Negotiating the Deal to Death Dear Doreen, We found the perfect house— finally! We made an offer, and the seller accepted. But, then the “fun” began. We overlooked many of the smaller issues on the inspection report and focused on the roof and hot water heater. Estimate for repairs, probably $8,000. Seller counters with a $2,000 price adjustment. We again ask for $8,000. Seller says $3,000. I said, “give us $4,000 and we’ll move forward.” Seller says $5,000, but retracts the home warranty and HVAC servicing he already agreed to. We have since moved on to another house. It’s not perfect but close. The first sellers tried to get us in a corner. Note to sellers: Just

because inventory is low and prices are on the rebound doesn’t mean buyers can be held hostage. Are you with me, Doreen? —No Fool Dear Buyer, The sellers have been the low man on the totum pole for so long, they feel they just can’t give anymore. How much can a homeowner lose? This one wasn’t willing to lose much more than $3,000 above what he had already lost. You found the “perfect home” but not worth purchase price plus the cost of the needed repairs. H.O.P.E. stands for Helping Out People Every day. Our current project is helping and becoming friends with kids who have disabilities such as autism and Down syndrome. [Recently] we had a garage sale to raise money. We were surprised when Ena Simanson, the treasurer of the Giving Circle, dropped off a $300 check on behalf of the non-profit organization. Use parental controls on the console to regulate access to games, movies and TV shows. Program the timer on the console to limit the amount of time spent gaming daily. Use the “friend lists” on Xbox Live and the PlayStation Network to restrict and monitor with whom your kids play. ear can be a negative motivator. But sometimes trepidation can arise as the result of an impending and demanding physical task. When that is the case, that primordial emotion can be converted into a positive and fun experience. Such is the case for the brave souls who choose to leave the ground and meet the challenges of the treetop rope courses at Flagstaff Extreme Adventure Course. This new Flagstaff destination (opened in March 2012), is a series of rope courses that vary in difficulty and height. The courses combine a variety of challenging games, such as jumping on a moving skateboard, crossing suspended bridges and zip lining through the treetops to the finish line.


There are four adult courses ranked by color: green, blue, red and black, and one course designed for children ages 7 and up (yellow). Complete one, two, three or all four courses depending on your own comfort and enjoyment level. Each person progresses at his/her own pace. A Guiding Hand Yes, it’s extreme, but safety of guests is priority No. 1, so you will wear a harness clipped to a safety wire. Visitors must complete a brief training session beforehand, and guides are available on each course to assist, give suggestions of how to conquer the obstacles and, if the need arises, even help someone get back to terra firma. The Flagstaff Extreme Adventure Course has only one peer in America, and you’ll have to travel to the Adirondack Mountains of New York to compare. French and Canadian engineers helped design and construct this fun and stimulating experience in the Flagstaff Ponderosa Pine treetops. The Flagstaff Extreme Adventure Course is a joint venture between Coconino County and the private owner of the adventure course. This partnership is designed to bring eco-friendly outdoor fun to people of all ages. It fits in perfectly with this beautiful mountain town—an endless playground for outdoor enthusiasts. It’s fun.
