Living In Anthem & Loving It!

Timing the Sale for Best Results Dear Doreen, We waited to list our home thinking it would be better to sell now that it’s 2014. Can you tell me if we should expect to see prices jump? —Strategic Sarah Dear S.S., Better is a relative term! Yes, statistically it’s a better time to sell because statistically more buyers are entering the market now that the holidays are over. However, I’ll need more information to give you more specifics about what your house could sell for. Selling a small Country Club home as opposed to a more family-sized home will make a difference. Also, Parkside homes tend to have a slightly different selling cycle. And prices are not expected to jump, though inventory levels are. Give us a call and we can go over prices, timing, and what we can do for you to get the home sold. —Doreen

Builder to Address New Development Questions

W

ell before construction even begins on new homes north of the Daisy Mountain Post Office, Anthem residents will have the opportunity to get their questions answered by Lennar representatives about the impact of the subdivision on the Anthem community at the January board meeting. The 202-single-family home development was approved by the City of Phoenix in December, and for months, Anthem Community Council has been working to get Lennar representatives to present their plans during one of Council’s regular board meetings.

Homes would have a Phoenix mailing address and receive Phoenix water and trash service, however, since the project was first introduced in July, ACC staff has voiced concerns regarding potential impacts on traffic, roads, public safety, schools and the community’s parks and facilities. Council is encouraging Anthem residents to attend the meeting.

Anthem Community Council Meeting 6:30 p.m., Wednesday, Jan. 22 Anthem Community Center Email questions to planning@anthemcouncil.com by Thursday, Jan. 16.

f you’ve been considering running for a seat on one of Anthem’s governing boards, the term of Anthem Community Council representatives Tim Fyke (Parkside) and Ray Norris (Country Club) expire this spring, leaving two seats up for grabs. The official call for candidates will be mailed to residents by Monday, Jan. 20. Elected board members serve a three-year term, making decisions on behalf of the community.

In addition to Council, there are three seats open on the Anthem Country Club HOA and on Parkside HOA. The Village (condos) HOA did not respond to our inquiry as of press time. The deadline to file candidacy for the three HOAs and Council is Friday, Feb. 7. THURSDAY, JANUARY 16, 2014 |

he Saturday before Christmas, Liberty Bell Park boomed with loud voices and robust laughter as Boulder Creek Lacrosse alumni joined former and new teammates in a game. If you’ve never seen a lacrosse game, you’re missing out. According to Boulder Creek High School’s head coach Dan Booth, watching lacrosse will keep anyone entertained. “It’s fast. It’s the fastest game on two feet… There’s very little downtime in a lacrosse game. It gets physical out there. It’s just a lot for everyone to see,” he said.

T

he Nina Mason Pulliam Rio Salado Audubon Center is one of the most surprising and rewarding recreational opportunities in downtown Phoenix. This urban nature center is in the heart of the Rio Salado Restoration Area, a 595-acre park along the south bank of the Salt River between 19th Avenue and 28th Street. Five non-potable wells—fed by an aquifer directly under the riverbed—provide 3 million gallons of water daily, irrigating more than 76,000 desert trees, plants and shrubs, and filling nine ponds. Where are the wild things? Where the water is. More than 200 species of migratory birds and other wildlife such as coyotes, jackrabbits, cottontails and javelinas call this urban park home. Surprisingly, two families of beavers can be found at the ponds. The ecological environments combine mesquite bosque, cottonwood/willow habitat, wetland marsh and lower Sonoran Desert vegetation—all in the shadow of Phoenix high-rises.

| THURSDAY, JANUARY 16, 2014

Snowbirds and Butterflies For the past five years, this newly revised habitat along the Salt River has become home to migrating Monarch butterflies which, like humans, find November– February temperatures in Phoenix pleasant. Many migratory water birds also visit during this time. Free, Informative and Fun Since October 2009, the Rio Salado Audubon Center has been a draw for anyone wishing to learn about the Salt River environment of the 1860s. It also serves as the Arizona offices of the National Audubon Society. Admission is free and the center offers interactive exhibits, an interpretive loop, a variety of hands-on nature programs, as well as guided school and scout field trips. From the nature center, trails connect to more than 16 miles of paved and dirt hiking, biking and horseback riding paths. Leashed dogs are welcome on all paved trails (please clean up after your dog).

Why a Flat Rate Can Be Better A D V E R T I S E M E N T

Q:

(and cheaper!)

“I’ve started researching assisted living options and am completely overwhelmed. We want the best for Mom, but not sure our budget will outlast her life expectancy. How do a choose a facility to be sure her needs are met both short- and long-term?”

A:

First, be sure to add location to your criteria because, let’s face it, if she’s not close, you probably won’t be able to see her as much as either of you prefer. A lengthy journey adds stress to your life, miles to your car and takes time out of your day. Figuring the budget can be tricky. Mom might require increasingly more care as she ages. Will the facility you choose charge more for that care? What about the additional costs you might not anticipate? For

example, who covers the cost of adult briefs—(a trivial-sounding expense that could add up to several hundred per month) if mom becomes incontinent? Consider a facility that charges an all-inclusive flat rate guaranteed not to increase. That will not only be more convenient than sorting through a monthly invoice of extras (difficult for you to monitor), but could very well cost less in the end. The less moves you have to make at this time in her life the better.

Independent Living? Assisted Living? Living with Me (or my brother/sister)? Ask the experts! Cheryl Ables began working

in the senior care field 10 years ago, after taking care of her parents and grandparent while raising her children. Sam Ile and his family have been in the business of assisted living homes for more than 20 years. Sam and Cheryl are approaching ten years as owners of Anthem Senior Living. They also operate Eldermom, a senior placement service and, now, Anthem Senior Retreat Assisted Living home. Sam and Cheryl are experts at the unique challenges posed by aging parents. SENIOR SPECIALS “What’s your favorite advantage

to being a senior?”

Beverly McCarty

Cher Kowalski

Marlene Pierce

Patty Cuscino

“My greatest enjoyment is being co-president of St. Vincent de Paul. We help people [pay] mortgages… get work… food and counseling. Having the time to… help others. I [also] participate in different clubs like, [Golden] Go-Getters, my pinochle and bridge groups.”

“I hit senior day and get 15 percent off at Kohls and 10 percent off at Fry’s. Over and above, I enjoy the fact that time is my own and I have time to play. The only thing I look forward to turning 65 is qualifying for Medicare. It will save me 50 percent on insurance.”

“The best advantage is that we are alive! The freedom to have time to enjoy my grandkids is wonderful. At the movies, I get a discount and I take my grandkids.”

“I like the variety of entertainment in Phoenix, the concerts and plays. I belong to Goldstar and it discounts our tickets. I belong to the Golden Go-Getters and we go on trips. We just got back from the San Diego area and were given incentives to stay and gamble.”

FENCE

New Year’s Re-tool-ution By Chris Prickett cprickett@anthemnews.com

A

s you unceremoniously condemn your yule tree to a date with the wood chipper, unhang the stockings with little or no care, and fling the dyed-PVC garland into the green and red storage bins, it becomes abundantly clear you need to further deplete your savings by way of a remodel job. “’Cause it means more when you’re doin’ it for yourself!” Cynicism aside, January is traditionally the time for renewal, so why not renew the place where you (with any luck) spend the most time? Whether it’s just a fresh coat of paint or a major project, there’s something rejuvenating about gussying up the old barn. Don’t Believe the Hype There is a relatively new affliction (identified by me) called “HGTVitis.” Symptoms present shortly after watching a “Design on a Dime” marathon. Please understand that gorgeous 98-pound women in spiked heels cannot completely demo and rebuild a 7,500-square-foot mansion in 30 minutes, even if they are accompanied by several out-of-work Chippendale dancers with sledgehammers and safety goggles. Know your limitations. Do it for You, Not for Resale Renovation with an eye toward selling your home is apples; a feel-good makeover is oranges. In resale, it’s all about appealing to the majority, which translates into neutral and, frankly, kind of boring. With the possible exception

of paint and carpet, nearly any home improvement project will cost you money; ie, don’t expect to get it all back at resale. A kitchen remodel, for example, will only get you a 60- to 70-percent return on investment. That said, updating your abode will make it more saleable in this increasingly competitive real estate market. (And you’ll get to enjoy a tricked-out kitchen in the meantime.) Be Practical Stay away from flat paint; it’s really tough to keep clean. Eggshell is a nice compromise without being too glossy. Travertine is gorgeous but requires more maintenance than tile. Laminate flooring is OK when installed properly, but most I see is not, no matter what the big box guy tells you. When it comes to electrical and plumbing, especially electrical, mistakes can be costly or even fatal. Tubular skylights are awesome and affordable, but climbing on a roof and cutting a big hole in it might lead to unexpected heartburn. Boundaries, people! Know when to go with a pro. OK, now that I’ve totally freaked you out, have at it. io
