s use in all situations— meaning disruption to the park could occur.

• ACC will receive advance notice of “intent to terminate” and reasonable cure period to address the cause for the termination notice.

• ACC assumes liability for damages to the recharge facility from park operations, maintenance and use, and indemnifies EPCOR from claims arising from park-related activities. • ACC shall maintain stipulated insurance coverage and name EPCOR as additionally insured. • EPCOR may terminate agreement with 6 months notice if ACC’s operations

• EPCOR is regulated by the Arizona Corporation Commission and may seek their approval of the agreement within 30 days of effective date. • ACC may use EPCOR’s 3-acre water recharge parcel for park use for 30 years for a total initial term license fee of $10 and an annual renewal of $10. • ACC pays for all park improvements and related repairs, maintenance and utilities for the park. y all accounts, the Boulder Creek High School freshman softball team has the chemistry and talent to help fill the trophy case for years to come. Add in a hot-off-the-state-championship varsity team and you have a dazzling program gracing Boulder Creek’s ballfields. Freshman coach Vic Littman attributes part of the success to the fact that the 14 girls on his team have played together—or against each other—for years, either in High Desert Little League or in their previous school. The team closed the season with a stunning18–0 record.

Littman said an undefeated record at any level in this sport is highly unusual. Varsity coach Evah Taylor is looking forward to the talent coming up. “There’s a great group down on the freshman team. They’re not only good athletes, they’re great academically, they have good character,” Taylor said. “They’re serious… Their work ethic is very impressive to me.” Varsity made state championships for the first time since 2009 with an 18-8 record. The young team, losing just one athlete to graduation this year, has a strong future. “We’ve got speed, power-hitting, short-game, we produce runs… If the girls truly believe and put all those pieces together, no one can stop us,” said Taylor. Like the freshmen, most of the varsity team members have played together since little league.

ou might think with summer coming that activities at the regional parks would come to a stop. Not true! Especially at Cave Creek Regional Park which is only 13 miles from Anthem and nine miles from Tramonto. Our neighborhood regional park has a full schedule of adventures during summer for the whole family. Beginning now, visitors can take part in “Summer Fitness Hikes,” enjoy an informative lecture on “Monsoon Madness” and take a class in “Archery 101.” Experience history by joining up with a park ranger for the “Clay Mine Adventure.” Or, bring a flashlight for the always-popular “Desert Night Hike.” Improve your landscape photography skills and learn to better photograph the plants, animals and landscapes of the desert in a “Picture Perfect” class.

June, July and August have similar offerings, taking into account the challenge of summer’s heat, but continuing to bring the many natural stories and recreational opportunities of Cave Creek Regional Park. Check out the park’s website for a full listing of classes and activities. If you love Arizona’s Sonoran Desert, this wonderful park can be your own outdoor discovery laboratory. Most of the classes are at no charge. The environment is pristine, the facilities are exceptional, and the rangers and instructors are knowledgeable, welcoming and friendly. Yes, it’s summer, but gather the family and make the short drive to Cave Creek Regional Park. Oh, and shell out the $6-per-vehicle entrance fee—It’s well worth it.

GOOD TO KNOW Trail Etiquette • This is your park. Take care of it. • Leave no trace. Carry out what you carry in. Don’t litter. • Equestrians have right of way on trails; hikers and bicyclists should yield to those on horseback. Bicyclists should dismount. Heel your dog(s). • Bicyclists should call out when passing hikers and remember not everyone on the trail can hear you, especially if they are wearing headphones or earbuds. • Hikers should stay to the right so bicyclists can pass safely. • Stay on the trails. Do not take up the whole trail. Enjoy the park peacefully so that others might do the same. • Do not gather or remove natural materials, plant material or wildlife of any kind (e.g. insects, mammals, reptiles, birds, rocks or cultural artifacts). • Keep dogs on a 6-foot-maximum leash. Keep your dog under control and clean up after it.

About Cave Creek Regional Park

The 2,922-acre preserve is lush with Sonoran Desert vegetation. The name “Cave Creek” comes from a high, overhanging bluff along the western bank of a local stream that forms a large, open cavern some two miles north of the town with the same name. A terrible battle between the local Apache Indians and U.S. Cavalry occurred there in 1873. More than 11 miles of joint-use trails provide routes for hikers, mountain bikers and horseback riders. Trails range from an easy 0.2-mile stroll to the challenging 5.8-mile Go John Trail.

FENCE

Like Sunglasses for Your House By Chris Prickett cprickett@anthemnews.com

I

f you are thinking of tinting the windows in your house and wondering if it is a good idea, the short answer is, maybe. Here is the “good” and the “bad” of tinting.

The Good

The Bad

I’ve never had a home sell, or not sell, based on its tint or lack thereof, so don’t do it for the resale value—that’s not really a factor. I will tell you if you have large west-facing windows, a good quality tint job makes all the difference in the world.

1 If you want to reduce your utility

bills and keep your home cooler, tinting will help. How much it helps depends on how many windows, the direction of exposure, the quality of the tint, and the embellishment of the salesperson quoting the savings.

2 The darker the tint, the better the

privacy, at least during the day. Nosey neighbors and weirdos will have to work harder to catch a glimpse of you and your fine furnishings.

3 Speaking of those fine furnishings,

a good quality tint blocks much of the harmful ultraviolet rays that fade fabrics, carpet, wood, vinyl, leather and even some paint finishes.

4 Tinting can minimize the danger of

broken glass. While sliding doors and some windows are made with tempered glass, most windows in your home aren’t. The layer of tint film can keep the shards of death from slicing you and your family which, come to think of it, also protects the carpet and furniture.

5 A good tint provides a less glaring,

more pleasing version of your view in bright sunlight.

1 If your windows are under any type

of manufacturer’s warranty, tinting them will likely render that warranty void. But unless you’re the original owner of the home or the purchaser of the window, you probably don’t have a valid warranty anyway. But just so you know.

2 Tint can also scratch and looks pretty

ugly when it does, especially the DIY kind. Poor installation— anything less than perfect—looks really, really bad. I see it all the time.

3 While tinting helps keep your home

cooler in the summer, it does the same the winter. Here in the Valley of the Furnace, it’s not a huge negative but it’s certainly something to think about.

4 Many homes built after 2000 already have a “Low-E” film applied, which helps filter out the long (heat) waves and reduce utility costs, so adding a tint may or may not prove to be cost effective.
