Buying the House, Violations & All Dear Doreen, I found a great house in Arroyo Grande, but it has lots of “upgrades” in the yard that were not approved by the HOA. Am I at risk here? Should I ask the sellers to get the upgrades approved before closing? Will the HOA even consider a project that was completed years ago? I don’t want to buy the house only to get busted for a non-compliance issue I didn’t commit. —Compliant Kathleen Dear Compliant, The issue here is not only the HOA, but possibly the county. You didn’t mention

what the “upgrades” were. If it’s landscaping, then it is an HOA issue and will be considered a violation even if someone else committed it years ago. If it’s hardscaping like a barbecue or pergola, then make sure it was permitted through the county and the HOA. If you don’t sort this out with the seller, the responsibility of compliance, along with any fees, becomes yours. Make sure you discuss these issues with your agent in order to clarify with the current homeowner and get these items in compliance. Good luck. —Doreen

Neighborly Love Sustains Grieving Family

O

ur 43-year-old daughter, Christine Kelly, passed away suddenly on Dec. 1. She left behind her husband, Paul, and children, Kiersten, 9 and Sean, 12. This has been devastating for our family. I am writing this letter to thank all the wonderful people in Anthem who have come to our support. I wish to thank the ACTS program and Hands Across Anthem. They have provided us with so much. The Fire Department and businesses throughout Anthem have supplied gifts for the children. Thank you also to St. Rose and the ladies of Martha’s Circle for a beautiful memorial and reception. Thank you to

the people who have provided meals and much more. You have all come to our support with food and gifts and kind acts of sympathy. You have helped us get through this difficult time. Anthem is an exceptional place with very special people. I know of no other place that shows such extraordinary kindness and caring and comes together in such a way to help those in need of help and assistance. Thank you all and God bless you.

hen Ryan Matthews moved to Anthem in 2003, it was the modern conveniences combined with the rugged beauty of the desert that appealed to him. Nine years, a wife, three children and two dogs later—the occasional snake or bobcat hasn’t disturbed him… until recently. It was dinnertime on Dec. 11 when Matthews barely heard a faint noise in the yard. In fact, the noise didn’t really register until he had to recall the events that led up to the horrible discovery.

Who Killed Leche? “She’s not one to try to find her way out. She can’t fit through the fence,” he said. Then that faint sound came back to haunt him. Matthews is not sure what attacked the 13-pound poodle, bringing sudden sadness to his family, but neighbors had reported bobcat sightings during the past few weeks, Matthews said. He suspected a bobcat grabbed Leche, leapt the fence,

Then he realized Snickers, their 2-year-old yellow lab, was sounding the alarm to something amiss in the wash. Matthews’ flashlight search took him no more than 30 feet from the back fence where a trail of blood led to a grisly sight. “I was just heartbroken that it was her.” He struggled with what to 12

then abandoned its kill when Snickers started barking. “More likely it was a coyote,” said Darren Julian, Arizona Game and Fish urban wildlife specialist. Attacks by owls and hawks are also common this time of year, he said. But sightings of bobcats in the neighborhood have Matthews and his neighbors concerned. Donna Dorich said she saw a bobcat jump into a neighbor’s yard where a small dog lives. When she rang the bell to warn her neighbor, Dorich said the resident was blasé; “I know… He comes back there all the time.”

Fear is Good A bobcat in the neighborhood is no cause for panic as attacks on humans are rare, according to AGFD. But, encouraging wild visitors can end in disaster. And, knowingly feeding wildlife other than birds or ground squirrels is illegal in Maricopa County, according to ARS 13-2927. “The reason why it’s illegal is because most of our incidents where wildlife causes a human or public safety situation, it’s because of humans feeding wildlife,” said Julian. Bobcats are opportunistic feeders equipped to kill prey as large as a deer, according to AGFD. Encouraging bobcat visits by providing food can make them more comfortable around humans. Don’t mistake that for being more docile. And, while feeding bobcats is not easy, (they prefer their own kill, said Julian) putting out food for other small animals has the same effect.

Keep Wild Animals Wild If you see a bobcat in your yard, AGFD recommends discouraging its visit with loud noises or the spray of a hose. • Keep pets in a secured enclosure with a sturdy roof. • Feed your pets inside, or remove uneaten pet food between feedings. • Avoid feeding other small animals that can become prey. • Close or patch openings in fences. • Keep an aluminum can filled with pebbles handy. • Keep shrubs trimmed to deny hiding places. • Do not expect your 6-foot fence to deter a bobcat; It can jump as high as 12 feet. • Work with your neighbors to ensure no wildlife feeding takes place. One week after Leche’s death, Matthews pulled in to work near Walgreens on Daisy Mountain Drive. “There was a bobcat walking between the two buildings. Local entrepreneur, Thomas Hill, pitches his kids fitness program on a reality show. But will the hosts bite? By Amanda Niemerg aniemerg@anthemnews.com

B

usiness owner and former NFL player Thomas Hill can’t sit still. After arriving in Anthem in 2005, Hill operated the John Deere store off I-17 (currently the site of Cowboy Up), he opened a travel company and closed it during the economic downturn, and tried his hand at a commercial cleaning business. Recently, he took over ownership of Rosati’s Pizza restaurant. Now, he’s hoping to take his entrepreneurial skills to the next level with a company he started with his wife Jane. Hill’s belief in the company led him to Los Angeles to pitch Bounce Boot Camp on ABC’s “Shark Tank,” the reality series featuring selfmade tycoons giving entrepreneurs the chance to secure deals that could make them millionaires. He hoped the show’s “sharks” would see the value of his children’s program which gets kids active 14

while educating them on making healthier decisions about food and exercise. “I wanted to take it on the show, get the opportunity to partner with successful people and really help us put this thing in front of America,” Hill said. “Our goal is to take it worldwide and across the nation. We want it to be a huge brand.” It struck him one day when Jada Hill got inside one of the company’s inflatables and bounced with unusual enthusiasm. Hill joined his daughter in the fun and quickly discovered he was getting a good workout. The resulting Bounce Boot Camp regimen combines those giant bouncy castles with obstacle courses and slides to keep kids so exhilarated they don’t even realize they’re working out. Hill said hundreds of kids have come through the program and even more have enjoyed Bounce Boot Camp at birthday parties—a natural spin-off. The feedback led Hill to believe the program can be successful nationwide. And, he hoped presenting Bounce Boot Camp on a national show would give it the boost it needs to become a household name. “Shark Tank” recorded the Bounce Boot Camp episode in Los Angeles in mid-2013. Did


the investors bite, or chew him up and spit him out? Hill knows the outcome, but he’s sworn to secrecy until after the show airs. The experience, he said, was fierce; more nerve-wracking than playing football in front of 60,000 people. “Being in front of the ‘sharks’ was probably the most intense thing I’ve ever done... You want to be sure you’re prepared. And you know they’re asking important questions because they’re investing their money in your product.” Hill applied for the show in July 2012. “It was a lot of work. What an honor to be chosen. I think there was like 20,000–30,000 people we beat out to get selected.” As for standing in front of the “sharks,” Hill said he had more than just butterflies. “There’s a time when you’re walking down that hallway and those doors open—it was a surreal moment. You know, standing there in front of these people I’ve seen on TV; It was almost like an out-of-body experience. It was almost like I wasn’t myself in there. I didn’t feel like Thomas Hill from Bounce Boot Camp… It’s almost like I was watching the TV, but I was in it.” And just like that it was over. “My body was literally tired. It felt like I played two football games,” Hill said. “No matter what the results, our program is unique… So tune in, Anthemites.” io

Dryer, Dryer House on Fire It happens more often than you think. Don’t become a statistic. By Chris Prickett cprickett@anthemnews.com

I

’m not going to pretend I spend a lot of time in the laundry room. After countless pink T-shirts and shrinking my roomy boxers down to “tighty-whiteys”―ouch!―The Boss has permanently revoked my laundry privileges. But, I know a thing or two about dryer safety. The U.S. Consumer Product Safety Commission estimates more than 15,000 fires are associated with clothes dryers annually. Problems occur when the lint builds up in the exhaust duct or inside the dryer. Slower air movement causes more lint to collect on the back of the drum, motor and electrical connections inside the dryer, placing the highly combustible lint adjacent to heat sources. And there’s little or no warning to the homeowner that something is very, very wrong. To prevent disaster, maintain an unobstructed airflow by keeping the exhaust pipe and associated parts clean and lint-free. Here’s how:

Start at the Dryer A tip from my wife, Dianne: Wash your lint filter regularly. Clean it with detergent and an old toothbrush. Rinse and shake dry. This will reduce lint buildup and help the dryer run more efficiently. Check Your Ducts The duct that

connects your dryer to the exterior vent is the best place to reduce lint buildup.

Some ducts are made of plastic-coated flexible wire. The 4-inch-diameter plastic or foil ducts have a ribbed surface that can catch lint. If it’s plastic, pitch it! The foil flex is slightly better, but a better choice is a smoothwalled sheet metal vent connector. These can even help contain a fire should one start. And, the rigid metal cannot be smashed between the wall and dryer as flexible vents can.

January is a Slow Month Once

a year, pull your dryer away from the wall, unplug it and disconnect the vent. Vacuum out the back of the dryer and the exhaust pipe. If the pipe backs up to an exterior wall, this is a simple task. (It’s trickier when you have a longer length of rigid exhaust pipe that goes up over to the exterior, or through the roof.) Take a shop-vac and carefully snake the hose (no attachments) up into the vent. Push until you meet resistance, then stop. Stuff a rag around the hose at the opening of the vent to make a seal. Run the vacuum for 5–10 minutes. You’ll be surprised what comes out. And you might finally find the answer to the long-lived mystery of the missing socks! If your dryer exhausts on an exterior wall, inspect that end for lint. Check that the vent flap opens freely. That should keep your dryer from burning your house down.
