Gas Station Redesign Allays Some Concerns

T

he developer of a proposed gas station at the New River Road exit of I-17 is back at the drawing board with its design firm to address resident concerns about the filling station serving as a truck stop. During community meetings, residents voiced fears of an increase in crime and a host of other problems that would accompany a truck stop. [See “Planned Gas Station Angers Residents,” In&Out, June 5.] At a third community meeting on June 25, Bill Lally, attorney for developer Marvin Rose, said Rose agreed to eliminate overflow truck parking at the north end of the property by moving drainage to that area. “Our intent is to prove to you that it’s not a truck stop. It’s not quietly, behind the scenes, being designed as a truck stop… We are actually going to take 1.5 acres of land and put a retention basin in it so it can never be used for anything,” Lally said. He noted that relocating the drainage is a costly resolution agreed to in the spirit of being a good neighbor. At least one resident thanked the developer, but others continued to complain about the impact of truck traffic, particularly with the single lane on/off ramps of I-17. ADOT has no plans to widen the ramps. Lally said the developer will apply for construction permits with the county once the redesign is complete.
