ASK DOREEN

Get Up to $30,000 When Your Short Sale Closes

Could there be a better time to short sell?! lenders have finally figured out just how much they can save by allowing distressed properties to go to short sale instead of foreclosure. and, some banks are going so far as to share that savings with sellers in the form of cash incentives. Those whose mortgage is serviced by Bank of america, for instance, could get $2,500–$30,000 “relocation assistance” if they qualify for the limited-time program.

Chase and CitiMortgage are also offering similar incentives. to further sweeten the pot, anthem’s inventory is down and houses are selling fast. Banks are able to turn short sales around much quicker. You may qualify! Call us… We know how to find out if you qualify, help you get the cash incentive, and market your house aggressively for a quicker sale. avoid foreclosure, remove your mortgage debt. and get cash assistance to help start your new life. Now that’s a plan!

wo things come to mind when you first lay eyes on Eileen Driessen rollerblading at Anthem’s largest park.

1. Let’s just say she’s a “nontraditional” age in the world of rollerblading. 2. She’s good at it! 3. OK, there are actually three things. Girlfriend has an everlasting smile!

Since age 4, Driessen’s had wheels strapped to her feet. “I can skate better than I can walk,” said the nearly 70-year-old who goes by the name “Mouse,” a nickname her Mom gave her, which has stuck. Mouse started, of course, with roller skates and ice skates. Twenty-five years ago, when inline skates became the rage, she transitioned. Enthusiasts ran straight to sporting goods stores and laid out cash to buy blades. Shortly after, many found themselves laid out on the sidewalk (Continued on page 17)

EXERCISE & FREEDOM

Mouse accepts the risks, knowing full well the consequences of a fall would be much different for her than for a 20-something whippersnapper. She believes the rewards are worth it. “It gives you a sense of freedom and it’s good exercise.” She added, “It all works out perfectly.” About 10 years ago, though, one rollerblading adventure didn’t work out so perfectly. “I was showing off in a parking lot by myself, for myself, and I hit a rock. I went airborne and landed on my unprotected right wrist, which shattered.” While the mishap didn’t stop Mouse from inline skating, it did temper her daring side. “This is the deal: I now only go forward. I don’t go backwards and do tricks like I used to.”

GIRL’S GOT STYLE

When Mouse blades her circuit in the park four to five times a week, she does it with grace, carving smoothly executed turns, and with speed— impressive speed! With that grace and speed comes the smile. It’s a product of her enjoying the moment and of her outlook on life, which she sums up with these simple words to live… or shall I say blade by: “You can get busy livin’ or, get busy dyin’.” Well said, Ms. Mouse. Skate on. io

“I

scream, you scream…” This age-old jingle is still heard across America during the long, hot days of summer. And, a good summer ice cream can be made even more special depending on where you enjoy it. MacAlpine’s Soda Fountain on North 7th Street, the premier historic ice cream parlor in the Valley of the Sun, takes the sweet treat to a fully nostalgic level. Flashback to 1928. Things were booming in downtown Phoenix. The Orpheum Theatre just opened its doors. The Arizona Biltmore and the San Carlos Hotel were also new that year. Meanwhile, MacAlpine’s was built on North 7th to serve those Phoenicians living “way out of town.” As both the pharmacy and a soda fountain, it served

as a “gathering hole” for locals and the center of social activities. Gentlemen from the neighborhood would walk through the doors for their Burma-Shave and their can of Prince Albert Tobacco. Barry Goldwater was a frequent visitor to MacAlpine’s as, too, was North High School’s Joan Ganz Cooney, who would grow up to be one of the creators “Sesame Street.” “Uncle Frank” always stopped by when in the neighborhood visiting friends–that’s “Uncle” Frank Lloyd Wright to the architectural world. The characters from Arizona’s history came to MacAlpine’s to socialize and eat ice cream. Today we can choose from 34 “ice cream soda concoctions,” such as the Velvet

For those craving a bygone era, there is very little at MacAlpine’s that suggests 21st century.

MacAlpine’s boasts 99 syrup flavors in their soda pops, ice cream sodas, phosphates, egg creams, coffees, Italian sodas, French sodas, shakes and malts, including dill pickle, dreamsicle, James Dean, licorice, Breakfast at Tiffany’s, Marilyn Monroe, tiger blood, cream soda… The list goes on and on.

PROPOSAL

Council to Make Mortgage Payments Using Enhancement Fund

O

$2 MILLION-RENOVATION ALSO TO BE FUNDED BY ENHANCEMENT FUND

n April 25, Anthem Community Council signed a purchase agreement for the building at 3701 W. Anthem Way. Finally, just three weeks before its final vote on the purchase, ACC shared with the community the proposed financials on how the building would be funded and what it would mean to future finances if the board takes on what would be the community’s largest debt to date.

How Your Money Will be Spent In the proposed financial scenario, there will be minimal rental income from prospective tenants (MSCO, North Valley Posse, First American Title and possibly others). Council stated it is not actively seeking commercial tenants so as to minimize its tax burden. The enhancement fund will provide principal and interest payments of approximately $11,500 per month, according to the proposal.

Council stated early on it intended to make the $2.3-million purchase with a down payment of $500,000 from the In addition, renovations to the community enhancement fund, and a building estimated between $1.5 loan for the $1.8-million balance. But to 2 million will also be funded by the source of funding for principal, enhancement dollars. interest, tax and insurance payments for Day-to-day costs including utilities, the building was unclear.

maintenance, pest control, landscaping, etc. would be added to the operating budget, funded by homeowner quarterly assessments. Taxes and Insurance payments would also be added to the operating budget. When asked where the money would come to meet the increased costs, Council staff responded, “We anticipate continued savings in other operating areas will generate surpluses to offset costs of operating the building.” ACC hopes to be granted a tax treatment similar to that of the Community Center, which is assessed less than $2,500 annually.

Title’s lease expire without further extension. MSCO’s lease runs through 2016, but in the event of premature termination, ACC estimated the shortfall at $32,000 annually, which could warrant an increase in homeowner assessments.

Resident Approval Not Sought In an effort at transparency, Council has posted a mesmerizing 23-page FAQ document online and hosted a series of community forums encouraging property owners to educate themselves on the project. But there has been no formal resident poll or vote on the proposal. Homeowners have not been asked to approve or reject the proposal, only to weigh in on how unused space in the building might be allocated.

NO MORE MEETINGS

No further community meetings are scheduled. t was unanimous. On May 22, the ProMusica Arizona board of directors offered the position of artistic director to Adam Stich, D.M.A., following the resignation of Kevin Kozacek. Stich joined PMAZ one year ago as coartistic director to lead the Chorale and Women’s Chamber Choir. He’s juggled this position with a position at Scottsdale Community College where he serves as director of choirs over the concert choir and jazz vocal ensemble.

Kozacek, a fixture in PMAZ for the past nine years, is leaving to pursue other interests.

He has provided artistic leadership and has helped us grow into a respected performing arts organization; one with the flexibility to successfully pull off both the Mozart “Requiem” and the Gilbert and Sullivan “Pirates” in one season, said Chairperson Shirley Fiske.

The new season launches Saturday, Aug. 25, with “From Petticoats Stich doubleto Power Suits”—a one-woman show majored in music and theater at Rollins by Kate Campbell Stevenson on the College in Winter Park, Fla., and earned a changing role of women in American master’s degree and doctorate of musical arts in conducting at University of South politics. io Carolina.
