Dear Doreen, What’s up with this tax thing? I hear that if you short sale after December, you will have to pay income tax on the difference of what you owe and what the house sells for. Is that true? If so, when can you come over? We need to sell NOW! —Fearing the Tax Man Dear FTM, I’m not a tax professional and I must advise you to consult your tax consultant ASAP. Here’s what your friends are talking about: In a nutshell, when you short sale your home, the shorted difference is, in effect, income to you and as such
taxable as income. The Mortgage Debt Relief Act of 2007 effectively waives those taxes. But, the law expires with the new year. There is the possibility that it be extended, but there is also the possibility that it will not be extended. For those who will short sale, closing the sale before the end of the year might mean a rather large tax savings if the law is not extended. We are seeing many homeowners rushing to short sale now, just in case. But again, I urge you to see a tax professional before making any decisions, but do it soon before the decision is made for you. —Doreen

Keep Anthem Pets Out of This…

just read “Leash Law Crackdown” [In&Out, June 28, 2012] and decided to email you. I have been an Anthem resident since 2006 and I love this town. One major problem I have been complaining about to community association leaders is that there is a beautiful trail on the corner of Navigation Way and N. Livingstone Way. I hike and bike here few times a week with my family. Dog owners bring their dogs here and almost never have a leash. I am OK with that but nobody ever picks up their doggie doos! After all these years, I must have seen hundreds of dog walkers, and I’ve never seen one—not one person—who ever carried a doggie bag. It’s the worst during nice weather, especially in winter. There are so many dog droppings all over the trails and sometimes I get sick of flies covering me all over and following me the entire trail. I think it’s so unsanitary and people are so careless. I emailed many times to association leaders but nobody ever responds. I wish Anthem would spend few bucks to put a sign at the beginning of the trail [advising hikers] to pick up after their pets or be fined. So many Anthem residents enjoy this trail for hiking and biking, but these dog owners ruin it.

ix or seven years ago, a group called Anthem Pets asked the Anthem Community Council for land to build a dog park in Anthem. I attended several meetings and donated money at fundraisers. However the Council/Pulte turned down the request. Nonetheless, the group found land to lease adjacent to Anthem in New River and built a dog park. Over the years, the group continued to assist with lost and found dogs at their own expense. I don’t have a dog now, but I have neighbors who have fostered dogs for Anthem Pets. They tell me about the efforts of the group. I understand Anthem Pets has sponsored vaccination clinics for dogs, and I recently learned this group bags dog food and delivers it to needy families with dogs. I am perplexed as to why the group now seeking a dog park continues to attack Anthem Pets.

W
hen we are outside in the summer, we carefully move from shady spot to shady spot avoiding the blazing sun. But what if there isn’t any shade? The community center recently added several shades to the Big Splash Waterpark seating areas. However, most of the playground areas throughout Anthem do not have shade over the play structures, rendering them unusable for long periods during the day due to the searing hot equipment. Liberty Bell Playground is one of the few areas that originally had sail shades over the equipment but no longer does. David Smith, parks and facilities director for Anthem, said the shades at Liberty Bell Park were vandalized and were replaced at a cost of $8,200. Shortly thereafter, they were vandalized again and repaired at a cost of $3,300. “After those repairs, vandalism occurred for the third time and the decision was made to remove the shades,” he said. There are no replacement shades budgeted for Liberty Bell Park at this time, Smith added. We visited the empty playground on a recent Friday at 5:30 p.m. with an infrared thermometer to see just how hot the equipment would get; One plastic slide gave a reading of 139 degrees. We also noticed a tree that would have potentially provided some shade on the equipment had been cut down. Whether there are plans to replace the tree are unknown. According to Annette McCarthy, Parkside Community Manager, the pocket parks were created by the developer of Anthem then handed (See SHADE on Page 20)

like solar. I have solar. That doesn’t mean I like EVERYTHING solar. So what about solar attic fans to save on those summer A/C bills?
space through air gaps in the wall cavity, such as electrical outlets and switches, pipe penetrations, etc. The net result would be higher energy bills and minimal effect.
There are really two main questions when considering installing a solar attic fan. 1. Does the benefit outweigh the cost? 2. Does the good outweigh the bad? If these both sound like the same question, then read on and maybe I can distract you enough to stop thinking about it.
Some studies have also shown carbon monoxide levels will rise from the use of attic fans in homes that use natural gas appliances (furnaces, water heaters, fireplaces, etc.) and have flues that pass through the attics. The change in air pressure can inhibit the flue gases from escaping the vent to atmosphere.
I used to recommend attic fans back in the 90s, but more recent building science suggests otherwise. Now, when it comes to the traditional attic fan, I discourage the practice. The majority of heat gain in your attic comes from radiant heat, not the attic air. Making sure you have properly installed R-30 insulation, sealing any ceiling penetrations, and making sure your attic duct work is in good shape, are far more effective energy savers, and much cheaper, than adding an attic fan—at least that that’s my take. The other problem with an attic fan is that it can create negative pressure in the building envelope, and can actually pull conditioned air out of the conditioned interior
When it comes to solar fans, I’m not sure they flesh out a whole lot better than their ancestors. For a 2,000-squarefoot home, you’ll pay about $400–$500, plus installation. How much will that save you per year? Depending on the expert, the answer is zero or some outrageous claim that could only be justified by viewing the data through a rose-colored photovoltaic kaleidoscope. io JULY 26, 2012 |
